I love the covered back porches and Elizabeth location. The Salesperson was great despite not being impowered to make negotiations. Management above her was very slow to respond. Additionally, one item that we asked for them to address and they agreed to was never addressed. Now we have been in the house for a month we keep having issues with the lights falling and notice that floor creeks a lot. Viewing it from the basement it looks like a short cut was made and they will have to address it now as well.

At the start of my process the people were so nice and helpful. When I started the process they told me about what I needed, however once we started to get into it and after I was on vacation I was constantly bothered for information that was already provided. They keep asking for the something over and over and for info that I did have or could not retrieve untill a later date. Even after I told them I would not be able to get so.ething they asked for till a certain date they made a due date that was unreasonable and before when I already told them they would have to wait for it. Th construction quality has not been very good. The material used is below standard. All the construction issues are being marked as within limit, which is not good. The quality of the product does not match the price paid.

Some of the people that we work with were amazing and sweet but there were others that weren’t too friendly. When we contact them they would seem annoyed. The home we brought was suppose to be “move in ready” by a certain date. Once we closed on the home they clearly did not finish everything in the home, it seemed quickly put together. A lot of mishaps with the home, I’m glad they have a one year warranty on the home but to find numerous things wrong with the home that weren’t fixed during the blue tape walk through was disappointing. It seemed that the workers were fixing things in the home the day of closing and they were done with the lowest quality of care to be frank. They also messed up our mailbox situation and we weren’t receiving our mail for weeks which incurred late fees on certain bills. The customer care service person stated they notice that we had two mailbox addressed to our address but didn’t care to say or fix it until I came to them with the issue. If anyone was to ask if they should purchase a Lennar home I would 100% not recommend, unless they have a lot of free time on there hands to deal with situation after situation as they’re careless and are just trying to mass produce these homes to get it sold. ... It takes one bad apple… Overall, I think Lennar is a good builder. Craftmanship/workmanship and material are least to be desired. Sales is good. Finance portion, amazing. Closing process, amazing. Warranty, so far so good (but not perfect). The foreman, I never met in person, let me just say I am glad I did not - one phone conversation is all the disrespect that I can take as home buyer.

Unfortunately I'm a furniture maker so workmanship and overall quality are very visible to me. Here's what I got for $800K: No handles on cabinetry, flat paint or primer used only, No soft close hinges or drawer guides, one hose bib and a front yard that was supposedly "carefully" designed and looks cheap as heck. Amazing that I'm looking for painters to redo the interior.

I loved that Lennar was doing rate buy downs, it allowed us to move into our home. However, I didn't love the fact that we couldn't choose certain things about our house and that certain things weren't included and we had to do after purchasing the home. I don't particularly love our downstairs layout, I don't feel like there is enough pantry space, kitchen space, and some of the cabinets are shaped awkwardly. It also looks like the inside of the kitchen cabinets aren't really sturdy. IF you put something in the wrong way, the divider will fall. Not ideal. I feel like we could've been more involved during the building process. We only received like 3 calls throughout. Quality is honestly okay, things could've been done much better and better attention to detail was definitely needed. We had a gas leak the first day we were in there - huge problem as I was alone with my infant son. It was resolved that same day, but it shouldn't have happened if things were checked better before closing. One of the pipes on the furnace wasn't tight enough. Please pay better attention to the details and make sure you turn over a home that looks good and is good to live in. ... More

Multiple times through the entire process we were disappointed that Lennar discontinued many practices, even from one house to another, seemingly at random. When preparing the contract to purchase, we stopped by the model home to speak to the representative and every single thing we liked about the model home we were told they no longer did in this neighborhood. It was very disappointing, but we had already made plans to purchase new construction due to high interest rates. There has also been quite a bit of cost cutting throughout the entire house. We have a 7ft “crawl space” with no access to it because they said they didn’t have to (this was specifically told to us when it was brought up multiple times, even though they put our HVAC down there that needs new filters often). Another thing is that all of our hinges throughout the entire home are spray painted white instead of matching the hardware on the rest of the doors and it looks very sloppy. Long story short, ever since closing, we have been finishing a house that we feel was incomplete at purchase. Of course we are giving them an opportunity to fix the issues, but we feel they should have done the right thing PRIOR to closing, considering Lennar’s vast resources. We just really expected a better experience from a builder like Lennar, but in my opinion, profits seem to mean more to them than a good, quality homes and doing what’s right. ... More

