Given high material prices and the very strong demand from home buyers for new homes in Lakewood National, it is my belief Lennar cut corners when possible with respect to quality. The perceived pressure placed on the staff/workers to rush the process to close exacerbates the warranty work necessary afterwards. Interior paint quality and workmanship has been my biggest issue. However a missing smart lock for the front door, a thermostat (per the Honeywell help desk) that isn’t programmable to your phone, a missing kick plate for the dishwasher, and an expensive door that must be replaced because the glass insert was hastily installed, and an electrical outlet that was wired incorrectly are other examples. The construction manager worked diligently to resolve a significant punch list the week leading up to closing. Plus he personally made sure other issues were resolved after closing. Pros: Lennar has great houses to offer. I'm satisfied with their design and abundant features. Cons: Lennar's purchasing process is not as streamlined as other competitors. Their departments and affiliated agencies do not seem to be in close communication. I had to make extra effort contacting them to push things forward. I was anticipating to be instructed at every step of the process so I would know exactly what's next. This did not happen. I hope Lennar, as the number 2 builder in the country, would spend more effort to work out an tightly orchestrated workflow for buyers, and guide the buyers at each step. More usefully, if the construction manager/sales can work together and provide construction updates with photos, text, email, that would be even better. There were also some problems with the appliances before/after closing. It took a while to get those issues addressed. After closing, Lennar would not help with appliances, and instead they referred us to the manufacturer. But all the issues we had were all caused by the poor installation quality. So, bring your own home inspector on the walk-through day to save troubles after closing. Summary: I would buy again from Lennar due to its great design. Overall Lennar is better then most builders in the area. The houses are solid as I was fortunate enough to watch my house be built living down the street in another Tortuga Home. Dealing with mortgage people was a challenge just getting the math correct on their end. Dealing with the Salesman, Construction Manager and Warranty Manager were easy as they always responded in a timely manner. Getting things fixed after the sale, for the most part, was in a timely manner. Construction site is filthy (with non construction material) as workers do not pick up after themselves which intern blows all over your new property. Overall it has been very chaotic. The account reps are responsive however the hand off to the companies to complete the work has been extremely frustrating. The paint which we paid an additional $3000 has been the major issue. Several rooms were improperly painted. First coat went to ceiling. The second coat only up to 6 inches from ceiling leaving a two tone wall. This was noted back in September when closed and it still is not corrected in three bedrooms. Multiple requests made still not resolved Painters on two occasion came with a cup of paint thinking that they could just do top areas. The offer process was extremely stressful & drove the home prices above where they should be. They did not honor the people who were on the waitlist for several months, waiting for their homes.

Second property we have built with Lennar. Overall happy with end result

Finance and sales team were awesome. Lots of small blemishes that need to be fixed, scratched front door, over painting, missing CAT5 jacks, chipped tile on pool, terrible seams/drywall finishing. That being said, the team that fixes those issues are easy to connect with.

We find all of the personnel to be straight forward and service oriented. COVID has made it hard to get "quality subs" many lack depth of experience to do their trade.

In my opinion for the price point people are paying for these homes there should be much nicer products being put into them. I also think the buyer should be given more options to pick what products are in the home they are buying.

Overall a pretty good experience

do a VERY good job of inspecting your home before closing. Get your list of problems in as soon as possible, it take Lennar's contractors along time to get to your problems. Lennar need to change the door on the laundry room so when the washer walks in front of the door it does not block the door from opening.

The sales team in Lakewood Ranch, FL. was first rate. They provided consistent and timely updates on the build process and were available for those spur of the moment questions that always seem to come up. Dealing with Lennar's mortgage company was not as smooth. Things went well overall, but there was a lack of communication between the sales and mortgage side on when the closing date was going to be. This caused multiple "hard" credit pulls that adversely affected my credit score. I was lucky to have a pretty good credit score so it did not effect my rate. But, it could have. Dealing with Lennar Customer Support for post-purchase issues has been hit-or-miss. The support team is good to deal with but can be a bit busy at times so their communication and response to claims or questions can be spotty at times. When getting things fixed I needed to keep in mind that the same people that installed it in the first place would also be the same ones that fixed it. Their focus generally was the new units that were being built and not fixing their mistakes. So, patience is needed and understanding that they were the lowest bidder for the job. This came in handy when I understood that paint was "acceptable" to fill in gaps in moldings instead of caulking. In my case, I was still working through a pre-closing punch list of issues that needed to be addressed 2-3 months after closing. These were things that were caught by Lennar prior to me having my pre-closing walk through that were still not addressed and were not addressed by closing. Overall, Lennar is a good home builder with some really good floor plans to choose from. But, there are going to be more than a few issues that you will need to work through and that makes the one year warrantee that they offer worth quite a bit to the bottom line. ... More

