THEY DELIVERED THE HOUSE TO ME WITH PROBLEMS, AND IT TOOK 2 MONTHS TO SOLVE THEM AFTER A LOT OF CHARGING.

From the beginning, the sales consultant did not explain the process--especially that with Lennar there was really no choice in anything. The consultant did not explain that a buyer basically takes the next house that is scheduled, and the limited choices, interior and lot, are already determined by Lennar. No literature was available and explanations posted at the model (and even on the Lennar website) were outdated. I felt, all along, there was a concerted effort to keep the customer away from the build (yes, of course there are liability issues) and in-person interaction with the consultant. A different consultant, thank goodness, was assigned at the time of sale and she was definitely more responsive and tried to help, and was moderately communicative about the closing delays. Lennar is also transitioning to an online communication system which is supposed to keep customers informed of build status and warranty claims. Much of the purchasing process was also done online and warranty-claim interviews are most often handled remotely. Much of it is time-consuming for the customer and difficult to navigate. In general, I feel I am "bothering" Lennar with questions and warranty issues--and that their poor representatives are charged with following protocol which is pretty much to refuse anything that will cost Lennar $$. Two larger examples: two weeks before closing, I noticed the shower door was not installed in the master bath--and was informed they were no longer including them in the houses. Secondly, I am living with a front yard which dead sod was slated to be replaced during Lennar's own inspection and now Lennar is saying it can be resurrected with a combination of watering and fertilizing; so far only weeds have taken over and the professional I hired for regular care immediately informed me I had a dead front lawn. El cierre se aplazó varias veces después de 3 aplazamientos debí cambiar de compañía (realizando las mismas funciones y el mismo cargo) además de volverme a aplazar me subieron el precio. El valor de las cuotas y el interés me lo dieron un día antes del cierre. CERO ATENCIÓN AL CLIENTE por parte del banco de LENNAR. La asesora (Graciela) nos atendió muy bien e hizo todo lo posible por ayudarnos además de la notaria cuando fuimos a firmar. Nuestro proceso duró más de 2 años, lo que hizo que tuviéramos que pagar más intereses, nos exigieron la mitad de la cuota inicial ya que nosotros pagaríamos el 20% del valor de la casa (dimos 50.000) en marzo de 2022 y nos dijeron que en caso de retirarnos del negocio perderíamos nuestro dinero por esta razón tuvimos que tolerar tanta falta de respeto. Poor finish final product.Will not buy again.

The homes themselves are nice. Overall, the build seems sturdy. There are minor issues with quality and craftsmanship of the individual trades. ie. Paint is not top-shelf. Tile installation was "hollow" in parts and broken. We fixed at our expense despite warranty due to lack of builder response. (More to follow on that). Garage door was slightly misaligned. There were issues that were sub-par on Lennar. Firstly, Communication was horrible. In fact, my closing day was only found out when I asked late afternoon one day. I was told it was the next day at 1pm. And it's a 4 hour drive from our original location. My real estate agent didn't know that we were closing until the DAY AFTER we closed; because we told him! Calling Lennar sales was horrible. Especially, the sales consultant. Once the sale was done, we maybe heard twice from him. And that was because our Redfin agent was on top of him. Items that were supposed to be installed or repaired are still not done. Our shower in the main bathroom is a half pane of glass glued to the wall. Really? It wobbles when you touch it. We were supposed to get a full shower door to enclose the shower. Cabinets are still not fixed 2 months later. Doors are still not level and able to close. Calling the trades and scheduling is taking at least a month or more. As I said, it's the minor things that are a pain. But the house is nice. In the end, to get anything moving, it took our Redfin agent calling Lennar corporate. We are supposed to get a refund from Redfin due to buying and selling with them. We still have yet to receive it; LENNAR has not completed the transaction from what our agent tells us. Liberty Preserve itself seems nice so far. Punch list was not completed before we moved in.

Quite house, build is quick. The finish is sloppy

Alot of issue were found in the house, because they rush trying to build it. So we could close on the house. I would have rather waited then have our house rush.

Hard to evaluate and list is all, basically sales team overall was great, builders and trades did not provide a make ready home at close and still trying to get items finalize and fixed 4 months later with no type of compensation for all the miss work and wasted appointment where the trades didn’t come prepared for the work needed having to reschedule the same repairs in some cases many times over.

The workers dump trash everywhere including bottles filled with urine. Find these things when digging in garden. Takes forever to get them to repaint our side wall outside which is at least 2 different colors of white. The plumbers who came from problems were rather derogatory until they found that AT&T had drilled through our sewer. Also we are hooked into neighbors sewer before draining to city sewer. Both bathtubs had holes which took 2 months to get fixed. Workmanship is poor.

