Do not appreciate HOA slow response and government like attitude. Had I known about the level of control, I would not have purchased a home from Lennar.

The entire process, from initial purchase to final move-in was very good.

We bought our first starter home from Lennar some years ago and had a positive experience about it, so we thought “why not” when we received a call from the new home consultant about the availability of a lakefront property at Northlake, a community four miles from the Sacramento Metro airport. We couldn’t be more wrong! Sales – I am one of those buyers who was willing to pay more for upgrades. It is apparent that Lennar cared more about how they got the job done quickly than customer satisfaction. There were either no or very limited upgrade options to choose from - cabinets, countertops, backsplash, you name in. Imagine you just spent $800k on a house and were told by the builder that “too bad, we couldn’t offer this or that” even when you were willing to spend more. More accurately, “we do offer this or that in our El Dorado Hills development [where the million houses are built]”. Awkward! To be fair, those New Home Consultants were pretty responsive during the pre-sales phase. However, there was no “warm” handoff from Sales to the Mortgage/Loan division. The unspoken words to us were, “sales completed, next one in line.” Mortgage/Loan – Imagine you were approached by the builder’s loan department who gave you 48 hours to submit electronic a long list of documents but your questions to them went unanswered for a week. Of the list of requirements, one of them was concerning your reasons to buy the new house and your plan for the old house. We were scratching our heads thinking, “we have just submitted other required documents showing that we have enough money in the bank to buy the house outright and we have enough cashflow to afford the mortgage and that’s not enough? We have to write an essay to stroke your ego too?” We seriously thought about walking away at this point until some higher up personnel stepped in to smooth away the outrageous ask. The House – While inflation is real and your money may not go as far as it used to, having just spent $800k on a house it would not be unreasonable for us to expect the community plan to be well thought out, the amenities inside the house to be well positioned, the craftsmanship to be meticulous, correct? Wrong! In a community where my 2,700 sqft house would be considered small, it is hard to imagine I do not even have enough street parking space for even ONE single car in front of my house. Never mind family and friends, we will go to your house for holiday celebrations from now on. Driveway is 20 feet in width, a few feet narrower than driveways found in many older houses. Imagine trying to park two SUVs or pickup trucks on your driveway. Landscaping comprises of low-end mulch which covers 90% of the front yard, with a whopping 8x10 grassy area to help builder check off the box. Prior to our first walkthrough, we had already informed the New Home Consultants of the observations made, including a dented garage door, chipped concrete front porch entry, a couple of damaged eaves, sloppy stucco walkthrough and low. By reporting these concerns early, we thought the builder would perform some fixes to make our fist walk-through a more pleasant experience for everyone involved. Needless to say, they did not. In fact, some of the concerns were not even addressed until a week after the final walkthrough. Interior walls and ceiling were painted with white paints throughout the house as no option was available. We ended up spending over $6k to repaint the house into the preferred colors. Electrical appliances consist of mostly soon to be outdated GE models, which speaks volume to the builder’s priority to save by buying things in bulk as opposed to putting customers first. The range hood that came with our house looked good on the surface but a simple Google search informed me the unit had a low CFM. We ended up replacing it on the 3rd day after we moved in. We found our structured media enclosure “conveniently” mounted on a wall behind the laundry room on the 2nd floor, which makes receiving good WiFi signal difficult throughout the house. Our house has three bedrooms. Each bedroom, even the one in the master suite, has only ONE single robe hook in it. AC unit in the master suite is super loud; it wakes us up in the middle of the night over and over again. Final Thoughts – We do want to give credit to the home care (warranty) team as they have been very responsive to the requests submitted. The construction supervisors we interacted with seemed honest and transparent, admitting to us thoughtfulness and customer satisfaction oftentimes took a backseat when profitability was the company's only mantra. Maybe we should all develop a Lennar-like mindset. Why use towel racks/bars when we can get by with a single robe hook? Hairline crack on ceiling and drywall on Day 1? No big deal, we can revisit that a year from now! Scratches on brand new bathtubs and cabinets? Breathe and know that they are still functional! Chipped bathroom and kitchen tiles? Congrats, you have 20-20 vision! Broken outlet covers? Don’t focus on those minor things, silly! Lakefront homes but no direct access to the lake? That’s what makes Lennar a unique home builder! Onto the million-dollar question: Would I recommend this builder to others? Yes, to the priests as they are more forgiving than most. Trying to figure out which bill were do monthly or every other month took several phone calls. Also getting contacts regarding payment was additional calls.

The Lennar agent was very friendly and helpful.

Loved the end to end buying experience

Lennar people had multiple mistakes on closing contracts and it was not easy to get is all corrected as their first reaction is blaming instead of accepting the mistakes and working on corrections. Home was handed over with many issues and I was only able to get some of them fixed after many requests.

