The house designs and final build are attractive but you start noticing where corners were cut and how cheap some materials are. Buying in 2021 was uncertain and the lack of communication from the selling agent made the whole process feel like a gamble. I feel that under different circumstances (not COVID, not 2021 buying spree, not material shortages) Lennar is a good company and the people are for sure really nice but the final product was “okay” when you start noticing the details. Compared to dealing with 15 person auctions for most homes, this buying experience was great and the homes do look great, I guess I’ll find out how durable this all is in the coming years. ... More

Still missing numbers on my mailbox No hot water in kitchen sink

Buying the house was great but after the fact, hasnt been as good as a thought. Job was done very poorly and still to this day, my house is not completed. Workorders take forever to be submitted and contractor takes forever for the appointments to be made. Then, Lennar gets bought out by Century Homes. Not too happy with what’s going on.

Love our new villa. Four months and still no answer on how to clean the stucco off sliding glass door tracks. Seven homeowners unhappy with same problem. Hope this gets a response. Super still trying to find an answer. Should have been fixed immediately.

Going from a custom build where I got to pick every last detail, to this type of a build where I get no choices was hard. We knew what model we wanted, we knew what development we wanted but after that we really didn’t get any choices. Colors, what lot, front patio or not and the timeline; there are zero choices. Also on paper the development looks great. But once you’re in you’ll find the garages are barely big enough for your car, let alone extra space for storage. A full size truck does not fit on the driveway without blocking the sidewalk, so everyone parks at least one car on the street. The street is now so full emergency vehicles can not get down the roads. Then they plant trees, right in front of stop signs. How the city approved this design is mind blowing to me. ... More

We never once met the construction:site manager and was never once asked if I’d like to visit the property during construction, so I just went myself many times on my own. Past homes we have always met and got to know the person responsible for our new home. Lennar- never. The sales associate was great but we had to ask her things that really were not her job because there was no other contact. For price paid more upgrades would have been good- no fridge freezer or washer dryer. After our inspection it took a few visits for them to fix some but not all. No body ever communicated to us about what would and wouldnt be repaired. More of a guessing game. Closing was not ready- house was not clean and doors not placed although we had noted these on walk through. Just seemed like we were unimportant. This is our second time purchasing a new home and I have to say this process was a little more difficult. The lack of communication was the biggest issue for me. We were giving three different completion dates. And now that we are all moved in there are still things that need to be fixed inside the home. Everyday we're finding something that was not complete. I will say these are beautiful homes but you can tell they cut corners on certain things in the home. For instances there are no real towel racks in either of the bathrooms. The shower door does not close all the way. Our refrigerator didn't even have a filter. And you can pretty much tell these homes are rushed in the building process. I am VERY disappointed in the time it takes to get warranty claims taken care of, some we have been waiting weeks for. That is not much of customer service!

I had to make multiple calls to get any information and it delayed my closing and I had to escalate to the manager. Also, the warranty team is very slot in response no due diligence.

During original walkthrough we asked for things to be fixed. We waited 3 months for one thing to be fixed. The paint was still over the face plates that we removed. There is still a light switch no one can tell us what it operates. The front door is still has a wide crack that we are trying to find a way to repair it. Lastly we questioned why it takes so long for the hot water to heat in the kitchen sink and the master bedroom. It would of been nice if there s things were taken care of before or even slightly after we moved in.

I am still having issues with my Townhouse.

The town house construction started in April 2022 and was completed around May 2023, 7 months past the original October 2022 expectation date. The town house looks great and I love how it turned out! My issue was with Lennar Mortgage because it was not a smooth transition. There was too much back and forth and changes in the closing cost which almost had me pull out of the deal and my interest rate changed even though I paid to hold the interest rate (This was due to the build taking longer than expected). It was a horrible experience I would not wish on my worst enemy with Lennar Mortgage. It was super stressful in addition to my new baby and wife. ... More

I dealt with the new home consultant directly to purchase the home at Lennar wellness way. However realized that having a realtor would have made much more sense closer to the closing. The final inspection was not done correctly and there were many items left out that needed fixing. For example, one of the cabinet doors was not even painted. There were lot of paint marks on the floor in the living room. when my tenant moved in he found nails in the carpet while vacuuming and thankfully his kids did not step on them. I do like the way Lennar has built the website where all details of the lots available. I would love Lennar to take one step further to make the closing process more friendlier. I would not want to have a seperate real estate agent and pay them to do the chores while Lennar already pays for New Home consultants. It would be worth while to have them help the buyers. Also, please ensure that last mile (cleaning, making sure all items are fixed, inspection etc) are accurate. ... More

Nice homes but management needs work. Too many things going on at one time so a lot of miscommunication and things needing to be done. We've been here since Thanksgiving and things are still being done on our house that should have already been dealt with. They are being done but poor management in the process. Tried to hard to get to much done during this phase.

