Dylan, our sales representative, has been a huge failure since sales contract was signed. Either does not reply to our text messages regarding questions or concerns or responds days later. Ray, the construction manager present at our second walkthrough since our first walkthrough was a major waste of time, failed to address many issues identified again and the ones that were addressed, especially as it relates to painting, he allowed poor quality work to continue. Sometimes I have to remember that I’m buying a track home and not a custom home. It’s a one size fits all types of situation when buying a house from Lennar so the custom touches are not there and yes, you do get items that don’t meet your expectations, but that’s what you’re buying also as far as warranty issues I could not be happier with Gabe from the #Warranty department. He has been on top of everything and very informative and making sure everything gets done to meet our expectations and works to get it done. Lennar should be happy to him on their team as I am

There is way too much to type but the overall process was awful. I am very disappointed in the entire process with Lennar and would not recommend to anyone honestly. I still have on going issues

I'm very happy & satisfied with our new house we purchased from Lennar. Great quality for the best prices. Our house plan is amazing, good finishing, love the paint colors Lennar uses & our after purchase experience is great! Can't ask for a better builder & sales experience. I would highly recommend Lennar!

The buying process was very good. The communication via email and texts became a little confusing and overwhelming. Easy to miss things. Pre-close walkthru went well. Most items were addressed prior to close date but some still needed attention. Getting multiple emails and texts and phone calls for warranty repairs became very confusing and tough to schedule or remember. It would help to have interactions regarding these repairs via one mode only (email, text, phone, etc.). And via one representative. (Streamlining this process would be helpful). We are pleased with our new Lennar home although for the price point of the home, we would love to have seen a little more attention to details. ... More

Our Lennar Realtor Rep. Richard was fantastic. So glad we got him. He was super knowledgeable, very supportive through the process, and even after the sale. You need to keep a very close eye on details at the walk thru and after. The workmanship in general was good. Mostly just cosmetic flaws to fix. However, there were additional items we found after moving in and a few from the walk through punch list that were not fixed. Take your time and thoroughly review inside and out. Matthew was our warranty rep after we moved in and he was super supportive with great communication. When we did the walk thru we were told with the one year warranty on the home we had one year to collect cosmetic defects we saw and to consolidate them before submitting so they didn’t have to come out for multiple items. Matthew was good to clarify that this was incorrect. You have a 1 year warranty on most issues but for cosmetic defects from construction it’s only 30 days. He was very good at walking through everything that is covered and not covered in the warranty and how to submit them. He responded to each and every warranty claim I submitted both on the system and to me personally. He also communicated with the subcontractors responsible for fixing the items and back to me regarding appointments when needed. I received calls from the subcontractors on the SAME day I submitted issues to schedule appointments for repair! My only three complaints I have thus far. (1) The inflexibility of Lennar to change anything from their boiler plate designs. The door for the Water Closet in the Master Bath is a terrible design. You have to literally step in and get on the other side of the toilet to shut the door. I was told they will not alter anything when we noticed this in the model home before signing the contract. It should have been a pocket door to make it functional but know these cost more than a standard door. I would have paid extra because it’s terrible design. They should change this design. (2) The shower heads are junk. Very weak water pressure that had me worried it was the system. However, I replaced it with a $25 Delta shower heads and it was perfect, so I replaced both. For what you pay for a house I think Lennar could spend a few extra dollars to give Customers a better experience. (3) The faucets in the bathrooms are way too far back from the sink edge, the spigot end too close to the rear sink edge. You have to put your hands way down into the sink or water splashes all over the back counter top of the sink. I will be replacing these eventually with faucets that have a spigot with a longer reach. The sinks in the bathrooms are nice. Richard and Matthew were the shining stars with Lennar to us!! ... More

Overall pleased with the experience and closing on time, actually a week early. Believe we have excellent value for our purchase price even though our buy was near peak of market. Lennar construction rep, Dalton, was great in showing us use of home and maintenance rewuirements at closing. Only down side has been A) a few quality/workmanship issues which they have begun fixing buy ideally should have been corrected before closing, and B) many of the amenities that were supposed to be open prior to Christmas are still a couple months away.

LENNAR is the worst for customer service. This was my first time buying a home and they made my life difficult for a whole year. There is NO communication at all. When I finally did my final walk through of the house things still weren’t finished, I was told by the construction manager that he would take care of it but don’t tell them that he was doing that but he never did now I have to go through home warrant which is another hassle.

