sales personnel are great. construction management is horrible

They did not meet move in dates. Walk thrus we’re a waste of time as nothing was completed. Now that we are here we sent in a list of repairs two weeks ago and have not heard from them. Not sure what the procedure is but two weeks and more is unacceptable. Joey in sales was very nice and did a great job. Waiting till all is done and we can start to enjoy our home.

I always liked Lennar, but I see now the poor workmanship that we as new owner have to go through because the sub contractor get away with poor work standards. I have to submit warranty work for basic construction work example kitchen cabinets not leveled properly, rain gutters pitch towards the house and not to the down spout, paint on window frames and screens. MY BRAND NEW TUB big chunk missing and scratches because the subcontractors had cement all over the tub during construction with no protection. FYI I can only pray they taped all of the joints especially in the showers corners.. Lennar big message to you time to hold subcontractor responsible for doing poor work, charge them for all of the work and if you want to meet with me (I’m talking to the CEO and big bosses) Please contact me so i can show you what’s happening in the field. BTW my cabinets are schedule to be repaired in late August (I bought the house late February) and my tub repair is scheduled for August 1,2023. For half $1 million Dollars, the home wiring is all messed up. I’m trying to get it completed.

Overall a great sales experience. After we purchased, warranty issue after issue. The roof had 15 cracks from poor workmanship.....still no warranty resolution. Many neighbors shared the same experience with the roof.

I am pleased with the quality of the home for the price I paid. I have had a few issues and they have been quick to respond. However, Lennar mortgage and Lennar title were awful! Mortgage company messed up loan, blamed me, threatened me and delayed closing. Cost me extra to close. The title company did not send the homeowner's insurance payment (which I paid to them in closing) to the insurance company for over a month. I had to pay the insurance company and wait for them to receive payment before I got reimbursed.

It was very nice having such a simple process to purchase a new home, but with no sales center at our community. Our conversation with the sales rep was short and to the point with many details missing. Also, the contract we signed in Docusign was missing the upgrades package for our home. We were also given zero information about our HOA from the sales agent. Gratefully, we had a good mortgage officer and construction manager. Because the did all the heavy lifting in make sure our process was smooth. The closing office forgot to reschedule us or keep us updated on the delays of our home. The construction manager Rob did that for us. The closing officer also didn't let us handle the tape during our walk through. She forced us to tell her what to tape. We ended up buying our own tape and walking through an hour after the initial walkthrough was done. Have contractors take their time and put out a better finished product

We really didn't feel like Lennar cared about our needs during the closing process. It was all about the close on the date they chose. No flexibility at all.

Our house was good and our salesperson was great. They responded to our needs but we found two things wrong after closing that we missed in walkthrough and we were told by warranty people they don't fix those under warranty. I think that was awful and you would want to make your new people happy. I voiced my displeasure with the warranty people.

Attempting to obtain a mortgage for the property was torture. I finally paid cash just to get it over and done with.

Bought a home that was already being built. Got a good interest rate through Lennar Mortgage and felt like we got the house at a very reasonable price. Only complaint was that they didn’t include glass front doors like the pictures and all the other homes in the community.

Our overall experience was good. Our sales representative Jessica was awesome!

Lennar’s selling process was well organized and pretty painless. Their online portal is great. While our house was delayed by 6 months that’s not entirely their fault. Charging US for 5 days of delay while we completed our home appraisal process after waiting 6 months for Lennar seems a bit unfair, regardless of the clause on the contract. Real disappointment was the quality of workmanship in paint, cabinets…pretty low-end.

The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

This house presented a means to an end. We got a very discounted house with poor finishes. Because the price was low, we were able to tear out many low-quality aspects of the house and replace them with higher-grade materials.

For us, the actual purchase/closing experience was the worst part of owning at Prosperity Lakes. When we purchased in August, we were told that our closing was in 30 days; two - three weeks later it was changed to mid-October. Then it was changed two more times. To say this caused us incredible stress is an understatement (among other things) BUT I made contact with one of Lennar's Presidents and explained our situation. From that point forward it was absolutely smooth sailing. That's not to say we didn't have issues with the house, but their Customer Care team has worked diligently to get everything resolved to our satisfaction. Of particular note are Jason and Gabe -- these two men have literally been Godsends and have followed through on everything. I can't speak highly enough of them. I know that Lennar is a production builder and they are a publicly held company that answers to a Board of Directors - this is the biggest reason they don't offer options or make changes to their product and obviously the bottom line is of utmost concern to them - but I think a tighter quality of finished product could be managed and some higher end elements included in the homes for the 55+ active adult communities. For example, roll outs were included in the upper section of the kitchen cabinet bases but you are selling to 55+ people -- putting the roll outs in the lower section of the cabinets makes much more sense because bending and reaching into the lowest part of a cabinet opening is much more difficult. Also, making the doorways and hallways wider to accommodate wheelchairs makes much more sense for homes for this age group but there are definitely doorways and hallway entrances that would never accommodate a wheelchair and will require us to modify our home if we get to a wheelchair situation. There are other examples of where just a little more thought on layout/use could be implemented in the design phase that wouldn't impact the bottom line and would make the house more usable for the age group. Otherwise, we are excited about living here and looking forward to when the community amenities are available. We have already met so many great neighbors and that aspect of Prosperity Lakes Active Adult Community is what drew us in. ... More

The warranty process and getting things completed needs to be addressed. I have 9 items on a warranty claim and NO ONE will respond to these issues. Including a missing laundry room door that is now going on 60 days.

I am happy with the property but the warranty proccess has been slow and frustrationg; it's been nearly 2 months since closing and am still waiting for punch list items to be completed. It has been difficult to manage since I am not currently located in Florida.

Lack of communication during build. Home finished 3 months late. Home was built well, minor issues right off the bat.

A good value for the money. Our house is very open and on one floor. I wish you had a few more options like larger laundry room, room for storage, etc. We had a bad construction manager which made for a bad process and many unfinished items once we moved in. Lennar’s process was not built for as many items as we had. However, they eventually were all completed. They need to ensure they look at each home with a critical eye before allowing someone to move in. If not for this experience, my rating would have been much higher.

The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home.
