Great experience during my home buying and closing.

Your lending team are true Rockstars, the construction manager a very cool dude. Scott the new home consultant was the worst part of the experience, very unresponsive to questions and it was Mike our construction manager that told us about the things that ended up getting included and the update on the community pool.

Davon was amazing! Attentive and very responsive going over and beyond for me as a buyer who was hundreds of miles away! He remained consistent even after the deal was done which made me know it was genuine. A few cosmetic changes I preferred and missing being able to hold a SOLD sign day of closing at the property was a disappointment. Looking forward to peaceful years of bliss in my home.

Happy as this is our first home. Overall quite pleased. Wish front yard landscaping was better

This is our 4th Lennar home and Lennar has put in lower quality appliances, faucets, toilets and fixtures. Not to mention no cabinets in the laundry room - ridiculous and disappointing

sales person took my deposit and never heard back from him i had to call him on issues that he failed to update me on

This is our First home purchase and it was extremely easy.

Everyone I worked with at Lennar was friendly, helpful and extremely responsive to my emails and phone calls.

We met with Ron for the walk through. Best guy ever. He knew the home and its craftsmanship inside and out and made good and every promise made to us.

Starting off with Valerie in the sales office, she was amazing. Very personable and helpful. I could email/ text her with questions and her response was always immediate. Noah in the Title office was very responsive and informative. The rest of the title company were great. Overall, it was a great experience.

Love our new home and very satisfied with our entire experience. We are still getting settled and navigating a few things. Everyone has responded very quickly and has been very helpful!

Everyone I worked with was very professional. Megan, who handled my loan was amazing.

When we initially began looking at the Decano community, we began dealing with *****. She was very pushy and even more dismissive of us throughout the process. On several occasions she told our realtor that there were plenty of people looking at the house we were interested in so if we couldn't move forward with it she didn't care. On several occasions she gave us false information as it related to interest and purchase incentives that the loan team was able to help with. So, the process did not start out well. We moved forward with the purchase of our home and moved into escrow. The loan team was absolutely fantastic. Wes made the process as easy as possible. He was always available to answer questions and assist where needed. He went far above and beyond to ensure the process flowed smoothly. This process was amazing. From there we moved to the home. The home, for being nearly one million was far below my expectations. It's understanding that these types of homes are built fast for minimal cost and maximum profit, but the quality is far to low for the listed value of the home. Following our initial walkthrough, we discovered nearly none of the issues were fixed on our final walkthrough. On top of that, during our final walkthrough, we had even move issues, to include more defects in the drywall from the painters who attempted and failed to make corrections. We also discovered newly cracked tiles in the master bathroom, which ultimately required us to push our closing. After finally being able to close, we immediately began noticing several issues. We noticed our sliding door couldn't close and lock properly, a gas line was loose in the attic causing it to hit our unit and cause a loud vibration, our walls in the master bedroom were uneven, and our subfloors were uneven leaving a slope upstairs. Joe and the warranty team made getting most of these issues fixed a breeze. I applaud them in this aspect. However, the workmanship of this house still has so many flaws. I continue to find significantly uneven sub flooring upstairs. So much so that many areas have dips. I continue to find several area on the carpet with paint spillover. This leads to the absolute plethora of paint spillover all throughout the entire house. It's in every room within the entire house. The tac strips on the carpet have stabbed my son's toes on several occasions because they failed to properly secure them. On top of this, there's several areas under the carpet where it feels as though they left significant globs of glue, leaving a large knot under the carpet. Nearly every cabinet is slightly uneven or warped and not flush, which has already caused the them to have to replace a cabinet door and there will be several more in the future. There's several areas in the house with alligator painting and flashing. And I don't know if I'll ever be able to have that corrected. The large garage door is extremely loud and continues to malfunction. When we attempt to close it, it will often pop back up as it's going down at the halfway mark. These are just the issues we've found in a month and a half. It's so extremely disappointing to pay so much for such a low quality. Having said all of this. The house is beautiful. Lennar did a great job with the layout and proper space. They gave fantastic appliance upgrades and are the only builders with mortgage incentives like they have. Suzie was our first impression of Lennar; she couldn't be more accommodating than she was. She responded quickly to calls, emails and text messages. She was there for us every step of the way. Final walk through was not as pleasant as we expected and definitely the worst part of the journey. Happy time for us was not pleasant, the person who took us through was not accommodating nor was he engaged with us. He rushed us through less, than 10 minutes.

