Good price, bad workmanship & materials

Overall, the experience was subpar. Everything was going great in the process up until the point we signed our purchase agreement. After that, we went to studio and picked out all of our upgrades. Options were mispoken for, for ex: sprinkler system/gutters not included and were told they were. We upgraded to all gas appliances and upgraded appliance options and somehow they mistakenly did not include gas drop ins for our most important appliances such as the dryer and double connvection oven. We paid an additional $6700 for upgraded vinyl flooring that was terribly placed in some sections(you can feel the vinyl move.) we paid an additional $3400 for our countertops and they were misplaced and uneven with completely obvious and terrible placement seams. Our kitchen cabinetry was not flush with the wall and our cabinet sticks out from the too of the cabinet and retreats into the wall about half ways in. We have cracks in evidently every room downstairs as well as some upstairs cracks as well. Our upstairs tub was likely not plum becsuse it drains extremely slower than all of our other tubs. Our sod/plants were dead upon recieving our home and were told they'd be replaced as soon as we moved in, but a month later we were still waiting for them to get estimates to replace it and not guarenteed that they'd fix it after they told us they would. We ultimately decided to come out of pocket to replace the dead sod and install a sprinkler system. We've been told straight up that the new drywall contractors will not come fix the last drywall contractors mistakes and that they're too busy to fix our issues. We were told all settlement cracks however the size are always addressed at the 10 month mark and not immediately. The date we tried to move in we noticed our furnace was not turning on and had to wait FOUR days for the "emergency line" to dispatch out an HVAC company to repair the furnace. The issue was diagnosed as a miswired unit, so it was impossible for KB Home to ever inspect and evaluate if the unit was even working before we were given the home. The walk through was fairly rushed so we could close on the property and to be frank the walk through was more just a highlight of the basic features of the home. We got bounced back from person to person and superintendent to superintendent until someone finally took the phase and finished it. Even so, we had an 18 month build. We purchased at the end of April 2022 and Closed Mid- October 2022. We didnt recieve the guarenteed closing date until two weeks prior. Getting them to schedule people accordingly to come make repairs has been a struggle because they never show on dates we are told. There is an underwhelming determination to help us fix the issues and it's almost like we are bothering them to fix issues that should have never existed and then persisted. It has been extremely frustrating to be told there is no time to help us with all these issues because they are too busy with other jobs. Its been over a month and many issues are still unresolved. We like our house, but we are just extrememly dissatisfied and disappointed in the worksmanship. Everywhere we look, there is something wrong. I dont think any new home owner would appreciate that. My experience was great until it came down to closing. The title person handling my home was a pain. She wouldn't get on the portal that my lender had setup for all paperwork to go to one place. She was uncooperative on that part. Certain things that could have and should have been paid at closing they wanted paid up front. Anything that KB Homes tell you as far what they provide. Be sure to get it in writing

Quality at delivery time is slopy, could be more neatly delivery. Bricks could show better craftman ship.

The house was beautiful when finished. There are items in the house that were unfinished and lots of design center issues that soured this experience. Advice: new hires need much better training. Me working in the real estate industry I really was able to see the lack of professionalism and experience and it didn’t make the process great. Wish I had worked with more veteran employees. The Design Center was by far the worse experience of it all. A lot of items were not explained and I missed out on configuring my house the way I would’ve liked. The overall home buying experience was okay! There is absolutely no problem with the home but, I wish they treated the customers good enough because we faced issues with the sales person, who was very rude and lacked customer service skills. Despite multiple requests, certain tasks were only completed after persistent follow-ups, leaving a less than satisfactory impression on the customer service front.

There was an existing drainage issue. KB's representative and her manager assured us that the drainage would be addressed in a couple of months last November. It has been seven months, and my driveway was flooded with water last night after the rain. I tried to follow up, but there was no response.

KB Homes builds the houses their way even after providing upgrade options. They replace the displayed material with cheaper material for cost savings. They do not care to fix that even upon customer's request. As you are locked in contract, you become liability.

Many of the trades did poor quality work. Now we are 2 months in the house and still waiting for them to come correct the mess they made. Extremely disappointed in this. I'm still looking for reasons to love this house, but it's been a struggle. As of right now, I would not recommend a KB home.

