I love the covered back porches and Elizabeth location. The Salesperson was great despite not being impowered to make negotiations. Management above her was very slow to respond. Additionally, one item that we asked for them to address and they agreed to was never addressed. Now we have been in the house for a month we keep having issues with the lights falling and notice that floor creeks a lot. Viewing it from the basement it looks like a short cut was made and they will have to address it now as well.

At the start of my process the people were so nice and helpful. When I started the process they told me about what I needed, however once we started to get into it and after I was on vacation I was constantly bothered for information that was already provided. They keep asking for the something over and over and for info that I did have or could not retrieve untill a later date. Some of the people that we work with were amazing and sweet but there were others that weren’t too friendly. When we contact them they would seem annoyed. The home we brought was suppose to be “move in ready” by a certain date. Once we closed on the home they clearly did not finish everything in the home, it seemed quickly put together. A lot of mishaps with the home, I’m glad they have a one year warranty on the home but to find numerous things wrong with the home that weren’t fixed during the blue tape walk through was disappointing. It takes one bad apple… Overall, I think Lennar is a good builder. Craftmanship/workmanship and material are least to be desired. Sales is good. Finance portion, amazing. Closing process, amazing. Warranty, so far so good (but not perfect). The foreman, I never met in person, let me just say I am glad I did not - one phone conversation is all the disrespect that I can take as home buyer.

Unfortunately I'm a furniture maker so workmanship and overall quality are very visible to me. Here's what I got for $800K: No handles on cabinetry, flat paint or primer used only, No soft close hinges or drawer guides, one hose bib and a front yard that was supposedly "carefully" designed and looks cheap as heck. Amazing that I'm looking for painters to redo the interior.

I loved that Lennar was doing rate buy downs, it allowed us to move into our home. However, I didn't love the fact that we couldn't choose certain things about our house and that certain things weren't included and we had to do after purchasing the home. I don't particularly love our downstairs layout, I don't feel like there is enough pantry space, kitchen space, and some of the cabinets are shaped awkwardly. Multiple times through the entire process we were disappointed that Lennar discontinued many practices, even from one house to another, seemingly at random. When preparing the contract to purchase, we stopped by the model home to speak to the representative and every single thing we liked about the model home we were told they no longer did in this neighborhood. Though we like our new home and neighbors, we live in a major construction area with dozens of Lennar homes in various stages of construction. Few items that were not working when I moved: 1) Water heater: I lived without hot water for 10 days. Water heater has been replaced. 2) Air conditioning: One of the A/C was not working. Owned a few Lennar homes over the years and I fell like the quality has gone down. Also the everything is included motto no longer exists. I had to put in a back yard and blinds on main level that I haven’t had to do on previous homes. Also wasn’t too happy with the games from the sales side. Thought it could have been handled better.

We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

Lennar Mortgage was very easy to work with and that was the best part of the purchase. There were many issues I thought would have been done before closing such as soft close cabinets, paint, and other issues that should have been taken care of before closing.

I had a great experience working with the construction crew and supervisor. The process from construction to the house being done built was good with great responsiveness of issues regarding the home and other issues throughout the process. Where to start? The house was not ready when we closed. Lennar builds houses and then is completely unprepared when someone attempts to move into it. Appliances were not in until the day after we moved in and then the stove didn't fit. Waited a week to have the cabinets moved so the stove could be installed. There was a dumpster in front of the house so only one pod could be delivered. Move in was delayed. Dirt everywhere. Driveway and stairs were not cleaned so the movers had to walk over moving pads and still tracked mud all over the brand new house which Lennar had to have cleaned later. ...

We love our home but but the lender experience was terrible. It is too much to write, but they weren’t prepared with our paperwork at closing and we had to reschedule the closing to another day after sitting at the closing table for 2 hours. It was ridiculous.

As far as sales,Deb is amazing to work with and I would recommend her to anyone looking to purchase a home in Sterling Ranch. On the other hand i am extreamly disappointed with the poor construction management and the lack of finishing anything before moving onto the next home. We moved in almost 2 months ago and still our house is being pieced together while we watch others move in weeks/months after us and have a fully finished house and landscaping. This company is more worried about putting up more houses than actually finishing what they had started.

We were very disappointed in the build quality in several areas and difficulty in getting issues with wrong location of washing machine water and drain piping - took three attempts to get someone to put it in the right place after being told "we leave it to the plumber. Also problems with location of the attic access hole. Supposed to be located in the master closest and not the master bath,. Again took three tries go get it located in the right spot. Issues at every step. Build was rushed at my expense. A few examples, drywall went up which prevented me from viewing electric work. Cabinets are uneven, stained, drawers still hard to open and close. Flooring damaged, carpet was stained and had to be cleaned upon closing. Carpet had numerous nails stick out in stairs which caused injury to my family. Windows are pending replacement due to chipping. Screen door was missing. Not sure that the builder understood customer service. Pile of dirt in the garage on final walkthru. Said that he pressure washed the garage 5 weeks ago. Therefore, not his problem that there was a pile of dirt. Emily stepped in and had it cleaned. Thank you. Still waiting for my windows to be repaired (over 2 months) says that the subs are real busy. Otherwise, pretty responsive.

Shoddy workmanship, they shouldn't use the phrase "Everything's included" anymore - it isn't. No cabinet pulls anywhere in the home.
