Most of the process with Lennar was reasonable, but my closing was rushed as the home was not actually ready for the scheduled closing. In fact during the final walkthrough on the day of closing they had still not installed appliances. Because everything was not quite ready for closing the final punchlist had about 50 items that needed to be addressed. After closing it has been a challenge getting the contractors to complete the items. It is now 2 months after closing, and more than half the list has still not been addressed. The house is nice and has decent finishes. They have been very prompt fixing the any issues. the house was exactly as promised and in the time frame indicated. Melissa did an amazing job in keeping us updated through the house building process

my sales agent was terrible. closing was a nightmare. very poor communication, no response to emails, no updates. Only positive thing about the whole home buying experience is our customer relationship manager.

Overall the quality control systems by lennar are poor to average at best. Their system is cumbersome and it takes many attempts in order to get issues resolved. Seem like they are rushing delivery of homes in order to make up monthly numbers to meet Wall Street expectations and in so doing a lot is left undone before closing which forces you into warranty for completion. Worked with many builders and it definitely seem that upper management needs to re-evaluate at their operations.

We signed for new construction in mid April 2021...we're given a tentative closing estimate of 10/31/21 to 11/14/21. Then, after obtaining permit approvals in late May...the delays started...ground was not broken on our house until September. So a 4 month delay. Covid was said to be the reason for all delays. I waited for months for Storey Park K 50 to finally open up lots for sale. Despite talking to my sales rep monthly waiting for it to open when the phase finally opened up for sale, my sales rep notified me after they had already sold the first 5 lots, which cause me to miss out on lower purchase price on the first lot offering. They use wood frame which is why I gave a low grade on quality of materials. This being florida block homes survive better in extreme weather conditions.

We used to live in NY. This builder has earned a find reputation in the east coast, but down south, the quality of labors seems a little bit different.

The system to file Repair Request online within one year warranty is convenient and response is kind of quick, but may be the large quantity and pandemic time, the request fixing cases time are waiting too long. As buyer stand point, we want to buy a good quality and ready to live the brand new home without any worry, not by having technicians to the house back and forth. Basically, I love this builder and my house design, but that will be perfect if no rush closing and less request repairs after closed.

Whoever inspects the homes during construction were not checking them carefully. Lennar makes you jump through hoops to have your own inspectors come in.

When I sign the contract everything was perfect. After my loan officer was supposed to be reaching out or answering questions, it was a nightmare trying to get a hold of him. I had to remind him that this was an important life event and that we should have constant communication and his job was to answer my questions. Great location of home and neighborhood amenities. Sales team were extremely fast in responding. Customer Relations Manager was phenomenal. We felt more like a transaction in the beginning of the building process but thankfully more like a customer as we got closer to finishing the build, thanks to our sales guy and CRM guy. Although they did a great job at contacting me but they should hire more quality vendors. The rack or hanging shelf in my master closet came off the wall..right after their vendor fixed, it came off again.. i called Lennar warranty service and tell them the closet wall need additional studs to support the shelf. They were more interested and asking me why the vendor did relocate the shelf or maybe there was too much weight, than listening to my concerns.

Buyers should receive a gallon of mineral spirits and a box of razor blades at closing to clean up all of paint overspray and tile adhesive. Plus floors were filthy at possession when Lennar had ample time to clean and dead bugs were everywhere!

Our home is beautiful but we have to have several things corrected which we shouldn’t have had to do since it’s a brand new house. The main thing is the painting - both inside and outside the house. It seems like it was rushed and several walls had to be repainted. We have had to put in tickets, then schedule appointments, then be home for the repairs. It is time consuming and, like I said, shouldn’t have happened since this is a brand new house.

Make sure you really check out the home before you buy, when we moved in the house was a mess, painting and a few carpentry items were done very sloppy. Paint on the floor every where.

Great home for the price. Larry with Eagle Mortgage was outstanding, as was the onsite customer service staff. The staff that works with you to correct any issues during the walk through are awful. My suggestion is make all flaws found during walk through are corrected before you pay, otherwise good luck getting things corrected. The lawn and landscaping are terrible unless you like dead grass and lots of weeds. After 6 months of living there, I finally gave up hope on getting things corrected, so I did them myself.
