Very efficient, left home clean and complete

Quality is terrible. Warranty work for major issues is also terrible. Mold in home found 5 days after closing. House was leaking from multiple points around entire home. Pool patio flooded with 15 minutes of rain.

Purchasing was smooth less with sales and closing. All personal on these two teams very responsive and helpful. Closing in relation to date to close walkthrough was subpar. We were given a date to close in purchase order and then was moved up 3 weeks. House was not in shape to close as the construction to finalize was being rushed with new move up date, end of fiscal quarter. We used our own inspector which picked up the same amount of items to be corrected and even more which lennar refused to make fixes. We were told our inspector takes the place of our walkthrough and if something isn’t noted on the inspection report they won’t fix and would go to warranty if needed after closing. Also informed it’s not on Lennar in relation to concrete once laid unless uneven. I explained I did not want to deal with warranty for items that could be corrected or noted to be correct prior to closing. We were also not informed that there is a one year plumbing warranty so if you want to change out anything in relation to plumbing you have to call the plumbers and schedule them to install otherwise your plumbing warranty for the first year will be void. Thankfully we found this out when we were having our dishwasher installed. So now moving forward I call, but the construction manager stated he didn’t even know when I called him. That is concerning they he didn’t know and it was never stated. Dealing with warranty has been a lot of back and forth. Minor items are quick and corrected. The blinds company used was amazing as the supervisor told his employee servicing the house “use replace it and make her happy.” The trade that have come has been nice and pleasant. However my biggest concern is the amount paid for the home and the final touches, quality of the small items and the fixtures. The fixtures looked as if they were purchased and did not match the price of home. Basic chrome and laundry fixtures in kitchen and other areas. My BIGGEST issue is with the installation of the tub and enclosure products. The enclosures shake so much they have a give that doesn’t seem secure. I was informed by “higher ups” that the construction was to specs, the enclosures was installed to company’s specs and there is nothing that can be done. I was also told there is caulking (subpar) and no water intrusion so not to worry. Red flag this is something I worry about and rather be agreed of that issue. Also the fact the tub and enclosure are not flush and “no caulking needed due to the way it fits”. Water that stays in the craves is a concern. Overall Lennar purchase is a 3 star. For the price paid for the cookie cutter layout, fixtures and no choice of updates. The personal has been helpful for the most part. However, beware of quality of items and the amount you will have to fight for quality of expectations when paying almost 500k for a forever home. We had to add gutter as that was cut back, no outside lights near garage doors, patio is a small slab, 18in x 36in, to step on outside the slider. Had double sinks in model- now single, had impact windows- now metal shutters. This means even more money to spend to make the home to standards. ... More

We moved across the country to this Lennar community. Everyone we have dealt with from the realtors, to the closing agents, to the construction and warranty people have been a delight to deal with. We have only been here a couple of months, but we have no complaints.

Kelly our customer care representative is extremely helpful, professional and knowledgeable. Whatever problems we had, Kelly arranged for it to taken care of right away. We cannot say enough good things about her. A great problem solver.

The Sales person Iolanda is amazing she is definitely making a difference at Lennar.

Let's separate house, materials, workmanship, Lennar Mortgage/LennarTitle. House has nice layout and looks good, materials mostly cheap but apparently that's what you get for such price. Nice looking place, if you don't know what to look for or didn't order separate inspection. Big pluses: - good lot, great amenities center (really awesome). - people are responsive and nice. - sales guy is awesome, he even made his own website to give people needed information, cause Lennar doesn't do it. House issues: - NEVER buy house (even new one) without external inspection. I had 12 minutes video of me walking the house and listing the issues. Quality control is poor. Example: AC vent is closed by dry wall, so no AC in the room. Huge gaps in the lanai mesh metal parts, so anything can fly inside or fall from the wind. Safety issues, dents, pain issues, ghost doors, stains, etc. - to be fail most of the issues where resolved, but the only way to make them fix few major issues was not to accept the house. - house should be finished and passed to the owner clean, right? Nope, it was dirty with lots of debris after asap fixes. Disappointing. Lennar Mortgage and Title: - great experience about all, really good job. Except one of them messed up and I exigently found out that I have to go into the office to sign in person the day before (even in the system it was written that it's fully remote), not fun experience trying to shift all the plans and work ASAP! I absolutely love my new condo at Ibis golf community. I am looking forward to the pool and other amenities being completed.

All work was performed quickly even though we were 2 hours away. Allowed my to give my daughter ability to perform any required local tasks.

