Quality of the Lennar home is amazing. The sales department is not entirely truthful. We were limited to three dock options. After moving in, we noticed a few non-option docks that we would have preferred to have. Our grounds maintenance is included with our HOA, We have had to trim our berm and hire a pest control company to treat our lawn and berm for fire ants and lawn eating bugs. Other issues include a four month construction delay and getting warranted items repaired in a reasonable time. Our pool skimmer was blocked with construction cement for a month before it was correctly cleared of the blockage. The pool timer panel was defective on install. The electrical panel was not replaced for three months. A defective drawer front took one month to be replaced. The homes are built well, but the maintenance is subpar. Before closing we went through the house with Wyatt. We had identified numerous items in need of repair. Upon moving in we noticed the blue tape marks were gone, but the repair was not completed. Most noticeable was the wall in the garage in need of a coat of paint. We are still waiting on a portion of the lanai cage to be tightened to prevent more turtles, frogs, snakes, bugs and geckos from entering caged area. Most of these issues could have been prevented if the inspector responsible for the final home Inspection of the property had thoroughly inspected the property and had paid more attention to detail. ... This is our second Lennar home and this experience was a nightmare. The salesman we had was the worst and I'm a Realtor and know what service is supposed to be. I love the community and the homes are lovely, but ours was not done and they did NOT have CO when we arrived. Lennar choose the closing date and we flew in to find a MESS. ow The warranty program works but our salesperson should be in the background, not working with the public. It's not just me that thinks that but our neighbors who also worked with him. KRISTAN is AWESOME though.....and the other guy in the office is great. I got tired of hearing "its not my job" or "Its my day off" OR "I don't know, I seldom get down that end of the road". We just wanted to know if the dock was in, if the kitchen was completed, were we closing on time........total unrepsonsive answers. Wyatt our construction manager was very good (he took over the mess from the guy that was fired). We like Wyatt a lot and he answered our questions and got the repairs done. MEL is AWESOME.....not our guy but very helpful. When I couldn't get an answer from our salesperson Phil, I would get the answer from Mel. We met him accidentally on site when we were there to view homes and I was able to contact him. THANK GOD! My husband had a heart attack the day after closing due to stress of the entire situation. Issues with the condo as soon as I moved in. Whoever does the final walk through missed numerous obvious issues. They use very low grade contractor grade doors and counter tops. The sheetrock and paint work was very poor. Issue with bathroom vent spent the first month trying to get that fixed. The Hvac company not very knowledgeable at there job. Oscar air

I was disappointed in mortgage! Many issues still remain unresolved like no payment of home insurance resulting in cancellation of policy!

All finishing are basic, and kitchen cabinets are to basic.

Lennar forced us to close during a hurricane. The home wasn’t finished and their own punch lists were not completed. Rush rush rush to meet theor month end quota.

The quality is okay. It’s what you expect from a large national builder. If they didn’t rush and paid attention to the construction up front, they could reduce or eliminate their warranty costs. There have been a lot of warranty work on our unit.

Very few hiccups but they were seen to on the spot so far. Staff great and very helpful.

We purchased for our elderly parents so they could be close to a pool and work out area. From what i understand, the pool area will never be complete. How could you sell these condos to people expecting a life style they cannot live. Especially the elderly. The ring had to be replaced and now we find the back door does not lock so they leave it open. i am sure this will not get published.

This structure withstood a Hurricane with almost no damage. The bid process and buying experience was miserable, but we are happy with our decision.

While we are mostly happy with the finished product, our buying experience has, at times, been a struggle. The estimated closing date was off by almost 4 months. Fortunately we were not selling a house, so this was only a disappointment. We have learned that others that did sell had to scramble for temporary housing. In addition, a number of basic items (mirrors, shower enclosures, vanity lighting, closet shelving, etc) was not installed / fully completed on our settlement date. We waited multiple weeks to have these things addressed. And lastly, our building does not yet have rain gutters. Every time it rains the roof runoff causes the mulch to wash all over the walkway. The most troubling thing about this is that 2 buildings completed well AFTER our building have rain downspouts already installed. While our experience with Lennar’s warranty team has been satisfying, one should not have to go through “warranty” to have incomplete items addressed that should have been, but were never, complete at closing. You get the impression that Lennar’s attention focuses more on getting their pre-settlement units completed / closed versus completing work on their post-settlement units. ... More

