Our new home consultant was fabulous. Our loan folks were helpful and on top of things. Our issues started with the walk through and the builder. We did our first walk through a week before our closing date to make sure that items were addressed prior to closing. With our final walk through, nothing was addressed from the the week prior. So when we closed and moved in, we had people coming in an out to do work. The lady who did our walk through and orientation disappeared on us after telling us she would in touch to help get our issues resolved. We finally had someone new assigned to help us, but not without us reaching out constantly for answers. Hopefully nothing else major comes up and the house stays intact for the next couple decades. ... More

Overall I wouldn't recommend a Lennar community to others. You are inundated with so many different people during the buying and closing process, who knows who anyone is and why are there so many different titled people to handle this process. They don't all communicate together and it shouldn't be my job solely to keep everyone up to date, especially if I'm not receiving answers for issues. I was under the impression that I wouldn't be dealing with the same type of unexpected issues that arise when buying an already established home. We've had the electricians and plumbers out numerous times since closing and moving in. Our home should not have been plumbed backward and that is something that should have been caught in an inspection. Items on a to do list for a pre closing walkthrough should be addressed and not have to be made an exception when not completed by closing. Most of the process with Lennar was reasonable, but my closing was rushed as the home was not actually ready for the scheduled closing. In fact during the final walkthrough on the day of closing they had still not installed appliances. Because everything was not quite ready for closing the final punchlist had about 50 items that needed to be addressed. After closing it has been a challenge getting the contractors to complete the items. It is now 2 months after closing, and more than half the list has still not been addressed. Of the items completed many of them I just decided to take care of myself since it seems nearly impossible to get some of the contractors out to finish up. ... More

The house is nice and has decent finishes. They have been very prompt fixing the any issues. the house was exactly as promised and in the time frame indicated. Melissa did an amazing job in keeping us updated through the house building process

Overall the quality control systems by lennar are poor to average at best. Their system is cumbersome and it takes many attempts in order to get issues resolved. Seem like they are rushing delivery of homes in order to make up monthly numbers to meet Wall Street expectations and in so doing a lot is left undone before closing which forces you into warranty for completion. Worked with many builders and it definitely seem that upper management needs to re-evaluate at their operations.

Should understand and respect buyers more

I waited for months for Storey Park K 50 to finally open up lots for sale. Despite talking to my sales rep monthly waiting for it to open when the phase finally opened up for sale, my sales rep notified me after they had already sold the first 5 lots, which cause me to miss out on lower purchase price on the first lot offering. After signing, the house took longer than expected to start building, however the other homes beside us were always being built quicker. We always experienced delays compared to our neighbors to the point that in Nov 2021, the builder was rushing to finish our home to meet Lennar's year-end goal. The builder missed and had to rescheduled the new home orientation and final walk-thru 3 times because they just weren't done. We were not able to complete a home inspection with our approved home inspector either. Then on 11/30/2021 at 5:45pm, Lennar Title called for us to close that evening at 9pm. A final walk-thru was done with a punchlist that was very long. It was all too rushed and we had to close on the house with unfinished, unclean items. Lennar Mortgage and Lennar Title were unresponsive for the entire time and showed up at the end (1-2 days before closing on Thanksgiving holiday) to ask for documentation. The reps at each of these were not friendly and at time rude. Ever since closing on 11/30/2021, we had had weekly visits from different trades (that we have had to be badgering Lennar to send us) to fix, repair, and/or finish up the items on the punchlist. The lot was not properly graded and we are having drainage issues. Lennar keeps saying there are delays. One of the exterior doors to the house is damaged and Lennar had stopped following thru to fix it. Finally, the "Everything is included" concept only benefits Lennar and not the homeowner. In this new K50 phase, we have paid more money than any previous phase and received less quality items (i.e. shingle roof instead of title, lesser quality appliances, lesser quality garage doors, and outdated color brick pavers). The builder also put in a massive garden, which we did not want, in the backyard taking away much of our green space. I have built many homes in the past and this by far was the most stressful and annoying experience. I do not plan on using Lennar again in the future nor recommending them. ... More

Whoever inspects the homes during construction were not checking them carefully. Lennar makes you jump through hoops to have your own inspectors come in.

