Lennar gives you more for the money. They included the blinds, refrigerator, and surprised us with a washer and dryer. Other home builders do not do this. The overall experience was great.

What was supposed to be the house of my dreams has been filled with problems and average workmanship. The house was finished three months early, this should have been my first sign. Small details like the exterior and interior paint, carpentry, and the crumbling of my garage top the list. I requested a delay in closing due to surgery but no one responded. Then on the day of the closing, two hours prior, we were informed that Lennar postponed the closing due to an issue with the loan officer.

At first I was happy and seemed things started off smooth pre qual and home contract but later throughout the process became very sour and stressful. Our loan officer lacked communication through the entire process and failed to disclose certain information until day of closing. At times it felt earning our business wasn’t as important and we had to work harder to even make closing possible. I was happy with the home but not happy with the process. Communication could have been better and less feeling like I was purchasing a home from a used car dealership. I feel lennar is a great company but like any other company there’s always representatives that can ruin the experience. ... More

Regarding the purchase process, the organization is very bad, they approved my credit knowing the conditions of my immigration status, and when they were going to give me the house one day before signing, they rejected my credit for something they already knew from the beginning, they asked for any type of identification and papers that no other lender asks for, regarding the house, the paint is very bad, the finishes and doors are of poor quality, they did not give me alarm systems, regarding the Guarantees have responded quickly, but the paint people continue to do a bad job, but regarding the guarantees, Lennar has tried to solve the problems quickly. ... The process of buying the home was okay. We waited for about 45mins in a room after signing for the keys, then they came in with music and congratulated us. Handed the keys over and we left. After that it hasn’t been great. We’ve had issue after issue in the home and each time it seems as though we’re just a problem when trying to get it fixed. No one seems to truly care about helping. We had a roof leak 4 days after we moved in due to the roof being INCOMPLETE. It happened on a Friday and they refused to send anyone out until Monday. But to back up, the “emergency” phone # given on the QR code we were given to scan for help, doesn’t work. The phone number sends you to an automated line and then says we need a “telephony code” to put in. Had to end up calling the normal customer service line. Anyway, We live in Florida. It rains almost daily during the summer so not sending someone out for 3 days for a roof leak after calling the “emergency” line is baffling to me…. I also have a baby in the house so I am terrified of that causing mold issues down the road. Took over 3 weeks to get it all complete. Our dishwasher went out after two uses. Called Lennar to ask for help. Was just brushed off and told to call GE. Our irrigation system was left on to run FOUR times a day, we were told in our new home orientation it would be changed and set up differently before we came back to move in after closing. That obviously didn’t happen and we had no idea until we received an $820 water bill. So that’s WONDERFUL. AC went out less than a month after moving it. It’s over 90 degrees outside. Called the “emergency” line again, of course still doesn’t work. Called the normal CS # was told it would be passed onto the emergency after hours teak since it was 86 degrees in our house … again with a baby. No one called that night. Called the next day. The first set of people who came out to look at it just said “wow it’s hot in here..” couldn’t find the issue. Said it was too hot to go in the attic and check the insulation and ducts and left. The next guy they send out was supposed to arrive between 1-4pm. Showed up at 9:45pm. Found the issue and had to order a part. Came back after a few days and fixed it. Took over a week for this to be fixed in the middle of summer in Florida. Finding a hard time understanding the point of this emergency line. We have a patch of sod completely missing from our yard. Was told at new home orientation it would be taken care of. We repeatedly ask what’s going on with it and get no response other than “I’ll talk to the construction manager” Our paint touch ups they came back and did… they used the wrong color on the exterior so we have patches of WHITE paint all over the front of our home. So it’s just been one thing after another. Filed a complaint with the BBB and Lennar responded stating they opened a case with management at the corporate office. Haven’t heard a thing since. It’s safe to say I wouldn’t recommend a Lennar new build to anyone at this point. It’s our first home and we were so excited to have this for our little family and it’s been pretty disappointing to say the least. ... More

This is our third property we have purchased, and it is our first with Lennar. We used Lennar title and Lennar mortgage hoping the process would be seamless as they are all connected. This was the worst home buying experience we have ever had. A ton of miscommunication and mistakes were made, and just a lack of ownership from all Lennar companies. They do not care about anything other than getting your money. They could not care less if the process goes smoothly, correctly or if you are satisfied. They only care about closing the deal and getting your money. And to top it off, on closing day our house was filthy! It had never even been cleaned! Aziza, Gene, Julie, and Brittany were all attentive to my needs throughout my home buying process. Gene and Brittany continue to answer questions after I have moved in. Experience has been great so far. I am praying that this Lennar neighborhood will live up to my expectations.

