completion vs. closing.

The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

Lennar was inflexible regarding any changes

This house presented a means to an end. We got a very discounted house with poor finishes. Because the price was low, we were able to tear out many low-quality aspects of the house and replace them with higher-grade materials.

Good experience up until getting warranty claims addressed

The warranty process and getting things completed needs to be addressed. I have 9 items on a warranty claim and NO ONE will respond to these issues. Including a missing laundry room door that is now going on 60 days.

I am happy with the property but the warranty proccess has been slow and frustrationg; it's been nearly 2 months since closing and am still waiting for punch list items to be completed. It has been difficult to manage since I am not currently located in Florida.

A good value for the money. Our house is very open and on one floor. I wish you had a few more options like larger laundry room, room for storage, etc. We had a bad construction manager which made for a bad process and many unfinished items once we moved in. Lennar’s process was not built for as many items as we had. However, they eventually were all completed. They need to ensure they look at each home with a critical eye before allowing someone to move in. If not for this experience, my rating would have been much higher.

Very nice house with landscaping drainage issues

The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home.
Lennar responded:
Thank you for sharing your comments about the drainage at your home. Please send a message to us at corporatecustomercare@lennar.com with the information, so we can follow-up for you. – Lennar Customer Care

Disappointed… easy to get in. Sales and mortgage groups were great. What promised was not what I was given. Now fence blown down and it seems they are taking their time to repair. We live on main road and it is super loud and cars have access to our back door. Very scary.

Poor closing experience

Selection of house and the building process went smoothly until it was to close. During our walkthrough, inspections were not complete, house was not cleaned at all, some items were not completed, final trim paint was not finished. We did our walk through and made list of items that needed to be fixed or finished. We were told it all would be completed by the closing date. On the morning of closing, many items were still not complete and the final inspection was not completed. So we could not close. We had our U-Haul truck loaded and had to wait until late afternoon before we had final ...

Talk to current homeowners to really get a sense of the Lennar Home Buying Experience
- Daniel S.

One should talk to some longer term homeowners to get a good sense of the Lennar building and buying experience. Communication on the closing date was truly lacking and if we didn't call we wouldn't know. The attention to detail of the inside final product didn't show much attention to detail by the people performing it. Their stable of subcontractors do not pay attention to the details that new home buyer expects for the price being paid. Follow up since closing with the warranty group has been satisfactory to date. Sometimes we have had the same group in more than once. We are getting ...

Home really wasn't ready for our move in

We were told that once Lennar received the certificate of occupancy we had to close shortly thereafter. Unfortunately, there were many items not completed when we moved in 2 weeks after we had closed including gas line not connected to dryer, fridge circuit breaker not holding, pool (which was very expensive) not operational, cabinets not completely in, a water leak coming into the den, and many other punch lists items. Our construction manager has been great in trying to resolve these problems but a lot of it is out of his hands as he has to rely on sub-contractors. Six weeks after our ...

Would not recommend this builder. “Everything’s Included” is not entirely true. Also too much reliance on “technology” to handle everything - difficult to communicate face to face.

Cutting corners - Profit over Quality

We purchased 2 coach homes. Looks like Material cost inflation from the deposit date until closing on the 2nd property is resulting in using lower quality appliances ( dishwasher, etc) and dropping accessories such a ceiling fans, medicine cabinets, etc.

Getting issues corrected after we moved in was a real hassle. There are too many people to deal with. One person says they will take care of something and drops the ball. Another says to file a report on line with Lennar. All in all you waste your time waiting for people who never show up!!

Neutral Buying Experience

We love our home and the location, neutral on the overall home buying experience rating. During the process, there are many, many things that should have gone smoother. Unfortunately, without disclosure, the Builder removed many items from our build in an effort to increase profit margins (I.e. Epoxy Garage Coating, Vanity Lights, Glass Front Door, Smart Home Features (EERO Router) etc.). One of the items was compensated, but not without a fight with the sales rep and manager. Items were documented on Lennars punch list and our Buyer Punch List 30+ days prior to closing and are just ...

We were threatened
- Joseph H.

Salesman threatened us. because we did not go with Lennar's preferred lender, which is owned by Lennar. Salesman stated in clear terms, if the lender we chose, a national mortgage company, was not ready at a moment's notice to close , Lennar would keep our deposit and sell the home elsewhere.

Sales and initial communication was great. Quality of workmanship was average. Some good items in the house and some cheap items. More effort on cleanup before move in would help. Fixing the problems is taking a long time (or maybe they will never be fixed?).

Lennar - Quality was lagging as was completion date.

Quality was lagging as was completion date. A bit unfortunate but felt Lennar Corp was more concerned with getting our building closed out before the end of their fiscal year, vs. the quality of the product. That said, we knew coming in that quality was not what Lennar is known for so didn’t expect a custom/quality job to begin with. I feel most bad for folks like Arthur and Ron who are just executing the direction they are provided, often with limited control of the process.

Not the lowest quality but not nearly the highest either. Too many sensible items missed. No lights on house numbers outside and all houses look the same. Hard to distinguish your home at night and even in the day. Many light switched in absolutely the wrong place. At closing, refrigerator was dead, needed to be replaced. Numerous cabinet doors needed adjustment or replacement. Shelves missing. Crack in Lanai. Carpet seam runs right through the middle of the bedroom. Two car garage will only fit two cars if they are both very small cars. My SUV barely fits. Hot water, or no hot water ...