Though we like our new home and neighbors, we live in a major construction area with dozens of Lennar homes in various stages of construction. We knew at time of purchase that there would be 4-5 months of additional construction, but we had no idea that street in front of our home would serve as a staging area for various parts of the building process w. the accompanying dangerous construction traffic, diesel fumes, noise, placement of materials, equipment, landscaping gravel, etc. all right in front of our house with little concern about the effects on residents living there. Had we known the full extent of disruption and potential safety concerns, we would have not purchased here. Yes it is time limited but Lennar could do way more to shield current residents from the above. ... More

Few items that were not working when I moved: 1) Water heater: I lived without hot water for 10 days. Water heater has been replaced. 2) Air conditioning: One of the A/C was not working. Tech came in and replaced the parts and good now. 3) Cracked basement: Even though new construction, basement has a 7 feet cracked before I moved. 4) Water leaking: When they started sprinkle, water leaked from pipe and still leaking. means Lennar used very cheap material. 5) Siding wood already started peeling and curved. 6) Already started peeling the paint several areas. 7) 3 areas windows glass are going to replace b/c of poor quality and not meet basic requirements. My final conclusion: Used cheaper material, so don't recommend buying Lennar house to my family and friends. ... More

Owned a few Lennar homes over the years and I fell like the quality has gone down. Also the everything is included motto no longer exists. I had to put in a back yard and blinds on main level that I haven’t had to do on previous homes. Also wasn’t too happy with the games from the sales side. Thought it could have been handled better.

We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

Lennar Mortgage was very easy to work with and that was the best part of the purchase. There were many issues I thought would have been done before closing such as soft close cabinets, paint, and other issues that should have been taken care of before closing.

I had a great experience working with the construction crew and supervisor. The process from construction to the house being done built was good with great responsiveness of issues regarding the home and other issues throughout the process. However my experience with the sales team and loan process was bad, the responsiveness was terrible, communication was bad and questions that I had were not answered till days later . As a customer buying half a million dollar home there should be a bit more communication. There should also be more professionalism with the sales team and them not expressing so much of their emotions if a client is having second doubts of buying a home, also the negotiation on the price of the home was terrible. I had to reach out to the sales region manager so I can negotiate the price of my home since the sales team weren’t budging on anything. I’m positive you guys have lost multiple customers due to price negotiations because the sales team won’t try to workout things out and those customers gave up but could’ve bought a home if they would have just called the region sales a manager. ... Where to start? The house was not ready when we closed. Lennar builds houses and then is completely unprepared when someone attempts to move into it. Appliances were not in until the day after we moved in and then the stove didn't fit. Waited a week to have the cabinets moved so the stove could be installed. There was a dumpster in front of the house so only one pod could be delivered. Move in was delayed. Dirt everywhere. Driveway and stairs were not cleaned so the movers had to walk over moving pads and still tracked mud all over the brand new house which Lennar had to have cleaned later. Sprinkler system and landscaping could not be completed because the backflow pipe for the irrigation system was buried behind the stone work. Construction debris under the back porch still hasn't been removed. Loose railing, crooked pendant lights, paint overspray in many places. Several doors needed to be adjusted to close correctly. Opened at least 20 warranty tickets already. Most cosmetic repairs are shoddy and noticeable. Interior paint appears to be one thin coat of cheap paint throughout the house. Zero guidance on smart home connectivity. Ring doorbell installed incorrectly and box was not provided so we cannot pair doorbell to app. Complained about this a dozen timesand still not rectified. Stove vent had to he repaired. Furnace had a water leak that needed to be fixed. Various rods and brackets were missing throughout the house. Washing machine drain cap was painted shut. Every neighbor has similar stories and worse. ... More

We love our home but but the lender experience was terrible. It is too much to write, but they weren’t prepared with our paperwork at closing and we had to reschedule the closing to another day after sitting at the closing table for 2 hours. It was ridiculous.