When I sign the contract everything was perfect. After my loan officer was supposed to be reaching out or answering questions, it was a nightmare trying to get a hold of him. I had to remind him that this was an important life event and that we should have constant communication and his job was to answer my questions. Also, I had a coupon that was an internal program to be applied to my purchase and the vendor was telling us that it was an old program and that there was no way that this could be applied even when the coupon was new (just received) and I had to present it up to 30 days prior to closing. After a month going back and forth and escalating up until it reached out to the Vice President, then it was applied. When doing the walk through, we marked everything that needed to be corrected in the house which was mostly paint. After a week, on the final walk through, nothing was corrected even when the contractor had everything checked marked as completed. I love my house, but it was not an easy process and I feel like everyone was trying to take advantage of us. ... More

Quality of workmanship is lacking. Lots of shortcuts taken. Promises made and not delivered or had to remind several times. Closing day was a fiasco.

I should get reimbursed the $125 that I paid to get doors shaved off from the bottom. I was told that they will not do it. Then was told that they would after I paid for it.

Beautiful houses do not inspect or follow up contractors on the quality of their materials and finishes when delivering “the house of my dream

Although they did a great job at contacting me but they should hire more quality vendors. The rack or hanging shelf in my master closet came off the wall..right after their vendor fixed, it came off again.. i called Lennar warranty service and tell them the closet wall need additional studs to support the shelf. They were more interested and asking me why the vendor did relocate the shelf or maybe there was too much weight, than listening to my concerns.

Buyers should receive a gallon of mineral spirits and a box of razor blades at closing to clean up all of paint overspray and tile adhesive. Plus floors were filthy at possession when Lennar had ample time to clean and dead bugs were everywhere!

We were happy to find a home that fit our needs - that gave us the space and aesthetics we wanted in an area that we are so happy with. I would be lying if I said we weren't worried going in to this transaction as Lennar has MANY negative reviews scattered about the internet. From sale to close, and beyond, I can summarize our interactions, both good and bad, as mediocre. This is largely because, I feel, there is a lack of ownership across the experience. Lennar personnel are quicker to pass the responsibility on to another person than to find a solution themselves. I'm not sure if this because there is a lack of a culture of ownership or because no one is empowered to do the right thing, but this theme is prevalent throughout. There were glimmer's of stellar service and I commended each of those individuals, but not enough of them to raise our rating of our experience with Lennar. The Good: The Customer Service Manager was quite helpful and knowledgeable and came out promptly to resolve an issue with the dishwasher...unfortunately, that was the last time he was this helpful. Our home is beautiful and we are happy here. Luckily, we were spared some of the horror stories other Lennar homeowners or even some of our neighbors have. The Bad: Our walkthrough date was "forgotten" about and they were unprepared when we arrived, the home was not completed upon closing, options and upgrades available for the home were VERY limited and unnecessarily stringent, workmanship was occasionally sloppy (who is doing quality control?), the representative of walkthrough is a professional liar who spent an hour misinforming us and giving empty promises. Painters were no-call/no-show on several occasions, Lennar sold a large percentage of our neighborhood to Chinese investors that rented the homes out. As a result, we have teenagers living 6-8 to a home and throwing parties, instead of having a strong and safe sense of security with actual homeowners (there are only three homeowners on our street). Materials are cheap and nothing feels well thought out. Our kitchen and laundry room were designed/built around the provided appliances (who does that?) To summarize, mediocre is the best word to describe our experience. My growing family is happy in our home and we've not had any huge issues that remain unresolved yet. But, as was explained to us several times by sales staff during the purchase, "Lennar is numbers focused," this is very clear. Seemingly for Lennar, numbers > people. ... More

