As a retired building/remodeling contractor from New England, I was shocked at the poor quality of workmanship and construction oversight that went into this building. Construction flaws and short cuts were only discovered following hurricane damage that never should have happened if a better quality roof vent had been used. Because a large section of my living room ceiling fell after the insulation above was soaked due to rain pouring into these vents, I was able to see just how poorly this place was constructed. Many delays. The day of closing so many items were not finished. Was asked to sign a document that they had a final inspection but they couldn't provide a Ceretificate of Occupancy. The quality of workmanship is far below construction standards, especially for the money they are sellling these units. Punchlist was over 30 items and 2 months after closiing no attempt has been made to address them. Had to complete some of them myself in order to make the unit livable.

We just purchased April 2020 and sold April 2022 a new build Lennar townhome in Prior Lake, MN, that experience was great. The attention to detail, commitment to follow here in Punta Gorda, FL is horrible. I booked a flight and the Lennar team was completely aware that I was flying down for a scheduled walk thru August 22 so we could close by the end of August. I walk in and could not believe what I was seeing, no appliances, vents not installed, no weather stripping on front door, garage floor not done, closet doors not hung, closet shelves not hung, filthy dirty outside and in. The Build, Project Management and Accountability was Horrible.

Sales and Title was great but the build was not and turnover of the home was horrible.. Had I not personally been involved and physically called vendors over to my house I would not have closed on my Closing Date. Project management and Customer Service from the Project Management team was horrible.

Terrible experience. Forced to close before property was completed. Still have many issues with quality of workmanship. Sales - good Closing - average at best Walk through - nothing done between walkthrough and closing. And then they tried to send me to the Warranty team to input more than 15 issues. None of them were terribly hard…they just weren’t completed at anll. It wasn’t until I had to find the correct person, Bo that something got done. Thankfully Bo took care of the customer and without his intervention the experience could have been worse.

We encountered poor communication all the way around during the closing process. The closing coordinator scheduled a “walk-through”, and scheduled it for the wrong time/date. We arrived as told to, and there was no-one there. The follow up was absolutely horrid. The home was NOT ready to close. We encountered plumbing issues, walls were unfinished, blue tape was everywhere, broken tiles, master shower was not finished (no shower doors), the kitchen counter is still uneven, broken window screen, lanai door would not close/lock. The overall experience is not what I expected. There were and still are many issues with our home. We closed 11/30 and still have not fully moved in due to outstanding issues such as air conditioner not running properly. Windows have issues and can’t close and can’t lock some of them. Lots of small issues that have been taken care of but just the overall time and effort it took to get the problems fixed was exhausting. Be prepared to accept an unfinished home. I closed 7 weeks ago and have white raw drywall mud all over my walls, a horribly stained pool, nothing covering the attic openings, broken exterior trim, unpainted sections of exterior walls, etc. All with no hope that it will ever get completed. This is my third new Lennar home in 6 years, and I am still stunned that I live in such an incomplete house.

We are not first time home buyers and we did our due diligence to make sure we were pursuing the best possible purchase available to us, but Lennar made the experience so horrible that we will never purchase another property through them again. My buying experience was horrible, from the moment I signed the contract and paid my down payment. My sales person did nothing to earn his fee. No one even met me at my home to hand me my keys. I was told they were in a drawer. When I arrived, the house was filthy; there was even a dishwasher in the great room. I have over 40 issues needing warranty work. The workmanship was deplorable. If you purchase in Babcock National from Lennar, DO NOT expect to move in within the first 60 days of closing - your residence will not be inhabitable! The worst part of the experience is the attitude of the construction manager and failure to communicate on resolution. Communication is terrible! Condo was not completed on time. Multiple issues. Still waiting on kitchen cabinet hardware almost 2 months after close. Shower door is not what was shown to us in the model. It was installed one month after closing and it was a a cheap replacement. That issue is still on going. We were told we would receive a $2600 rebate for these issues and it still is not resolved i.e. check issued.

This is my third Lennar home and by far the worst experience I have had purchasing a new home. I closed six weeks ago and there are a few items that aren't even complete yet, and many repairs that need to be made, I flew into town for my walk through, and noone showed up until I flagged down one of the sales guys. Contractors that are sent to fix a problem do not show up or do half the job. I am lied by the different suppliers all the time. I will give you one of many examples. Defective glass sliding doors. I put in a service request and several weeks later your provider partner calls and makes an appointment for July the thirteenth to replace the doors.