Very good value for price. Follow up slow and poor

*The sod that surrounds our home is not good quality - more like one would find in a field. *No gutters in rear of house - water comes off the roof like a waterfalls, causing a hole in the lawn and mud and water splashed into the lanai. *All the covers are either missing or broken that covers lawn watering (a request has been submitted some time ago to have this addressed and it still hasn’t been). *A request had been submitted some time ago to provide support to a planted tree in front, and this has never been addressed to date!

The quality of the workmanship and materials is wanting.

Lots of issues that the CM could have caught before final walkthrough. Planting dead trees in the backyard and tried to convince us it is alive and well. Poor painting, lazy finish. Contractors parking all over streets. Garbage left behind daily from contractors. Rude follow up when needed repairs or assistance. Overall I’d never buy with Lennar again after this experience. It was extremely stressful after closing and it just didn’t need to be.

The construction manager for this development either doesn’t know what he’s doing or he doesn’t care!! We have caught him in falsehoods (many). We had are home inspected and the multiple things that were bad were not addressed (yet) and we were told that they were amazingly well had our inspector take a second look and it wasn’t addressed on our home and sadly the construction manager still has a job. I would say it’s a fluke but we purchased a villa in this same neighborhood and same experience with the same construction manager

Our overall experience was going smoothly until our closing day. Lennar did not have keys to our own home and wanted us to sign off on the walk thru. It took over 2 hours to get our keys. We were diligent in our walk thru with the Lennar rep prior to closing. Point out defects that need to be fixed. 2 days before closing they still had not completed all of the issues. We hired our own home inspector which I highly recommend. Lennar’s warranty claim process is a joke. We have a one year warranty to report any issues. We filed a claim for the Ring Doorbell. This was a joke. The home warranty rep was of no help. We had to have the electrician come to check the wiring. The wiring was perfect. Then we had to contact Ring. Lennar did not tell us to call their dedicated Ring account. After several hours in the phone with Ring we were shipped a new unit. Ring gave us a free code to redeem installation after the new unit was received. The tech came out and installed the new doorbell and we were finally up and running with our doorbell security cam. This took us over 6 weeks to get resolved with no assistance from Lennar. Our second issue was with the pavers. We did not catch at inspection that about 12 or so are not exactly the same color. I am not sure if the ran out of pavers when installing ours and used some they already had or what. When they are wet you do not notice the mismatch as much. However when dry it is obvious. Filed a warranty claim again. The rep they have for warranty claims is a very. Rude and angry individual. He does not care about your issue. He told us we should have caught this at walk thru and it was not covered under warranty. I r Requested the page number from the warranty that states this. He then started being aggressive to the point we just had to ignore him. It seems from our point of view that the quality control at Lennar is minimal. We understand that been new builds will have flaws. However, when you have a one year home warranty from the builder it should not be a challenge to get it resolved. We do love our home and we have met some wonderful neighbors. Please make sure you check every nook and cranny at your walk hour and hire a third party unbiased home inspector. I always liked Lennar, but I see now the poor workmanship that we as new owner have to go through because the sub contractor get away with poor work standards. I have to submit warranty work for basic construction work example kitchen cabinets not leveled properly, rain gutters pitch towards the house and not to the down spout, paint on window frames and screens. MY BRAND NEW TUB big chunk missing and scratches because the subcontractors had cement all over the tub during construction with no protection. FYI I can only pray they taped all of the joints especially in the showers corners.. Lennar big message to you time to hold subcontractor responsible for doing poor work, charge them for all of the work and if you want to meet with me (I’m talking to the CEO and big bosses) Please contact me so i can show you what’s happening in the field. BTW my cabinets are schedule to be repaired in late August (I bought the house late February) and my tub repair is scheduled for August 1,2023. Still waiting on resolution of many issues with the builder. Electrical, appliances, painting and gutters need to be addressed.

For half $1 million Dollars, the home wiring is all messed up. I’m trying to get it completed.