Our sales experience was really a horrid experience. We had originally walked away from everything as the lady we dealt with was unbelievably rude to our realtor and would get loud and talk over you CONSTANTLY. We loved the location of the home, floorplan and neighborhood and with the promos still decided to go with Lennar. The financing was pretty normal except for the fact that they don't like repeating themselves if you didn't understand something. At times our tenured realtor was confused... again they were annoyed if she asked questions to then translate to us. It ended up being ok, but wasn't as smooth as one would have hoped. Closing, Derik the contractor and the delivery team were the light at the end of the tunnel. They fixed all of our issues quickly and really made us feel appreciated. Up until then you just felt like a person at a factory and it was a "Well someone is behind you that will by that house kind of attitude". After move in there has been some construction complaints with flooring, drywall ect... just not the neatest job and hollow tiles. Overall the home was built well but the 3rd party finishing could have been a lot better especially for the price point! Love our home... but honestly Lennar... you can do better to improve the smoothness of the process and ensure your 3rd party is upholding to your standard. ... More

I think this builder doesn't pay enough attention to details. I've had far too many issues that indicate to me that the build was a rush job. Issues with the stove, dishwasher, cosmetic oversights, the almost dead sod/grass in my backyard, even down to the amount of studs in the wall that make it difficult to mount a TV in the living room. The design of the home is beautiful but it seems this builder has cut corners to save on costs. And these oversights have caused me to open a lot of service tickets for fixes when if they just took their time and reviewed their work, none of these issues wouldn't have arisen. ... More

The closing was not pleasant but they do make it affordable and the houses are beautiful. The builder does fix issues pretty quick once moved in. Some of the quality is pretty good and some could use some improvements.

The dialogue is very bad, when you want to clarify doubts, especially for a foreigner, you do not have a clear interlocutor. Nobody takes charge, you have to go to third parties to help you. The electronic means provided for communication do not work. Many interact and finally no one clears up your doubts.

I bought my house at the end of January 2022, and I was told it would be ready in 6 months, which I thought was extremely ambitious. I visited the property 5 months later and only the structure was ready. I started to get a little anxious. I visited the property 3 months later (end of October) and it had very good progress. On November 11 I was informed and confirmed that the closing would be on November 28. I travelled for the closing (I live in Canada) and when I completed the inspection visit ahead of the closing, it was clear that the house was not ready. I was asked by Lennar to stay for a couple of days in Orlando, and two days later I was asked to go back home and wait until the final touch ups were completed. It was extremely disappointing, However, I was pleased when I received a sincere phone call from the Sales Representative who gave me an apology and told me that Lennar would credit me for the expenses that I incurred in my trip to Orlando. It was a good gesture from the builder. Ten days later I completed the closing and received the property. I consider Storey Lake a very nice community. In terms of expectations. Lennar said that it would take 6 months to build the house, and it ended being 11 months. They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

Just know that you have the best sales rep, Yvette and the best warranty/inspector Nicole. Lennar don't give you guys grace. You two did an amazing job.

This may summarize the overall experience; 15 minutes on my way to closing, I got a call stating "not to arrive to the office because they were not ready for us yet"... I was told by the lady who showed us the house that the solar system was included with the house (which was not) and eventually cost us is a bit over $5,000 from incentives that we couldn't get because the lack of information between all involved during the sale who failed to guide us, even though that we explicitly stated several times our willingness to purchase the solar system. We could have easily stepped down from the sale or at least held it but because we were from out state and we really wanted the house, we decided to bite the bullet. Among many construction deficiencies, we are still not happy with the pavers repairs, even though that most were replaced, they all look like if they were bought second hand and still (as of today May 2. 2023) "all" look stained, not even one look new... some have foot paint and I was told, for me to remove it with "warm water and scrub", which I tried with no avail. I got like more than 50 calls asking for silly bank transactions... most of the repairs have been completed but it's a new house and it shouldn't have as many faults as it had/has.... Too many people involved that did not know or communicate with each other. It should be one centralized point of contact thus to avoid any conflicting information. I think Lennar should have a program where then can solely help with First time home buyers who know nothing about the ins and out of purchasing. This Corporation is so big one they could afford to have a program where they assist with first time home buyers step by step starting with any and all that is hidden in the fine print. From a choice of pant color to know whether your Front door opens in or out.

Not so happy with Lennar anymore,If it wasn’t because I found a lender at the last moment I would’ve lost my deposit , and not to mention the value of the townhouse too high along with a high interest interest rate. And to make it worse a high HOA 250.00 monthly with no amenities still waiting and taking forever to make the poolside. But yes we still have to pay HOA high fee just to perceive blocks and dust . Not fair at all .
