We had the worst experience with the warranty person!

Usually I don’t do reviews unless it’s really demanding. Here goes my 2 cents Sales Initially it all started off well. I had another rep assigned just before closing as the previous rep left Lennar. And this new rep is rude and arrogant. I’m glad I don’t have to work a lot with the new rep besides some electronic paper work. In fact I never met the new rep. I wonder how someone with this attitude survives in this role. Mortgage This was smooth. As a first time home buyer I had a lot of unknowns and thus confusion. Rio was patient and took time to explain everything in detail and even repeated twice at times. He is a true customer centric person. Closing Let's start with positives, closing manager Jenny is extraordinary. She’s very understanding and a true gold star. Sadly everything except the closing manager(Jenny) is awful. Identified many issues during the walk through. Also gave the list from private inspection and only few were addressed. Some major things were fixed only at 7pm on the closing date which is still an issue today. Unlike other builders there is no closing ceremony. Lately I learnt that actually there were ceremonies for others. May be a bias(?). Closing was moved with very short notice leading to an unnecessary day off from work. I’m kind of forced to close as planned by the business irrespective of issues and even threatened that If I won’t close on time then I have to pay a certain percentage each day of delay. I feel everything was just rushed to meet closing date/targets trading off construction quality and customer experience. Just to understand the seriousness of the quality concern I’ll give a couple of examples. An uneven/non straight wall. Pillars at the front are not built as per the plan and only partially corrected after I noticed & asked. (You may think I’m exaggerating/overreacting but I have email communication for everything I stated above if needed) Warranty This is another disaster. Fixing issues identified during the walk through created another new set. I was promised those will be addressed at the earliest after the close. Yet I’m still here raising tickets and waiting forever for the issues to be fixed. Overall it’s NOT such a great experience. If given a chance I would rethink my decision. ... More

It was way to buy a new home with Lennar. Everything went smoothly and the house was only 7 days behind schedule. The staff is great. I wish I would have paid more attention to the materials, the cabinets, hard surface flooring and window are pretty cheap. The carpet is nice and overall it is fine for the price.

Lennar is supposed to replace my driveway since it was in horrible condition when I bought it. They have no problem pouring driveways for the new houses across the street but have yet to give me a date when my driveway will be fixed.

We had our home built and we only had 1 package choice in options, color of carpeting, tile and floor planking. The windows, HVAC and appliances are on the low end of quality. Clean up was terrible. We spent a minimum of 20 hours scraping paint off the floor and trim.

I think I get a very good value for the price that I paid.

I’ll preface this by saying that I have base-level experience in construction and I’ve built a home with another builder before- so this is not my first rodeo. I will say that working with Logan, in the sales office was a pleasure. He was kind, informative, speedy, and helpful. So this doesn’t reflect on him. But the process by which they handle the build of your home is sloppy and lazy. For over a $700k home, you’d think they’d care enough to not leave orange peels all over your newly laid carpet, leave pizza in your window wells, a rotisserie chicken under your deck. You’d think they’d care enough to have more than one builder call every few weeks. I had 2 in the entire duration of my home building process. Linda in their Lennar lending office went away on leave and never got my loan covered, so stuff fell through the cracks and I was scrambling at the end to get handled what needed to be handled. It’s lucky I’m smart, quick, and capable or I wouldn’t have been able to close. I was also pressured to change the terms of my loan at the 11th hour. The quality of work is REALLY POOR! They slap your house together as fast as possible with zero care or attention to detail. I have doors that don’t close, ones that won’t stay open, yellow tape from our walk that never got addressed. I closed with a long list of items that were supposed to be handled in the 30 days after closing- surprise surprise- they weren’t. Now the warranty rep, Justin is VERY nice and did a great job making me feel comfortable and assured on our preclosing walk that I’d be taken care of. But 30 days came and went, and I got several stock emails saying that they attempted to schedule trades and were unsuccessful so I was being transferred to warranty. As you might have guessed - no attempt was made to schedule ANY trades, and I wasn’t even living in the home, so it could have been easy. They sent one guy to power wash, who showed up unannounced, despite me saying I needed appointment times! Now Justing did try to call me twice over 8 weeks. I was working so I missed his call - and I called him back both times- no answer. I sent a distressed email- which he assured me he prioritizes and always responds to! That he’s trained to take e-mails seriously! Zero response! Just some more stock emails and DocuSigns that I’m refusing to sign. When I built with David Weekley, I was treated WELL! The trades cared and did a good job, the builder was highly communicative, I was involved in every step, the warranty rep handled the inevitable issues like a pro. I was thrilled with that experience! This experience at Lennar made me feel like I bought a $500 slab from them. I read the reviews, I saw the comments on my community FB page to not sign on the house until things were done, that Lennar doesn’t care, and they do terrible work and just sell you - and when you close you’re on your own. I assumed I should take that with a grain of salt because ppl only write reviews if they have an amazing experience or terrible one - nothing in between. I should have listened! Now- I love my community and neighbors, but I wish I could have built with another builder! Or at the least that Lennar would streamline their process to make the customer happy and provide work and craftsmanship that is worthy of the prices we’re paying! ... More

