Lennar process is smooth but the agent we worked was not helpful , she dont have information on the community and even after we asked her to check about specific issue(dog park existing ) she took a day and informed there is no such thing adjacent to our home. She even reported to management that we are delaying the process instead of her lack of information . The water heater is placed in the living room and there were two leaks and flooded my living room. This is a very bad design by Lennar. Not to mention the water heater makes loud noise and can be heard up stairs. Some of my neighbors have the same issues with the water heater.

Closing was rushed, certain appliances and utilities weren't even on/installed by the time of 'final walkthrough.' Not sure why there was a final walkthrough when the home was clearly not ready, not to mention paint everywhere. Worksmanship was mediocre and looked cheap. Multiple door handles loose/falling off, extremely dirty everywhere, some panels on inside falling off, all while being rushed to sign documents for close. Communication: seriously lacking. Examples: 1. We were first given mailbox Keys without clearly telling the mailbox. Later mailbox keys were rekeyed without notifications 2. Lot of confusion all around regarding solar activation with sdge, sunnova and Lennar pointing fingers at each other 3. Some service items took really long for resolution In the modern era where many home owners rely on security cameras, there are serious restrictions on adding cameras.

Sure Lennar builds homes in highly desirable areas and their pricing is competitive. However, I've had the absolute worst experience from day 1 to closing with nearly all of Lennar's representatives. I strongly recommend if you decide to buy a Lennar home to use your own real estate agent, even if you have to pay him/her since Lennar does not offer buyer commission in sought after communities. Also hire a general inspector prior to final walkthrough. Received an overall beautiful home by Lennar. We were able to see the home as it was being built and check in on it periodically. At one point we noticed a giant in the concrete subfloor behind the fridge and asked our homebuyer concierge Cary Krepelin how this could be fixed. She said she relayed this information to the build team. Unfortunately we were unable to check on the status of this hole until we moved in and the flooring had already been laid on top. Had a severe hot water pipe leak a day after moving in. Lennard’s customer rep assured us we’re not responsible for repairs, including a $790 third-party plumbing job on Sunday. Despite numerous email requests, Lennar ignored us.

Cheap materials galore!

Lennar uses a blind bid process to purposefully obfuscate what a reasonable price is. It leads to buyers massively overbidding. Of course, they run a business, so it's understandable, but it massively disadvantages prospective buyers. Their team is good - fairly responsive (at least up until close of escrow - not sure how responsive they will be post closing). Materials used are VERY cheap. For example, cabinets have a LOT of issues, scratches, holes, etc. Really disappointing for a "luxury" homebuilder like Lennar. Cheap materials throughout entire home!

We have had no issues with the build quality of our home so far. These homes are built with quality materials and workmanship. Small items noted on our final inspection were fixed. Our only frustration so far has been a communication problem. Simple, things such as trying to find out the exact name of the color of our white paint, so that we can get some touch up paint, have been far more difficult than they should be. The only other issues we have had were also communication issues. Some staff need to be re-trained so that correct information is being given to buyers. But this is not a ...

We paid for shutters which were not measured and ordered prior to close of escrow, as we were somehow missed in the process. Nearly 2 months after close and providing data repeatedly, we have not received any response or updates on activation status for solar from Sunnova. Subcontractors are below standard. Welcome orientation did not explain the walkthrough process well, and customer service rep did not show up to introduce himself. We identified some workmanship issues and also noticed that some of the front yart plants were dead during the walk-through session. We were disappointed that the dead plants were not replaced as it was promised and some workmanship defects were not fixed.
