Overall good buying experience and quality home!

Warranty responsiveness has been excellent. Vendors providing the service not so much. Continue to find minor construction related flaws and submit my request for service.

The area to live in is great. Very near a brand new Publix Market & shops, many golf courses within 5 miles. The houses are very well built and priced correctly for the area.

The Lennar home buying experience went well except for one thing. I had an unexpected medical issue and asked for an extension on the closing date. Lennar denied it and it almost cost me the home.

The buying experience was very simple and efficient. The quality of some of the subs was underwhelming. Painters were horrible. Runs, peeled paint on the doors. Plumbers didn’t hook up the garbage disposal correctly. Had a small rip in the lanai screen. I will say the web page to have things repaired worked very well and fixes were timely.

First time building with a track builder. Our sales agent, Sean, went above and beyond. He was very communicative with us throughout the building process. There were some structural issues found by the independent inspector we hired and they were corrected at the pre drywall Phase. We also had a real estate agent, Christina, represent our interest during the 6 month build. She kept us well informed on the construction progress. We would highly recommend hiring an independent home inspector. We feel our home is well built and Lennar’s “everything included” saved us money. Their selling price is very competitive. Construction and warranty managers are responsible and willing to help resolving issues. Their communities usually provide a lot of amenities.

Production Builders get a bad rap sometimes, usually because of unrealistic expectations. I feel Lennar did a great job of identifying a market, building for that market. I was delivered my new home earlier that originally planned (which almost never happens). My home was delivered with only 2 issues that have both been addressed satisfactorily. Since moving in I have had to request service for 2 issues one was handled immediately and the other just arose yesterday which I anticipate resolution soon. Overall, I am happy with the home, community, amenities, and my neighbors. If we could get a resolution to gate issues that would be nice too. ... More

Need more attention paid to quality of workmanship.

My experience of watching our home get built was unique. Living in another state causes stress but the team really wanted us to feel part of the process. By weekly receiving updated pics of our home was exciting from Jenn (she was the best and an asset to your company). As it was getting closer to the closing, and trying to get the numbers right, there were allot of concerns with things falling into place, but even with the biggest mountains the team (Julie, Brianne and NIchole) really did a great job making the closing happen on time. The only part of the experience that was stress was during the walk through with our CM, he seemed to want to rush us through, all though he said yes Ma'am and no problem I understand we will fix that. You could see he was frustrated that we wanted to see things working, like running water, a dryer that would heat up, molding around items, electrical outlet outside. He was polite, and these items that were of concern to us, should have been seen to anyone prior to the walk through. Overall, we are happy with the new home, yes there are things that need to be tweaked, but due to shortage of supplies that was out of the builder's control, it was a good process. ... More

Too many open items at and after closing. The Lennar team is addressing them but some items remain out of stock and are yet to be installed (bathroom light fixtures)

Corporate needs to take off the suits and put work clothes on and get down to the nitty gritty see their output of their constructions

This is my first home purchase ever, so consider me a novice in home buying despite my research done ahead of time. They do earn your trust but in the beginning, it is so full of selling you this and that, false promises, etc. For example, my salesperson promised me a sound proof door considering that was a deal breaker to buy one of the last remaining houses in the community. 6 months later, still no door and learned that this should not have been made. I hate having to out work orders in only because I know the house is settling and it may require to have the contractors come out more than once but that's just me feeling like a pest. I love the 1 year maintenance warranty as the house settles. I wish somethings would have been disclosed upfront a little more and not oversold as they were good things, when they are not (appliances, etc). I never experienced Lennar homes before but am impressed overall with the home and the "Everything Included". LIke I said, first time homebuyer and it was a nerve wracking experience but they helped make the transition easy. ... More

Sales team (James) was very supportive and helpful, even months after the sale. Resolution of punch list items was handled slowly but very professionally and thoroughly by Lennar staff (Danna).

Overall, we love our new home. I am, however, very disappointed that the community area at the clubhouse and pool are still not done after being told many dates for completion

The overall experience was good as compared to the cost - you get what you pay for. Lennar needs to pay attention to detail and not expect the homeowner to bring issue forward. The lot we wanted wasn't released but after we chose another lot, the original became available. Closing date was moved up by 6 wks from original estimate, had to jump through hoops. If we moved in after closing date, the final details were left for the homeowner to issue work orders: trim missing, hot water tank malfunctioned, outside light broken, floors not properly cleaned from grit, paint spots on tile & grout, door stops missing, light switches for light cans not properly wired. Terrible Lennar financing experience, but love my new neighborhood and still have many issues with the house that has not been addressed.

Given high material prices and the very strong demand from home buyers for new homes in Lakewood National, it is my belief Lennar cut corners when possible with respect to quality. The perceived pressure placed on the staff/workers to rush the process to close exacerbates the warranty work necessary afterwards. Interior paint quality and workmanship has been my biggest issue. However a missing smart lock for the front door, a thermostat (per the Honeywell help desk) that isn’t programmable to your phone, a missing kick plate for the dishwasher, and an expensive door that must be replaced because the glass insert was hastily installed, and an electrical outlet that was wired incorrectly are other examples. The construction manager worked diligently to resolve a significant punch list the week leading up to closing. Plus he personally made sure other issues were resolved after closing. So far, the warranty work representatives have been attentive, responsive and friendly. ... More

Pros: Lennar has great houses to offer. I'm satisfied with their design and abundant features. Cons: Lennar's purchasing process is not as streamlined as other competitors. Their departments and affiliated agencies do not seem to be in close communication. I had to make extra effort contacting them to push things forward. I was anticipating to be instructed at every step of the process so I would know exactly what's next. This did not happen. I hope Lennar, as the number 2 builder in the country, would spend more effort to work out an tightly orchestrated workflow for buyers, and guide the buyers at each step. More usefully, if the construction manager/sales can work together and provide construction updates with photos, text, email, that would be even better. There were also some problems with the appliances before/after closing. It took a while to get those issues addressed. After closing, Lennar would not help with appliances, and instead they referred us to the manufacturer. But all the issues we had were all caused by the poor installation quality. So, bring your own home inspector on the walk-through day to save troubles after closing. Summary: I would buy again from Lennar due to its great design. I hope the above mentioned improvements can be done to make customers even more satisfied. ... More

Overall it has been very chaotic. The account reps are responsive however the hand off to the companies to complete the work has been extremely frustrating. The paint which we paid an additional $3000 has been the major issue. Several rooms were improperly painted. First coat went to ceiling. The second coat only up to 6 inches from ceiling leaving a two tone wall. This was noted back in September when closed and it still is not corrected in three bedrooms. Multiple requests made still not resolved Painters on two occasion came with a cup of paint thinking that they could just do top areas. We find all of the personnel to be straight forward and service oriented. COVID has made it hard to get "quality subs" many lack depth of experience to do their trade.

*The sod that surrounds our home is not good quality - more like one would find in a field. *No gutters in rear of house - water comes off the roof like a waterfalls, causing a hole in the lawn and mud and water splashed into the lanai. *All the covers are either missing or broken that covers lawn watering (a request has been submitted some time ago to have this addressed and it still hasn’t been). *A request had been submitted some time ago to provide support to a planted tree in front, and this has never been addressed to date!

When I request anything from Lennar, they are very responsive. When requesting something from third parties, like Edmonson, they are not as responsive. This was a first time contacting Edmonson, so they get a mulligan. But when you leave a message and a call back number, and no one calls back, that's a problem.