My experience with Lennar construction team couldn't have been worse

Moving to El Dorado Hills after 39 years in our previous home in Sonoma County was a major decision. Lennar’s step by step process, the personnel assigned to us from sales, move-in to customer care has helped make our transition a smooth move. The floor plan we chose meets our criteria to include an open plan with 9 foot high ceilings, generous windows, large sliding glass doors, energy efficient construction and appliances, fire sprinklers and solar panel system.

Julie was fundamental in the purchasing of my home. She help me with my house and my realtor in getting it sold as well as helping me keep the house I wanted till everything came together. Super nice lady. Thank you Julie for your help!

Purchasing with Lennar was a breeze. It was a very easy process, and the house was rightly priced. I used the mortgage and the title that Lennar had and everything was taken care for me

Please make adjustments if the buyers want to make minor adjustments before the build.

Inside of the house structurally also there was a difference in one of the bedrooms. They claim ei but they did not include little things like hand towel holders. Their craftsmanship for details like painting , switch covers installed, base boards is not upto the mark. I thought Beazer was bad and had much higher expectations from Lennar. Plus not much choice for kitchen counter and cabinet upgrades.

Here is my honest review of my experience so far. To begin, we love our house and would consider buying from Lennar again. But the buying process was not problem free so just know you have to advocate for yourself early on. Do not sign off on the walk-through until ALL issues are resolved first. We closed escrow in September 2024. Lennar Mortgage and Title did not communicate with each other very well. We had to keep on top of our closing date because Title said they did not receive the paperwork from Mortgage and Mortgage said we just had to wait to hear from Title. It was very frustrating. I had to go into the sales office to get Title on the phone. We were told from the very beginning to use the Lennar portal for communicating, but they rarely responded when we used that so we used e-mails outside of the portal instead. Upon our walk-through inspection, the HVAC (cooling) was not working. The next day we were told a switch had not been turned on. It did get a little cooler the next day, but not well enough to notice a major difference. This time of year was cooler so we didn’t really need the AC much anyway and missed it not working well. Now that’s it colder outside, the unit is not heating the house up. We have made a repair request so this issue is pending. Also upon our walk-through, there were other defects we found and most were corrected. (Thank you Josh) However, the pantry door had paint torn off (we were told for the second time) so the door was repainted (a third time) and was left open for a week. The paint has torn off again and now that we have submitted a repair, Lennar said they will not strip the door and repaint…they will only just paint it again and then we need to leave the door open for six months. Six months? Janene said I have to live with my pantry being open for six months? I’m not happy about this. There are other items on our list to be repaired so we’ll wait to see what happens there. Janene also said that no house is perfect and we’ll have to live with that. Great customer service! If I’m given the opportunity I will circle back and update this review with respect to our outstanding issues. (i.e. stucco chip by front door, closet rod too short, missing exterior touch-up paint kit, garage drywall cracking (*Janene said they don’t fix cracks in the garage drywall), etc.) Mail. We have had major problems getting our mail forwarded from our old house to the new post office. At first we twice had to go back to our old house 40 minutes from us (the new owner is awesome) to retrieve our mail because USPS does not recognize our street name and would not forward mail at all. Now we get to drive 15 minutes to the post office to retrieve our mail. Are there no permits with the city for new streets? Was our address formatted correctly on the building permit? Why is it taking so long to get mailboxes operating? I know Lennar is not in control of this, but could they step in and assist? I don’t think they care about the mail issue. Janene was quick to let us know she cannot help us with this problem. I want to end with that I love my house overall. The floorplan is what we fell in love with. And if you know you will “have to live” with your house not being perfect when turned over to you, then you should be okay. ... More

Lennar made my first time home buying experience a breeze. It started with Kristiina who was a wonderful sales agent and made us feel comfortable and welcome. She was patient with all of my first time home buying questions I had. Next was Brian with Lennar mortgage. He also took the time to answer all of the questions I had and helped me get a great interest rate. Lennar Title got all of my paperwork completed on time and made everything a breeze having the mortgage and title company in one. Finally, Ryan and Ozh, the construction managers, and Michelle with customer care spent hours with me going through the home during my New Home Orientation and taking note (and fixing) every item I brought up. As a first time home buyer, my experience with LENNAR was undoubtedly a great one. Smooth communication all around! All questions were answered from sales to close of escrow. I would recommend LENNAR to others looking to purchase

Still waiting for repairs 120 days moved in.

Many issues with the home that still remain. Sloppy finish work that looks like it was rushed. Expected a lot more for the price and how the Lennar representatives boast about their product.
