Lennar Excels in Zero Ownership and Poor Workmanship

In the four homes we have had built in our lifetimes, this was the worst experience from start to finish with having a new home built. It took over 15 months to complete the home. This was a subdivision 1 level 1850sf cookie cutter home nothing custom. It became very apparent that Lennar was overcommitted and had to much WIP (work in progress) open which basically paralyzed productivity. For the entire duration, we had to be the ones to prod and ask for updates, which were vague and usually a bunch of excuses. Lennar has many issues but it’s biggest issue is zero ownership of anything. ...

The total ineptitude of Lennar from top to bottom surprised me. The Lennar tag line should be “Quantity over Quality”.

Lennar turned what should have a been pleasant experience into a nightmare! If I had known then what I know now about the Lennar process and the agonizing efforts to get things fixed, I would never have bought a Lennar home in this community. I only hope that once the community is completed my experience becomes more positive.

Our first experience with Lennar

We were and are excited about moving into the community of Ave Maria. Our purchase of the Ariaballa not so much! The quality and workmanship of this build has alot to be desired. Lennar was quick to take our money and when we notified them of the several issues it seems to have landed on deaf ears. From garage overhead doors that don't function, to missing trim, missing shower doors, several damaged and marked cabinets, and a long list of other items. Our suggestion would be to run as fast and far away from Lennar as possible!

I am not happy with the home buying experience we have had with Lennar. There were many issues before closing on the house that needed to be addressed and although some were addressed it wasn’t done properly and at this time we are still having the same problems, our main concern is the Lennar contracts with companies that do not stand behind their work. The prime example is the pool, the pump was leaking prior to closing which was supposed to be fixed and to this day the pump is still leaking, the pool is leaking and we are footing the bill for high water consumption. was 2 days before closing and cosmetic issues were still not completed after i reminded them 2 wks in advance , they probably wouldn't have done anything if i had not been proactive , there was also 2 electrical issues that i didn;t find until after closing , unfinished wiring for the attic light the switch was never installed and 3 outlets would trip immediately when used , where is quality control ? How did this pass the county electrical inspector ? It took them at least 5 months to repair one of the 2 hot tubs , absolutely no excuse for that other than poor managementm , had to wait one ...

Lennar poor quality workmanship

Our overall experience was very disappointing. The contractors did very sloppy work. From the paint droppings all over the floor, to uneven handles on every kitchen cabinet, every outlet and switch cover crooked, broken pavers around pool. Uneven lawn with dead sod, irrigation system not approved by HOA. Uneven seam on granite counter top and the cheapest home appliances they could find. Lennar warranty service has only addressed 25% of our complaints and others work orders have been ignored.

We have had several issues like no mirrors or shower enclosures installed until nearly 2 months after settlement, finally got them last week day before Christmas. Still have electrical issues with outside outlets as they click 24/7 unusable, and light switches within the home that are incorrectly wired. Since settlement, I have found out via outside Sales guys that Lennar, installs proprietary features like extermination inside wall device, and a smart home water device that allows monitoring via a smart app. Was never told about either of these options, had to find out from neighbors or ...

My experience with the builder was not good especially since they want to close before the home is complete and for someone that is a buyer from out of state is hard to check all the details of the final construction and in my home, there are lots of issue like paint, hold in the upstair stair broken or defected doors and for the high price that the home has the material, users is very low quality and the same that is listed on the home model .

While the community is attractive, the builder takes 1000% of the enjoyment of owning a new home away from the buyer. From omitted items which are in the contract, to shoddy construction, to deceptively low HOA fees, Lennar is the champion of bait and switch.

The sales agent, Jamie, was very good. We had a good experience with her. Unfortunately, the construction manager, Chad, was not. He stopped communicating with us after closing. Very little of what we asked to be corrected actually got corrected. When defects were pointed out prior to closing, it was suggested that we submit warranty claims after closing. The construction manager's explanation was that the contractors who do the warranty work were better than the construction contractors Lennar uses to build homes. That is likely true - it would be very difficult for them to be worse! ...

This our 3rd time buying a home, 2nd time buying a new build. We had to extend the closing date three times because the home wasnt finished. We did a walk-through before closing and gave a list to the builder of all the things that needed fixing. Some were cosmetic, but some were big deals such as the sofit was missing by the front door, the outside of the house needed to be painted (still gray with stucco), and the some doors didnt have hinges or locks. So many issues to fix. They forced me to close on the unit even though it wasn’t ready! Lennar kept my money since November!! The closing took place in February! I still have open tickets that haven’t been resolved. Not happy. Plus I was promised pools, restaurant, gym. Nothing had been built !! No Pool for us to use and it’s summer already. Terrible. Of course we are pushing full Maintenance:

I closed on a townhouse on Dec. 30 and there were many problems (interior bifold doors missing, missing bath vanity, missing trim pieces, ants and spiders everywhere, etc) Plus, the overall job was extremely sloppy and unacceptable. I have spent the last two months trying to get the multitude of issues corrected so I can rent out the house. To date I have lost 2 months of rent. Lazy and did the bare minimum when it came to supervision of subcontractors. It definitely shows in the final product. Quality and schedule both suffered. The quality is a C- at best and the schedule was non existent. Lennars best quality is the community that’s all, as far as a builder the peopl from start to finish do no justice for the brand. Poor Customer Service and Follow Through

Closing delayed three times because house was not ready for occupancy. Punch list items promised were not completed. Still do not have water hook up to refrigerator two months after closing. Poor workmanship and no follow through on quality of work by construction superintendent. Disconnect in communication between sales team and construction team. Given our experience, would not buy another Lennar home.
