There were multiple issues with the house(incomplete)

the construction manager was helpful with taking care of the articles' that needed attention, however the driveway is shorter than realized ,the property is somewhat undersized, specifically the backyard, the home is attractive and comfortable. i would suggest that all new buyers ask questions about the HOA, and all fixtures located within and on the home and as well as the grounds.

Home is wonderful. However, the sales agent was terrible. Answers to questions changed from day to day. No clarity. You CANNOT trust sales agent. Please, read that contract carefully before you sign it. There is NO going back with Lennar. Sales agent had all the wrong utilities listed on sheet she gave us. When we trried to contact her to get the correct information: No answer- even going up the chain. How can people be so ignorant of the service they are suppose to provide! So, they do not tell you but the first water bill is outrageous. Our first water bill for 20 days was 500 dollars. Internet was supposed to be installed and able to be connected by calling AT&T. Yup, that is in the contract. But internet company said they had no knowledge of our home and we can't get serice. Lennar said "that is your problem" Would not answer our calls and kept giving wrong information. Refused to get the issue fixed! Told us we would get washer and dryer; then halfway through said no do not get one!!!! Then one showed up at the home after we went out and bought one!!!!! Sales people CANNOT be trusted and the company does not stand by the "word" of their sales people. So READ the contract and make sure everything you have been told you are getting is in writing!!!!!!! Workmanship was good. However, folks that hung wallboard did a sloppy job. Drips and bubbles on the walls and corners that show the tape!! Just painted over it. We are used to the the workmanship from the northern part of the country- wallboard in decent shape. Beside all ot the above we love the home. Just make sure you DO NOT trust the sales people and everything is in writingand ASK ABOUT THAT WATER BILL!!!!!! ... More

After making the decision to sell our home in PA, we decided to purchase our new home in Ocala, FL direct from Lennar, strictly on-line without ever visiting the location, something we thought we would never do. Great communication, great sales representation and thanks to Bryan G. for sending pics throughout the process, so far workmanship appears fine, hopefully will remain without any major issues over time. Wish we could have customized a few things, but overall, we will make it our own over time. Thank you for a great experience!

I purchased my home after visiting a girlfriend back in May. My husband and I had the pleasure of our sales representative Neil H. to enlighten us on all the qualities and benefits of owning a Lennar home. It was not until the end of June that I called Neil and told him we wanted to buy a home here at Liberty Village. Living our entire lives outside of Boston I was a little nervous taking the plunge to move although my husband was 100% ready to move. Neil literally checked in consistently with me taking photos and videos of the house being built every stage of the way. My girlfriend and her husband did the walkthrough for us and any problems were addressed accordingly. We finally arrived after being delayed with the storm Idalia. We were so happy to finally be here in this beautiful house and community. Yes we had some tweaks to iron out but if you go through the proper channels and call or email the information provided everything will be fixed or addressed. We have in the past literally built our own home bought homes already built and lived in used homes. In my opinion you always will have something to address. Lennar certainly does have mostly that I have heard of minor issues to fix amongst my community. I also have complete faith that Lennar will put in our promised pool that has been in the works for some time. Hopefully sooner than later! So if this happens in a reasonable timeframe I would say that you cannot go wrong purchasing a Lennar home. ... More

Although may not deter from owning another Lennar home in the distant future but move-in experience after buying process did not go as well. Too many defects unnecessary deficiencies for a new home. Process of getting them corrected was transferred and had run smoother than it started.

Buying a home is never easy, especially a newly built one, but with jack working tirelessly on my behalf it was very doable.

Homes were put up too quickly with many imperfections. They can do a better job at quality control.

I had an excellent experience with Lennar sales and mortgage associates purchasing the home. The salesperson was very helpful in keeping me informed during the nearly four months until the closing. However, everything turned into a very disappointing experience on the closing day. I could not make the final walk-through of the entire house because a cleaning company was at home just an hour before the closing. The project manager assured me everything was fixed from our first inspection walk a week before the closing. Minutes before the signing, after I shared my concerns, the sales administrator guaranteed that everything would be taken care of after the close if necessary. I trusted them and signed. HUGE MISTAKE! The house was dirty, with paint on the cabinet handles, bathroom lamps, tile, garage floor, and dead sod, among other things. The tile floor grout is an entire disaster! Stained grout as a result of mishandling during the construction. My home does not look like a brand-new house. I am extremely disappointed because this is not a cheap property, and I had higher expectations from Lennar. The warranty process is time-consuming and frustrating sometimes. ... More

The experience of purchasing the house was terrible. The project manager was never around, wouldn't return calls and didn't even make the final walk through of the house before my closing. Assuming he was busy and everything would be taken care of and fixed from our first walk through before closing - NEVER ASSUME SOMEONE WILL DO THEIR JOB. I closed on the house and literally all I was given was the keys to the house and 2 garage door openers. When we opened the door to the house, it was dirty, had not been fully cleaned, tiles in floor were cracked, caulking and painting needed to be completed, closet doors were still broken and he garage was full of paint, building supplies and saw dust all over the floor, I even had a broken sewer line and the yard and grass was not leveled and grass was terrible, etc.... HORRIBLE EXPERIENCE. If it was not for our Service Coordinator, I would not be in this house today ... More

Purchasing the home through our salesperson was great, she was very helpful keeping us in the loop with updates and progress pictures. . Our Forman also very helpful in getting us in on time. All and all a great experience. Thank You.

