The front end of the buying experience was great. I appreciated the professionalism and prompt assistance we received from Patrick Sleeper and Dennise Vigil. We received a rushed orientation where we were told we could mark up what we saw that needed to be addressed. For a house our size, we had a quick one-hour orientation, because another one was scheduled right after ours that one couldn't be late for. We rushed through each room with barely enough time to mark the areas that needed attention. I addressed an area of concern and was told, "I wasn't getting a custom home!" he proceeded to make excuses for the imperfections and proceeded to talk about me when I walked away. Come move-in day, we get the house as is and what was marked up was to be completed by service at a later date. Our tape marks were simply removed and only a few things were fixed before they moved on to the next home. I never imagined moving into my first new-built home and being as dissatisfying as I was. Come closing day, my home was not move-in ready, and countertops, floors, cabinets, stairs, everything was covered in dust. The house was vacuumed but vacuum marks aren't enough when you can't move in immediately because you have to do a thorough cleaning beforehand. Our lights were left on in the home, we had trash in our front yard, our shower rod in one of our bathrooms was not hung, our carpet was lifting on the stairs due to the nails not being pounded down, areas of the floor were incomplete as the tile was not placed all the way to the wall, our baseboards are wavy and the drywall is wavy. We hired painters who we're having to pay more because they have to fix what the Lennar painters didn't do right the first time. Our painter pulled a vent off to paint the wall only to find someone's lunch trash. A can of Coke and a Wendy's wrapper were left right inside the vent for us to throw away. Lastly, we had urine and other evidence in 4 out of our 5 toilets from contractors using our bathrooms and not cleaning up after themselves when we were told it was cleaned. There was no soap or paper towels in the home so hands weren't being washed while the filth was spread throughout the house. The model and layout of the home are great. I have friends and family that brought homes in this community. After months of living in it they say their workmanship or how they build the home it’s cheap. Doing walk through the home many many blue tapes to the home. Some of the items they take the tape off or on closing they will try to get it done before we come back from closing. Then items are not and they leave it there as if the Buyers forget. This builder has cricked exterior bricks, and bathrooms are cricked tiles (some corners are sticking out and the other sticking in). Months of moving in no landscaping just left with dirt. The last thing is the window screens, when it arrives they put in the front door and leave it there. Then sends you an email with a YouTube video of how to put it on. I would say this builder hires all the new workers who has no experience and put the home together. After buying the home the response and home warranty is not good either. ... More

Lennar builds a very solid home!

Lennar's quality of workmanship and value for price can't be beat. The limited options available for upgrades is great as it eliminates the nickel and dime mentality that most home builders partake in. However buying a home is a large investment and there should be a limited opportunity to customize where it doesn't impact cost or timelines. Being told no for every little thing is very off putting.

he buying experience with Lennar was about what you’d expect from a large corporate builder: professional on the surface, but you get the sense you’re just a number. Every negotiation felt like pulling teeth, and the promises made were larger than the follow-through. Some details were glossed over or even misleading — especially regarding HOA expectations. As an example of being treated like a number, I needed landscaping documents within 20 days of closing and couldn’t get ahold of my salesperson at all. I had to find a workaround on my own, and based on that, I would not recommend working with her. The build team, however, was a completely different experience. They did a thorough walkthrough with us, and our rep had already flagged many issues before we even arrived. Most were resolved before move-in, and the rest were handled quickly afterward. Special thanks to Patrick — he’s been a rockstar. He responds fast, communicates clearly, and even accepts text messages to help with issues. That said, there are a few disappointments in the construction and landscaping choices. The siding used is very thin, which seems to be an unfortunate trend with large builders cutting costs. Landscaping has also been spotty — several of our plants died quickly, and I’ve noticed similar issues around the neighborhood. There is a warranty covering one replacement, so I’ll reserve judgment until I see how that process goes. Overall: Once we were past the sales office, the experience improved dramatically. We have been very satisfied overall. There are a few things we have been less satisfied with, but the overall value is very good. One recommendation would be to offer alternative interior colors than white. Response to issues so far has been great though.

IS HARD TO CONTAC HOA

Genuinely had a good experience, but the ball was dropped when my walk through punch list was forgotten. Ended up having to move in without issues being addressed like they should have before closing day. Other than that, it was a good experience.

