Overall, the home itself, the loan process, and the title experience went smoothly. However, we are extremely displeased with the HOA and ARC process. The documentation provided to homeowners states that we can choose between PVC or black aluminum rail fencing, yet our applications for the aluminum rail style have been repeatedly denied without a clear, consistent explanation. This was one of the most important factors when purchasing our home, and had we known that the option listed in the HOA materials would not actually be allowed, we would have reconsidered our purchase. We are also experiencing inconsistent and shifting reasons for the denial of our gutter installation. Meanwhile, it has been two months since settlement and, due to these delays, the mulch on the side of our home is washing away with every rainfall. When we went to buy our home it was contingent on us selling our other home.The person buying our home was a developer and kept changing our closing dates for a total of 7 times.We already had a closing date set and our realtor had to keep calling Jessica at Lennar to change our dates.Jessica was fantastic assuring us we wouldn't lose the house and not to worry.Everyone else involved from Lennar was also great switching everything around to accommodate us.Overall it was a great experience dealing with everyone in such a stressful situation.I would recommend Lennar to anyone.

Our salesman, Bill, was very professional, knowledgeable and took a lot of time with us. He never “pressured “ us, he devoted a lot of his time with us and answered all our questions. Value of the house was great responsiveness of the team was good

Working in the new construction industry can give some anxiety to buying new construction. Lennar Tampa was so easy to work with from sales all the way through to warranty! Our sales associate Brittney was so kind and genuine, our construction manager Mina has been fantastic and did an excellent job managing the build process ensuring things were caught and addressed way before closing, the warranty team has been amazing and really responsive to answer questions and do their part to help and follow up after service!

I’m truly very satisfied with my home buying experience. Rich, the sales agent, was always attentive, quick to respond, and made sure all my questions were answered throughout the process. During the inspection, Eric was extremely patient and explained every detail about how the house works , he’s even helped me with some concerns after moving in, which I really appreciate. David, the lender, was also incredibly helpful and attentive from the very beginning. We bought a new home from Lennar and we got a great deal. Our home has many upgrades compared to the other builders. Easy financing with lowest rate . We had a couple of small warranty issues that were handled with ease and quickly .

Great service, answered all questions within a reasonable time. dealt with one person as the process continued. One thing I would recommend is that Lennar would be mindful that most clients work a regular 9 to 5, and it may be difficult to take calls.

When I 1st started looking for homes in Feb '24 the 1st 2 sales rep's could not answer any of my question about Prosperity Lakes. Then when I asked other sales rep's in the office "you need to ask you sales agent". I was on my way out to go home when I meet Kevin in the driveway. I asked him if he could help me and answer some questions. He was Fantastic and answered all my questions that the other did not know or would not answer. Then the following week we went to see him with more questions, he was no longer working in Prosperity Lakes - transferred out. I took a chance and asked the sale that told Kevin was no longer there to help us. Her name was Kimberly V and she was willing to help us with getting a house for us. She is why we are here in Prosperity Lake today. She is "FANTASTIC" in her job; knows all the answers to your questions; great follow up on a weekly bases or if something new opens up and great personally. Thanks to her working with us for 11 months we were able to obtain this new home that we are in now. We are so happy with Kimberly V that we recommend her to anyone looking for a home in Prosperity Lakes you with not be sorry. Our house plan is amazing, good finishing, love the paint colors Lennar uses & our after purchase experience is great! Can't ask for a better builder & sales experience.