I contacted My Lennar and put in the paperwork to have the problem corrected. After a virtual visit, they stated they would contact the contractor.The contractor said it would be about three weeks before we could have someone look at the problem. I said this could be expensive on my electric bill. A man came out and found the thermostat was wired incorrectly. He said the heat was trying to run with the a/c. This resulted in a 720.00 dollar electric bill for the month.

They took care of everything I needed in a short time

took 30 days to get house cleaned lots of things not done or done wrong

First walk-through brand new home: no running water, workers left feces in each toilet (no water to flush). Cracks & holes in cabinets. Large patch of dead sod front yard. Caulking poorly done. Foundation painted in batches. Hole near roof. Scratches on mirror & kitchen sink, etc.. Final walk-through water ran for 5 seconds & stopped. Few repairs done, orange tape still up, no door on linen closet, etc… Closing day, final final walk-through with construction manager who quickly went over my list of repairs with the superintend. House was cleaned a little better. 10k in no backing out!! Superintend asked me, “What do I want my house to look like?” My reply to him & sales manager; Like a “Brand-New” home. Like the quality Lennar advertise! I chose to purchase new because I didn’t want a “fixer-upper.” Everything at this point is up to the warranty crew to fix. It took a month before I could shower in my master shower because the workers left stucco in the shower head pipe. Bathroom light switch turns off outlet in bedroom. Appliances, when I called for repairs the rep asked, “did the builder give you secondhand appliances?” Not enough space to tell ALL. “Everything that looks good ain’t always good!” ... More

1st and second walkthrough before closing consisted of the customer/buyer performing quality control of drywall texture and paint. Both were a complete waste of time. Lennar should be able to do their own paint QC long before closing. Painters have no idea what an edger is when painting near a ceiling. Painters and stucco workers have no concept of using a drop cloth to protect floor or pavers bellow. Drywall and paint all over wall switches. Carpet glue and grout all over ceramic tile. Drywall plaster and sanded dust all over window blinds. Sod delivered to lot and sat on pallets for over a week to dry in the sun, then laid down as dead grass, later to be replaced with more dry dead sod. ... More

There is really not much good to say about this experience with this Lennar home. This is my second Lennar new home. I purchased the first in St. Augustine (Winward Ranch, Princeton). It had a few minor issues, but overall was a nice home. This home, first community for Lennar in Ocala FL, is a workmanship nightmare. From the curb appeal (lawns are substandard St. Aug grass full of weeds and different varieties) to the concrete work (just go for a walk in the hood and look, including mine!). The CM assigned to me did nothing (he had a complete list on April 29th, my closing was May 25th) until it was too late then walked off the job the day before my closing with a list as long as your arm to fix. The drywall is horrible with major seams in the ceiling visible (these were pointed out just after I signed contract in April, NOW, they will be disrupting our home with a major repair (once approved). Our windows were scratched to the point of the sliders needing replaced. The tile grout work is substandard as is the trim work and the painting. Overspray of the trim paint on the walls, clearly did not prep the trim prior to painting (gouges, burrs, nail holes etc). Tile in the shower near the valves bulges out 3/8 to 1/2" on an outside corner which is very visible. Garage door seals another miss. Clearly Lennar got the bottom of the barrel on the subs. It does amaze me how the subs seem to control the construction site management. This clearly is not a subdivision that Lennar should be proud of or even attempt to "showcase". ... More

The salespeople were nice, and the lending department was great. But when you buy a brand new house, you expect things to be like new with no issues. We've had issue after issue with this home - from floor to ceiling, exterior & interior. The "warranty" office lies to you, takes forever to get anything done, and does not follow up. We loved the layout & the neighborhood seemed nice- but the work quality is not good.

The sales guy was not truthful about having the house cleaned and painted before we got there. He told us what we wanted to hear. We had to get the building manager involved. We did not have keys to our new home when we arrived either. It was a bad experience

Initial walk through issues were numerous. Sloppy workmanship in many categories. Very poor exterior paint coverage. Some areas do not have paint on the siding. Paint splatter on floor in many areas. Rain gutter by front entrance leaks and lets water run behind stone work. Sloppy install on sprinkler system. Crooked sprinkler heads in several areas. Garage door opener wiring sloppy installation, has broken wire that will no allow door to close. Exit doors to lanai - dead bolts not aligned will not lock. Main sewer line was damaged by workers that were grading the lot prior to sod being placed. This caused a major stoppage that took a lot of work to locate underground damage before a fix could be attempted. I go on for twenty more items but the fact that the slow response to issues important to me makes this Lennar home not what I expected. ... More

This home was not clean, poor painting everywhere especially the area above the baseboard. This means that semi-gloss was painted above the baseboard in some cases at least 5”. This was noted with both walk throughs, but was not corrected. Paint splatters on sliding doors not cleaned off and the tracks for the sliders were not cleaned. We have NEVER moved into a brand new house that was supposedly cleaned but needed through cleaning, by us, before we moved in. If this is what has happened with the other homes, I would suggest getting new contractors. What’s the deal with the cement lip pulling into the garage, that is an accident waiting to happen.
