Good for active residents but need to address not so active resident who have dogs. Not even a small dog park or grass in the community center for dogs to play. In my estimation about 40% of the residents have dogs. Even Millenials now love dogs :)

Here is the 2 problems : 1. Awful backyard. No normal level of ground from house to backyard. Moisture are always here. No special adhesive material under the mulch . That’s why all neighbors have a lot of white fungus into the mulch and a lot of insects which grows from the organic wet and fungus material because of no material was laid on the ground. Now we have a lot of problems with flies and fungus. So now we need to get rid of all mulch and rebuild a normal level of ground. 2. Awful cabinets qualify. The material is like a paper. I just wanted to say that Jessica our New home consultant was great. She was very responsive, knowledgeable, professional and proactive. We absolutely love how she handled our process.. Jessica is the reason why we are in our home today, kind and on top of her game. Now other the other Christina the loan officer was horrible, she stop responding, would say she’d call us back or follow up but never did. She made buying a home beyond stressful, if you ever see her as your loan officer run .

First, the master bath counter was cracked. They came out to replace it but then they caused a leak under the sink. They came out again, and it was still leaking. Had to ask my plumbing friend to repair. Then they never explain that the water heater needs to be in a different mode during the wintertime. Buying process and moving in was smooth Unfortunately a week or two upon moving the dishwasher started leaking which cause a lot of damage on the surrounding cabinets and flooring. Lennar team was quick to assess the situation and provide solutions. However the new parts needed takes time to arrive so we dont have a kitchen for more than two weeks now. Hopefully once parts arrive it will be seamless process moving forward.

Buying experience and transparency with expectations are all solid. Quality of workmanship for the most part is good. My biggest complaint is the MDF used in the cabinets, baseboards and window sills and casing. A BIG no to any of that. I have been in my home for a little over a month and am incredibly careful to keep everything in first-class condition. I had some water from my walk-in shower leach out from under the door gap and saturated the carpet that abuts the bathroom tile. The response time for questions on the solar system was not responsive until 3 weeks after signing then they answered my phone call. Sunnova doesn't answer the question they give you an excuse and it isn't their fault. They point the finger at everyone else. It is going on 2 months since I signed and ownership was ours. Sloppy workmanship. While it is great that Lennar gives you a full year to file issues that you find with your new house and they would come and fix at no cost, I'd rather not have to do that. Especially on kitchen cabinets and outdoor paint job. These are issues that are easily spotted.

I have had granite in 3 other homes and never had to seal it right after purchase. Home Depot gives a 15 year warranty on their granite purchases for kitchens and bathrooms. After I moved in I started to get stains on my granite in the kitchen and bathroom and that is when I found out I had to seal it. They have a full page disclosure in the thick purchase contract that covers them that they are not responsible for stains in granite. Very convenient. Lennar really dropped the ball on Phase 2. Quality of everything was lowered yet the price increased. Phase 1 had GE Monogram appliances, open rail staircase, finished garage walls, tile roofs and the same was expected of Phase 2 considering the price increase, yet Lennar closed off the staircase, switched to Frigidaire appliances, and unfinished garage walls and asphalt shingle roof. Our Lennar sales person Ashley was wonderful; without her we would not have purchased our house. The superintendent that provided the walk through was great. Every part of the process went well until we had to deal with Lennar Title. With Title we had little to no communication from anyone. Because of Title we closed escrow 4 days late, losing the only weekend we had to move and forcing us to rent storage and lose time from work. We have been very happy with our new home. The neighborhood is beautiful. The quality of the material is great. I like that most of the design features are chosen for you or are at least narrowed down to a few options that you know will look good. My wife and I get overwhelmed with a lot of decisions so that was useful for us. My one complaint is that it was highly encouraged to use their lendor, and our guy did not seem to know what he was doing. But overall, we love the house and neighborhood.

The sales process was rocky for me. My real estate agent was rude at times when I had questions along the way. I’ve had a few issues to deal with once moved in. I feel like the after sales experience has been better than the purchase experience. Robert has been very responsive helping me resolve the issues with my Ring Doorbell and defective dishwasher.

The concierge service was very stern handed with Lennar and did not give choices or was not flexible at all with times and dates compared to a private realtor that bends over backwards and works with your schedule, not vice versa called maintenance on a couple plants in the backyard that we’re dying and I got told it was my fault after only living on the property for two weeks And refused to replace

The quality of the framing and finish leaves much to be desired. The second-floor creaks, and the plywood on the second floor isn't laid in a staggered pattern. The ceilings aren't even because the builders didn't level the trusses before installing the drywall. Buyers aren't given a blue tape inspection before closing where they could point out deficiencies. So, we have to live in the house and wait for them to fix these issues under warranty, if that even happens.
