In short, the home buying experience was not pleasant, and in many ways, did not satisfy our needs. The process was made even more frustrating by the continued demonstration that Lennar and its process were more important than any of the customer’s interests or needs. Here is a direct quote from the “Delivery Process” letter sent to us – “Appointments are critical, and timing is of the essence. Walk-through appointments cannot be changed; however, we do offer a choice of virtual or in person appointments based on your availability” I can understand the need to maintain scheduled appointments; but we had no input concerning timing, the sales staff knew we were traveling from the East Coast during that time, and when we were forced to do the walk-through virtually the person doing the walk through didn’t know that is how we were doing it and was not prepared. Additionally, when we contacted the office that sent the letter, they contended that they had nothing to do with the walk-through. Although the individuals were pleasant enough, they were completely restrained by the Lennar system. There are so many ‘features’ in the house that are not logical for the home user but were things that could not be changed. Lennar promotes the houses as having features that are befitting a 55 and over community, but these features (gimmicks) are insignificant when compared to the inconvenience that they cause. And, they were non-negotiable. Just to list a few: -- No door on the bathroom (The one place you are guaranteed to stand naked. And, what if one person is up earlier or later than the other?) -- Many doors that are 36 inches for no practical reason (The large doors get in the way!) -- Zero threshold shower (You can’t put a bath mat down so you have to step from the shower onto the slippery tile floor.) -- Hand-held shower wand in the master shower -- Grass in the back yard (The one place that the HOA does not provide maintenance.) Finally, I know that these houses are not custom homes, but the house construction quality and finish is pretty poor. Simple things like stud placement – they are not consistent! Planning for kitchen cabinets – there should have been blocking for the cabinet installation. Several cabinets do not have the proper number of screws holding them in place. A single towel hook in each bathroom?? So, to answer the original question; I would not rate my experience as being positive. I’m not sure I could recommend Lennar to anyone. This is our first home and overall our experience was fine. If it wasn’t for an agent in another Lennar community, I would’ve never bought this home because the Devin the realtor was not very helpful and personable. She was very unprofessional and spoke badly of the Lennar agent who actually helped us. The homes are over priced and don’t match the comps in the area and if you don’t know or negotiate you will be over paying. There are people in our neighborhood who purchased same home for less. Other builders are more transparent. They make you feel like your getting a massive discount but in reality your paying for what your getting. The home build is pretty descent though. The move in date estimate was pretty spot on. We have not had much issues except a few minor issues so far. The one good thing I can say is that they do hook you up with a person who you can reach out to for any issues and you have another 90 days to fix any other issues so that’s a plus. They also do another 1 year inspection which is good too. They do make sure you know they are not a maintenance company although I wish they would actually listen to what you have to say before making those statements. We love the house, getting used to the extra bills….water bill is double of our old water bill, taxes homeowners, melrose etc. The one thing that was disappointing is all the overlay of concrete that had to be chipped away before we concrete the north side walkway. All Lennar did was throw dirt over it. We love it here so far, the people here are very nice

We were able to see multiple homes in the price range that was right for us. We were able to take our time. However, once we made our decision we had to come back the next day to sign paperwork. Our Lennar salesperson was ready to do the paperwork that day. It took her longer to get the paperwork ready, and we were planning to go back home the next day. We left later that we wanted to to return home.

The concierge service was very stern handed with Lennar and did not give choices or was not flexible at all with times and dates compared to a private realtor that bends over backwards and works with your schedule, not vice versa called maintenance on a couple plants in the backyard that we’re dying and I got told it was my fault after only living on the property for two weeks And refused to replace

Buying a home from Lennar was a good decision overall, but working with sales agents Ashley E and Mike M was extremely disappointing. With Ashley, it felt like her only priority was making the sale and moving on. Once I signed the contract and paid the deposit, she showed no interest in helping me through the process. My contract was non contingency, meaning I didn’t had to sell my current home in order to get approved for the new home from Lennar. Shockingly, just one week before closing, Ashley informed me that I had to sell my current home in order to be approved for the new one. I told her that my contract was non contingent from the beginning, why are you telling me this NOW. She blamed someone else and she said I had to sell the house faster. This should have been communicated much earlier, not at the last minute. Because of her screw up, I was forced to quickly list my home and accept a lower offer just to meet the deadline. The closing experience was even worse. On the day I was supposed to receive my keys, Ashley didn’t answer her phone and she didn’t even bother to respond to my text. Desperate for answers, I contacted her manager, Mike. Mike said he will find out and call me back. He called me back and instead of helping, Mike repeatedly insisted that I had already picked up the keys. Then even later he blamed my brother, cousin, and other family members for the keys( Maybe your cousin picked up the keys). when I kept telling him no one from my family has picked up the keys and why would you give the key to anyone else who is not the home owner? After hours of blaming me and my entire family and me leaving work to sort it out, it turned out that one of Mike’s own coworkers had taken the keys home. Why would you take the customer keys with yourself home? What should have been a joyful and exciting experience of moving into a new home was ruined by the incompetence and lack of professionalism from both Ashley and Mike. Their mishandling of my purchase turned what should have been a milestone into a stressful and frustrating moment. ... More