We are having numerous problems with the house. The doors quality is extremely poor. The paint kept chipping off. The hinges were not set properly. Even after the support team coming in and fixing it…it’s still the same. The guest restroom bath tub has been blocked since the day we moved in…it’s been over a month…we pointed out a flaw in the ceiling and the builder Tyler…conveniently said that’s something we need to get done. The tree on the front is replaced twice and both the times we got a dead tree. It’s unacceptable to deliver such poor quality.

KB home loan team is the worst in my experience. They fail to provide me the options and the lock terms of 7 months and the extensions. I have a credit score of 809 still ended up with 6.25 percent interest with their proposal to lock for 12 months. Where as other neighbours got other locking months and rate, and information of what to do when construction time extends.

Had worst experience with KB. The build quality is poor. The things they promised were not done before closing. Now we will have to follow up and wait on things. We felt like as if we are buying an old house. Lots of textures and paints were not properly done. Lots of damages to cabinets. If we asked them to fix before closing they were not ready to do it and we were forced to close and get them fixed after closing. Really not worth the price we paid for.

seems like anything that could go wrong with this builder did. biggest issue is the poor workmanship an distrust that things would get corrected in the right way. it was a struggle to get anything corrected or installed correctly

Like most builders, they ran months late in delivering. The value for the price paid is low. Poor finishing of the house in the final laps. We had to go after them to get things addressed. It was stressful, time-consuming, and frustrating to deal with a builder that was not customer-centric.

Very regular in terms of maintaining the timeline for the house built up V as in customer have to keep an eye on any issues on in the stage you can figure out Lot of things were broken and you should have caught by the construction manager, but it is not done so be very careful dealing with this guys

The build quality is not at all good, the materials used are sub par. The workmanship is not at all good. Seems like some armature who has no experience has built the home. There are scratches on the marbles in washrooms and kitchen sink. Kitchen cabinets have so many damages like literally looks as if it is 10 years old. Dry wall putty is not put properly and chips off and cracks everywhere angles were not put properly for doors and windows. Door frames have damages everywhere even before they were handed over. I recently had the unfortunate experience of building a home with KB Home in the Winn Ridge community in Aubrey, Texas, and I would not recommend this builder to anyone. From the start, our project was plagued with delays and issues, from the pause in construction for three months to allow for resources to be devoted to other projects, to struggling to pass pre-dry wall inspections, and ordering materials short of what was needed. The project team seemed unable to deliver on reasonable estimate timelines, causing great inconvenience to my family, and we ultimately missed a 120 day lock rate agreement with KB Home Loans. The lack of professionalism and empathy from the project team was also a major issue, and it felt like they needed help to get the job done. We were left feeling disappointed and stressed, and it has been over two months since we moved in and our sentiment has not changed. Honesty, integrity absent. Felt unrepresented, our fault should have not trusted our sales agent. Things discussed not honored due to not using KBs rude, incompetent Lender. Some $$ towards house taken away from us. Was told by sales “oh no, you can use your own lender and still get $2500 regardless, but not the $5000”. We understood, KB also took that $2500 away, feel a punishment for not using there lender. “ Oh it’s in contract you could lose it”! So was say will receive regardless of who we use? Took 14 months to build a small under 1900 sq ft. home. Felt like KB wanted us to back out. In turn our Interest rate hurt us. Did walk thru. Nothing we pointed out was done, now seems it will not. Cracked patio we paid for. Told by sales our appliance would be scratch resistant, had a mar in middle was told be taken care of at walk thru it wasn’t. It’s does not clean without horrid streaks and we had to pay extra to purchase. Will not do anything for us. Kitchen sink leaking upon move in, no one yet has came to fix. Have a towel and pot underneath. Ceiling seams visible, only to find ceiling was separating thru great area and hallway. Did someone to fix, then stopped him. He BTW was great. Had to extensively screw drywall to 2x4s as ceiling was sagging. Huge crack in our hallway he was suppose to finished it was stopped. We believe he was reprimanded for doing it right, hallway not finished, now no one sent to paint over seams, just a complete stop. Cracked tiles, one loose. Driveway and garage door never power-washed, as well driveway looks mismatched in color, dirt brown, and garage door filthy. Left hole in yard, did not fill in just put sod over it. Gravel, not dirt under areas of sod. Door seal, large gap front door 2. back door seals looks old and used, looks bad. Btw was told that would be taken care of it. Mismatched baseboards kitchen, living room, which we paid extra for. No foam insulation around stove vent or sink.
