During original walkthrough we asked for things to be fixed. We waited 3 months for one thing to be fixed. The paint was still over the face plates that we removed. There is still a light switch no one can tell us what it operates. The front door is still has a wide crack that we are trying to find a way to repair it. Lastly we questioned why it takes so long for the hot water to heat in the kitchen sink and the master bedroom. It would of been nice if there s things were taken care of before or even slightly after we moved in.

I dealt with the new home consultant directly to purchase the home at Lennar wellness way. However realized that having a realtor would have made much more sense closer to the closing. The final inspection was not done correctly and there were many items left out that needed fixing. For example, one of the cabinet doors was not even painted. There were lot of paint marks on the floor in the living room. when my tenant moved in he found nails in the carpet while vacuuming and thankfully his kids did not step on them. The town house construction started in April 2022 and was completed around May 2023, 7 months past the original October 2022 expectation date. The town house looks great and I love how it turned out! My issue was with Lennar Mortgage because it was not a smooth transition. There was too much back and forth and changes in the closing cost which almost had me pull out of the deal and my interest rate changed even though I paid to hold the interest rate (This was due to the build taking longer than expected). Nice homes but management needs work. Too many things going on at one time so a lot of miscommunication and things needing to be done. We've been here since Thanksgiving and things are still being done on our house that should have already been dealt with. They are being done but poor management in the process. Tried to hard to get to much done during this phase.

At the end of the day we love our new home. Terrible caulking job. Lots of chipped tiles. Major scratch on the shower tub combo. Slow response to questions post exchange of initial deposit. Everyone we worked with was very nice. As someone who has been in the trades for 25 years the tradesmen weren’t skilled.

The sale staff was nice to deal with However, the quality of the products is not . The construction Materials used are very ship. I was expecting more. For the money that I paid, and when something is reported to the guarantee company and they put so many excuses. Exemple: I called the guarantee because the Garage floor is cracking and they said that it is not covered by the warranty. It happened when I had 2 weeks leaving in the house. No doubt so sheap materials.

Our sales experience was really a horrid experience. We had originally walked away from everything as the lady we dealt with was unbelievably rude to our realtor and would get loud and talk over you CONSTANTLY. We loved the location of the home, floorplan and neighborhood and with the promos still decided to go with Lennar. The financing was pretty normal except for the fact that they don't like repeating themselves if you didn't understand something. We closed the house on 8/29/2024, we had issues with the back door, did not lock; during the first walking there was no refrigerator and was brought in a week later, after hurricane Milton, the lanai roof soffits were gone and the ones left we found out they were stitched with plastic staples, poor quality of construction on a brand new home that the lanai back door roof did not held winds; resulting in the homebuyer fixing it, The bathroom door when I open the shower door it hits the countertop from the bathroom counters. We had quite few issues with our build, the workmanship was poor in several areas. . From Garage Flooring to Drywalls. The buying process was also bit clunky. Despite having the "high tech" communication tools, it was still not as smooth as it could have been. Overall. It has been average quality of build and process. Nothing really wow'ed or impressed us. The house is not bad, but there was a lack of attention to many details, apart from an unjustified delay in its delivery. The best has been Mrs Maria Gonzalez in addressing questions and complaints. THANKS MRS MARIA!! It will be difficult for me to buy houses from Lennar again.

Overall, we were happy with the new home. We have had a few warranty items come up, but they were resolved quickly. Alexis has been great to work with on all those issues. A common theme we have experienced and heard other neighbors complaining about is how hot these houses are in the summer. Even though the air conditioning system is working as it’s supposed to, and the insulation is to spec, we found several air gaps in the attic (under the insulation). I think this builder doesn't pay enough attention to details. I've had far too many issues that indicate to me that the build was a rush job. Issues with the stove, dishwasher, cosmetic oversights, the almost dead sod/grass in my backyard, even down to the amount of studs in the wall that make it difficult to mount a TV in the living room. The design of the home is beautiful but it seems this builder has cut corners to save on costs. This was my third house purchased with Lennar, and I was really impressed by how poor the quality of finishing and details was compared to the others. They have tried hard to resolve everything, but for me it was a disappointment and I will think twice before buying the next house with them.

Our new home consultant was fabulous. Our loan folks were helpful and on top of things. Our issues started with the walk through and the builder. We did our first walk through a week before our closing date to make sure that items were addressed prior to closing. With our final walk through, nothing was addressed from the the week prior. So when we closed and moved in, we had people coming in an out to do work. Overall I wouldn't recommend a Lennar community to others. You are inundated with so many different people during the buying and closing process, who knows who anyone is and why are there so many different titled people to handle this process. This may summarize the overall experience; 15 minutes on my way to closing, I got a call stating "not to arrive to the office because they were not ready for us yet"... The construction took 2 months more than anticipated. The communication or updates on the status of the house were very poor because The construction team was not providing updates. The dialogue is very bad, when you want to clarify doubts, especially for a foreigner, you do not have a clear interlocutor. Nobody takes charge, you have to go to third parties to help you. The electronic means provided for communication do not work. Many interact and finally no one clears up your doubts.

I bought my house at the end of January 2022, and I was told it would be ready in 6 months, which I thought was extremely ambitious. I visited the property 5 months later and only the structure was ready. I started to get a little anxious. I visited the property 3 months later (end of October) and it had very good progress. I think Lennar should have a program where then can solely help with First time home buyers who know nothing about the ins and out of purchasing. This Corporation is so big one they could afford to have a program where they assist with first time home buyers step by step starting with any and all that is hidden in the fine print. From a choice of pant color to know whether your Front door opens in or out.

Not so happy with Lennar anymore,If it wasn’t because I found a lender at the last moment I would’ve lost my deposit , and not to mention the value of the townhouse too high along with a high interest interest rate. And to make it worse a high HOA 250.00 monthly with no amenities still waiting and taking forever to make the poolside. But yes we still have to pay HOA high fee just to perceive blocks and dust . Not fair at all .

Post closing attendance has been poor. Problems has not been fixed after two month from closing. Special electrical problems and finishing problems. My experience has been that there is not a person from LENNAR that follows the solution to the problems. The responsibilities are avoided by appointing some other departments and the end nobody follows up.
