Poor quality workmanship, bugs were everywhere when we moved in. The Lennar Rep Blake, was useless. He refused to provide pest control & minor repairs. He said it was home owners responsibility. The AC makes a loud pounding noise whenever it turns off. When someone is using the shower upstairs you can hear water coming down the pipe in the kitchen loudly & sometimes it makes a knocking noise. When we flush the toilet it makes a pounding sound on the wall. We tried contacting the Customer Service person but he didn’t answer & he did not call back. We made a mistake buying Lennar! We will warn our friends & family members Not to buy Lennar Homes!!!

Working with the sales office was a positive experience. Once a contract is written up things happen fairly quickly. I did feel on more than one occasion when I needed something from Lennar the response could have been better and follow up on their end needs some improving. The home is lovely and the model choices are exceptional, nothing is perfect so a flaw or two is likely, but the responsiveness is very good from the builder to make things right.

This is my second property from Lennar build after I purchased one from Lennar Northlake. Price I paid for this house is 60000 higher. The quality of everything I see at Arbor Ranch is of low quality. Following items are missing as per my expectation...Ring doorbells, Schalge Wifi keypad lock, LIftmaster garage door, GE applicances, Carrier/Lennox HVAC, Leviton electrical switches for entire house. I have owned a Lennar home previously that I was reasonably happy with that helped influence my decision to buy another Lennar home. Unfortunately, this was perhaps the most unpleasant home buying experience I’ve had (out of more than a dozen homes I’ve bought in my life). Lennar loan process was very poor and communication was spotty. I ended up closing more than a week late on my loan despite having great credit and significant income / assets. Our seller agent (Ashley) was friendly, helpful and welcoming. Handyman Rod has been quick to respond in correcting a number of issues, including helping us move cabinet shelves that were stuck in place by plastic supports that were very hard to remove. Unfortunately three or four pieces of backyard sod (grass) have died, and no one from the landscape company has returned our calls asking for that sod to be replaced. Overall good and smooth experience. Only bummer is that we have not yet been able to get the mailbox keys from the post office, it’s been almost two months now. This information was not disclosed to us when we were purchasing the house that we have to get the mailbox keys on our own and that the builder is not responsible for that.

The sales people were extremely responsive and helpful until you sign the contract. Once the contract is signed, no one cares. If there are issues or concerns, then you can always cancel your contract which means they take you 10k. I'd bought a Lennar home earlier in tracy and was hoping things got better in the process, but it was gotten worst. With everything being online - I've had to chase people to just get what was promised to me. If I had to purchase - I'll definitely not buy a home with Lennar. They say everything is included, but they don't say what is included like towel racks ...

Overall the experience was bad. A lot of miscommunications between their departments. The final walk through was rushed and many issues were not fixed, mortgage application had many errors. Even on the day of closing, we discovered many errors on the closing documents. Carpet had nails everywhere, very small club house, narrow streets, poor landscaping, basically they are cutting corner wherever they can to maximize their profits. All the builders and staff were very polite and helpful until after closing. There's not much follow-up regarding taking care of the house and yard. We did get a copy of the Architectual Guidelines, but it would be nice if there was a group meeting of new owners to follow up with questions.

Nobody should have to spend their first week dealing with sewage issues, leaks in bedroom walls or non working appliances. Your first week should be filled with happiness and joy. I understand 1 item but multiple is unacceptable. Other homes in the development have had similar problems. Where Lennar shines is post customer service. They took care of the problems immediately and for that I am greatful to the people who resolved them. Would I buy another Lennar home? Absolutely not.
