Sales agent was great. She helped us resolve home issues even after closing when we couldn't get responses from the appropriate departments.

I think this builder doesn't pay enough attention to details. I've had far too many issues that indicate to me that the build was a rush job. Issues with the stove, dishwasher, cosmetic oversights, the almost dead sod/grass in my backyard, even down to the amount of studs in the wall that make it difficult to mount a TV in the living room. The design of the home is beautiful but it seems this builder has cut corners to save on costs. And these oversights have caused me to open a lot of service tickets for fixes when if they just took their time and reviewed their work, none of these issues wouldn't have arisen. ... More

This was my third house purchased with Lennar, and I was really impressed by how poor the quality of finishing and details was compared to the others. They have tried hard to resolve everything, but for me it was a disappointment and I will think twice before buying the next house with them.

Just know that you have the best sales rep, Yvette and the best warranty/inspector Nicole. Lennar don't give you guys grace. You two did an amazing job.

Our new home consultant was fabulous. Our loan folks were helpful and on top of things. Our issues started with the walk through and the builder. We did our first walk through a week before our closing date to make sure that items were addressed prior to closing. With our final walk through, nothing was addressed from the the week prior. So when we closed and moved in, we had people coming in an out to do work. The lady who did our walk through and orientation disappeared on us after telling us she would in touch to help get our issues resolved. We finally had someone new assigned to help us, but not without us reaching out constantly for answers. The closing was not pleasant but they do make it affordable and the houses are beautiful. The builder does fix issues pretty quick once moved in. Some of the quality is pretty good and some could use some improvements.

Overall I wouldn't recommend a Lennar community to others. You are inundated with so many different people during the buying and closing process, who knows who anyone is and why are there so many different titled people to handle this process. They don't all communicate together and it shouldn't be my job solely to keep everyone up to date, especially if I'm not receiving answers for issues. I was under the impression that I wouldn't be dealing with the same type of unexpected issues that arise when buying an already established home. We've had the electricians and plumbers out numerous times since closing and moving in. Our home should not have been plumbed backward and that is something that should have been caught in an inspection. Items on a to do list for a pre closing walkthrough should be addressed and not have to be made an exception when not completed by closing. This may summarize the overall experience; 15 minutes on my way to closing, I got a call stating "not to arrive to the office because they were not ready for us yet"... I was told by the lady who showed us the house that the solar system was included with the house (which was not) and eventually cost us is a bit over $5,000 from incentives that we couldn't get because the lack of information between all involved during the sale who failed to guide us, even though that we explicitly stated several times our willingness to purchase the solar system. We could have easily stepped down from the sale or at least held it but because we were from out state and we really wanted the house, we decided to bite the bullet. Among many construction deficiencies, we are still not happy with the pavers repairs, even though that most were replaced, they all look like if they were bought second hand and still (as of today May 2. 2023) "all" look stained, not even one look new... some have foot paint and I was told, for me to remove it with "warm water and scrub", which I tried with no avail. I got like more than 50 calls asking for silly bank transactions... most of the repairs have been completed but it's a new house and it shouldn't have as many faults as it had/has.... Too many people involved that did not know or communicate with each other. It should be one centralized point of contact thus to avoid any conflicting information. The construction took 2 months more than anticipated. The communication or updates on the status of the house were very poor because The construction team was not providing updates. Once we moved into the house they were multiple concerns of undone repairs and we are still dealing with necessary repairs. Also, The tiles style were changed without notice to the buyer

The dialogue is very bad, when you want to clarify doubts, especially for a foreigner, you do not have a clear interlocutor. Nobody takes charge, you have to go to third parties to help you. The electronic means provided for communication do not work. Many interact and finally no one clears up your doubts.

I bought my house at the end of January 2022, and I was told it would be ready in 6 months, which I thought was extremely ambitious. I visited the property 5 months later and only the structure was ready. I started to get a little anxious. I visited the property 3 months later (end of October) and it had very good progress. On November 11 I was informed and confirmed that the closing would be on November 28. I travelled for the closing (I live in Canada) and when I completed the inspection visit ahead of the closing, it was clear that the house was not ready. I was asked by Lennar to stay for a couple of days in Orlando, and two days later I was asked to go back home and wait until the final touch ups were completed. It was extremely disappointing, However, I was pleased when I received a sincere phone call from the Sales Representative who gave me an apology and told me that Lennar would credit me for the expenses that I incurred in my trip to Orlando. It was a good gesture from the builder. Ten days later I completed the closing and received the property. I consider Storey Lake a very nice community. In terms of expectations. Lennar said that it would take 6 months to build the house, and it ended being 11 months. I think Lennar should have a program where then can solely help with First time home buyers who know nothing about the ins and out of purchasing. This Corporation is so big one they could afford to have a program where they assist with first time home buyers step by step starting with any and all that is hidden in the fine print. From a choice of pant color to know whether your Front door opens in or out.

Not so happy with Lennar anymore,If it wasn’t because I found a lender at the last moment I would’ve lost my deposit , and not to mention the value of the townhouse too high along with a high interest interest rate. And to make it worse a high HOA 250.00 monthly with no amenities still waiting and taking forever to make the poolside. But yes we still have to pay HOA high fee just to perceive blocks and dust . Not fair at all .