This awesome floor plan features a four-car garage, five bedrooms, four bathrooms, and a two-story great room with additional room in the unfinished basement. There is no more need to say. The only thing that I would want is a lot with an acre or two to put the cherry on top.

I have called Tricia a couple of times about issues and she has had the problem taken care of very quickly. Z

We recently moved into our new home, and overall, we are very pleased with the quality and design. From the first walkthrough to our final move-in, the house exceeded our expectations in terms of layout, craftsmanship, and overall value. The attention to detail in the construction is evident, and we truly feel this home was built to last. That said, our experience with the sales process wasn’t as smooth as we had hoped. While the builder’s construction team delivered on what they promised and responded to most of our inquiries in a timely fashion, the sales agent didn’t provide the same level of attentiveness. There were moments when communication could have been more proactive, and we sometimes felt left in the dark on important updates. For anyone considering this builder, we would recommend them for the quality of their homes, but be mindful of staying on top of the process yourself. The Lennar experience has been wonderful and I would recommend a Lennar home to anyone. This is the first time I have purchased a new home and I am thrilled!!!!! However, at my age, I struggled with the on-line paperwork. I graduated college before PCs and I am self taught. IT does NOT come naturally so I really appreciated the managers patience with me. Everything has gone well except the front yard drip system. It has been repaired three times. Hopefully it is good going forward. My one BIG recommendation to Lennar is to be much more mindful about wasting landscaping water. When I moved in, my drip system ran constantly for days and I am afraid to see my first water bill. The lawn watering system has also had issues with running excessively and sprinklers watering the street. I hate seeing water/money running down the street and it took weeks to get the issue addressed. Question: why did Lennar put my one outdoor water spout in the front yard and NOT IN THE BACK YARD where I need to water??? I horrible design flaw! ... More

The ONLY reason I bought this home was because of Josh. Hands down. Only person who cared to get everything done on time, made sure everything was fixed and touched up and communicated. If it wasn’t for Josh we would not be living here now.

It's a good starting point

Lennar homes is not 100% perfect, but it is great value for price paid. Even tough there are still areas that could be improved, our home buying experience is a solid 4 stars overall! Thank you, Lennar!

Thank you for har work

The overall experience of buying the house was fine, with the exception of a last minute document that allowed Lennar Mortgage to share all of our information with their affiliates. The house itself is a great layout. But if it's not required by code, then they weren't doing it. Meaning, no fence, no landscaping, no window well covers, etc. And all of the finishes are super cheap. Flooring doesn't hold up to dogs. Counters are extra thin to save money. They paint the door hinges to save $1.50 per door. They put as few lights in as possible. After building a few homes ourselves, we get that every dime counts but Lennar takes it to the extreme compared to other production home builders in the Denver area. I will give them props for having a good sized garage and great floor plan! Warranty process has been easy, and the customer service rep (Pat) has been crazy responsive and easy to work with. ... 95% of work done was high quality and completed to a good standard. Still need to balance out air conditioner as it's leaning off to one side, some drain pipes are not usable due to the fence installation. Overall well done! Thank you

The warranty representative has repeatedly come to us with solutions to issue which we have brought to him. Thanks to him.

Overall good experience with recent purchases

Overall the experience was good. There was a lack of communication at times. When asked to re-evaluate certain items in the home, there were times we were given the runaround. A few items we asked to be fixed before closing, we were then told they were fixed but after closing we had to have them re-assess items that needed correcting. At the end of the day, we would go with Lennar again, and we love our house. Just could not give 5 stars for those few things.

Overall, I am happy with Lennar. The house design is great and the materials used seem to be higher quality. My biggest complaints is I wish they did a better job of leveling out the lots so houses weren’t on such a hill. Some parts of our flooring isn’t even and is quite noticeable. The thickness of the walls isn’t great. It is easy to hear through them. The fact they provided a great interest rate is really what sold us. As of right now (considering we have only had the house over a month), I would recommend to a friend or family member and would buy a Lennar again.

Our experience was very efficient, mainly because of the integrated Mortgage and Title services that all coordinated together. We’re only a month in, but overall quality and willingness to address issues pre-sale is great.
