House is nice. A lot to pull together to make it perfect. Lennar has been very good at warranty fixes.

We love our new home! The lennar "everything included" is a great initiative and provides lot of value without nickel and diming you. There needs to be more supervision and attention to detail - workers overlook many things which have to be addressed later. Customer service post buy is great.

Appearance of house is beautiful, and rooms are bright and spacious. Personnel are friendly and accommodating.

Be careful that you review all the promises that they make to you on the home. Review with the sales agent verbally any issues that you have and get them to put into writing any promises made. Review the extras in the house and make sure you get them when the house is completed. Find out exactly who will be handling any issues that arise. The walk through is important and put in writing what needs to be done and have their person sign for it. Verbal issues just disappear as does the rep they send with you. Make sure they review and meet with you to get the keys and the complex rules.

Customer service is terrible. They deny you repairs in your home. Not happy with customer service repairs. It is a struggle.

Care about customer concerns.

We purchased. I did not like the sales approach, similar to a car dealership. Unprofessional and pushy. Once we sat down and got to raw numbers everything just worked. Made sense sales men was a “salesman” I did not like that. Customer was not in mind. overall buying experience was fine. Numbers worked. Office, title was really helpful. Quality is great and response for the minimal Issues we have had which is to be expected in a newly built home has been phenomenal. I would say sales is the hardest hurdle but you do get a quality home with a supportive group. I would buy again just expect to feel like cheap car dealership dependent on you get. The home is very nice and well built. The warranty team is excellent. Great value for price. But don’t fool yourself into thinking these are custom homes. They are for the most part builders grade and built for cost efficiency. It is obvious the few areas where the bottom line was considered more than the homeowners comfort and convenience. Don’t get me wrong, I love my home, but would have done a few things differently had more options been available.

The overall buying process was average. Since we bought we were not told there is no mail delivery here which is a horrible experience. It was a known problem to Lennar and no one said a word to us. The lot next to us is covered in trash. The trash from construction workers is constantly in my yard. The Ring video hasn’t worked right since we moved in and has yet to be replaced.

We were assured by the sales person, Carlos, that applying to put in a standard fence like everyone else has in the neighborhood would be a quick and easy process and it’s been anything but that. In two days, it will mark the 30 day mark. We were told it would take one week to 30 days and they have waited until the evening of the 28th day to kick our application back to us and tell us they need more information about something that was not even on the application nor is it in the covenants. As a homeowner who just wants to put up a regular fence and nothing else, this is infuriating and there is no one at Lennar that I can talk directly to. The management company has zero control and no information to give me anytime that I ever call them. All they do is put it back on Lennar, but they refuse to give me any information on who I can contact at Lennar. They are useless as far as I’m concerned. We paid a tiny money for this house. Why would we let it look like crap??? It’s unbelievable to me that they assume we’re not going to do the right thing and make it super difficult for us to get a fence up in a timely manner when so many people in this neighborhood walk their dogs with no leashes! I shouldn’t be afraid to walk my own dogs in my own yard. But I am, because the HOA won’t let me put up a fence without jumping through a ton of hoops. ... More

Below par build quality, misleading sales team, unresponsive lending group.

Was not told that there were no lights in bedrooms, no towel bars, and no toilet paper holders in bathrooms. I was shocked.

Since we’ve bought our Lennar home, we’ve seen good, bad & terrible reviews from other Lennar buyers. The home seems sound, but there are small issues we’ve had to address since we moved in almost 2 months ago. I would recommend a home inspection before buying. We did & even though our home had been newly built, there were several things we required to be taken care before we closed. The appliances that come with the home are subpar. If you have the chance to upgrade your appliances, do so! Overall, we are happy with our Lennar home.

For the price paid for a brand new home it was lacking. There were a number of quality issues such as lag bolts in garage door not in. Kitchen cupboard cracked underneath. Outside light boxes are too deep, modified by owner to get light up. Dishwasher is cheapest model. No city trash cans available, and no place to put outside. No attic ladder available. Trees to close to house. Should have had less sprinkler heads, watering bushes overkill. NOT WIRED WITH COAX CABLE SATELLITE IMPOSSIBLE WITHOUT DRILLING. Roped into using neighborhood internet it's too slow for square footage. Certainly won't consider lennar again. ... More

Lenar absolutely shocked us with closing costs higher than for resale properties. The amount of fees was incredible - even our realtor was shocked. Ended up paying over 8K extra for the house. They played a nice trick by including our initial deposit into the estimated closing cost and 'offset' the hidden increase.

Great home, I wish that some things were disclosed better. I feel like they could have been upfront about a few things.

It's been a nightmare for the first 3 mos so far. As you spend time at the house you see more and more mistakes and lousy craftsmanship, from doors mishung, over screwed hinges, misroutered strike plates, bulges and divots in the plaster and Sheetrock over bulging framing. The absolute cheapest , but good looking kitchen and bathroom cabinets-glued and pinned together but with bad finishes on doors and pins sticking straight out of the drawer boxes and glue just floating about the boxes. Slider doors do not close properly, 'Caulkless' tub surrounds need caulk as their resolution to a leaking tub ledge! Paint, caulk, and plaster all over surfaces they don't belong on-floors knobs and hinges. Antenna wire on garage door opener was not there, flashing on entryway gutter was not there, interior garage door had water damage but was just painted over and left in place. Warranty claims are addressed but Lennnar doesn't want to take responsibility or looks for a cheap way out of it. My bedroom carpets all have trade stains on them and they've cleaned them 2x and they still want to try a 3rd cleaning solution! The paver driveway and the floor tile so far seems to be the only positives. It's disheartening to buy a newly built home and hate the sight of your own walls and doors! It's a never ending scheduling of visits and appts to review and repair( or not).just typing this review this morning has already ruined another day in my Lennar home bringing it all up on a Sunday. The buying experience wasn't bad with Lennar. Communications was good. But I have to say the quality of work done on these homes is not good. Cheap materials and shoddy craftsmanship. They are thrown up as quickly as possible. For the first time home buyer, you can't beat the mortgage deals they are offering but if you can afford better, go elsewhere.

