Overall very good experience for me

When we walked the development before choosing Lennar we looked at lots, and noticed construction development and home quality. One thing we noticed is all the homes had Carrier heat pumps. When we came down to walk for inspection we were given a different brand of heat pump. Lennar has now gone back to Carrier for the remaining 15 lots in the neighborhood. There are 2 lots with the cheaper brand heat pump ours and one other out of 90 homes. When we spoke to the sales team we were told the contract language allows them to use different vendors. They are right that is what the contract states, but there is an expected level of quality if 85% of the homes have one brand and then only 2 have a cheaper brand. We were told there was nothing they could do and no financial compensation was offered. This is called bait and switch! Lennar will NEVER get a recommendation from me to any family or friends. I would have NO problem if half the homes had one brand and half had another, especially with supply chain issues still in construction industry, but that is not the case. I guess saving $1,500 each on two lots means more than their reputation. I also called out the facia around the exterior that needs repair, the patch at the dining room ceiling drywall that is not correct, the shoe molding that has never been completed at the cabinets, and the garage entrance lock that wont work. We have gotten NO response. The difference between response before closing and after they get your money is a very sad business model. They are not the worst built homes in Baldwin County, but beware of bait and switch. ... More

Overall, this whole process was a smooth one. Christy was always available and was present in the whole process. she was the best part of this whole process. Unfortunately, I had a bad experience with the title company recommended by Lennar (Jacob Tittle). They were very unresponsive to the emails, and they end up not returning me the full amount of money it was agreed in the closing cost. I had to send email and push for weeks in order to receive my full refund. Finally, I would like to point that the builder need to improve the quality of the inside doors I'm not sure why, but all the interior doors have very sharp edges, within a few days of moving in my toddler cut her ankle with one of the edges. I brought this concern since the closing and Lennar only said, "this is how our door are made off, we are aware of this but there is nothing we can do about it" Very unfortunate.... In the end I'm going to have to invest on new interior doors, so my kids don't get injured on our new home. Very disappointing. ... More

Words couldn’t explain how horrible the whole experience was. I’m a Vietnam era veteran and have never been treated this way in my life. When you do the kind of things these people do and you know it shame on me for not pulling out of the deal

Workers were in our home at closing. They did not complete everything that was noted for closing. We are still waiting on our 220 outlet in the garage. Sod was not watered and died. They only fertilized; didn't replace the sod. Lots of paint dripped on the tile. Scratched flooring-- one broken piece. Two tubs were blemished. The list goes on. It is hard to get responses, but both TJ and Joey have responded to some of the issues.

We are glad we purchased this home. The overall quality for the price point of the home was what we expected. We would have liked to be able to pick some finishes and made minor adjustments but were denied. We wanted an outlet in the floor of the living area and told no as an example. On final closing the home had not been cleaned and a long list of final touch up things were not done. Even after closing and being assured a cleaning crew was on the way, it still wasn't cleaned. The plumbing backed up on day two and after paying for the sewer company to tear up our newly sodded yard they found a brick in pipe and no clean out valve between the house and the street. Lastly, they didn't put any thing that was ready to connected electronically. This included the thermostat, the garage door opener, the front door lock, etc. I had to replace or add all these things so I could control my home from my phone. ... More

TJ and Joey were outstanding in addressing any issues we had and handled them promptly. Mark in the office has disappeared and can't get a return call or text. Just need to know what my exterior paint color is. Very unprofessional.

Yes, it was a little hectic to begin with but each Lennar representative tried their best to help us get through the buying process. It might be a little overwhelming for one person unless that person is very organized and has some experience with purchasing homes in the past. I would suggest if you have no experience in doing these things yourself that you get help from your own real estate agent or friend or relative you trust. There is ton of paper work that of course is done through the computer system. Some of us like to print out everything but others may simply keep it saved in their computer system. Did everything go smoothly? Such transactions never go through without some questions and problems to correct but the people with Lennar did their best to get us answers and solve any problems. Please do not depend on the many departments at Lennar to keep up with your particular process as you must be responsible for doing your own homework. We are still under some kind of warranty period and we expect to have an issue or two going forward to get solved but so far Lennar has been good about responding to our concerns. If we had to suggest improvements we would say make sure in the beginning that Lennar be careful about making changes to the sales price on any home that may have already been advertised to another person within days of that offer. We were informed that the financing would be transferred and it was even before the first payment. Lennar does not intend to keep the mortgages but their original offer of lower rate does help even if you have to pay a point or more. The home buying experience entails all parts of the process even to the end of the one or two year warranty period I guess. The one thing Lennar has little control over it seems is the quality of the work done by its contractors. Lennar needs a stronger policy and even though hard to find the workers, etc they must consider what kind of quality they get from their contractors. I patched up some cracks myself in the driveway and we will have to live with some of the siding that has gaps in it along the side of the house. There is a noise coming from the attic when the wind blows pretty hard and we are told the roofer will help find the source at some time in the future. The garage door is not of the highest quality for sure and spraying the hinges may help the noise it makes going up and down. Some of the wood doors were pretty rough around the edges and Lennar sanded them and touched the paint up which helps. Another area of concern is the sod contractor or landscape company that leaves a yard in pretty rough shape. We are aware that speed is important when building a new home but quality work should be expected. Lennar people are willing to help out where they can and that makes a great deal of difference. They have always been willing to discuss and help solve any problem we have. Those working for Lennar on the front lines cannot be responsible for the corporate decision making process and we hope corporate will listen to the suggestions from their front line people. One thing I suggest is Lennar promote the company while at the same time show appreciation for the time and effort and problems the construction superintendent solves for them on a daily basis. These construction superintendents and possibly their assistants should have company trucks with the Lennar emblems on them instead of these employees providing their own transportation running around all day every day back and forth between these construction sites. When you have good people you should reward them accordingly. Just my opinion. Thanks for the opportunity to write this. We originally looked at D.R. They lied and mislead us from day one. They have been totally unresponsive to issues and refer everything to thr Warranty then drag it out hoping you will give up. During the build they do not provide options even if you have signed the agreement to purchase. Cut cornors and finishes are a cheap ad possible especially appliances and cabinets. NEVER, NEVER AGAIN!