As far as sales,Deb is amazing to work with and I would recommend her to anyone looking to purchase a home in Sterling Ranch. On the other hand i am extreamly disappointed with the poor construction management and the lack of finishing anything before moving onto the next home. We moved in almost 2 months ago and still our house is being pieced together while we watch others move in weeks/months after us and have a fully finished house and landscaping. This company is more worried about putting up more houses than actually finishing what they had started.

We were very disappointed in the build quality in several areas and difficulty in getting issues with wrong location of washing machine water and drain piping - took three attempts to get someone to put it in the right place after being told "we leave it to the plumber. Also problems with location of the attic access hole. Supposed to be located in the master closest and not the master bath,. Again took three tries go get it located in the right spot. Then issues with the repairs to wrong location drywall. Big disappointment with cleaning of the home prior to closing. Basement was covered in white dust that got tracked everywhere. The main floor flooring was covered with some type film. They were clearly in a rush to close before they were really ready, and we had to accept it as we'd already sold our house and had the move planned. My overall feeling was that the build team really didn't care about quality and left many things for us to add to warranty. ... More

Issues at every step. Build was rushed at my expense. A few examples, drywall went up which prevented me from viewing electric work. Cabinets are uneven, stained, drawers still hard to open and close. Flooring damaged, carpet was stained and had to be cleaned upon closing. Carpet had numerous nails stick out in stairs which caused injury to my family. Windows are pending replacement due to chipping. Screen door was missing. Door paint was so fresh that each door stuck and needed sanding and painting upon move in. Garage door opener was installed 3 weeks after closing. Closing was 10 days earlier than expected when this time could have been used to ensure a proper handoff. Since closing, ive had to put in several warranty issues and some are still pending. I had a heating emergency as my heater would not start on a rather chilly night. Turns out my main gas was never turned on. Ive had a breaker replaced as the appliances didnt like gfi breakers, now i can use my stove, yey i can finally bake. Most recently, my home to garage door came off the hinges and nearly injured me if it wasnt for my agility. I had a chair holding it in place. I am disappointed in the care in which this build was handled and i know the project manager took shortcuts for personal incentives and frankly, would not recommend a Lennar build to my family or friends. I truly hope no one has to endure what my family and i have. This is my second new build and it made me appreciate my previous builder William Lyon homes. ... More

Not sure that the builder understood customer service. Pile of dirt in the garage on final walkthru. Said that he pressure washed the garage 5 weeks ago. Therefore, not his problem that there was a pile of dirt. Emily stepped in and had it cleaned. Thank you. Still waiting for my windows to be repaired (over 2 months) says that the subs are real busy. Otherwise, pretty responsive.

A lot of issues still left to be resolved but overall an ok experience

They are building the homes so fast that quality is not what it should be. Fortunately, they correct the issues in a reasonable length of time.

Constant having to call and make corrections that should of been caught during inspection. Builder doesnt seem to give a crap about craftsmanship for the price you pay for a house these days.

Shoddy workmanship, they shouldn't use the phrase "Everything's included" anymore - it isn't. No cabinet pulls anywhere in the home. Blinds in privacy rooms only (we had both in our previous homes - blinds throughout, cabinet pulls, nicer appliances, a clean ready to move in home, engineered wood floors, and quartz countertops in the bathrooms - not laminate). House was NOT ready for move in, construction dust everywhere, paint drips all over the floor and carpeted rooms (aren't you supposed to paint before you put the carpet in?), the decorative brick outside the house was falling off in places, outside trim not finished on one of the windows and not painted in several places, hinge pins missing on some of the doors, grout work missing in bathroom, downspout not connected to gutter drain in the middle of winter, cabinet doors improperly installed, back porch slider door was improperly installed. PVC pipes in the basement are jerryrigged to drip into a drain in the middle of the floor. Wow - it looks like someone's DIY job. After 2 really great experiences with Lennar, this home was a disappointment. ... More
