Great Community, House Too Early to Tell

The worst part of our buying experience was the mortgage approval process. I will never submit to that again. The house was already completed, so we just had walk-through and punch list issues. We like the house so far, but follow-up is the Achilles heel of most builders.

Our Lennar real estate agent was Nicole . She was an excellent customer representative for Lennar . She was extremely knowledgeable about all the aspects of the building process. She made the complete home building and the purchase of our new home and enjoyable experience. The one negative experience that I have is with the manager of the HOA in the Medley section where we purchased. . So, there were multiple cracks on the masonry of our Lanai, it was hard to ignore. The construction manager kept saying it was within code. We had to put up quite the fuss, including consulting a lawyer to get them to fix the cracked Lanai on our supposed new house. Since moving in, one of our house numbers fell off. 3 out of the 4 house numbers were glued on instead of being nailed down. It's still not fixed. First, we needed to put in a service request online. The house is great. A few issues when we did our orientation. There was a great deal of grout haze on the floor that I had to pay to get cleaned. Not cool. Also, the outside paint on our main wall had alot of streaks. I happen to know that the builders had men painting in the rain. And we are hearing water dripping when we run our sinks upstairs. I believe we have a leak. It hasn't come through the ceiling yet.

Too many different places that I had to ask questions from. Things need to be streamlined! I was never told a lot of the rules and expenditures I would have. I did not receive any paperwork and was never placed on certain lists. It was a very stressful situation for me. No guidance at all. Closing took over 10 hours, delayed 4 times while I waited in a U Haul. Nothing was fixed that was asked for. None well return phone calls. 2 months later we still can't get mail. Workers speed up and down the road plus trash keeps blowing in the yard. Can't reach HOA about rules.

I thought they did a great job in the beginning of the process very responsive until the week of closing. Once I closed - moving from another state - with no idea of who to contact for utilities HOA etc. So disorganized and frustrating. Once that was figured out, all is good. Love the place so far! I did go through Lennar Mortgage and they did a great job!

Lack of communication isn’t professional.

Second time buying a home and this time around It was not very pleasant. With the exception of Tee the everyone one else lacked good communication. From Ben the builder to Karlene my phone calls were never returned or emails answered. Going over weeks.

I still do not have items repaired. I missed my closing due to the home not being done. I was misled numerous time and I have no trust in the construction team. My sales rep was just that a sales person. Made many promises that never was every followed up on after the purchase

The quality and the materials used in the whole house are not the best standards. There are gaps, and unfinished work, and the materials used are very basic quality. Even the amount of time and follow-ups it takes to get unfished works done from construction managers is also humongous. If no follow-ups, nothing we'll be done. So a lot of waste of time even after paying for the house.

Overall, the Lennar home includes several nice upgrades, but they will NOT add a thing, even if you are willing to pay for it. This is very frustrating. Secondly - and buyer beware on this - warranty service has been a nightmare. There is very little follow up once a warranty ticket has been initiated. The reps do not respond to e-mails or voice mails. Vendor appointments are missed completely with no warning or explanation. The main issues were that they should completely test units before turning them over to the homeowner. Our dishwasher was not plugged in we thought it was broken. Also our AC unit was overcharged with freon we had to call the manufacture to come out to tell us it was overcharged and they fixed it.

Where should I start, the construction manager promised to complete several jobs and did not. They forgot to turn on the water to the fridge and had to wait for service. The person that installed the dishwasher, left the cap in the tubing and caused water to flood and backup in the dishwasher. Had to wait to have that serviced. Had to replace the carpeting due to have a sinus reaction, to find out the flooring underneath was un-level and had to pay to have concrete lay down. Now, the AC breaker keeps tripping and I come home to a muggy hot house.

Buying this home started exciting but at the end there were no sparks. Closing process was rushed, lender required documents right at the time it was requested. It felt like I had to drop everything I was doing to provide them with what they needed. Buying a brand new home was so exciting! Watching the different phases get completed was fun. I do wish they cleaned the house better with all the dust left over the windows, counters, drawers, etc. The flat paint is unnecessary. Especially in a 5 and 6 bedroom home. And with stairs. You should really think bigger family picture and spend a little extra money on the semi gloss paint that will last longer for the customer. First off I'd like to say when we moved into our home it was 99.9% perfect any little odds and ends were taken care of within days. We hired a an inspector and along with the inspector and the building manager I was able to trust the entire building process.