It’s definitely quantity not quality home! They are thrown together!

Let me start with, we love our home and the neighborhood. Our buying experience was mediocre at best from the time they started building our house. Lennar was not and still is not as customer oriented as I would have expected. We felt we had to "fight" for everything we asked for. Prior to the house even getting started, we wanted to purchase the paint ourselves and have it painted, they refused. We did not want carpet, they finally accepted. On our pre-walk through, we identified so many defects in the house. The entire island had to be taken out and redone, the floors had to be fixed, the painting was awful, in fact when my painter came in after the closing, he touched up paint that he said was done "as if a child had painted". His words. There was paint on the floors and just splashed a round. We had been told blinds would be hung and they weren't on closing day. This almost caused us to walk out on the closing. I would have expected the craftsmanship to be far better than what we saw. I have now been in the house for 60 days and have talked with other new buyers and unfortunately, they have the same complaints. In fact, the unfortunate person who is the supervisor, doesn't even like to drive in the neighborhood. As I said, we love our home but due to everything we have experienced and what we are hearing from other buyers, we are going through our home with a fine tooth comb to ensure everything is good. ... The quality of the home is marginally OK. One doesn’t really notice things until after move-in, but then you start to notice the defects. We haven’t gotten a timely response to a couple of warranty issues. The price was good and we’re happy with the location.

This is the worst concrete job we have ever had on a new home. When we closed on this house we addressed the crack on the top of our driveway to the supervisor he said he would put another cut into the concrete where the crack is and just made it look worse. We have contacted several contractors and they even said this is the worse concrete job they have ever saw. In time that crack will just keep chipping away they said which it already is and we only have been closed for less than 2 months. I tried to put a warranty call in and they said they would open a case I had to call twice because they said someone would contact me within 24 hours. I waited no response so that is why I called again. Then all the sudden I get an email from the supervisor saying the job was completed and that the concrete was poured again. That was not true at all he did not do anything. I put another call in and asked if they could have the supervisor please call my husband and I even text him and asked him to call and nothing no response at all. Few days later he text me said his concrete guys would be out the following week and patch. I went out to driveway and of course nothing was done to top of driveway but bottom of driveway well all I can say is what a joke. All they did was put a bunch of rocks and literally a slap of concrete which they did the same thing when we closed and it chipped out and so will this one. Our front porch looks like a porch that has been there for like 30 years. Very ruff texture stains all thru it and who knows what else they did to it. Now we have to pay someone to fix their stuff they should of done right to begin with. They seem to worry about the quantity instead of quality. Also the yard was never graded right very lumpy I can't even walk on the side of my house without almost falling. Elevation was never done correctly. Standing water in between our house and neighbors. For the money we paid for this house very disappointed that I now have to spend extra money for to fix their problems because they hire such cheap help. ... More

Very nice home- but a lot of fit/ finish issues. Excellent response to fix all of our concerns- often same day. Closing process was poor. Hectic and unorganized. Almost two months late and still do not have gold fortification certificate. Love the home and value- but overall experience needs work. Especially closing process.

Lennar needs to better responding to issues post move in. Person in charge of reviewing work completed by the trades need additional training. Many issues that were to be resolved after our move in are still not addressed. Have notified people in the front office, two guys that worked with the walk through and have submitted on line requests.

It was what we wanted, where we want it. Great customer, service and response to issues.

Have had no issues with Lennar. Workmanship Is great and minor punch list items resolved very quickly. Lennar is by far above some of the other builders in the area.

Average home for average price. Not very responsive to issues.

Lennar couldn’t get our house done by closing on Dec.28 so they pushed it to Jan16. Home is still not finished! We settled for a Lennar home in a different area of town. The experience has been horrible. We can’t even get the warranty people out to patch up the things that were pointed out on our walkthrough before closing. I don’t recommend buying.

I closed on October 28th. I still don't have the certified gold roof paper work for my insurance agent. I still don't have my signed completed paper work from the closing. The home was dusty and not prepared at time of closing. Get this... I'm a real estate agent who build his last 2 homes. I had to buy due to 1031 exchange.

For the location and square feet the price was right. Craftsmanship of the concrete finishers is very poor, light fixtures are very cheaply made. Painters and flooring craftsmanship is very poor. In areas were there is a big growth rate, like our area in Foley, they build the houses so fast so quantity is more important than quality.