Post closing attendance has been poor. Problems has not been fixed after two month from closing. Special electrical problems and finishing problems. My experience has been that there is not a person from LENNAR that follows the solution to the problems. The responsibilities are avoided by appointing some other departments and the end nobody follows up.

Most of the process with Lennar was reasonable, but my closing was rushed as the home was not actually ready for the scheduled closing. In fact during the final walkthrough on the day of closing they had still not installed appliances. Because everything was not quite ready for closing the final punchlist had about 50 items that needed to be addressed. After closing it has been a challenge getting the contractors to complete the items. It is now 2 months after closing, and more than half the list has still not been addressed. Of the items completed many of them I just decided to take care of myself since it seems nearly impossible to get some of the contractors out to finish up. ... More

The house is nice and has decent finishes. They have been very prompt fixing the any issues. the house was exactly as promised and in the time frame indicated. Melissa did an amazing job in keeping us updated through the house building process

my sales agent was terrible. closing was a nightmare. very poor communication, no response to emails, no updates. Only positive thing about the whole home buying experience is our customer relationship manager.

Overall the quality control systems by lennar are poor to average at best. Their system is cumbersome and it takes many attempts in order to get issues resolved. Seem like they are rushing delivery of homes in order to make up monthly numbers to meet Wall Street expectations and in so doing a lot is left undone before closing which forces you into warranty for completion. Worked with many builders and it definitely seem that upper management needs to re-evaluate at their operations.

We signed for new construction in mid April 2021...we're given a tentative closing estimate of 10/31/21 to 11/14/21. Then, after obtaining permit approvals in late May...the delays started...ground was not broken on our house until September. So a 4 month delay. Covid was said to be the reason for all delays. Understandable at 1st. Then we saw homes signed for "after ours" closing in Sept...Nov and Dec. Covid did not prevent some homes from moving forward to close. It seemed to my wife and I that the original CMs had forgotten about us and it was very, very frustrating. In October, we connected with a "new CM", Mike. The meeting was initiated by our wonderful salesperson, Susan. Mike had arrived in Trinity Lakes to help push builds forward and he did help to expedite the build on our house. We were very appreciative of his efforts. Our salesperson had been communicating with the previous CMs every week and provided status updates, which we very much appreciated also. But, in my opinion the initial CMs did not follow a "first to sign" protocol regarding priority in home builds. All that said, a second CM, Kyle, was later assigned to work with Mike and together they completed our home in late February. They provided us with a top quality construction build!! So what is the old saying "Anything worth having is worth waiting for"? Irregardless of all our woes...we love the home and community, beautiful, peaceful countryside and gorgeous sunsets over the lake! Even with the delays...10 1/2 months after first signing...I would still highly recommend Lennar for the top quality product! ... More

I waited for months for Storey Park K 50 to finally open up lots for sale. Despite talking to my sales rep monthly waiting for it to open when the phase finally opened up for sale, my sales rep notified me after they had already sold the first 5 lots, which cause me to miss out on lower purchase price on the first lot offering. After signing, the house took longer than expected to start building, however the other homes beside us were always being built quicker. We always experienced delays compared to our neighbors to the point that in Nov 2021, the builder was rushing to finish our home to meet Lennar's year-end goal. The builder missed and had to rescheduled the new home orientation and final walk-thru 3 times because they just weren't done. We were not able to complete a home inspection with our approved home inspector either. Then on 11/30/2021 at 5:45pm, Lennar Title called for us to close that evening at 9pm. A final walk-thru was done with a punchlist that was very long. It was all too rushed and we had to close on the house with unfinished, unclean items. Lennar Mortgage and Lennar Title were unresponsive for the entire time and showed up at the end (1-2 days before closing on Thanksgiving holiday) to ask for documentation. The reps at each of these were not friendly and at time rude. Ever since closing on 11/30/2021, we had had weekly visits from different trades (that we have had to be badgering Lennar to send us) to fix, repair, and/or finish up the items on the punchlist. The lot was not properly graded and we are having drainage issues. Lennar keeps saying there are delays. One of the exterior doors to the house is damaged and Lennar had stopped following thru to fix it. Finally, the "Everything is included" concept only benefits Lennar and not the homeowner. In this new K50 phase, we have paid more money than any previous phase and received less quality items (i.e. shingle roof instead of title, lesser quality appliances, lesser quality garage doors, and outdated color brick pavers). The builder also put in a massive garden, which we did not want, in the backyard taking away much of our green space. I have built many homes in the past and this by far was the most stressful and annoying experience. I do not plan on using Lennar again in the future nor recommending them. ... More

They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

The system to file Repair Request online within one year warranty is convenient and response is kind of quick, but may be the large quantity and pandemic time, the request fixing cases time are waiting too long. As buyer stand point, we want to buy a good quality and ready to live the brand new home without any worry, not by having technicians to the house back and forth. Basically, I love this builder and my house design, but that will be perfect if no rush closing and less request repairs after closed.

Whoever inspects the homes during construction were not checking them carefully. Lennar makes you jump through hoops to have your own inspectors come in.
