This is the second home we built with Lennar in the Vista Blue community. The true reason is that we love the community and the fact that the houses are built to a demanding hurricane code. Where Lennar falls short is in the details of its finished product. The EII program (Everything Is Included) was presented as meaning that top of the line luxury items were all included. But the reality is that the cheapest version of every item was included. We have owned the house for two months and already have replaced all of the appliances and fixtures that were provided by Lennar. EII actually eliminates any choices a buyer might usually have so the selection phase of buying the house is eliminated. Lennar can then build the house sooner without the delays that come from people making choices about what they want. Then Lennar throws them up so fast and so many at a time that nobody could be expected to maintain quality standards--and they don't. ... More

The closing was forced as the home was not completed. We had over 2 dozen things that needed completed. If we didn't close the day we did the interest rate went way up. Seven weeks after closing we still have at least 10 items on the punch list still needing completed. Knowing who to talk to at Lennar is irritating. The sour experience we are still going through has ruined the sweetness of buying our final new home.

This is our second Lennar home and we love the floorplan. Their homes are good values, but this one had many more quality issues than our first. Also they used to brag about how technologically advanced their homes were, but perhaps due to covid and staffing shortages, the technology in this home was essentially a DIY exercise. The home was not even close to ready when we did our walk through and the closing was bumped twice due to garage door availability. A few of the more major issues were: 1. The kitchen cabinets and granite in the kitchen weren't set properly and the range/oven didn't even fit in the resulting hole! They are going to reset the cabinets and the granite. Hopefully this will be done well. 2. The Kitchen floor also sloped and the island granite had to be shimmed 1/2 to 3/4 of an inch to level out the surface. This wasn't done well and looked really bad. We will see how they choose to fix this. 3. The door to the garage is crooked in the frame, allowing light and wind to come in. It isn't clear if this can be fixed without replacing the door. 4. Lastly, the most disappointing thing was the internet pre-wire. While they used CAT5e wiring and have a nice sized equipment box in the home, they actually terminated the CAT5 internet wire in each room with TELEPHONE plugs! This was done correctly in our 2018 Lennar home. This meant I had to rewire EVERY internet outlet in the home if I wished to use them for their intended purpose. The RJ45 internet jacks are NOT hard to come by, so this was done just because Lennar didn't want to pay their installer to do the job right the first time. 4. Most items identified before and during the walk through weren't finished at closing, and a few of the large issues are still being worked 5-6 weeks after closing. This is the fourth home we have built, but this has been by far our most frustrating home building experience. Expect a lot of delays and a long punch list of things that need to be done prior to closing and even after.

The time line for construction was laid out after our purchase. Lennar completed our home in the time they said they would. Some minor issues arose after the purchase of our home, but Lennar responded immediately to our requests.

Many poor design features, overpriced for quality

You need to check every area in the house, many items were not completed

Purchasing my home the Lennar homes was positive especially in dealing with our sales and customer service support teams. My sales representative Susie and my customer care representative Mark are outstanding people to work with!

I know there are delays due to COVID but that cannot be a legitimate excuse for everything. I am happy with the structure itself, but there has been no resolution to some issues that were going to be taken care of immediately. No followthrough.

You can tell it's a cookie cutter home. Can't beat the value

Kyle, the salesperson was wonderful. He was very thorough, thoughtful and responsive. Lennar the builder rushed the final fin8sh8ng derails and clean up to get our home off the books at the end of the month. We were in no rush to close, they set the close dare and then were not prepared to actually close. There was a lot to complete/repair after our final.walk through. Some were completed, some we discovered were not as we did not move in on the closing day. Issues we brought up were then told it would have to go through the warranty department who then told us the issues were our maintenance problem and not a warranty issue. Every thing thru the closing was great. Sales staff couldn’t be more helpful. Construction supervisor was very helpful and competent. Once house was closed Lennar was less than responsive. I would encourage others to purchase Lennar home but would recommend that prior to closing make sure you identify problems and have them resolved prior to closing.

Damage to window glass and other issues. Also electrical outlets not installed properly. Requiring calling warranty to repair.

Buyer beware. Read the contracts carefully, do a thorough walk through and list each and every needed repair or replacement. Do a follow-up walk thru before taking title. Contractor's repairs are made at their convenience, not yours.

Unbelievably difficult to get anything fixed. Will NEVER buy another Lennar product

Changes are made to the house without telling the buyer.

A few staff made the after purchase activities a traumatic and stressful situation. The house is okay but know the model houses are upgraded and made very nicely. Your house will not look the same and the quality of the work does not compare to the one provided to the model houses.

Not good on helping with warranty items

The builder had three heads (Sales/Construction/Closing). Ryan (Sales) did a good job. Sadly Construction and Closing were generally poor. Unnecessary pressure was applied by Closing whilst Construction obviously could not achieve the completion dates given. Completion delayed by three weeks due to poor workmanship, mainly damaged doors. The Construction guys are OK when you find out who they are. From a Purchaser's perspective, the completion and closing process could be much improved by using a single point of contact.

The workmanship on the interior walls is very bad, when doing the walk through there were no lights in the home, so we could not see how bad it really was, but now that we have lights, the walls are terrible. The dryer was not installed incorrectly because the set screw was not tightened on the cord and that caused smoke and arcing, we have not had a dryer in 3 weeks. The tree in the backyard has been leaning almost to the ground since we moved in and looks terrible. Overall, I am very disappointed in the quality of work for a 2036 square foot home that we paid $441,000, I expected more from Lennar and could not possibly recommend them to friends or family. ... We moved in April 22 and from the we still waiting for our ICE MAKER. Details door paint with different white, area unfinished still open. From Lennar care they want to close all WO immediate even it’s no complete and open another (no agree)

Building a home is very difficult, but building during a pandemic is extraordinarily stressful. supplies are always limited and timelines are completely disregarded. there needs to be teams working with the buyers in order to keep communication flowing. It seems that materials that arrive or not going to the homes that have been waiting the longest, but being distributed randomly. I am sure this is wasteful and costly for the builder, but frustrating for the buyer who waits months for supplies to arrive at their home only to see that other homes that were purchased much later were completed much faster. The entire build process needs to be reevaluated so that buyers are not left during a very busy season to be scrambling to find somewhere to stay because of all the delays. Once we were assigned a new project manager, the communication did improve. Donald did a great job trying to relay problems to us; however, his hands were tied with being able to resolve issues in a reasonable amount of time. Once our home was completed, there were multiple issues with the construction and cosmetic appearance of the home. Many items were damaged or not done at all, and here we are two months later still trying to get things repaired. I would definitely not do this again. I have had a number of issues with extremely low response time. Anything from 6 weeks for garage remotes, missing support clips in the panty, paint touch up, ring and flo don't work, etc! The latest is the pump in the washer broke 10 days ago! The service person came yesterday and it needs to be ordered. Probably looking at another 2 weeks without a washer!

Careless workmanship and lennar is unresponsive to the issues once title is turned over.