The original subcontractors obviously are hired for speed and quantity not quality. If only the original drywallers, painters and plumbers cared...poor drywall work, dried paint specks on the tile and 6 dried paint spots in our carpet and two crooked faucets.

The home has some flaws and was clearly not built by skilled tradesman, but rather laborers (ie. sloppy paint around window frames, a few messed up trim pieces, chipped tile, etc). I would have liked to have more than 30 days for cosmetic issues but overall we love our home and we are happy with it.

The after care is awful and when we go to sales office if you do not find your representative that sold home they walk away with zero direction

Had a great experience. I have to say my sale person LISSETTE make the experience great she was so kind hard-working. She was there for me 110%. I didn’t felt push. I felt that she was there for me. I will recommend LISSETTE to anyone when I felt like I wanted to give up and felt like I’m not going to get this house she pushed me. She encouraged me. She was there for me. I felt like she was my friend. I felt like I am here for you to help you to this experience. Easy process from contract to close!

All Lennar associates were very professional, helpful and responsive to all questions. Minor detail that needed correcting was taken care of quickly. Closing went smoothly

The process started out good, we were working with Ali initially. They transferred out case to Heather H. And everything fell apart. She continually called to ask fir documents that were sent 2 to 3 times already, still I was patient, until she contacted us on the day of closing asking for paystubs and w2's. Now keep in mind these documents were sent at the very beginning of this process. I asked her if this was normal to ask for these things on day of closing. In my mind everything would have been in order by then. At this point, they transferred us back to Ali G. We were told we needed 18 thousand more dollars to make this happen ( now we are day after closing). We also needed 6 thousand additional dollars for reserves. Up until this point, I had never heard the word " reserves". We were guaranteed to get that 6 thousand back after closing. I was told to get a wire transfer from a family member and that money would be returned to us about 2 weeks after closing. I borrowed money with the full intent to pay them back immediately. Well, as the days went by, I checked in on this and we were only getting back 3400 of the 6 thousand reserve dollars. Lennar did not hold true to 80% of the lies that they told us. It was a very frustrating and disapointing experience. My husband and I both missed work on 2 different occasions when we were told we were closing. I think I cried more during that time then i ever have, it was awful. After the closing date, we were told that this would not happen if we didn't come up with 24 thousand dollars. I had already bought furniture, had plans to have family down. You can understand how upsetting this would be. I don't know what Heather H. Was doing but she certainly wasn't doing her job. As a senior loan officer for Lennar, I would expect some professionalism and knowledge from her. She left out critical details, lost documents over and over again and basically steered us in the wrong direction the entire time. I really b would not recommend Lennar to anyone I know. Lennar homes gives you a blank slate to finish your home the way you want to. You get a great house for a good price. They exceeded my expectation on the walk through punch list and their employees are very knowledgeable and respectful. Our final walk through was with Corey, she was very informative and helpful with all of our questions and issues. The value and quality was on par with what you pay for. I would reccomend thier product to friends and family.

From start to finish it was a great experience! Everyone at Lennar is so nice and helpful….Stephanie, are sale lady, is wonderful and so accommodating. Not to mention a real sweetheart to work with!…..Steve went above and beyond to be so helpful and an amazing personality….perfect job for him!

From Cody, who walked us through our initial visit and explained the Lennar way, to the staff that led us through the paperwork maze, to Linda who handled the closing, all were personable, knowledgeable and people you should be proud to employ.

Everyone understands that purchasing a new home can be more than more stressful things you do. The lack of responses from the mortgage team is very poor. Creating more stress for the family. There has been multiple issues with the home. The floors still look terrible. There are multiple areas in all the rooms where you can see the layer of cement still on the tiles. The master bathroom sink faucet were installed too far away from the sink where it drips onto the counter. Only two of the six low-voltage connections work the electrician has come by five times and not resolve the problem Most of the walls are not square. There was a drip under the kitchen sink that damaged the laminate on the wood. We still have a hole in the living room wall from the electrician because he did not bring the adequate tools to run the wire. There are multiple tiles that are shipped and not covered by the warranty after we moved in This has not been a pleasant experience when we thought we were buying a dream home at Brightwater community Lennar is a major home building company who reports quality, I would like to understand your definition of quality. ... I was told and so was several other people that the mulch is included with the HOA and from what I’m reading from all of them is that that is not true!! that needs to be fixed… for a first time homebuyer as I had questions and reached out to Lynn and so forth in regards to certain things then yeah I didn’t get a call back!!
