Attempting to obtain a mortgage for the property was torture. I finally paid cash just to get it over and done with.

Bought a home that was already being built. Got a good interest rate through Lennar Mortgage and felt like we got the house at a very reasonable price. Only complaint was that they didn’t include glass front doors like the pictures and all the other homes in the community.

Our overall experience was good. Our sales representative Jessica was awesome!

Lennar’s selling process was well organized and pretty painless. Their online portal is great. While our house was delayed by 6 months that’s not entirely their fault. Charging US for 5 days of delay while we completed our home appraisal process after waiting 6 months for Lennar seems a bit unfair, regardless of the clause on the contract. Real disappointment was the quality of workmanship in paint, cabinets…pretty low-end.

The completion date was delayed several months due to virus building material delays. The irritating part was the demanding closing date - prior to completion. We were not available to close in person and the Lennar sales and closing office was adamant/unyielding to close and get their money-before our home was completed.

This house presented a means to an end. We got a very discounted house with poor finishes. Because the price was low, we were able to tear out many low-quality aspects of the house and replace them with higher-grade materials.

For us, the actual purchase/closing experience was the worst part of owning at Prosperity Lakes. When we purchased in August, we were told that our closing was in 30 days; two - three weeks later it was changed to mid-October. Then it was changed two more times. To say this caused us incredible stress is an understatement (among other things) BUT I made contact with one of Lennar's Presidents and explained our situation. From that point forward it was absolutely smooth sailing. That's not to say we didn't have issues with the house, but their Customer Care team has worked diligently to get everything resolved to our satisfaction. Of particular note are Jason and Gabe -- these two men have literally been Godsends and have followed through on everything. I can't speak highly enough of them. I know that Lennar is a production builder and they are a publicly held company that answers to a Board of Directors - this is the biggest reason they don't offer options or make changes to their product and obviously the bottom line is of utmost concern to them - but I think a tighter quality of finished product could be managed and some higher end elements included in the homes for the 55+ active adult communities. For example, roll outs were included in the upper section of the kitchen cabinet bases but you are selling to 55+ people -- putting the roll outs in the lower section of the cabinets makes much more sense because bending and reaching into the lowest part of a cabinet opening is much more difficult. Also, making the doorways and hallways wider to accommodate wheelchairs makes much more sense for homes for this age group but there are definitely doorways and hallway entrances that would never accommodate a wheelchair and will require us to modify our home if we get to a wheelchair situation. There are other examples of where just a little more thought on layout/use could be implemented in the design phase that wouldn't impact the bottom line and would make the house more usable for the age group. Otherwise, we are excited about living here and looking forward to when the community amenities are available. We have already met so many great neighbors and that aspect of Prosperity Lakes Active Adult Community is what drew us in. ... More

The warranty process and getting things completed needs to be addressed. I have 9 items on a warranty claim and NO ONE will respond to these issues. Including a missing laundry room door that is now going on 60 days.

I am happy with the property but the warranty proccess has been slow and frustrationg; it's been nearly 2 months since closing and am still waiting for punch list items to be completed. It has been difficult to manage since I am not currently located in Florida.

Lack of communication during build. Home finished 3 months late. Home was built well, minor issues right off the bat.

A good value for the money. Our house is very open and on one floor. I wish you had a few more options like larger laundry room, room for storage, etc. We had a bad construction manager which made for a bad process and many unfinished items once we moved in. Lennar’s process was not built for as many items as we had. However, they eventually were all completed. They need to ensure they look at each home with a critical eye before allowing someone to move in. If not for this experience, my rating would have been much higher.

The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home.

Disappointed… easy to get in. Sales and mortgage groups were great. What promised was not what I was given. Now fence blown down and it seems they are taking their time to repair. We live on main road and it is super loud and cars have access to our back door. Very scary.

Selection of house and the building process went smoothly until it was to close. During our walkthrough, inspections were not complete, house was not cleaned at all, some items were not completed, final trim paint was not finished. We did our walk through and made list of items that needed to be fixed or finished. We were told it all would be completed by the closing date. On the morning of closing, many items were still not complete and the final inspection was not completed. So we could not close. We had our U-Haul truck loaded and had to wait until late afternoon before we had final inspection for occupancy. However there were some items not complete yet and we were told that they would get done. So we close on the house and were able to move in that evening. But we still have items not completed. When putting in a clean something that’s not working, takes too long

One should talk to some longer term homeowners to get a good sense of the Lennar building and buying experience. Communication on the closing date was truly lacking and if we didn't call we wouldn't know. The attention to detail of the inside final product didn't show much attention to detail by the people performing it. Their stable of subcontractors do not pay attention to the details that new home buyer expects for the price being paid. Follow up since closing with the warranty group has been satisfactory to date. We were told that once Lennar received the certificate of occupancy we had to close shortly thereafter. Unfortunately, there were many items not completed when we moved in 2 weeks after we had closed including gas line not connected to dryer, fridge circuit breaker not holding, pool (which was very expensive) not operational, cabinets not completely in, a water leak coming into the den, and many other punch lists items. Our construction manager has been great in trying to resolve these problems but a lot of it is out of his hands as he has to rely on sub-contractors. Six weeks after our close our pool is just now almost ready, cabinets are still not done, and there are still 1/2 dozen other items on the punch list. Would not recommend this builder. “Everything’s Included” is not entirely true. Also too much reliance on “technology” to handle everything - difficult to communicate face to face.

Unit wasn't ready and we were forced to pushed to close.

We purchased 2 coach homes. Looks like Material cost inflation from the deposit date until closing on the 2nd property is resulting in using lower quality appliances ( dishwasher, etc) and dropping accessories such a ceiling fans, medicine cabinets, etc.

Our sales contact, Kaleigh was great!! Jim, our lead contractor was very responsive too.

only person worth mentioning is eric W. the supervisor. Could not have had a better person. his care is incredible. Other than that, house is built very cheaply, and has many imperfections in terms of paint, finishes, etc.