I originally signed for my home to start construction on March 2022 with a tentative date of completion for October 2022 but the home was not delivered until July 2023. The home itself was delivered up to par in terms of quality and everything so far has been working well. My only complaint again is that the home took way too long to complete, in fact, I visited my lot every week and for months and months, there was no progress made in its construction until about 4 or 5 months before July. When I expressed my concerns to my sales rep he said there were delays in materials and labor, but other homes that started construction way after mine were more advanced in the process than mine. So in other words, people who signed their contract months after me got their homes delivered faster than me by like 3 months approximately. Sales person- Anyelyz was good. She was professional and approachable. Construction Manager could monitor workers more directly, so the end results matches expectations. Quality requires direct supervision.

Once I closed, it became almost impossible to get the construction team out to complete the home, all items found and documented before closing. While I like my home, it doesn’t feel like home with all of the pending, incomplete items (including missing trim and tape on drywall/paint issues).

Love the house however there has been numerous issues. Took 14 months instead of the 4 months I was told it would take to build. Had about 3 sales contacts after making down payment and a period with no contact for updates on home progress due to high staff turnover. New Home Sales Consultant is hard to reach but Warranty Customer Service is very responsive. House appears well built, but electrical ground rod was left protruding through grass, contractor tractor drove over cable tower causing damage and deep tire tracks in lawn, nail was left protruding through porch floor, contractor left empty water bottle in attic (ADT installer found it when running wires through attic for alarm/camera system), empty water bottles and construction material was left in grass so I wasn't surprised garbage was left in attic. House also delivered without sod in front which HOA sent email about 10 days after moving in. This has been addressed by Lennar, but landscapers installed dead grass so will have to follow-up on that again. Seems like issue is with the contractors. Some doing good work and others doing sloppy work. Warranty department is responsive in regard to addressing aforementioned and other issues, but seem to have a hard time getting reliable contractors to address issues. It's been 2 months and some issues like separating pavers in drive way and exterior paint touch ups have not been addressed yet. Homes were also built without gutters and pavers are not sealed so home owners have to address themselves. Love the layout and look of my house though, inside and out. Appliances are okay. I upgraded from tile to wood laminate floors and it came out absolutely beautiful! Flooring contractor is on point! Carpet is soft and plush. Kitchen cabinets and counters gorgeous. ... More

The finishing work on our property was awful. We closed over a month ago and are still having troubles getting the repairs done correctly. Every time someone comes out to fix something they end up breaking something else. Make sure you do an in person walk through and note any issues.

