Lennar has very unhappy buyers.The problems can be solved easily as most people here have the same problem with the same people. I have been a project manager for the last 30 years and none of the staff I have met would work for me.There is one exception,Mike Bell.Mike is professional and gets things done.He follows up after job is scheduled.You need to hire more like him

The Model homes show beautifully, however the quality of workmanship is lacking in the non model home. I know these are not custom homes, but materials and supervision need much improvement. They give you one year warranty. They string out getting the work done. Seems like you have workers back and forth for 6 months to most of the year. At some point you just want them out of your house. The open floor plan carries voices and noise throughout the home, especially noticeable in the bedrooms. Lack of hall space to buffer the sounds. But it does show well.

We did the walkthrough with the house dirty.(fatal) Paint work terrible, wood trim prep work poor quality. Warranty team is excellent.

Make sure everything is done before to close. Very poor walking through process. Builder pushing you to complete the closing process without finishing the home ready for delivery.

Buying a home to Lennar you have to have a lot of patience, don't trust everything they say, specially time frames to fix things. Be extra cautious. And very detailed oriented at the time of closing as there will be a lot of things wrong or missing in the house. You'll have to take a lot of work time off to attend to all submitted warranty request. Also, pay close attention to the roof, rainy season just started in SW Florida and there are more than 5 recently built homes with tarps on their roof. We had a house already with Lennar that was great quality and a great buying experience. We chose to upgrade and it has led to a great deal of disappointment although the house is exactly what we want. The amount of sloppy work that was done is highly disappointing. What was even more disappointing was being charged $16,000 for delaying a closing when the house was done earlier than anticipated and yet almost nothing on our punchlist was completed. Our sales person Jordan was great at getting us to contract and rude, pushy, and disrespectful as we got closer to closing. Our construction manager was friendly and responsive before closing and then dismissive and ignored us even in person after closing. Promises were made all around that have yet to be fulfilled. Very disappointing. After talking with neighbors, it is apparent the company's goal is to close on incomplete homes and move on to sell more rather than selling complete product. Customer service and client satisfaction are evidently not priorities.

Many basics to my transition were unattended such as Comcast not yet connected to my building unit. Then a 45 minute drive to Naples to pick up my equipment. There was garage door remote nor a pad outside for Manuel use. The sliding door wasn’t secure and couldn’t be locked for several days. The same for the garage back entrance door. The electric outlets were confusing since some couldn’t be activated without a wall switch.

Lennar needs to improve the supervision on the third party company’s use to build their houses, since the standards are low to my point of view. They need a better QA team.

Open issues not being addressed

Three months after closing, we have more open issues on our closing list, than Lennar has addressed. Most of the issue were opened a month prior to closing. Should never close until the open issues list is full addressed

I was asked to close quickly to enaure Lennar got the closing done by the end of their fiscal year. I did so with the promise the punchlist founding during the walkthrough would be done by closing. It took over a month to have complented and cost me a month of rental imcome.

Very poor quality with overall construction and appliances

The AC contractor does not even check if the system is working correctly or not. He installed it and left the AC to run continuously and not responding to the temperature we set it for. The FPL invoice ran into hundreds even with no people inside the home for over 45 days. Next is the water heater was not even running the hot water and the construction manager does even look into these either during walking or closing. Next is the cabinets not even provided and once again the construction manager promises that they would be completed by closing but 5 days after they were not ...

At this time what is standing out is the fact that no one is taking care of the halls, stair, entrances, elevator. Calls to Tropical isles Management have resulted in telling us they are not yet responsible,.talking to Icon have also not brought results

I would tell them to make sure to do a walk through before closing, the virtual walk through we got was useless as the building manager was not able to show most of the condo due to not getting good showing from iPhone this resulted in a lot of unresolved issues (hole in cabinet door in kitchen, pantry door not working , hole in wall in guest bathroom.) some of these issues not yet resolved and we close two months ago.

Lennar is more focused on closing your deal than delivering what was in the contract. Deficiencies are met with excuses and not solutions. Lennar wants the hime buyer to deal with all if their trades and suppliers so they are not involved. Very disappointing experience

If I had to do it again I don’t know if I would purchase another Lennar home. Several little issues, terrible finishes on the walls lots of drywall mud globbs they were just painted over. Tape on all the roller ball catches never removed. Gutter on lanai still leaks , lanai floods everyone it rains, neighbors house amd lawn are higher then mine so all his water runs to mine . Who did the survey for these houses did they know how to use a transit . None of these houses should be low at all every home should be set at 6” min above finish grade . Also the drip pan on the condensate is not ...

I paid more than $585K for my home and very disappointed. Very bad quality, walls and ceiling was very rough and unprofessional done. Very dirty doors knobs, that not clean before closing. Many undone left before closing because I was from out of town and don’t have time to come back a day before closed. Totally disappointed about their house built and warranty service was a nightmare. No one care.

Homeowners have been waiting 2 years for a pool. We can’t rent out or enjoy our vacation home without a pool. Prompt response to fix issues. We are happy with our unit and appearance of community.

Buying the home at Orange Blossom was relatively simple, but getting any kind of response or accountability after closing is a completely different issue. Punch out items remain outstanding months later & the home is full of blue tape. Damaged fittings and poorly finished features detract from the pleasure of buying this home. Never assigned a Customer Service contact point, I find dealing with Lennar frustrating & unsatisfactory.

Everything from Lennar Mortgage to closing was very Subpar at best

To Start was not happy with Lennar Mortgage, wished I had used a different company. The communication for closing was non existent. Nobody showed us anything on how to operate pool and other features like the ring camera etc. We had to hunt down our keys and garage door opener. the Sheet rock and walls were poorly done and a lot of the holes for lights and outlets were cut too big and one light above kitchen Island was buried and had to be found and cut out after. Overall communication was just not good. Talking to the neighbors they have had the exact same bad experience.

At the end of the experience, I do love my home, but it was not easy going through the process. There were multiple mistakes made along the building process. Fixes took way longer than they should have and many of these were not performed to the standard that I would have expected for a new home. There were multiple delays during the build process - 5 weeks went by with no progress being done on the home and we closed on our home 2.5 months late.
