We are not first time home buyers and we did our due diligence to make sure we were pursuing the best possible purchase available to us, but Lennar made the experience so horrible that we will never purchase another property through them again. Our understanding is that the laws in Florida allow for unethical, shady business practices by builders, where the sales and mortgage teams essentially lie and overpromise to the buyer to quickly lock in the sale and then once the truth of the details are established there is no option to cancel the contract and get the escrow funds back. Mortgage process was good. Condo was completed on time and process closing was simple. The only issue would be the fact that Lennar does not put any light fixtures in their condos.

the HOA figure was way off from what I was told when purchasing. it went up 25% from what they told me. was flabbergasted and felt like it was a bait and switch.

I’ve owned three Lennar built homes. The first two were exceptionally well built However, my current new built home that I just purchased has many issues with building Materials and craftsmanship. Lennar is working with me on my list of issues so hopefully all will be good in time.

From start to finish only took 20 days. It was a “it fell in our lap” moment. So we thought. Everyone was great, but not a lot of accountability when trying to iron out the kinks. Closing was the smoothest thing about the entire process. Susan has been great with getting corrections scheduled and completed. Her dedication and commitment is above par. We quickly decided once we viewed the community. Like any project, there are small issues that occur. However, the responsiveness and speed at fixing issues have been more than impressive. We love the home, and even if we find an in warranty issue, we don’t have any anxiety. We know Lennar stands behind their product. This is the second time we’ve had the experience to buy new from Lennar. And we definitely will do it again if the opportunity comes along.

Arthur our real estate agent was very helpful and easy to work with. That is the only thing that went well. They rushed to close and get their money at the end of their fiscal year and the finishing work was of poor quality. I am still dealing with the punch list over 9 weeks later. I don't think you could have cheaper appliances. We have spent several hours fixing things ourselves because we were getting tired of waiting for someone to come and do it. This was supposed to be a new home which I would expect to be turn key with maybe a couple of small things but that wasn't the case. ...

We encountered poor communication all the way around during the closing process. The closing coordinator scheduled a “walk-through”, and scheduled it for the wrong time/date. We arrived as told to, and there was no-one there. The follow up was absolutely horrid. The home was NOT ready to close. We encountered plumbing issues, walls were unfinished, blue tape was everywhere, broken tiles, master shower was not finished (no shower doors), the kitchen counter is still uneven, broken window screen, lanai door would not close/lock. Very poor Quality and Workmanship

First did not fine Arthur trust worthy. Chris the superintendent of the Veranda condos wasn’t to interested in overseeing the initial construction and stated a few times that things would be corrected during the 1 st. Year by filling out repair work orders. I have been in the construction industry and management during my career and have never seen such poor quality . I would sure like to speak with someone as I could offer valued services to Lennar.

This house was not ready for occupancy. Still dealing several issues. Lennar construction is the sloppiest workmanship we’ve ever encountered. We expected more for the money.

Drywall work is some of the worst I’ve seen. I will have to do the repairs myself. The repairs Lennar had done are crap at best. As bad as the drywall is the painting and caulking is way worse. It took two months to get our mailbox keys. My wife called to get answers and was yelled at. This box isn’t big enough for all our complaints.

Compared to the model home, Lennar made several cost cutting changes, without alerting the buyer. They cut the quality of the front door, counter tops, closet in the dining area, and bathroom vanity lighting. In their rush to close before the end of the month, there were numerous repairs that needed to be made. It will take months before most of these are addressed. Their quality control is non existent, as their focus is on volume and profits. We bought this house because we liked the layout and view, and that is basically all we got.

Two weeks before closing, we walked through and discussed the defects that needed to be addressed. (We also missed several defects). We walked through on closing day and not one single thing on that list was fixed. As for warranty issues it seems that once we are told “that’s normal”, even though it is not normal. That’s it, no recourse.

Was all good during the sale process but sales department was extremely disappointing after the sale didn't even acknowledge my business! Never heard from sales department again ! And a ton of issues after I closed they obviously want your money then disappear their goal is get you in and fix all the problems later not a good business model i love my neighborhood and the amenities but extremely dissatisfied with lennar

Paid cash. Money had to be paid prior to closing. Which was prior to walk through. On Walk through house had a ton of problems and issues and was not even completed. Never had a second walk through which in New York is unheard of to fix all the problems. Morning I closed not one issue on walk through list was addressed and the house still was not finished. To date two months later the home is still not complete let alone items on walk through complete. Now I’m being told I have to take pictures and do item by item on website. Lennar builds so cheap, finishing work absolutely horrible, rush to close to make there quarter. Not even the faucets are strait... on the other side, they have some good people that respond and work hard with their limited resources. Fantastic property, amenities and neighbors!

Sales process, mortgage process, and closing timeline were all a good experience. Final delivery of home was rushed, and several loose ends. Probably needed another 2 weeks to fix the final details in the home before walk thru and closing. Took me approximately 1 month to work thru all the fixes required and still fine tuning the details that were left incomplete or needed attention. Final end result will be very nice. Ticketing system and warranty on the work are very good.

Lennar rushed to close on the property. They scheduled 5 walk throughs at the same time with the same person. Units were lacking appliances, closet doors, garage doors and garage floor coating. The fit and finish represents a rushed build. It’s a month and a half later and unit is not complete.

Lennar is superb at building golf communities. The home choices are fine. However, the finishes are outdated, ugly, and exactly the same. It’s unfortunate you pay so much money and then end up sending it to the landfill. I know Lennar buys in bulk, however it doesn’t have to be so dated especially the tile walls and flooring. A suggestion would be to give the buyers a choice to pay the difference and make it their responsibility of having the material on site on time. And if not Lennar installs their materials. It could be a lot better. Figure it out.
