After signing contact office employee not as friendly as I think they should be. Builder very helpful. Employees working with closing all very professional and helpful.

The sales person was great

I asked the Lennar construction manager if Lennar would put in frames/support for ceiling fans for the back deck. The response was " Normally we don't customize homes, but thats not a big deal. We can handle that. Three times during the construction, I reminded him. On the walkthrough I asked about the ceiling fan supports. His response was "Lennar doesn't do that. If he would have been honest. I could have had the supports put in myself while the soffit was still open.

Go with a builder who offers options.

Sales staff, construction manager and warranty rep have been great. Lennar Mortgage is the worst home finance company I've ever worked with...and I work in real estate so I've seen A LOT for comparison. Trust me, their incentive to use them isn't worth the hassle. The time I spent using them cost me hours I could have used to make 3x the dollar amount they offered via incentives. When they were "Eagle Home Mortgage" their service was top notch, that has drastically changed. Hands down, this was the most disorganized, apathetic and unprofessional team I have EVER had the displeasure of working with for such an important process. Overall we're really happy with our new home. But there seems to be a huge rush to build as quickly as possible so there were problems initially that were difficult to resolve.

While the home is decent, it's important to remember you're not buying a custom home. You can ask for things, but the answer will always be no. The welcome meeting on purchase day was a horrible experience. We walked in on a red carpet, but it was just for show; it certainly wasn't followed through in words or actions. The beginning of the welcome meeting was the reps bombarding us with a list of don't do this and don't do that. There was no celebration or positive experience. The date of our closing was changed multiple times and wasn't always communicated to us, and the sales guy made promises that he had no authority to make. ... More

Sales team was good. Warranty personnel is good. Not overly happy with the craftsmanship with this builder. Not sure if it’s the contractors they use or accept but they fall short in this area. The repair contractors are even worse then the install contractors. Pretty frustrating experience so far in that area.

Cracks everywhere, corners are super off and not even 80 degrees, doors are not close smoothly, carpet nails sticking out everywhere. Overall very cheap.

Homes are maid cheaply no quality workmanship and material. They just look pretty. Drive way, for a 4 car garage was designed poorly. Not even 2 cars can park next to each other on the drive way without getting too close to the house. Even though I paid 25k for landscaping in the backyard, I had no input how to make it just a rectangle patch of grass with no nice shape. Not all rooms have low voltage wiring which should be standard. Cheaper houses have been pre wired for cable and internet since 20 years ago. Overall, because of the mistake original salesman made in our case, it turned out to our favor and I think we got a better lot but all those issues remains. The standards Lennar has does not make sense. You guys say you don't do certain things and not customize to be on time but, let's say why can't customers have the say so in at least the color of the countertops? It's same material, same price just different color. 1.2, 1.3 million dollars is not a small amount and for that, I should have gotten a better house. Driveway is the main thing that I'd have to get rid of all those nice plants and replace them with concrete to make driveway match the house. Or using small loose rocks on the edge where it will scatter all over the siding. Who's designing all these? Bring me in and I'd do a better job. Very disappointed in Lennar but unfortunately, it's the house that family liked because of the openness and rooms that have bathrooms and walk-in closets. But, that's how I feel. You can change that by helping me at least correct the driveway at your own cost if you want a better review and recommendation from me. Also no walkway from house to street? Bad design. ... More

Don’t sit on completed homes.

Vivian our sales agent was great. We also loved our interactions with Lennar title. Our LO Kelsy was also helpful. We did have great experience with the front end super and the concierge position (new to us this time around). This is our second Lennar home and while our new home is beautiful we can definitely tell where the builder decided to cut back - we’ve had more issues with this home and have noticed a downgrade in quality work, options, and materials. This home was almost 200k more than the first and has lesser features, options, and quality. We also wish we had been told about the landfill being less than 5 miles from the community- the smell is sometimes unbearable and we didn’t even know to research something like that prior to buying - you don’t know what you don’t know. So, we do wish someone had been more transparent about that. Overall the lending experience was average this time around - we had some serious and very avoidable issues with the mortgage processor and UW team only days prior to closing - about something we had already asked about months ahead of time. And unfortunately our warranty rep, while friendly, is not super willing to help or be flexible (unlike our first experience). We’ve had some defects WE have had to cover - and we’ve only lived here two months. If we buy another house, we will definitely consider Lennar but this particular experience this time and the step down in quality has given us cause to weigh our options in comparison to other builders and the resale market. ... Finishing the new home isn’t good. Lot of stains left behind

The buying experience went well. The issues we are having is post close follow up and quickly resolving our issues instead of making excuses of why not.

