A lot wrong after closing. Rushed to close then slow to fix problems

Bad experience on the matterial

Definitely test everything during your walk thru, because if you close and then call them about an issue they take forever to fix the problem. They tell you to do a submit a work order, then they schedule a virtual call then they send someone out. Then hopefully they send the right people out tht can actually fix the problem. We had a wonderful sales, mortgage and title experience with Lennar. But once we moved in there are sooooo many issues inside of our house. EX: Dishwasher broke after 3 days and we've been moved in now 2 months and still not addressed. Tile has spots on it throughout the entire house, pavers are pulling away from front porch and I could go on and on. Tried to contact their customer support person for our community and doesn't return calls without calling their manager but still NO issues resolved. Communication goes such a long way - even if it's going to take awhile, I want to know someone is listening and cares that we are new homeowners with them. I would warn future home buyers on the poor quality and lack of care in the craftsmanship. Painting and caulking where poorly done or missed completely. Materials like cabinets and doors have multiple dings and dents. Missing parts for appliances . Damages to shower glass and bathroom tub. There are inconsistencies with placement of materials. It’s clear that there is no care or compassion with the build of the homes. In discussion with neighbors I confirmed it’s the same for them as well.

This was an purchased as an investment property as good thing this was not our main residence. We had our walk thru with the main project manager and gave him a punch list of items that needed attention and or repaired. None of it got done (even after we closed) and they had us submit any issues once they got their money to a website to submit any further claims or issues. After a week of calling they came out and fixed some of the issues and we still have several items were still waiting on hat need attention. This has been ongoing on for over a month now. We closed on 10/30/2024 and couldn't wait to get into our new home. Unfortunately from the moment we moved in it's been issue after issue. Missing grout in the tile, broken tile, doors hitting each other, scratched sinks, trim not flushed to the wall, sloppy painting, misaligned doors, interior doors not finished on the bottom, holes in garage trim, chunks missing from concrete, cabinets shiny or rough.One thing after another and every time they come out, something else gets worse. What kind of builder leaves a house like this?!?! They finally repaired the concrete holes but damaged the pavers from wiping the wet concrete onto them. It took weeks to get the pavers replaced and once they replaced the pavers guess what? New chunks in the concrete!!! The only thing that has been fixed in two months is the sink . Overall, we have had a great experience with Lennar. We had “one bad day” on the day we moved in but after that, everything has gone smoothly. We HAVE recommended Lennar and unless something drastic happens, will continue to do so in the future.

Buying a new home is stressful and that is not because of Lennar, it's the process. Having said that, everyone I dealt with was professional and patient. Both walk-throughs went well and issues were addressed promptly.

I wasn't here for the repair work, but my parents were. They told me the workers were very nice and professional.

We have been in the home for about 2 months and so far haven’t had any issues, and any that we did have were taken cared of very quickly

good builder but have a problem with their tile company. Lennar tiled my whole house minus the bedrooms and was promised that at least 2 full cases of tile in the dye lot would be left in house prior to closing. Owner of tile company. John Grimmer who i spoke to personally, said he bring the day after closing which never happened. I offer to buy additional cases at retail price to have more tile on hand in case of a sub surface crack or any damage after closing. Many months later the warranty people made him bring tile which unfortunately does not match. These types of sub contractors take away from the good name of this reputable builder. Excellent quality and Value. Small issues repaired promptly. Missed a 5 Star overall as the HOA/Lagoon information and figures was extremely poor. The Lagoon Sign Up process is totally dysfunctional and affects your reputation.

It will be great when the pool and all of the construction, including the park across the street, are completed.

We loved what the community offers and liked the house and lot right away. Buying the house was much more intense and demanding with all the new requirements. The sales agent was great, as were the finance people, although the pressure to complete the mortgage application was strong. The walk through was called a "celebration" which was confusing, and there was little or no give on items we wanted addressed. I would have appreciated help with interior paint. I was disappointed that most bathroom drawers were fakes, and there is no medicine cabinet. Mostly I would have appreciated that the interior could have been painted with some color. Good points: the exterior walls of the property are made of all concrete. I've only had minor issues which were repaired quickly. Lennar could have done a better job prepping me for the move-in. No one told me that I needed to be present for the walk through and I couldn't close until I did. No one told me that cable was included with my HOA so I spent hours with Spectrum getting it set up. This is all the responsibility of the sales office. They need to get organized. They wasted a lot of my time.

Over all my experience has been good. I want to say how good the customer service has been GREAT. Every time I have had an issue the response has been right on. I understand that everything takes time to complete. I am wondering when the fence will be finished so I am able to fence the rest of my yard. My neighbors all have dogs so I am in need of a fence. Not quite like buying a house off of Amazon in terms of convenience, but just about as close as you can get when dealing with Title, proof of income, etc... Honestly I don't think I could have done better with this one, even after the purchase I have had these guys help out with small fixes, would highly recommend!

I loved that everything was included.

We are pleased with our new home. Of course there were a few minor issues, but each has been addressed as we have brought it to Lennar's attention. We have repainted most of the walls in something other than boring white. We have ripped out the bedrooms carpeting and put in vinyl plank flooring. Shelves will go up in the villa and garage. Neighborhood is great, clean, and quiet. The host of activities available to us is Extremely nice. Haven't had a chance yet to take advantage of the Lagoon or Clubhouse area, but we will when we complete moving in and prepping our existing house for sale. The house is built very well overall. However, the completion was rushed and the walk throughs were a set time without asking us our needs. The Forman, Cass was great but the burden to complete the 7-page punch list was all his and he was beardly able completed most of it before the closing the same day. The Title company was great to work with and flexible to our needs. We have built four other homes in our history that in included two with U.S. Homes one Rutenberg and one DR. Horton. The quality of the inside of our new house is about a 4 about out of 5 and the same as Rutenberg. A few problems of poor workmanship and poor-quality show that was very disappointing. A few doors inside the house were hung like a 6th grader did the work. Some of the floor tiles were chipped and the grout in the on-suite shower mistake (chair on wrong side) repair was low quality and slopy work. The air unit was not balanced and the was causing us to have high humidity. The warranty person Jeff (great person) from the air company is working on the problem, Why the closet door for the inside air unit is not a louvered door is a poor design mistake that I have not seen in 40 years of new home builds. The landscaping is overdone and we cannot get out of our cars parked on the driveway without stepping on a plant, Although the grass is growing in now and look very good in the front, the amount of dead grass squares left by the people did the work is a just case pure laziness. If the square is dead when installing it, put a live/green one down in its place. Would I recommend a Lennar home to other, YES, but common scene would say slow down the process a little. Do not put the burden on the costumer / your client by saying "Oh just put in a work order and it will get fixed after you close". That is the perception that is given to the new homeowners. ... More