Well when signing the papers they had one that was a charitable contribution that was going to come out of my pocket when I sold that. I refuse to sign it and sent it in as decline. 2 weeks later I'm in the moving van heading to unpack my truck when I get a call. You're not going to give me my keys unless I sign that paper. The solar panel the company that they use filed for chapter 13. I pay for the solar panel I did not lease them. I've been in this house for 2 months now and I still do not have my solar panels connected or turned on. When asked when I'm going to get them activated I get no time, or date or anything like that. They just reply, I sent a message to the solar group and they'll reach out to you. ... More

Overall It was good experience

Had a great experience buying with Lennar. We were looking for a quick move and was able to close in less than 30 days. Rusty was a great mortgage rep, got us a great deal on a home they were wanting to get sold. Locked in a great rate in the very beginning.

Lennar kept me in the dark the entire process, only to allow my escrow to fall past closing date twice, inwhich later I decided to go with a different lender which got me approved within 5 days. This was absolutely no fault of my own or from not providing documentation requested. I was beyond responsive and provided everything they asked for timely. I was pre approved and nothing in my circumstances had changed. I’m beyond frustrated with Lennar mortgage and will not recommend using them as a lender. They changed my loan officer mid loan to someone who bless her heart was not experienced enough and didn’t know what she was doing. Lennar didn’t handle the loan appropriately and caused a lot of unnecessary stress. I more than qualified, they couldn’t pull it together. Their reasoning didn’t align with the facts either. Liked the easy experience buying that great family house

Buying a home through Lennar was a smooth and satisfying experience. From the initial walkthrough to closing day, the process was well-organized and professionally handled. The home itself reflects solid craftsmanship and quality materials, and I feel I recieved good value for the price I paid. Lennar's team was responsive and helpful whenever questions came up, and they made sure any issues were addressed in a timely manner. While there's always room for improvement, I felt confident working with them and woul recoomend Lennar to any looking for a reliable homebuilder.

Very disappointed and huge loss because the builder delivered a home without a functioning AC. Our tenant moved in but found AC was acting funny during the hot summer in sacramental area, and it took three trips and several weeks to seemingly solving the problem. The tenant had to stay in hotels and there is no cost recovery for the owner's cost. So much pain!!! I wish no one can experience the nightmare that we had.

Very disappointed with paint and drywall

For such a complex process, the Lennar team made it seem easy. From the day I walk in the front door of the model homes, to the signing of the closing documents and the handing over of the keys, the process was made to be so comfortable, easy and well supported. Thank you for all involved with my home buying process and experience. I love my new home.

The people are very knowledgeable and quick to respond on issues that are relevant to the situation.

The quality of the framing and finish leaves much to be desired. The second-floor creaks, and the plywood on the second floor isn't laid in a staggered pattern. The ceilings aren't even because the builders didn't level the trusses before installing the drywall. Buyers aren't given a blue tape inspection before closing where they could point out deficiencies. So, we have to live in the house and wait for them to fix these issues under warranty, if that even happens.

I recently purchased a home from Lennar, and overall, my experience was quite positive with a few areas for improvement. What I liked: The offer process was smooth and well-coordinated. Lennar's team communicated promptly and ensured that everything progressed as expected. Both the loan officer and the customer sales agent were extremely helpful, making the home-buying journey seamless and less stressful. The construction manager was receptive to any issues I pointed out and was always ready to address them. He also provided some valuable tips on home maintenance. Areas for improvement: There were times when I found it difficult to communicate or reschedule meetings. Some walk-throughs were scheduled without considering my availability, and my attempts to reschedule went unanswered. This led to a few inconvenient situations where I had no choice but to attend as scheduled. While the home overall meets expectations, I feel the quality could be better in some areas. For example, I noticed that the wood quality in the attic was not up to par, and some details like missing garage opener studs were disappointing. In summary, I appreciate Lennar's organized approach and helpful staff, but there are a few areas—particularly regarding communication and certain aspects of construction quality—where improvements can be made. ... Lennar really dropped the ball on Phase 2. Quality of everything was lowered yet the price increased. Phase 1 had GE Monogram appliances, open rail staircase, finished garage walls, tile roofs and the same was expected of Phase 2 considering the price increase, yet Lennar closed off the staircase, switched to Frigidaire appliances, and unfinished garage walls and asphalt shingle roof. Higher end finishes were also shown online but none of these were included in the home. Noticed many work that was unfinished after moving in. Good thing we have the warranty for a year, but you would think for the price point that you would get a quality home. ... More

It's hard to read all of these reviews be excited about Lennar, but I thought to provide my honest feedback. First off, no home is perfect, even if new. If you expect that, then the home sale price should have two commas in it, not one. That said, I have had the same cosmetic issues, minor delays, and general warranty concerns others have outlined. I have had nothing but a positive experience with the group that built our home and would like to publicly thank Teresa and John for his quick responses and service.