They no longer call it the "blue tape walkthrough" because they are pretending that you won't need blue tape. Nothing could be further from the truth. We did our "celebration" walk 1 week before the acceptance. Megan was fine; pretty much told us they would take care of all the items (as there were MANY) that needed to be corrected or finished. They ran through this house so quickly that they managed to miss screwing on the closet poles in some rooms. Our dishwasher was crooked and not installed very well. She just shrugged and said that's how they all are. As we noticed more items rushed or not finished in the home, she seemed embarrassed but not exactly surprised. Then came acceptance day and these items were still half completed, rushed or in some cases, not even addressed. She told me to just get settled in and get a list together because there will be more. Fine, that's what we did. Not even a month later, and after only 2 uses of the dishwasher, it completely came out of the wall. We notified them and Megan had the nerve to tell me we had to go to the manufacturer directly. Are you kidding me?!?! You buy a $600,000 house and you won't fix the dishwasher coming out of the wall? It was functional, just not installed correctly. We reminded her it was on the initial report, and she argued that it was only noted to be crooked, nothing else. YES, and now we know WHY it was crooked, because it wasn't installed correctly! We had to argue for days, float it up the line, and then someone finally got involved to get it fixed. Unbelievable. Only 45 days in, and now I keep finding things that make no sense why things were done this way- other than they were rushing or made errors in measurements. Comparing notes with our neighbors, now seeing my light switches are in the middle of my office wall, but thiers is not. This makes no sense at all. OH and BEWARE!! If you spend a lot and buy a 3-car garage, they're so cheap, they won't put in an actual door opener for the 3rd bay!! It's absolutely insane that they are scraping for dollars and cutting corners left & right. No one we had 3 different employees suddenly stopped working for Lennar during the 4 months of the process. Oh and you better ask about all the recurring fees because no one told us about district taxes until after our escrow officer requested figures for our closing docs. The agents didn't seem to know themselves, which is the fault of Lennar, and the HOA said we should be filing a complaint because they have a legal liability to disclose in the early stages of the process. When I purchased my Lennar home, I fully understood that I was buying in a community still under active construction. I expected construction noise, occasional debris, contractors coming and going, and temporary inconveniences. What I did not expect was the repeated disregard for homeowners' private property, access to their homes, and the overall cleanliness and safety of the community. Since moving in, I have repeatedly experienced contractors and construction workers driving onto my property, parking directly in front of my garage, blocking the easement I use to enter and exit my home, and double parking side by side in a way that prevents me from leaving. These are not minor inconveniences when I cannot safely access or exit my own property. Another major concern is the amount of construction debris and trash left throughout the community. Nails, screws, lumber, vinyl roofing pieces, food containers, and other debris are regularly left near the roadway and easement, even though a construction dumpster is nearby. I have personally picked up materials that could puncture a tire, damage a vehicle, injure an animal, or cause someone to get hurt. The lack of attention was noticeable even before I moved in. During the walkthrough of my brand new home, cups and food were discovered in the attic, which made me question whether anyone had thoroughly inspected the home beforehand. I also continue to find food and trash left behind by workers. Several times while walking my service animals, I have had to stop them from getting near discarded chicken bones and other food waste around the construction area. I purchased a home here; I did not sign up to be the groundskeeper cleaning up after construction crews. Most recently, I heard a loud impact against my fence. A construction worker's truck door had apparently made contact with it. Shortly afterward, I heard more objects striking the fence. When I looked over, I observed the worker throwing construction materials toward the side of my fence, causing them to hit the fence, bounce off, and land on my grass. I asked him not to throw materials against my fence or onto my property. What made this more frustrating was that there was an open area behind my home where the materials could have been placed without striking my fence or landing in my yard. I have contacted Lennar and spoken with multiple representatives about these concerns. This community is governed by an *****, yet the repeated parking issues, blocked easements, debris, and potential property damage continue. Homeowners are expected to maintain their properties and follow community standards, and the construction teams working here should be held to the same standard. My concern is no longer just inconvenience. Damage to my grass, fence, vehicle, or harm to my animals from nails, screws, discarded food, or construction debris would be unacceptable, especially when these incidents are preventable with basic professionalism and respect for homeowners' property. I have recommended this community to several friends and colleagues, and one person I referred actually purchased here. Others have expressed interest. Unfortunately, after repeatedly dealing with these issues, I am beginning to regret my purchase and have advised others to carefully consider other communities as well. The neighborhood has great potential, and I understand construction will eventually end. But active construction should not excuse workers from respecting private property, keeping garages and easements accessible, properly disposing of debris and food waste, and conducting themselves professionally. Buying a home is one of the largest investments most people will ever make. Homeowners should feel that their property is respected and protected not that they must constantly monitor construction crews, remove hazardous debris, protect their property, and make sure they can enter or exit their own home. ... In my opinion, Lennar uses the least expensive building materials, including an AC unit that is below the recommended size for the sq. footage. The kitchen sink isn't stainless steel, porcelain or ceramic. It is made out of something that resembles thick aluminum foil. The faucets are all very cheap plastic and the dishwasher is a base model that is so loud, you have to run it when you are not home. The drainage from the roof was eroding away the soil right next to the AC unit and structure, so the inspector noted that I needed a gutter system asap or the water would undermine the AC pad and foundation of the house. The garage door opener also sounds like its going to fall down every time I open and close the garage. The car garage is so narrow, that I have to fold my mirrors in to squeeze into the space, which make it difficult to get in and out of the car. The garage has barely enough room for a trash can and there is little to no storage space in the garage. My villa has very little inside storage with two bedroom closets and two small linen closets. The units should include ceiling fans, gutters, sealed pavers and a screened patio and at least one level upgrade to all appliances and fixtures. ... More

