Getting issues corrected after we moved in was a real hassle. There are too many people to deal with. One person says they will take care of something and drops the ball. Another says to file a report on line with Lennar. All in all you waste your time waiting for people who never show up!!

We love our home and the location, neutral on the overall home buying experience rating. During the process, there are many, many things that should have gone smoother. Unfortunately, without disclosure, the Builder removed many items from our build in an effort to increase profit margins (I.e. Epoxy Garage Coating, Vanity Lights, Glass Front Door, Smart Home Features (EERO Router) etc.). One of the items was compensated, but not without a fight with the sales rep and manager. Salesman threatened us. because we did not go with Lennar's preferred lender, which is owned by Lennar. Salesman stated in clear terms, if the lender we chose, a national mortgage company, was not ready at a moment's notice to close , Lennar would keep our deposit and sell the home elsewhere.

Sales and initial communication was great. Quality of workmanship was average. Some good items in the house and some cheap items. More effort on cleanup before move in would help. Fixing the problems is taking a long time (or maybe they will never be fixed?).

Quality was lagging as was completion date. A bit unfortunate but felt Lennar Corp was more concerned with getting our building closed out before the end of their fiscal year, vs. the quality of the product. That said, we knew coming in that quality was not what Lennar is known for so didn’t expect a custom/quality job to begin with. I feel most bad for folks like Arthur and Ron who are just executing the direction they are provided, often with limited control of the process.

It says a lot when you speak to neighbors and they all share the same problems and frustration with the builder as you do. I dread the problems I might come across 5 years from now.

Not the lowest quality but not nearly the highest either. Too many sensible items missed. No lights on house numbers outside and all houses look the same. Hard to distinguish your home at night and even in the day. Many light switched in absolutely the wrong place. At closing, refrigerator was dead, needed to be replaced. Numerous cabinet doors needed adjustment or replacement. Shelves missing. Crack in Lanai. Carpet seam runs right through the middle of the bedroom. Two car garage will only fit two cars if they are both very small cars. My SUV barely fits. Hot water, or no hot water ...

We had a great experience thru the purchase and closing process. Sales staff is very friendly and responsive. The Lennar Mortgage team was slow to respond and had rates higher than other lenders, and therefore were not used. Construction, appliances and finishes were of sub-par quality compared to other new construction in similar price ranges. Issues found during closing walk thru were not completed before closing and were thus sent to the warranty team which was initially slow to respond. I do like the design of my home and the neighborhood but the workmanship was poor. I believe this was the construction was unsupervised and many things were wrong. Some of the problems were: the painting quality was poor, the tile work was not done properly, the front door was hung improperly, the kitchen cabinets were damaged, the sliding glass doors were damaged, the workman leave trash all over. I must say the builder is trying to fix things but it is certainly a hassle.

Pay attention to detail

Completion date: remember the completion date is only an estimate of when the home will be available for occupancy. Home structure: make sure roof and plumbing do not have defects which could result in leaks. Finishing work: look for cracks in crown molding, drywall, paint on pavers and flooring etc.

Dont feel we received enough communication with timelines during the build process. We had to reach out many times. Would not use Lennar Mortgage company ever again. Our Mortgage rep was very difficult to work with and made the whole process very stressful. Mixed communication received on final walk thru between our CM and sales rep. Still working on getting some building issues resolved. It just to bad that the builders didnt take a few extra mins to take pride in their work we wouldnt have to have many different contractors to come back and fix their mistakes. There are some nice features in the house. We were not allowed to change anything even though we were willing to pay for tile in all rooms. We had a home inspector inspect the house and he made a list of things that were not done correctly in early August. We are still trying to get the last of those items finished and it is October 11th. We were not told the truth and closed on the house after being assured that all the repairs were completed only to find out that at l1 items were still not completed. The sales agent we worked with was fantastic and the mortgage person was fantastic too and got us a great rate. On the builder side, however, there were issues and delays. In several walks of the house, I listed several issues with the construction team and many of those issues went unsolved and as we live in the house, they continue to remain unsolved.

First of all, we we were on a waiting list for our home. Then, out of the blue, we had to endure a lengthy wait with stressful bidding...raising the price over 100k than original list price! Upon moving in, we found the the quality of trade workmanship sorely lacking. There were way too many issues on the punchlist and afterwards for any of the Lennar staff to reasonably complete in the 60 day period. We still have many issues to resolve...and a tilted ceiling that cannot be reasonably addressed. Love the place...just wish we had a much better experience. Thank heavens the salesman and ...

Disappointing home buying experience

I have purchased six homes and this experience by far was the most disappointing. Once you sign contract to purchase home the communication ends. There was no formal sit down process nor schedule given to keep you abreast of the process. Was not encouraged to meet or speak with the construction manager. Even when I contacted the corporate office and spoke with the regional manager, there was not a demonstration to take ownership of the situation and correct or improve the process.

There is no pride in workmanship when building. Also response time in taking care of warranty issues needs to be improved.

This house was definitely built for renter. Everything is cheaply made. Toilets started leaking, fridge has broken parts, front door is missing weather strips. The buying process was terrible. Lender and seller were not in tune with the community they were representing. The only reason I stayed in through the process was becuase they made eme put down 10% and would not return my money if I walked away. Never again with lennar