The overall experience was good as compared to the cost - you get what you pay for. Lennar needs to pay attention to detail and not expect the homeowner to bring issue forward. The lot we wanted wasn't released but after we chose another lot, the original became available. Closing date was moved up by 6 wks from original estimate, had to jump through hoops. If we moved in after closing date, the final details were left for the homeowner to issue work orders: trim missing, hot water tank malfunctioned, outside light broken, floors not properly cleaned from grit, paint spots on tile & grout, door stops missing, light switches for light cans not properly wired. Even though we purchased a production home, these items could have been identified through a quality control person and not the homeowner Again, you get what you pay for. ... More

For us, the actual purchase/closing experience was the worst part of owning at Prosperity Lakes. When we purchased in August, we were told that our closing was in 30 days; two - three weeks later it was changed to mid-October. Then it was changed two more times. To say this caused us incredible stress is an understatement (among other things) BUT I made contact with one of Lennar's Presidents and explained our situation. From that point forward it was absolutely smooth sailing. That's not to say we didn't have issues with the house, but their Customer Care team has worked diligently to get everything resolved to our satisfaction. Of particular note are Jason and Gabe -- these two men have literally been Godsends and have followed through on everything. I can't speak highly enough of them. I know that Lennar is a production builder and they are a publicly held company that answers to a Board of Directors - this is the biggest reason they don't offer options or make changes to their product and obviously the bottom line is of utmost concern to them - but I think a tighter quality of finished product could be managed and some higher end elements included in the homes for the 55+ active adult communities. For example, roll outs were included in the upper section of the kitchen cabinet bases but you are selling to 55+ people -- putting the roll outs in the lower section of the cabinets makes much more sense because bending and reaching into the lowest part of a cabinet opening is much more difficult. Also, making the doorways and hallways wider to accommodate wheelchairs makes much more sense for homes for this age group but there are definitely doorways and hallway entrances that would never accommodate a wheelchair and will require us to modify our home if we get to a wheelchair situation. There are other examples of where just a little more thought on layout/use could be implemented in the design phase that wouldn't impact the bottom line and would make the house more usable for the age group. Otherwise, we are excited about living here and looking forward to when the community amenities are available. We have already met so many great neighbors and that aspect of Prosperity Lakes Active Adult Community is what drew us in. ... More

Don not rely on homebuilder or workers as you have to watch and inspect everything they build or try and correct.

This is our second production home purchase in the past four years. The other was from Taylor Morrison. Lennar provided a better overall experience than did Taylor Morrison. The home purchase process was relatively uneventful. All promises from the builder were kept. The home was not ready to close on the estimated date. That required an additional move on our part the cost of which was willingly borne by Lennar. We are satisfied with the home construction with the understanding that this was a production build. For the most part, builder grade materials and workmanship was expected and received. This necessitates much after the purchase modifications and improvements, but such was expected by us. The community is a pleasure in which to reside, and we have no regrets with our purchase. I would certainly purchase again from Lennar, and would recommend them to others. ... More

It was a good experience.

Briefly, Communication throughout the loan, construction and closing process was poor - in some cases, non-existent. But Lennar will hold you to their dates with threats of penalties ... but when they miss a date, that's just how it is ... even if you had travel planned on those dates. The loan process was invasive as any process I've ever experienced; they should make the customer aware that an asset-based loan (which they don't offer with their promotions) would work for many customers vs. an income-based loan.

The buying experience was very simple and efficient. The quality of some of the subs was underwhelming. Painters were horrible. Runs, peeled paint on the doors. Plumbers didn’t hook up the garbage disposal correctly. Had a small rip in the lanai screen. I will say the web page to have things repaired worked very well and fixes were timely.

Great builder! Great service! If you’re looking for a lifestyle community Wellen Park Golf and Country Club is it.

everything went well so far

Everyone’s experience is different but ours was positive. Due to hurricanes and personal issues closing needed to be remote and that was simple. Communication with loan officer, Josh and others involved was timely and always supportive. We were fortunate to have had a wonderful realtor , denise and a wonderful project manager, JB. Our unit had some unfinished work but communication was responsive and everything was promptly completed. The timeline for our unit was close to expected; the amenities are unfortunately taking longer. Overall, our experience with the entire team was favorable and we are looking forward to being apart of the community. ... More

We had a virtual closing which went fine and final walk through had to be done by a friend that lives in Florida as we closed between the two hurricanes and couldn’t get there. I was very disappointed with the amount of paint splattered on floors and caulking smeared on bathroom floors. It wasn’t as clean as the Lennar house I purchased in 2016. The garage floor should have been poured past the outside of garage door, instead the interlocking was brought into the garage where the ants are nesting in the sand and also left large gapping holes on either side of garage door. We have had ants in garage and also mice. ... More

Our house was good and our salesperson was great. They responded to our needs but we found two things wrong after closing that we missed in walkthrough and we were told by warranty people they don't fix those under warranty. I think that was awful and you would want to make your new people happy. I voiced my displeasure with the warranty people.
