Poor workmanship, hole in the roof, blocked AC vent
- Steven H.
- Verified HomeBuyer

- Bartow, FL
We were excited to move into our new Lennar home, but quickly ran into problems that were not uncovered during the pre-close inspection. Roofers did not cap one of the dyer vents which left a 4" opening right into the home resulting in water damage that Lennar did fix. Sheetrockers completely covered an AC vent into the den. Had to bring the AC subcontractor back to get in the attic, find it, and cut the sheetrock and install the vent register. Entry doors didn't seal (outside light shining through). Had to bring them back to install inserts to correct. The finish painting (doors, baseboards, ...

Lennar over promises and does not deliver. They rushed me through the process and promised things would be fixed BEFORE the closing. That did not happen.
Lennar responded:
We appreciate your comments and are sorry to hear you feel we are not delivering on our promises. We hope that moving forward we can offer you a better Homeowner's experience. If there are any outstanding warrantable issues, please do not hesitate to submit a warranty request online through your Lennar Account. Lennar purchase Astonia North Aug 2023.

1. Have it written into the sales agreement that the lawn & landscaping will be delivered in a condition that is acceptable to the buyer (modify this wording). At closing the grass was over 12 inches and Lennar refused to resolve. Likewise with the actual sod which had been laid haphazardly to such an extent that in places one could roll their ankle if they were not careful. 2. Review the HOA Agreement and gain an understanding of what rules are superseded by the CDD (Community Development District). example "Street Parking". Sales agent affirmed that the HOA prohibits street parking. ...

Things were not finished by closing date and after was a hassle to have them finish them. At closing, they try to say you might get the keys but maybe the following day which is absurd and not funny to bring out music box with celebrayion music. Poor workmanship, rushing through and sloppy. The construction crews start working at 630am with no consideration to owner already living in neighborhood.
Lennar responded:
Thank you for taking the time to share your feedback. We sincerely apologize that there were outstanding items by the closing date and caused inconvenience afterward.
To ensure a smooth resolution of any outstanding items, we recommend submitting a service/warranty request online through your Lennar Account. This will ensure proper documentation and allow our Customer Care team to effectively track and address your concerns.

Between the sales lady and the lennar mortgage guy we were going into this situation blind. All my mortgage conversations were held over email or after 9pm phone conversation. It's not a good way to find out closing date got moved by a 2am email and no one answers the phone the next 2 days. Sales lady didn't inform us of any progress on the home only time we heard from her was to get us set up to buy and get our 1% deposit which we didn't k ow about till the day it was due. Moving from out of state they made it very difficult.
Lennar responded:

This is my 3rd new construction home and without a doubt it was the worst experience I’ve ever had. I spent a fortune on airline tickets (canceled flights, last minute rebooking, lost rental car, Uber) to get to the “blue tape walk through” to find my home without: a/c, water heater, toilets, countertops, broken windows…the list goes on. I was then pushed to close the following week in the hopes that it would be finished. I will say that the house APPEARED finished, but with crappy workmanship. For example: no power to lights in the entire front part of the house, frogs in my kitchen ...

Be very careful. Dot the eyes and cross the tees. STAY ON TOP OF YOUR LENNAR MORTGAGE BROKER AND TITLE CLOSER- AS YOU ARE JUST A NUMBER. Unresponsive after the sale. I am sure this will not get posted!

I just do not even have the endurance to go into it. Paid a lot of money for a new home with numerous fixable issues. It is a great home, it has a lot of great features and very high quality materials—craftsmanship has flaws that could have been avoided but more importantly could be fixed if Lennar would just stop making excuses. The part that disappointed me most was the horrible customer service, failed transition and zero welcome by Lennar into our new home.
Lennar responded:

The company is lax in addressing issues. I bought a bigger house model because it would have closed earlier and that never happened. The Customer Service/Repair guy in our development is way over worked with unrealistic expectations by the company. This is not a customer friendly business. My sales guy was awesome and the company expected him to fix all my concerns which was way beyond his scope, Very disappointed.

The whole home buying experience was incredibly stressful. My agent was hardly involved, never met in person, even though she was directly in front of me, and acted as if it was a favor to me to sell me a home; not to mention the actual bidding process is a bit of a nightmare. I used Lennar mortgage as instructed, that was another nightmare of lack of and or miscommunication. Now let's fast-forward to the walk through. The house easily needed another week to be completed. The closing was pushed due to COO wasn't issued. During the push, I had to coordinate and communicate with everyone at ...

There had been a lot of inconveniences with my property, including the flight I made from Colombia in august because you told me that there was no option to sign in September and where I lost the money for the trip because the closing of the house was more than one month later. Every time that we have raised a question or a complaint, we have not received an answer from the Lennar team or it has been full of references about the deposit and the contract.

We had a rough experience from start to finish. I highly recommend being patient with the team as behind the scenes; they are working with a whole town of issues from third parties errors and neglect. I feel it's more on the contractors than Lennar themselves. Rest assured, Tony from our area has empathy and will work hard to make sure the issues get resolved. It takes some time. Our turnaround for matters to be resolved is about 30 days or less. We are shocked to see a new home is in such poor condition and has so many shortcuts, which lead to other issues. During our walk inspection, we ...

Over all my experience with Lennar was not so good as I expected. Everyone wants to buy a house at least in so good condition as seen visiting demo house. But unfortunatelly Lennar has a lot space for improvement... Twice was changed the closing date...it costs me, of course. I was shocked for the amount of undone jobs and broken materials, building materials were laying all around house, unclean pool, unpainted walls, unfinished frontyard etc. during New Home Orientation. Obviosly the closing should be held at least 2 weeks later to let the builder finish my house completely, but the ...

Construction Team doesn’t care about the customer

The sales and finance teams were great, however, the construction team was far from it. It appears that they were on a mission to build our home as quickly as possible without consideration to quality or the customer. We went into the house every week that it was under construction. When we saw things that weren’t right or could be better, we notified our sales rep. He passed our thoughts or concerns to the construction team. The answer always came back as “it’s built according to specifications”. They made no corrections. We did two walk-throughs; one about one week before the closing and ...

Avoid new home builds. Too many corners cut and materials are of poor quality. Our backyard is disappearing with each downpour as they failed to grade the property appropriately. Too many people are only worried about their bonus and not the quality of the product they sell. Buyer Beware. Buy used as someone else has repaired what the builder failed to repair.

We purchased our home sight unseen and just got the virtual walk thru since there were no models available to view. At our first walk thru there were a lot of items that needed to be fixed or repaired. I was assured they would be fixed by closing in 7 days. I had to wire the money before closing so it would be funded. Lennar extended closing by a week so we had to pay for additional housing. The day before closing we did our final walk thru. The blue tape was still everywhere and not move in ready at all. We were assured everything would get done with no questions asked after the fact. ...