I read many reviews about Lennar prior to moving forward with the process and most of them were negative but I was naively optimistic that my family wouldn't have the slew of issues others had. We purchased in early June and it was 10 months later that we finally moved in. The sales rep was very attentive and very friendly but after that the experience consistently deteriorated. Our house would sit for weeks with no work done to it, I checked on the house every other day. The largest delay was the electrical contractor, or so we were told, which took a solid month with no progress to the house. Our walk through date changed twice. Then come the final walk through the house was completely unfinished, doors were missing, a lot of holes in the wall, one of the windows was cracked, and don't even get me started on the paint and carpet job. We were originally told our closing wouldn't happen on time due to all the work that had yet to be completed. However, true to what we had heard they rushed the closing and promised to have things finished. I forgot to mention that our garage door was crooked which meant that the exterior stucco had to be refinished after they realigned the door. We moved in and there was a giant gray stucco stain all over the front of the house. Also, our builder was texting me while I was at the closing table showing us things he was finishing up, as I was at the closing table! Needles to say that we've only lived there 4 short months and have already had to open several tickets with the warranty company; don't expect a rep to stay more than a month. We've been assigned 3 different warranty reps in the last 3 months, the current one hasn't gotten back to me in over two weeks. The quality is quite poor and very rushed. Not to mention that the HOA fee is higher than quoted to us and some of the amenities mentioned either don't exist or are not up to par. Don't expect anything to be done correctly unless you intend to hound the builder constantly they are the only ones who are of any help, Lennar shows no mercy. ... More

check the home as it has many poor quality materials

The buyer ends up purchasing what Lennar wants you to purchase and not necessarily what you want to because of their restrictions on color, location, model, interior finishes, etc.. In our case, the closing was sloppy and not very informative, the washing machine crapped out right after we moved in (the included GE appliances are extremely bottom of the line), the Lennar Warranty link was consistently broken each time we attempted to file a claim, and the only people that seemed genuinely interested in helping were the salesman (Ryan) and the Construction Manager (Ed). Too many issues take time to file and resolve, and on their schedule. We have many more claims to file and have only been in the house 7 weeks! We're afraid that the resolution may end up being worse than the problem. ... More

We purchased an Executive level Lennar home. The Kennedy III model. That being said we expected to close on an absolutely beautiful new home. The workmanship & building supplies in this home are beyond disappointing. The cabinets are a disgrace, huge gaps were left where the floor meets up with the cabinets, the outside of the home is not truly painted, it is more like whitewashed, the built in pest control system was “forgotten”, no hot water to the master tub, crushed cable wires, broken kitchen faucet sloppy molding/wood work, weak A/C unit, etc, etc, etc. We purchased a Lennar home as they once had a very good reputation & family just built with Lennar in another part of the state. The house they received vs. ours in Groveland is vastly different. Very disappointing! Right now we truly feel like we bought a $455,810 fixer upper! ... More

The consultant was not helpful after getting the deposit would not answer any questions and sometimes it felt like I was bothering him it was not what I expected

Dont rush into an agreement with Lennar. Inspect inspect inspect. Buyer beware.

It’s a “cookie cutter” design. Minimum input or changes you might regret later other than that beautiful house. Takes forever to get any deficiencies corrected.

Home builder has defects, that take many visits from their contractors to repair, over the course of several months. Our counter has been repaired over 6 times, and still needs more work as they can never get it right on the first visit. Damaged closet hardware has been months to get repaired, still waiting on parts for over three months. Front door still is beat up from construction, and still waiting on a replacement. Upon move in, our keys weren't even there, and then weren't the right keys, and have to get it rekeyed. Attention to detail isn't there, they just wait to see what you find and want to argue to death to get fixed. ... More

Do NOT close until you have every single detail taken care of. After you close, Lennar will disappear and your issues will go without a response for a very long period. (to be fair with Lennar, I also bought a house from them in North Texas previously, and they were very effective, courteous, and prompt in dealing with any issues. My recent experience in Orlando, FL though it's almost like this is a completely different company. Night and day...

A lot of things left undone or inoperable. Many things overlooked or ignored. Your people cannot be this blind. One gal stopped by here and wouldn’t listen to anything I said. She should be fired for her conduct. Some to most of your people are third rate at best. The backyard is even incomplete with relation to the entire property. You’ll be surprised when you get the list I send to have fixed or finished. It’s not a short list

It is taking a long time for Lennar to get the issues in our exception list resolved, particularly installing the smart lock.

My apologies I cant give a good review.

Make sure that you go through entire home and document all that needs to be fixed an make sure it is done prior to you signing paperwork. If not it will take forever to get it done. Lennar financial team was great.

During the purchasing process, information about expected closing date from the selling agent was not clear, causing thousands dollars of extra cost in financing. Water leak was found soon after moving in, caused water damage.

From the exterior concrete work-to the interior design well below the value paid. Little things like ; switch for garbage disposal under sink, bathroom vanity no drawers, refrigerator in suite under sized, ext. builder should be embarrassed
