Needed to lower our expectations

The nice thing with Lennar and the point at which we purchased the home is everything was an "as is" choice, we picked the home with the features and colors we liked and did not have a million decisions and upgrades to look at. However, for the almost million-dollar home purchased from Lennar the quality of some of the materials and workmanship was disappointing. The state in which the home was delivered was also lacking with many, many spots all around the home with paint spots, spatter and/or drywall mud and grout (in the bathrooms and tiled areas) on floors and shower walls. It was highly ...

Lennar - Given the real estate market in the Denver area, Lennar is constructing

Given the real estate market in the Denver area, Lennar is constructing homes too quickly without much attention to detail which leads to poor craftsmanship and poor attention to detail. There are way too many issues with our new home, especially when paying this amount for a new home. You'd hope that those little things/details like adjacent electrical outlets lining up, ensuring HVAC wiring is correct so that the furnace and A/C condenser aren't running at the same time, picking up the debris/nails around the perimeter of the home prior to closing, ensuring paint is off of windows, ensure ...

There are already few items which required us to use warranty. Also, the mailbox key provided doesn’t work and now we have to wait few days and spend time to get it fixed via usps. The handing over went too quick and wish they spent more time in explaining the systems. Also, why won’t Lennar include Radon mitigation system while building when it’s known that Radon gas is present.

Financial didn’t return calls. Builder didn’t return calls. Disappointed about cabinets in both model home and virtual tour left out. Tried to contact before walk through no return call. Accepted $500 to do myself. They seen me coming as this is still a big ordeal to get cabinets put in and way more expensive, so I am experiencing. Very disappointed that experienced people would put an old lady through this. Miss represented to make the sale. I would warn potential Buyers given the chance. Wasn’t treated very well by any Department with the exception of the guy that did the walk through with ...

Outside of the project manager who took over at the very end of our build, the building experience was terrible and Lennar as a whole excused away poor quality and lack of communication as just "part of building a new home".

Lennar responded:

We closed on our house in September. We were told the day before that major issues still remained (appliances not delivered, etc.). We've been struggling with Lennar for months now (mid-November) to handle paint, drywall, flooring, cracked tubs, etc. They say they will fix things, and eventually they have been getting to issues one by one, but it takes forever. Everyone in the neighborhood has this same experience. Lennar does not have enough focus on the last 2% of fit and finish, and does not have enough resources focused on keeping commitments to new owners.

I have worked with and for builders over the last 20 years and have purchased new homes in the past. This has been a disappointing experience. Supply chain is a "thing" right now BUT my issues are not supply chain related. -Staff would not communicate with my Realtor about my concerns prior to closing -60 days later, they still haven't painted some areas in the front of my new home as well as numerous other issues -Landscaping not completed -Response to requests are slow (call backs) -Damaged flatwork still has not been scheduled but new flatwork is poured each day at other properties At ...

There have been multiple issues since moving in. The front rain spout that goes underground had to be dug up twice, as my drive way was an ice skating rink due to overflow. The flooring was not installed properly and had to be repaired, then the baseboards had to be repaired by 3 different people! The upstairs bathroom tub has cracks apparently from shipping and the manager just had someone repair it. I bought a brand new home I expect brand new everything. The oven is not level and hasn’t been fixed yet. The granite countertops are now pulling down and away from the wall; all that will be ...

Our closing date has been moved and no proper communication and the delay of everything though the documents has been submitted a couple months back before closing date. Travelling all the way from WI to CO for closing in bad weather and information on cancellation due to underwriting delays and the Sales responsibility and each of the persons involved was very concerned. The response of delays and the way staff communicate was not good . It’s kind of staff answering like you take or leave the agreement for the conversations which we have concerns about the insurance. My husband and I have purchased three brand-new homes in the past 35 years. This experience was by far the worst experience. From poor responsiveness by the sales team to the construction team to the customer care team, it's incredible to me that Lennar can survive. That said, we are in our home and love it. We are looking forward to being out of the warranty period in ten months. It seemed as though we had to and continue to have to pull teeth to get responses or items taken care of. The item of most frustration to us is the customer care department head in Colorado. We are speechless ...

Sales experience was good, closing experience was rigid and uncollaborative, building supervisors were good but I was told on at least 4 occasions that pre-closing issues were done when they were not (3 issues are still not done 2 months after closing), and warranty issues are taking months to complete.

We have been left with numerous issues since the day of closing and it has been a month and a half of poor communication and constant follow up to try to get them resolved. From the poor finish work, incomplete work and lack of cleanup, it is clear that corners were cut to make the closing date set by Lennar. There were a few items that should have prevented it from even passing inspection. Along with finish work problems like paint, we have poorly caulked windows and a roof which had torn and damaged shingles. We had been told that Lennar was one of the best builders around. We had a laundry list of issues with our home and the quality of the work that was done. It was actually appalling the low level of quality that Lennar tried to pass down to us. My parents bought a Lennar home back in 2018 and my husband and I’s experience speaks to how drastically Lennar’s quality and customer service have declined since then. The first time we went through and noted things with tape that needed to be fixed, when we came back all of the tape was removed but literally nothing had been fixed and then a very young guy did a walk through with us and said “we don’t do that” to ...

Our new home came with a thick coat of construction dust over everything. We had rust stains on our new shower pan bottoms, all the mirrors were still covered in stickers and filthy. Cabinets had wood chips and saw dust all over inside There had to of been no move-in clean. Lots of parts of it weren’t finished yet and we had to constantly check in about the contractors coming back and finishing their work. There is barely enough paint on the walls to cover the texture. If you need to wash anything off then immediately the paint is gone. Lots of dings and scrapes and things that never were ...

Several items were addressed prior to closing and almost none of them were addressed until closing day. A few of the larger items are still left open and un fixed or in a worse condition/state. There is a major lack of quality control over the trades. Subfloor was not prepped before pad and carpet. You can feel drywall mud through the carpet. There was a 6" hole in the subfloor, carpet guy carpeted right over it. We found it by nearly stepping through the carpet. We've been in the house 6 weeks and cannot shower in our master bath because a tile repair needed to be made. So far the glass and ...

Lacking the attention to detail I would expect from a production builder. Several of their trades don't use a level so many finish things are crooked, wall and bath tiles are not aligned and flat, interior paint quality is poor, the trim paint includes excessive construction debris trapped in the paint surfaces, and the perimeter edges of the upgraded floor were covered with paint overspray. At this jobsite, the trades routinely drank beer at the end of the day and left empty beer cans in the yard and in the house. Based on the quality issues observed, maybe they started drinking at lunch.

Since moving in there has been one issue after another with our home, as well as the surrounding neighbors. (and I'm talking about some BIG health and safety hazard issues). We have had people constantly in our home fixing issues since we moved in which has been frustrating. Many of the fixed items have been done very sloppy. Some of the issues we were told weren't under warranty, so we are already having to pay hundreds of dollars out of pocket for the extremely fast and sloppy work that is done with building these homes so quickly. I would never recommend a Lennar home. We had to buy from them because we wanted to be in the neighborhood where they were the only builder. Within one week of closing, shingles were blowing off the roof and within 3 weeks we were catching buckets of water from the leaks in the roof/ bathroom vents. I could go on for a long time but hopefully you get the idea. They are responsive to issues because thats how they manage their business, by never doing things right the first time.
