This is not our first new home purchase, but this was by far the worst. There is not enough room here to describe everything and I do not have all night, but I'll start by saying that we were rushed to "close" the purchase on November the 29th last year and it is today, almost 2 months later to the day that we received the key to our home after multiple attends and visits to their office from our realtor. We still do not have any documents what so ever that show that we purchased a home. To this day there is still work to be done in our new home as everything was rushed, but nothing done properly: scratches, dents, paint damage, wall damage, floor damage, water does not get to the irrigation system up front ....and so on. Consider a different company for a new home....... Terrible service, and no one gets back to you from the Lennar Title. No one....in 2 months.... ... More

Quite a few things went wrong since the closing. We did not receive the gate RFID stickers so we were not allowed into our community, even though the HOA pdfs we received 4 hours after the closing (around 10PM) stated we should've received gate stickers to access our home, so our move was delayed. We were also missing 1 garage remote (the package mentioned 2, we got 1), but around 2 months later we finally received the missing remote. There were 6 holes in the drywall: 2 in the staircase, and 4 in the ceiling. When installing ceiling fans, I found out some of the industrial screws holding the switches to the electrical box were completely stripped, and drywall screws were used right next to it. Drywall screws rust easily, not appropriate for electrical work, and it's not up to code. Some of the screws in the door latches upstairs are completely crooked and stripped, and 1 door in the master bathroom has visible damage and it was just painted over. There are gaps in the double doors that let in/out air and bugs. There are also gaps in the kitchen and bathroom cabinets and visible staples that need to be covered, painted over. These are lots of problems for a brand new ~$500k home. The salesperson, Irma Almodovar was very nice though. I think she was one of the few upsides from this whole transaction. ... More

First of all, I would't brag about "having around 200 closings in one day" if everything you guys do is terrible. Terrible customer service. I don't get why we had to wait like 8-10 hours in the title house to get our keys EVEN when we presign the documents 3-4 days in advance. The finish in our house is terrible and I keep submitting tickets and my CM is not doing absolutely anything about it. Right now, I have a 24 pages long list of things that needs to be fixed.

Good value compared to what else is out there. Surprisingly poor workmanship in certain areas. Some issues are taking a long time to resolve. Closing could have been better with funds owed due with wire transfer difference

We have shared with some of the top people how aweful the communication process was and hope they take it to heart for the Orlando area. I’m sure this will never be posted so I’m not wasting my time to go through yet again how many issues and terrible the loan process to closing communications turned out to be. We understand delays if they are communicated but Were treated like we had no right to find out what was going on with our house. To understand the last straw, after our last walk through and are pulling into the the title company to sign, Brenda calls to ask why we are not closing to today as the construction company called to say they failed an inspection. We were just with them 30 minutes ago and they told us all go. Wasted time. Wasted plans. We were literally in the title building getting on the elevator to the office. When we finally closed and walked into the home for the first time, it was raining from the ceiling and the entire island and floors were soaked with water from the washer being connected wrong. We could not have had anything else happen except they accidentally ran over and bulldozed the house. We had friends build with Ryan at the same time and scheduled walk through and gave them informed weekly meetings. Unless Lennar revamps the model they use now to communicate I would never use them again. The house itself seems great with minor stuff still not done but that is another problem entirely with follow up and follow through. ... More

It’s been 2 months since I’ve closed on my house and there’s still a long outstanding list of items that still need to be complete. The only one who responds is the customer service Mgr who has to work with construction Mgr and their contractors who do poor quality work if they show up at all. This has been a nightmare and I’m embarrassed to show my new home to anyone. I can’t enjoy it or do anything to it until certain items remaining are done. Instead of being happy with buying my first home I’m disgusted each day that I look at things not fixed/done.

The value was excellent. The sales staff were great and kept me apprised of progress. Love my home.

reliable constructions, times respected ok

Rich treated us like family to make sure every detail was taken care of. Regardless of how busy he was, he never made you feel as though he didn’t have time to address your needs and accommodate to your time. Lennar is lucky to have him. :)

I was forced to close the house on 11/30/21 just so that Lennar can report the sales before year-end closing. Closing was originally scheduled for online and later changed to notary. Signing was done at 11pm EST on 11/30 which was completely unreasonable. Sales/title company were unresponsive; lack of proper planning/communication (as everyone was overwork). The whole street is not even available on google map. All the houses around me are still under going construction. Rajmani is the only one that's responsive and be able to provide great service.