Overall we are very happy with our home and the community! The largest complaint we have is the workmanship. Attention to detail has been lost for sure. Landscaping and concrete work has been terrible and an ongoing headache. The money Lennar saved with low bid has cost us huge in time spent managing repairs, not to mention the work I have to go back and redo. Lennar, please start taking pride in your own product and ensure quality work is done ahead of time.

Lennar’s branding and sales (Sarah was great!) and the layout of my Davis home drew me in. Decent incentives before year’s end. I was impressed with the level of communication through the first months of build. Patrick, one of the construction managers, was super helpful. Once the timeline got closer things started a bit more chaotic. A major hail storm didn’t help. The last construction manager was very frustrating to work with - didn’t listen nor communicate well. Chris, head of construction, came thru in the end — listening well. This being my first new build, I was frustrated once getting into the home on the level of quality of certain things. Paint was a thin coat, cabinets were low level with poor finishing to name just a few. Attention to detail is something I had to stay on top of. Finishing touches for an almost $1m home were disappointing, frustrating. I’ve had to stay on top of the warranty process and push for things to be made right and not be afraid to speak up. First world problems, for sure, and it was an eye opening experience. Would I buy from Lennar again? I wouldn’t do a new build non-custom home again from any builder. There were diamonds in the rough tho and there’s a lot to be grateful for at the end of the day! ... More

The frame is decent although you need to watch them and stand up for yourself. Finishing work is ok. Trim is rough in spots, painting is ok if you like having paint on your carpet. They do clean it but I have never heard of the carpet and finishing going in before they do the painting.

Our experience was OK at most. Did not receive much of communication throughout the stages as we received on our last new build with another builder. A few things were promised, then changed in the end. The excuse was COVID. The lennar lender was horrible to work with. She said we were approved before signing the contract on the home and then did not receive any information until 3 months before closing letting us know that we were not approved and at the same day selling our current property. So we had to go with another lender in a hurry and received a higher interest rate because of it. After the home was completed. The quality of workmanship was not all that great as far as finish touches. Texture on drywall is patchy in many places that you can tell that the tradesman did it at the end and tried to hurry in order to close. There is also drywall mud and paint on areas of hardwood that we are still trying to get out. Not finished at 100 percent as we would have liked especially paying the price for it. Catherine was a big help. She was kind and understood the stress we had been going through. This superintendent was always there when we had questions and was a phone call away and still is pretty much until this day. Much appreciation to her. We are a second time buyer with Lennar. The quality of craftsmanship this time around is shockingly bad. The amount of items with have requested for repair is countless and while our representative does have people come out to address them, the folks coming to repair tell us they are not the right person and nothing gets fixed. The floors and stairs are creaky, every baseboard is damaged, our sink is scratched and damaged, there are huge stains in our concrete- it’s just bad craftsmanship.

Lennar has yet to address the pinch list items after closing, I have tried to get the punch list but I have yet to receive it.

Closing was very unorganized. Dates changed. Lennar blames my lender, lender blames lennar. Never knew the truth.

Sales office would say anything to sell a home, Shame on us for not looking into a few things ourselves and taking their word. Biggest issues is street behind us, once we moved in found out it is a short cut from Aurora to Parker, CO. Construction team on our home refused to listen to concerns on safety, and structural problems. He has no communication or people skills what so ever. Not someone you would want representing your company.

Several things falling apart. Not repaired in a timely manner. Backyard rules too restrictive, Lennar does not follow the same guidelines.
