New home but continuously vibrating, cracks visible after 2 months moving in with Lennar

I would not buy a new home with Lennar again. I paid ~$950K for a house moving in Jun 2024 that vibrates so often during days and nights whenever there is big cars running on the main street, and the shaking becomes very strong (feel like 3-4 degree Earthquakes) whenever there is a train passing by the train track which is a few blocks away from my house. And the trains pass by 3 - 4 times per day, sometimes at late mid night which makes it worse. My family had really bad times lacking of sleep and tried to get used to with the vibration and the shaking. The house also starts showing cracks ...

Felt like an old style three bedroom apartment. Sharing bathroom especially. Your architect Do not know how to use the space smartly wasted a lot of space . 1. For the price we paid it is not worth I felt 2. Agents pushed us into it when I was away from the country 3. For two bedrooms one bath room 4. 2.1 mil house and no pantry 5. Horrible sales tactics. Problems from beginning to end.

This was our first time buying new construction. We thought Lennar was best of the best and instead we encountered problem after problem during the entire process. Sales reps lie. model home, website, and documentation all advertise “everything included” then when you sign off on paperwork and close you find out not everything they said was included is included. They change it up and then tell you sorry you’re out of lucky. Nothing we can do. Lennar mortgage couldn’t get anything straight. Always asking for the same paperwork. Then sending us wrong numbers. The buying process with agent was great. It’s when things were not up to standards and you get no help it’s the problem. We still have a damaged bathroom we can not use. The build is sloppy and there’s a lot of things that look like they were rushed. Cutting corners. The sales part was good but not sure I would buy another Lennar again.

The mortgage and sales people were great and very helpful, however the home orientation experience was nothing short of horrific. I asked for fixes that to this day have not been implemented (almost 2 months after closing). My home orientation person seemed to be completed ambivalent to our needs, would not respond unless repeatedly contacted. We did a home inspection report and it literally took a month for this guy to finally address the issues (1 still hasn't to this day) after repeated attempts. Lennar mortgage offered a better % rate on an APR mortgage than offered by other lenders. However, the process for completing all of the paperwork involved was long and sometimes very frustrating. We had to deal with many different people in different departments & at times they seemed to lack communicating with one another. Our Lennar sales rep (Joel) was really great throughout the entire process. He showed us various styles of homes and condos that Lennar was building here at Rienda Ranch, so that we could compare them and decide which worked best for us. Lennar's "Everything's Included" policy was also what made us decide to buy a Lennar home instead of from another builder in the area. Just plain bad buying experience despite not even financing

Poor communication throughout the process. Failure of staff to communicate information and process things and respond to questions and queries in a timely manner if at all despite not even even financing the purchase. Poor complication at every level - sales, title, on site, etc….trying to get answers to anything during the process was someone kicking the can or passing the. Ucla to someone else who passed it to the next one and on and on. Also staff doesn’t seem to know what they’re doing or have the right information. Yup, overall just plain bad and glad it’s over.

There were a lot of issues with communications. No one could get on the same page and they still dont even have my email updated. Pretty ridiculous considering the amount of money spent. The walls are paper thin and cheap insulation was used. I would not purchase a lennar home again.

The sales and introductory individuals are first rate. Challenges lie in the fact that issues post acceptance of the home are allowed to fester not to any desire of the staff but their ability to harness the follow through of the subs necessary yo not only continue on with the scheduling needs but handle the details to finish. Yes I’m happy. Yes, I’d do it again. Yes, expect issues. Yes, expect delays to resolving those issues. Know they are doing their best. What can you do. It is what it is, a nearly fully satisfied customer.

The overall buying experience was easy once a house was identified. Joel was our first point of contact, who kept in touch about upcoming inventory/prices/timing. Upon purchase, Brian was our homeowner representative and was ever so helpful in learning about the house and getting things ready. Very poor communication from the Lennar loan team. Unresponsive to questions. My condo insurance coverage got canceled although Lennar insurance team sent me a confirmation enail of coverage. Still no response from loan agent.