I have found Lennar to be less interested in providing an enjoyable experience and more interested in selling homes as rapidly as possible. This starts with prressuring clients to meet deadlines that even Lennar couldn't meet. Mortgage documents are sent over for review and the threats start immediately "if not returned promptly this may delay your approval". Any delay in approval would mean missing your closing date which triggers financial penalties from Lennar. Sending over a 40+ page long ***** document and expecting it to be signed and returned within 24 hrs does not take into account people's jobs and other responsibilities. Of course, if that is the goal, sign without reading, this borders on predatory lending. Lennar is in such a rush to sell homes and move on that when issues are found on home inspections their response is to deny the issue first, and finally do a cheap patch job if you persist. I fail to see how constructing a home that does not meet the ***** building code requirements is open for interpretation. I paid my money in good faith but Lennar handed me a home that does not meet building code in several areas and takes no responsibility or ownership for their subpar work. ... More

My experience with Lennar was outstanding from start to finish. The representatives were the best I've ever worked with—professional, knowledgeable, helpful, and truly exceptional. An excellent home-buying experience!

From the initial sales intersection, to the buying process and the move in all was very professional.

The Lennar team has been very responsive and professional. The house itself has exceeded our expectations in build quality and attention to detail. We had an independent inspector conduct pre-drywall and pre-closing inspections, and he also found the materials and work to be of high quality. The concerns and questions that we've had have been resolved in a timely manner. Overall we've had a great experience and recommend Lennar to folks looking for value in a new home.

The selling team and the construction manager on site were great and very responsive to all our questions. The only issue we have had with our home is the HVAC system has not worked consistently and we have had to have the installers out multiple times. Aside from that, everything else in the home is extremely high quality.

The pricing of the home along with the upgrades you receive included in that price were too good to pass up. The area we bought in is an up and coming area and will be fantastic.