Very focused on new builds but a bit slow to address issues pointed out prior to settlement. Follow up and communication on outstanding issues could be better.

Head engineer/construction team (Pete Wade) and home warranty representative (Pattrick) are not friendly and not willing to fix items we found on the home orientation or acceptance. They did not note those items on their list. I pointed out that the weatherguards around the garage access door got paint stains all over from their crew's painting. They never put that in their list of home acceptance list that Lennar requires, both of them were supposed to have those paint cleaned or replace those weather strips but they never did. Another item I just found at home acceptance was that the gutter in front of my house was leaking; from snow melting that day, I can see where is the water dripped from. In this case, the head construction team said there are tons of homes that are like that, like 30 homes (my head also thinks that these are new homes, why they poorly make the gutters leaking already?). When the weather is better (no snow), he will have the crew fix all the homes at once. He did not mark where it leaks or even put in his note my home address, how would he know which home and where is the leak located? Pattrick and Pete are not the friendly people, from what I experienced, compared with other representative from another Lennar community that I have eg. Zach at Green Gables (Zach always be helpful and help me when needed); he always follow up with the work requested and many times showed up at the warranty work to check on it). However, I do not see Patrick does this. I would like to see a people person, friendly, as someone who have to talk with homeowners. I have never seen both of them smile at all while we met each time, not even on the home acceptance date when they should at least smile to us since it is our happy day (closing date). On one warranty appointment at 8am-noon, I planned to be at the house at 8am; however, I was sick that morning and could not make it to the appointment so I asked Pattrick at 8am and asked it he or Pete Wade could help me open the door for contractors to do my warranty work that morning. He texted me back and said it is my job to be their (not his) and I need to request another warranty request. This never happens at Green Gables, Zach at Green Gables always tried his best to help me, especially when there is situation that homeowner could not go to meet the contractors. Zach is a different league in terms of customer service than these two people at Sterling Ranch. Even he was in the meeting, like Pat was that day, Zach will at least says something like "I am sorry that I can't let them in now because I am in the meering" but that was not the case when Pat told me that he was in the meeting that morning (there is no apology but only blame me for not going there at 8am). I bought this home for investment so I do not live there so sometimes there are reasons that cause me not being able to meet the contractor eg. I was sick, etc. It was not that I am not a responsible person. Pattrick does not have to emphasize to blame me on not being there on warranty day. Very low quality of workmanship, low quality of material everywhere.

My family and I are so happy with our Lennar home! From the beginning, our sales associate, Logan, was patient with all of our questions, provided detailed information and helped us get the process started. The home itself has been wonderful, we're 2 months in and other than some minor issues, we're so pleased. If anything does arise, our warranty rep, Melanie, is so responsive in getting things handled or keeping us posted on timeframes. Highly recommend Lennar!

Everything was so smooth with the closing of the house. They kept me up to date on everything the entire time. I love my home!

We discovered some damage a week after closing and brought it to Lennar's attention. The Lennar customer rep took the info plus our assurance that we did not cause the damage, and then got back to us that because we didn't discover the damage prior to closing it was on us. We tried to contact the supervisor but were ignored.

Lennar Mortgage was very easy to work with and that was the best part of the purchase. There were many issues I thought would have been done before closing such as soft close cabinets, paint, and other issues that should have been taken care of before closing.

They need to know how poorly these homes are built and so many incomplete items …

I like my new home. I wish the trades worked better together though when there is an issue since it takes too long to schedule a fix. The customer service rep is excellent in taking care of matters. I found out there are lots of rules in this community, more that I care to have.