The house was not ready to be moved in to, but it was rushed because they were trying to close for the end of their fiscal year. They have come back to fix everything that was wrong, but the contractors they sent have been terrible and made most things worse. On the day of closing we were told to show up at lennar title at 5pm to sign papers and get the keys. We were there until after 10 pm and waited for over 5 hours. That is ridiculous and a huge waste of time. We asked if we could leave and then come back when they were ready and they said they couldn’t do that and needed us to wait there in person for 5+ hours. ... More

During this 6 months Journey our house practically build itself without any concerns or diligence from any of the construction managers. Outstanding issues like the shifting of our entire foundation was never even recognized unless I physically came over to the construction site and made them aware. Our Sales guy Patrick was completely oblivious of the status of our home and when we asked for any updates we would always have to wait for days before getting a response or would never get one at all. Our “Construction manager” changed 5 times during the course of the construction process, and in a few cases the home had no CM assigned to it. They all would say that “they really didn’t know what was going on with our home but that eventually it was going to get built…” We paid about 400k for a home that never felt that it was being built for us. There was no structure and no organization and definitely no communication from the operations side to the home buyers. You cant pretend that people spend this amount of money just to be kept in the dark until the home is completely built. This has not been our first home purchased but it has definitely been the worse. The finished product was unfinished. And we had to make over 30 warranty claims so that they can complete all the outstanding items. Without mentioning the huge grading issue that we were left with, the home being painted the wrong color, the electrical being wired wrong and the knee wall of our loft upstairs being completely loose. I HATE writing bad reviews and over analyzing a purchase. But honestly this process was so bad that it demands the attention of higher ranking personnel. ... More

I waited for months for Storey Park K 50 to finally open up lots for sale. Despite talking to my sales rep monthly waiting for it to open when the phase finally opened up for sale, my sales rep notified me after they had already sold the first 5 lots, which cause me to miss out on lower purchase price on the first lot offering. After signing, the house took longer than expected to start building, however the other homes beside us were always being built quicker. We always experienced delays compared to our neighbors to the point that in Nov 2021, the builder was rushing to finish our home to meet Lennar's year-end goal. The builder missed and had to rescheduled the new home orientation and final walk-thru 3 times because they just weren't done. We were not able to complete a home inspection with our approved home inspector either. Then on 11/30/2021 at 5:45pm, Lennar Title called for us to close that evening at 9pm. A final walk-thru was done with a punchlist that was very long. It was all too rushed and we had to close on the house with unfinished, unclean items. Lennar Mortgage and Lennar Title were unresponsive for the entire time and showed up at the end (1-2 days before closing on Thanksgiving holiday) to ask for documentation. The reps at each of these were not friendly and at time rude. Ever since closing on 11/30/2021, we had had weekly visits from different trades (that we have had to be badgering Lennar to send us) to fix, repair, and/or finish up the items on the punchlist. The lot was not properly graded and we are having drainage issues. Lennar keeps saying there are delays. One of the exterior doors to the house is damaged and Lennar had stopped following thru to fix it. Finally, the "Everything is included" concept only benefits Lennar and not the homeowner. In this new K50 phase, we have paid more money than any previous phase and received less quality items (i.e. shingle roof instead of title, lesser quality appliances, lesser quality garage doors, and outdated color brick pavers). The builder also put in a massive garden, which we did not want, in the backyard taking away much of our green space. I have built many homes in the past and this by far was the most stressful and annoying experience. I do not plan on using Lennar again in the future nor recommending them. ... More

Don’t try to buy a home around the fiscal year end or any fiscal quarter because your home will be slapped to get it off their books and try to show a good profit. So many problems from rushing through a NHO to closing that problems and issues were not fixed or prior to closing due to doing a “Pre-sign” for closing.

The builder met the delivery date. The home had a few minor issues that the builder is excellent on its responsiveness and fixes it quickly. I did not like the fact that there is no ability to make changes and we had to make all the changes post sale. But that it the builder model. Overall, I am satisfied and I would consider them again.

Lennar builds great homes, it’s the sloppy work of the construction people. I’m still removing white paint from our tile floors. Tacks coming up through the upstairs carpet and pricking our feet as we walk on it barefooted.

Too expensive for what we actually got. Material quality is subpar and workmanship needs to be improved. Promised things would be fixed during our walk-through PRIOR to our move in and they were not. Home was not even cleaned before we moved in. Not worth it. Community is nice though, so there's that.

My purchase process was straightforward. The sales team solved my concerns fast. The move-in process was fast and easy.

The experience was really excellent and exciting. It was like watching your child grow up into an adult. Every step was exhilarating and looking forward to what was coming next. The paperwork was a little stressful but worth it to the end.

Everyone we had contact with during the initial meeting through our closing was very friendly, knowledgeable and helpful when there were any issues. Building a home during the pandemic and shortages was challenging for all concerned and Lennar really kept us informed of everything.