Our sales rep Tony was awesome to deal with. Even though the closing date kept getting pushed out our sales rep kept us up to date and we totally understood the delays due to COVID related impacts of materials and labor. We were super excited to get our new condo to enjoy with our family for vacation purposes. The community had every amenity we wanted ; gated, golf course, fitness center, various pools. However, the closing left a bad taste in our mouth about Lennar. The work crews were pressured to finish the building by end of the month, which also happened to be Lennar's quarter, When we arrived to do our walk thru the day before our scheduled closing, it was like a war zone with trucks , workers and materials everywhere. Our unit was only primed and many options were not in place. When we told our sales rep we felt the unit was 2-3 weeks from being move in ready and we did not want to close until all the work was completed. We were told since the county declared it was habitable, we could either close or lose our 10% deposit. I felt very pressured to close and it seemed almost illegal, We couldn't stay at our unit the week we closed since painters and workers were still there working on our unit for a few days after closing. We still had almost 15 things which needed fixed after closing including leaking drainpipes and missing kitchen cabinet and crown molding. This made me hesitant to ever buy a Lennar home again, which is a shame since we love our condo and all the people at Lennar who helped us with our purchase. ... More

(2) Disappointing Surprises: A) Master Bath Vanity: Master Bath in the Model had 4 drawers; whereas our Vanity only has 2 drawers...increasing dead space on either side of the sink .We were never appraised of this change. When approaching Lennar, no one could identify a solution (sales, operations, construction)..."this not my responsibility" was response received. B) Location of Outdoor Covered Parking Spot: We purchased our Unit on the Top floor of our building ($)... with the expectation our spot would be somewhere in the 1st row nearest the building. We are in Bldg #5...all the other 4 completed buildings all have 2 rows of parking. We find that our spot is not in 1st row or even the 2nd row; rather we are in a newly created 3rd row nowhere near the building entrance....& directly adjacent to the Waste Mgt. dumpsters. Once again, same response " (no matter who I approached) "...I have nothing to do with that" ... More

Pleased with initial buying process during construction. Frustrated with short notice to close (required to close prior to opportunity to view finished product). Final clean up and finishing touch-ups to complex seem to be ignored.

Original sales person okay, but the last one left in the development is awesome!

I’ve owned three Lennar built homes. The first two were exceptionally well built However, my current new built home that I just purchased has many issues with building Materials and craftsmanship. Lennar is working with me on my list of issues so hopefully all will be good in time.

Rush to closing, home was not really ready. Response for repairs has been good.

I would not transfer any funds into escrow account until all the punch list is done. Once you transfer funds they will close on the property, by transferring funds you give them the right to close read your contract closely. there only goal is to meet the closing dates. Then anything that needs to be done goes into warranty work. They have been moving along on the list of things that need to be done most of that is from poor sub contractor work.

The people in the field are great. Sales man. General Cobtractors. Have to deal with corporate you will find they quickly don’t care. Good luck reaching one of them.

Bad timing! Signed a purchase agreement in June for a new home to be ready in November. Hurricane hit in September; some damage to the house but salvageable. Flew down for inspection in mid-December for a late December close; found too many problems for a punch list (no A/C, no refrigerator, lots of finish issues). Salesman had moved on to another development. Closed late December (so Lennar could book the sale in 2022). Moved in on January 1. Found much of builders support team not available until days after holiday. Gradually getting things fixed (now 6 weeks after move-in). Overall a frustrating and disappointing process. Don't think I will buy another new house again. ... More

Communication throughout the process was poor. On the scheduled closing day, Lennar could not even communicate whether or not we were actually going to close on that day -- which was extremely frustrating. We learned the hard way that Lennar rushed to complete the project and some short cuts were taken -- which are still being addressed.

At the direction of the contractor, items were changed or removed because of supply issues? and this was nor communicated in all circumstances to us. We are missing items in our home that were included in the sales process but not installed prior to a "hurried" closing,

The biggest disappointment was the condition of the condo at closing. There were no kitchen or laundry appliances installed, one toilet didn’t work, no electric switch in MB, needed painting and dirty. It took 3 days before we could consider moving in. This seems to be the norm- close the deal then race like crazy to make it liveable. No apologies- that’s just the way it is. After 6 weeks of waiting for an electrician to fix the light switch on the MB counter, we went out and hired our own electrician to fix it. I am being kind with my ratings. We still wait for things to be fixed but no one comes. ... More

Disappointed clean up and workmanship on new home. Way too many call backs on several areas of finishing of condo.