There is no word to express our satisfaction. That was a tremendous experience.

Great experience. Great staff that is eager to help. There are a lot of little problems that need to be fixed after move-in so keep a pad to write down all the issues.

I knew I felt hesitant about closing on the house the day of closing, and now I regret choosing Lennar. At this point, I can confidently say that I would not recommend to family or friends. We completed a walkthrough on the house and spent hours putting blue tape on poor quality issues, only to have a small amount of it fixed by day of closing. When this was expressed, warranty rep and supervisor probably worried we would back out, called people out ASAP to fix issues on the spot while we drove to our closing appointment. To my surprise, everyone left with all the work untouched and at that point it was too late because closing was finalized. Since that moment, I felt that fixing my house would become an issue as they can't schedule till weeks out and I did not realize what a waste of time it would become. I tried to be patient over the many issues I faced; MULTIPLE missed appointments, they give you a 8am-12pm appointment time slot, then sometimes don't show up. I spent many of my days off, waking up early and waiting on people to come. People even show up without an appointment on random days when I'm not home. Poor communication. Flooring people missed two appointments..but then on the third one they were able to fix the floors which was great. I did not use my main shower for the first 3 weeks after closing due to poor quality and holes in shower tiles. Painters don't take off shoes when entering home to go upstairs on carpet. I had electricians come fix my outlets and I asked painters to take covers off before painting and they ignored my request and painted over it, making it very unsightly. When I asked them why they didn't take the covers off, he laughed at me and said "its never going to be perfect". I don't expect perfect but I would hope for BASIC quality for the price of the house, not a giant outlet with goopy paint. I would honestly do it myself if Jake brought over the can of paint he said he would give me but never did due to a family emergency. I try to appreciate all the work they've done so far, but I wonder how things would've been different with better quality, efficiency, and communication. Cabinets are all dented/scratched, they touch it up and they still look bad.. still in the process of replacing some doors. The list goes on. Jake was excellent at addressing most of my concerns and responded in a timely manner, but he had a family matter with time off work and I had to resubmit all my claims which further delayed the whole process. What got me to write this review today? Another missed appointment and no communication about it. The frame is decent although you need to watch them and stand up for yourself. Finishing work is ok. Trim is rough in spots, painting is ok if you like having paint on your carpet. They do clean it but I have never heard of the carpet and finishing going in before they do the painting.

I had a great experience working with the construction crew and supervisor. The process from construction to the house being done built was good with great responsiveness of issues regarding the home and other issues throughout the process. However my experience with the sales team and loan process was bad, the responsiveness was terrible, communication was bad and questions that I had were not answered till days later . As a customer buying half a million dollar home there should be a bit more communication. There should also be more professionalism with the sales team and them not expressing so much of their emotions if a client is having second doubts of buying a home, also the negotiation on the price of the home was terrible. I had to reach out to the sales region manager so I can negotiate the price of my home since the sales team weren’t budging on anything. I’m positive you guys have lost multiple customers due to price negotiations because the sales team won’t try to workout things out and those customers gave up but could’ve bought a home if they would have just called the region sales a manager. ... Our experience was OK at most. Did not receive much of communication throughout the stages as we received on our last new build with another builder. A few things were promised, then changed in the end. The excuse was COVID. The lennar lender was horrible to work with. She said we were approved before signing the contract on the home and then did not receive any information until 3 months before closing letting us know that we were not approved and at the same day selling our current property. So we had to go with another lender in a hurry and received a higher interest rate because of it. After the home was completed. The quality of workmanship was not all that great as far as finish touches. Texture on drywall is patchy in many places that you can tell that the tradesman did it at the end and tried to hurry in order to close. There is also drywall mud and paint on areas of hardwood that we are still trying to get out. Not finished at 100 percent as we would have liked especially paying the price for it. Catherine was a big help. She was kind and understood the stress we had been going through. This superintendent was always there when we had questions and was a phone call away and still is pretty much until this day. Much appreciation to her. Moved into my house with a gas oven but my house was built for electric. Construction manager k ew about it during my walk and guaranteed it wld be replaced by move in day.....didn't happen. My realtor and I called every number for Lennar we could find to get the situation resolved before Christmas dinner. Took three days to finally get it. Customer service was horrible. Can't believe that happened. Manager knew about my issue and stilll went on vacation with his family k owing I had no oven. Ridiculous

Great experience, great staff and love the house.