As a realtor in another state, I was surprised with the quality of Lennar here in Tampa. We expected much more than what we received. Comparing the quality and finishing of new homes in Houston and Orlando, the quality and attention to details here are far away from the standard of Lennar in those areas. New in town, we decided to give it a try to Lennar instead of DR Horton (our previous home was DR Horton) and wasn't impressed at all. House is spacious and comfortable with great layout, but the quality of materials and finishing are cheap. Attention to details and finishing of the house is poor. House was turned to us in a need of a deep cleaning, windows still with paint and concrete dust, floors with grout and paint stain, carpets with paint, ceiling fans poor installed, door frames missing caulking on the top of the doors, location of the towel rack over the sinks instead of near the bathtubs. During the inspection (that was a pain to coordinate) we pointed out the stain and roughness of the main porch and garage and the response was that it was a rough area. Garage was fixed but front porch not. That's the main entrance of the house!!!! Major issues were fixed before moving but finishing and details that will make a difference in the home buying experience, unfortunately were missing. ... More

its been 2 months since my closing, i have tried numerous times talking with paul lacy construction manager regarding the paint all over my driveway they haven't replaced them to this day , getting ready to hire my attourney

Overall experience was good, the workmanship of the house isn’t the best. I understand you are only as good as your contractors and sub-contractors. But I really wish they had higher standards to building a home. From the concrete work, to other parts of the house it’s just put together cheaply. You spend your hard earned money and hoping that nothing breaks because barely anything is under actual warranty. Like I said overall experience is good but the quality of the home and workmanship is subpar at best.

You can`t see your head in front of you at night and the houses don`t come with outside garage lights. The sprinkler system isn`t set to spray the grass in places. The yard itself isn`t level and lumpy all over. Brand new community with renters already. Mail box issues from day one. I`m not a fan at this point.

My family and I are very much pleased with the experience with Lennar.

I was promised a lot of things I never got, paint color, flooring, special water heater... even though it was on my contract, they just reduced the price of the home to settle me down.

These homes are nice and what I lived about it is what includes, like the floor, granite top and ring.

Avoid new home builds. Too many corners cut and materials are of poor quality. Our backyard is disappearing with each downpour as they failed to grade the property appropriately. Too many people are only worried about their bonus and not the quality of the product they sell. Buyer Beware. Buy used as someone else has repaired what the builder failed to repair.

My buying experience with lennar was great we were treated with importance and care. I say care because it was a very important decision we were making at this time in our life. It was quick and painless. Happy we did it.

The initial process was a little bumpy, but we got through it. However, during the second walk through I thought I was racing in the Indianapolis 500. That was the quickest walk through I ever did. Afterwards we learned some things were missing and some things weren't done right and as far as things not done right outside the home, make sure they get done before signing and closing on your home. Otherwise, you are responsible for anything that's not right on the outside of the home. Such as, cracks in the garage floor or chucks of driveway concrete missing, just to name a few. Also, doing the first walk through the Lennar guide did not want to open the attic space. Not quite sure what that was about. If asked if you want to get your own inspector before closing, I suggest you do so. However, this is our second Lennar home and though the house was not perfect it still seems to be a good house. I purchased my home in Florida while living in NJ. The process was seamless. Lennar’s sales agent was attentive and answered all my questions. I used their lender and the approval process was quick and easy. This is my second home and it was so much simpler than my first home. I would definitely recommend buying a home with Lennar!!

The house are rushed to be done

Neither the concrete subcontractor or the irrigation subcontractor showed up at the time I was told they would be here. I have not heard from either of them. The floor in the garage looks like a spiderweb. I am concerned The cracks will continue into the house and ruin the tile .I do not understand the lack of response from your subcontractors. On my final walk-through I mentioned to your representative I thought someone should have been in the house much earlier to take care of things that were still being done on the day of the walk-through. His response was “ I got here after the build was complete so it is not my house.” Not a good response. ... More

We were so excited to close on our new home! Until we walked in the door. The house wasn’t cleaned, drywall dust everywhere. The stove was sitting in the middle of the kitchen, the dishwasher or the disposal were not plugged in. So you know they weren’t tested to see if they worked. There was a huge dent in the top of the dryer that we saw a week before, but wasn’t replaced. There was 2 pages with pictures of problems we notice on the first walkthrough that still weren’t addressed on our closing day. We did not want to close because of the issues, but were told if we didn’t, who knew how long it would take before we could close. Now don’t get me wrong, they did fix all the issues in a timely manner, but the excitement was deflated. After all the problems were fixed, we really love our house now. The initial sales contact was pleasant and the new home sales agent kept in touch until a deal that fit my budget could be met. I've learned with other sales agents and this one that the tone goes from professional to unprofessional once contracts were signed. Total nightmare with mold on the build in multiple places, but the regional sales managers worked to get me into another home. The new home presented with craftsmanship issues before move in that still have not been addressed almost 90 days past closing. Some homes get a patio screen and others are told it's a mistake that all don't get them with a sliding door. Also, granite countertops and tile floors are not sealed. If you complain about the patio screen it will be removed and not replaced. Some people get balloons and welcome banners on the purchase up their new home. I didn't get any welcome and had a horrible time getting utilities established. Warranty rep professionalism needs improvement or the person needs to be replaced due to attitude and unsolicited flirting. Work orders are not responded to at all or timely. They need a Service Life ticket system to track work orders and improve communications with customers. I guess I just need to hire a third party to fix issues because it'll be quicker. We didn't pick this community. It was a last resort on moving to put our children in better schools and resolve our build issue. So far we've had our cars broken into with items stolen, random knocking at our front door and we have experienced racism in the Bartow area, but our neighborhood is very diverse and I do like our neighbors. I feel robbed of a new home buying experience and trapped a few more years until the resale market picks back up and our family can move. Never will we desire to buy with this company again. I appreciate the efforts of those who tried to correct the sale situation, but I don't think we should have purchased this home. We should have talked away and went with another builder. ... More
