We are not first time home buyers. There are so many questions to be asked and make sure to get all those questions completely answered. The fees are very overwhelming and you need to understand all of it. We feel there has been broken down communications between subcontractors and Lennar. As homeowners it’s incredibly frustrating to purchase a new home, with no previous owners, and have many, many issues of improper and sub-level finishing of paint, kitchen cabinet, fan, shower, garage door, mirror and appliance issues. Everything is so rushed. No front yard landscaping or drains. Sidewalks are mainly dirt??? It causes mud and a mess everywhere so everyone just walks in the street. Good luck getting your solar to work after closing. Nice parks and open areas with commercial space. Items after closing have been completed for the most part.

Lennar is a volume builder, meaning they build fast and without great attention to details. The best example would be that the paint is sloppy, with overspray everywhere, including the countertops, cabinets, floor, etc.

At this point we have placed approximately 15 "warranty" items that need to be corrected. That was over one month ago, and nothing has been done, nor have we been contacted. I would suggest to future homeowners to refuse to close on the home until all items are in good working order.

My experience with the mortgage process was largely positive. The team was very responsive and quick to address any issues, and the approval process was smooth. However, the escrow phase was confusing due to a clear lack of communication between the escrow team and the loan officer. The closing statement had to be revised three times, which was frustrating and required extra effort on my part. The sales process was excellent with great communication throughout. Safety Issue: There are NO railings on the walkways. This is a major falling hazard, especially for kids and elderly residents. It's an accident waiting to happen. Parking Nightmare: They gave 50 homes only 10 guest parking spots. That's one spot for every five families. It's impossible to have friends or family over. This isn't the safe or convenient community we were promised.

Chaos digital portal

Lennar functional teams use different portals. You have to enroll each of them. Each portal looks different. It makes homebuyers confused. It is very hard to know what action you need take what docs you need to read. I have never experienced this type of digital chaos. Personally I love digital process to handle complicate real state. Lennar should use one portal to proceed selling, even prequalifying evaluation.

Overall it was an okay experience, for a first home buyer

It was overall good. The only thing I didn’t really appreciate was the home loan officer that I worked with, who was very unresponsive and difficult to deal with. Not helpful at all, especially as a first time homebuyer, the loan officer made it such an unpleasant experience. During the home celebration/inspection, we found a few paint that needed to be addressed and I was promised that we can ask for some paint after we fully moved in. Now that we’re all moved in for a month now, they’re saying they can’t give us any paint as it is a state law.

The sales staff goes above and beyond, then you get your home and have to figure out what to do about the quality of the components.

How does a home that is priced for more than a million dollars not have a duel zoned air conditioner when it has two stories? Why is it necessary to resubmit requests to get the smoke alarms to work correctly? Why is the home delivered with a cracked powder room sink? We just wanted our new home to be new and functional.

Poor response once you have an issue that need to be addressed, good response via teams or zoom to explain the situation but a lot of time to get fixed any situation on the property, maintenance department need to have a value stream mapping process in order to understand the response time/ Leadtime for costumer service.

There have been a few things that haven’t been great. Carpet was stained before we had our walk through. I called it out and it was bandaid fixed but the stains are all back. We have reports in for a fix but it is taking very long and response times are awful. We have also had issues with our stairs that have been reported and her no response. Disappointed since this is our 1st house. Figured Lennar would of been better than this.

The sales team, was great. The floorplan and model of the home is very good. The quality of the materials is fair to good. There have been many problems with Several issues that have arisen since moving in. Air-conditioning issues, electrical issues, water tank issue. I do realize they’re still working on building but the attention to detail prior to moving is substandard. The responsiveness of the team to fix these issues is up to par though.

Overall our experience with Lennar was decent. However, what left a sour taste in our mouth was when Lennar decided to change the buying process to a bidding war. It went from going down the priority list (all on list were prequalified through their lender) and offering the houses for their respective set price, to opening it up to everyone on the list and forcing us bid against each other. Only 1 bid allowed so it should be best and final. We did that and progressively started bidding higher and higher above the “Lennar starting at price”. Without seeing a model home, it was hard to know what you are buying. No brand new home over a million dollars come with shingle roof. Quality of fixtures are lousy. Faucets, etc.

The workmanship quality overall is very poor. Attention to detail is simply not there. I detected many issues with my home. Honestly, it feels like they rushed production of these homes and whoever "supervised" the different tradesmen working on these homes did a poor job. The one saving grace about Lennar is that they do stand by their one year warranty and get whatever problem you have fixed eventually.

Communication is an area that Lennar needs to work on. We closed on our house in June. We are still waiting for the garage door to be replaced, it was noted at the closing. We have also had problems with all of the AC units and can't get anyone to call us regarding these issues. We are now receiving notice from our lender that our address does not exist with the San Diego Tax Assessor's office. They do not know who to pay our taxes to.

The property management company is an absolute joke. Rude, condescending, and the community managers are always unavailable. I have found charges on the dues that no one at First Service Residential can explain. I am in the process of filing a complaint with Housing and Urban Development along with the Better Business Bureau. The solar company is horrendous.