When I first considered Lennar, I spoke to family/friends that had personal great experiences with Lennar which encouraged me to choose them, in addition to the floor plan options and the location of the neighborhood. I waited about a month from being pre-qualified to actually being able to sign the contract (which I understood because of the crazy housing market at the time). I was promised updates along the way - foundation done, roof being put on, cabinets being put in, etc. - which really makes the building process fun. I constantly had to reach out to my sales rep to get any information on the house, or had to visit the site myself to see the progress. I don’t think my new home consultant reached out once on her own to give updates; it was always responses (days later) because I reached out asking about the progress. Basic questions about the neighborhood weren’t really ever answered (where the mailboxes would be - told incorrect information, where and when dog park would be completed - never got an answer, when the pool area would be done - also behind the scheduled date they gave). When it came time to finally do the initial walkthrough, there was no leniency on scheduling to work with my work schedule because of other timelines in place - which I was a little annoyed but understood. And then when the initial walkthrough came around, basic stuff wasn’t ready - water wasn’t hooked up for the dishwasher or fridge, door knobs weren’t on every door, slab of cement that wasn’t supposed to be there was still sitting in the lawn, and more). Some of these items were still outstanding in the final walkthrough the day of closing. If Lennar is going to hold me to a certain timeline, they need to be held to their own timelines. Now, the warranty department has actually been a decent experience handling mostly cosmetic things that weren’t found during the walkthroughs. I was super excited to build, as this was my first time not buying a resale home, but I expected a better experience and was disappointed. This is the second home that I've had built with two different builders. The first one was an enjoyable experience and there was a true sense of care from everyone involved. Lennar has been quite different. The contractors/trade partners used to complete the home have no pride in their work. These are most of the details I wrote to their customer care team that requested feedback, they never replied. Buying Process - I'm not sure a fair evaluation can be done here. Our sales rep was great to work with and has an amazing personalty. She was always available to answer questions we had. The timeframe in which we started looking and went under contract was a time when the market went crazy and Lennar tried to respond as best as possible. That did put some bumps in our process that made things slightly uncomfortable. One week lots were being assigned on a first come first approved basis and the next week we ended up having to bid on our home. The process started with being able to choose options and ended with us getting what Lennar was putting in or not taking the house. We lived 15 minutes away so we could stay pretty on top of the build process. There were times where it wasn't clear what the next steps were, just that there were 12 of them and we were on x of 12 (or whatever number it was.) Not a horrible build process but not overly informative Walkthrough - This is where things started to get frustrating. We had a 3rd party do an inspection. At the time of the first walkthrough we brought up the inspection report. Our customer care rep at that time, informed us: "I'm sorry for the confusion. Inspector items wouldn't be added to this list. The construction manager will work on the items considered code, mechanical, or safety concerns, any other items would need to go through the warranty process after the close of the home. If you would like to bring the report to the final walk-through, we can go over the items that Lennar can assist with if the construction manager did not find items needing to be completed." This made no sense since these were going to be items that were wrong with the house. 1 of the items was actually put on the list, so the response was also contradictory to what was happening in some cases. Some things we pointed out during the walkthrough were brushed off or said to be covid issues. For example there were mismatches in the paint and we were told the painters were lucky to be getting close with matching because of a "national paint shortage due to covid" and that's why Lennar isn't leaving touch up paint behind either. Lights flickering we were told that newer homes were more sensitive and that breakers may trip and lights may flicker depending on what's running. For the paint issue, we're still going through correcting the walls as not only was touch up not matched but the texturing was sanded in a way that there are lines throughout the walls. Final walk through - We were to do the final walktrhough at 9am. We got a call at 8:35 letting us know that we weren't going to be able to walk or close that day. When we did do the walk, the care rep seemed almost annoyed that we were mentioning anything or that she had to be there. Even our realtor asked if that's how she was previously because it was such a bad attitude. Post Close - Trying to get warranty work done with the original customer care rep was again like you were annoying her. There were excuses, which she would later call her directness as to why things wouldn't be fixed, and just a general lack of "care" in the customer care area. This general lack of care seems to carry across into the trade partners as well just from the experiences we've had with "fixing" things and how things have been installed/built. Several items have been "fixed" only to have that fix cause a bigger issue. IE adjust the door for the deadbolt to close right and it resulted in the door needing slammed to close at all. Other areas that show lack of care are random splats of paint, caulk, or drywall spackle all over the floors. All walls are multi-textured and no one can get them fixed after multiple repaints and sandings, thus leaving them streaked with lines. Shower handles put on crooked, laundry hookup faceplates not secured, hot and cold water reversed on washer, carpet tacks sticking through, general dirtiness of floors at move in that weren't addressed even after bringing up, etc. While this is quite the rant the overall house we love, mainly because of our layout. We just don't like that we've had to put so much "extra love" into the house because there was so little care building it. I don't believe I'd use Lennar again. Customer care doens't care about customers at all.

I would encourage any other home owner to get a pre-dry wall inspection and a final inspection. Also, don't move in until things are complete. There are alot of quality issues regarding the quality of the materials especailly the cabinets. The Customer Service Rep and Sales Person was the greatest experience of our purchase.