Not quite sure that Lennar build quality homes; I’ve been here 3 months in my new home and have a lot of issues with home still needing repairs that should have been done before moving in. Very disappointed in the builder!!!

Our sales experience started great. Grace and Steve were very attentive. After that first day, it was like everyone except Steve and Priscilla forgot who we were. We had to beg for updates, and when we didn't get them, demand updates by putting everyone on emails, calling repeatedly, etc. We repeatedly asked for information on our close and were ignored. We repeatedly asked for the name of the closing coordinator and were ignored. We repeatedly asked for the name of our builder and were ignored. We were told at the last moments that our close had moved from September to October. Because we both work in this industry, we knew the close would not happen in October, and called it out; instead, we were assured it would happen. Unsurprisingly, the close was moved to November, and we were given less than two weeks notice - STILL not from the closing coordinator, and NEVER did we receive an email confirmation for the close from Lennar, only from title and Lennar Mortgage. We wanted an independent inspection, and, again, had to do our own repeated follow up with Lennar to make sure this happened. Over a month into our move, we still do not have mailbox keys, and THE ENTIRE DEVELOPMENT has to go to the post office to pick up our mail. That's unacceptable, and happens only because Lennar didn't submit the request for the work in a proper time. Mailboxes are almost always installed when the first homes are started in the neighborhood. WE'RE THE LAST SECTION OF HOMES BEING BUILT. That's completely unacceptable, but no one at Lennar can be bothered to care. Ryan and Taylor were very personable and responsive to our requests for repair in the NHO, but the quality of the build was far below what we expected in certain areas. The tile throughout was poorly set, but in the master bathroom it was AWFUL. Voids in the grout, crooked tiles, horribly cut thresholds - TERRIBLE. There were a total of FOUR DIFFERENT COLORS OF GROUT USED IN THE MASTER BATHROOM - White, Light Gray, Frost, and Dark Gray. I could go on and on about how bad our experience was, but I know it likely will be a waste of my time, and result in no corrective action taken by Lennar. We understand Lennar is an entry level, builder-grade home, and that these homes are built "within tolerances", however, at this moment we would be hard pressed to buy another Lennar home, and would struggle further to recommend anyone else to. There are a lot of negatives that I could highlight about my home buying experience with Lennar but instead I will just say make sure you have a Good realtor, hire your own inspector and Fact Check everything.

Our new home consultant (Liz l)was great and communicated well with us and also helped us with some personal matters as we acclimated to FL. The process of purchasing a home site unseen(we moved from MN and couldn’t make it here) was nerve wracking. The process they had set in place to purchase, in retrospect, is absurd and in the best interest of Lennar. It’s essentially a bidding war and you automatically put in your highest and best offer, however, you could potentially only be bidding against no one (only Lennar knows). We signed our contract mid-April for an early September close date. The other thing that was frustrating is we had ZERO say in finishes. We knew we’d have to make some compromises but not having any day sucked. This differed from people who closed merely 3-4 months prior. Overall we like the finishes but honestly, who puts tan paint everywhere when you have all grey floors and cabinets and white trim!? We ended up being delayed due to supply chain issues, but that could have been communicated earlier. Thankfully we were living nearby so we could come check on progress. We caught several things that needed to be fixed that should have been caught by the construction manager. Unfortunately we caught many more things after close. Some items include, a closet 5 inches less deep than an identical closet (can’t shut the doors with clothes in it), cracked tiles, interior doors needed to be replaced due to them being wet, crown molding not being painted and all of our interior trim and doors needing to be painted due to needing to be replaced or not painted to begin with, exterior paint needed to be done due to rain, and the first painters got paint on our toilets and blinds. I will say the process to get these things fixed has been fairly easy and they have “made good” on fixing most things so far. Thankfully we did get a private inspection and they didn’t find anything major or they fixed things that needed to be addressed before closing. Wayne, our warranty guy, has been great with helping us! Overall we love the neighborhood and are happy we are here, but I will say, I won’t use Lennar again if we build. Very frustrating trying to settle and move in to a new “finished” home. We expected delays due to supply issues however upon settlement, major construction should have been completed. Racks were not installed. Bathroom fans not installed. Painting not finished. When touch up painting was attempted the colors did not match. This resulted in all of our rooms needing to be repainted after our furnishings were moved in. There was no final cleaning so we are still chipping grout off the tile floors. Grout in the bathrooms need to be re-done as it was not completed. So, we are moved in and 2 months later still dealing with issues. Build quality of the home is fine, and dealing with the local Lennar employees is very good and they work very hard to make it a good experience. Policies directed down from corporate are based on what is best for corporate and for the experience of the home buyer.

Lacking quality and control. Customer care is a nightmare. Please don’t close unless all issues are addressed
