Great home far a great price.

Part 1 of 2 Back in July of 2020, my wife and I departed from Michigan having just sold our home of 23 years. We arrived in central Texas without a place to live or a job lined up. We made the 1,500-mile cross-country move ourselves, loading and driving a 26-foot rented truck not once, but twice. We also needed to fly back to Michigan twice, all of this during the scourge of the COVID-19 pandemic. With two storage units full of our belongings, and living at a local extended-stay hotel, we ventured out to scout various developments across the New Braunfels, Texas region. Fortunately, we had done extensive real estate research, both online (for months) and in person, during our first voyage to Texas. As a result of our diligent research, we arrived back in Texas holding a very favorable impression of KB Home. That, in turn, allowed us to focus in more closely on particular communities. We actually came across Deer Crest in a serendipitous manner, as we recognized the now-familiar KB Home logo and signage on our way to visit another development. We pulled in to tour and review the model homes onsite. We met Marvin...and the rest is history. Marvin was our Sales Counselor but — in reality — his role would be better described as a Counselor. That’s because the KB Home product sells itself through a combination of impeccable workmanship, resourceful design, creative space utilization, quality materials, and an attractive value-to-price quotient. Marvin was professional and well-informed, able to answer all our questions. Yet, at the same time, he was friendly, accessible, engaging, and motivated to guide and assist us. We loved the model homes on display and it was not long before we were narrowing down our decision to a handful of specific floor plans. We developed an excellent rapport with Marvin due to his easy-going nature and manner of never applying any undue pressure. We genuinely cultured a friendship with him and our mutual trust grew from there. After 3 days, we had decided on a specific floor plan and we wrote out a deposit check. Since we were new to the area, we had several pressing questions and concerns about the ongoing process and timing of events. After all, I did not arrive in Texas with a job. We discussed our options with Marvin, who relayed our financial information, assets, and resources to the KB Home lending group. Within less than a week from our first meeting with Marvin, we were approved and signed our purchase agreement. We were the second buyers in the brand new Deer Crest community we now call home. With the comfort in knowing that we had secured our selected lot, we were able to leave the country to attend to the rapidly-declining health of a loved one. Marvin had described the time line for making our selections with the Design Studio, and then highlighted the important target dates for the various phases of construction. Before leaving, we had an opportunity to meet with Brett, the Project Manager, and Joey, the Superintendent. Both men were instrumental in communicating and reinforcing the “Community Team” concept that KB Home has developed and readily stands by. Brett and Joey effectively put our minds at ease, as we navigated what was the first brand-new construction home buying process in our life. Processing a completely different experience from purchasing an existing home off the market, we were teeming with questions and concerns. Our case was completely unique, as our loved one’s medical issues necessitated our being out of the country for stretches of months at a time. As primary caregivers, we could not just drop and run from our responsibilities, and we depended heavily upon not only a great team approach, but also a reliable liaison and consistent flow of information and updates from the KB Home group back in the U.S. At our construction orientation meeting Brett and Joey picked up on Marvin’s efforts, outlining the various phases of construction, and the process of walk-throughs and stage approvals along the way. All of our questions were answered and we were completely satisfied with the clearly laid out plan moving forward. While outside the U.S., we traveled between two locations. Throughout our journeys, the entire KB Homes team stayed in constant contact via text messages, email, and phone calls. We took a long time contemplating and considering our design options and additional selections and modifications to our basic floor plan. Working with us from the Design Studio was Shannon. She exhibited tremendous patience with our seemingly endless changes of opinion. Shannon worked tirelessly to accommodate our needs while assisting us with our budgetary considerations. Between the pandemic and our being out of the country, we had to conduct all our meetings online. Shannon provided us with all the information we could ask for, including design option guide books, images, the website tools, and comparative summaries of various design directions we could take. She even scheduled an additional online conference so that we felt completely comfortable with our understanding of the enticing array of choices and a detailed pricing breakdown of all of our selections and design options. We actually had to contend with three hurricanes in less than a month’s time. Despite these issues and a lengthy power outage, Shannon worked through the challenges. We returned to the U.S. to meet with Shannon in person at the Design Studio. This gave us an opportunity to see and physically touch the various materials we selected and make any final modifications. We signed our options contract in late November. Although nearly four months had passed since we signed our purchase agreement, the KB Home team was always patient with us, assuring us that our complete satisfaction was their ultimate goal. ... I strongly recommend home buyers to hire a third party inspector at least for the frame walk and final inspection.

We bought the house through video calls, and arrived to actually see it 2 months after closing. It’s a pretty good house in a decent neighborhood. Through the buying process and afterwards, the KB staff were there and attentive to our needs and desires. I’m wishing we had seen it in person because it is smaller than expected. The garage is tiny. Room for 2 cars and zero storage, or storage with zero cars. The extra bedrooms are tiny. Room for a queen bed but no dressers. But it is a very nice house, and the staff were/are great

LeMonte, Cody, Ena, JoAnn, and Mike all played instrumental roles with us deciding to purchase and build our first home. The KB Team helped us apply, plan, and build while we were still stationed in CA. We were very nervous throughout the whole process, once we made it back to Tx we were able to see our home on a daily basis until completion. We are very pleased and happy with our home and will recommend KB Home to family and friends.

I appreciate all the help I have received in getting my home move in ready and the help I continue to receive after move in. I feel safe and happy in my new home. As a first time home buyer the experience was easy. The foreman was responsive to my complaints/questions as well as the salesperson. The studio was an easy and smooth experience. As a prior construction worker, some things stood out to me. The structure of the home is solid, the finishing not so much. There were missing paint spots, short cut baseboards that were filled with caulk, mismatched door trim, extra caulk left in the corners where it should have been smoothed out, painters closed doors before paint was dry, etc. The backyard was not leveled properly which caused all the neighbors water to drain and stay stagnant in our yard. This killed our tree and grass. All of these items can be fixed, and the foreman made sure they were fixed. If you are looking for an absolutely perfect house to move into, ensure you have given yourself at least a week or more beyond the forecasted closing date for the builder to fix these problems. The one thing I have suggested to KB is the need for a quality assurance rep to walk the home before the customer does the final walkthrough. I feel this would mitigate customer findings and expedite the closing process. I did have an inspector walk the home, he did not point out the finishing issues I have mentioned. After all we been through in 2020 with the covid issue,then the winter freeze they still push through on there promise to deliver.thanks to them all.

Quadruple check your brick when it gets delivered, colors do not match studio. Double check all electrical. We had a plug that wasn’t even wired. Double check with your local paint store for the paint first. Our whole house is painted with paint they do not produce anymore. Therefore to fix a scratch. I have to paint the whole wall. Color can be matched. But paints are vastly different. Takes longer than they say it’ll take. Just add a few months. If they say June. Expect august/September. We were pushed back 3 months from our original date.

Tiresome process with great results.

Our construction superintendent Cole was very responsive, professional and continuously went above and beyond to address our concerns.

In general, the experience with you has been relatively regular. I think it could improve if you pay more attention to the reports that are made to the construction personnel, since they do not resolve the damage reported in a suitable time. The quality control of the people who make the house is bad since they have to do the same repair more than twice. There is no website where I can make my damage report and I only depend on the construction superintendent answering my call and scheduling my repair within two three weeks.

Overall the sale manager was the best experience; but as a customer we didn’t have the option to change certain aspects of the house to make the overall experience rememberable. Experience was overall basically you buy as is; which was unsatisfactory
