Great experience, responsive to complaints

Entire experience was excellent in regards to purchasing a home.

Our sales agent was great when we first looked at the house and when we first signed the paperwork. After that everything went downhill. Our sales agent was no longer timely in responses and our Lennar Loan Agent was very unresponsive throughout the process to the point we went with an outside lender. He wasn’t explaining things as they were happening and just kept asking for more info anytime we reached out to check in on the process, this was the only time he talked to us. When the outside lender got us the loan and we presented it to Lennar we were told “well they got you the loan the same way we would have, so you have to use us.” Got put with the same agent who straight up told us “I don’t have time to do your loan because of the complications in it (we are 1099) so I am going to suggest to my managers to let you go with the outside lender.” Once we finally got close to closing, an updated price happened due to lack of product. We were updated and our realtor was updated but nothing was said to our broker which caused our closing to be pushed back due to paperwork having to be redone and numbers recalculated. At our blue tape walk through all of our switch and plate covers were absolutely covered in overspray as was the top of the refrigerator and the fans. There is a clear dent in the wall in the loft that looks like a door went through the wall and they patched it badly. We are currently dealing with a mold issue in our front hall closet because the drywallers put the shelf anchor directly into the main drain pipe for the house and it has been leaking into the wall for close to two months. Also the HOA expanded to include a sub-HOA for our neighborhood while we were under contract and we were not notified. We did not receive any HOA documents until a week AFTER we closed on our house even though we had been asking our sales agent for these documents for weeks prior. ... More

Painter sloppy, Tile floors marked up, dishwasher was not installed correctly… gaps in sliding doors big enough for mice to get through… I see the A/C repair guy at one house or another every day on my street.

Some issues got resolved immediately, but others are taking a while.

This has been a heck of a ride. The Lennar salesperson is great to deal with. Very charismatic and attentive. Unfortunately, as the salesperson, his work doesn't continue up to actual ownership and that is where the problem with Lennar lies. I highly suggest that if you buy from Lennar to get your own third-party inspector involved in the building process as soon as possible. There will be issues, trust me. Many of those will have already been singled out by the time if their New Home Orientation, where they promise that everything identified then will be fixed by the closing date. That didn't happen. It's been over a month, and there are still outstanding issues. The most frustrating one is how we informed that there were issues with the sod during this New Home Orientation process and the Lennar Warranty rep assured us it would just settle in and be fine, and that the sod would not be covered by warranty. But it was improperly installed, and that was identified before closing! So now I have to deal with dead grass, HoA citations because of it, and even though Lennar had been informed about it before we closed, they refuse to fix their improper sod work. We also have a grading issue that's been reported for a few weeks now. They insist that the construction manager will be in contact with us to assess it and fix it. No contact from him. We had a pretty attentive construction manager before closing, but they swapped him out after we moved in and the new one is non-existent. A whole bunch of things that should have been done in the period between the New Home Orientation weren't done. We're still waiting for a CO2 detector that they never installed. An unpainted wall that was identified during NHO took them about a month to get to, I'm still waiting for them to send their external painters to handle walls that were not properly covered outdoors. Their builders continue to build houses close by and they carelessly move their equipment around, which caused them to punch a hole in the curb on my house and Lennar refuses to do anything about it. This isn't even going into all the small defects such as broken cabinets, gaps in the walls, nails sticking out from the kitchen island, the incorrectly installed washing machine. Seriously, it seems like Lennar hires builders and contractors that are doing this for the first time in their lives and their warranty department will do everything in their power not to help. I am extremely happy with my overall home buying experience and would recommend Lennar without hesitation! My new home is stunning & well made. My sales rep Robin, construction site manager Mark and new home orientation guy Larry were all top notch! Friendly, answered all my questions & responded quickly to the small issues I did have. Was everything perfect, of course not, but I got a strong sense that Lennar cares about their quality and your satisfaction and they make every effort to make things right! I was sincerely impressed!

This is my second time buying with Lennar. It started off great but all went downhill. They kept pushing our closing out (understandable with new construction) but the worst was when we were scheduled for our new home orientation and we got a call less than 30 minutes beforehand when we were already almost there that the home wasn’t ready and our closing would be delayed (again). The construction manager was apologetic but I asked to speak to a supervisor and never got to. I had to keep following up for updates which was met with an attitude from Lennar. We were forced to do a very large earnest money deposit which we were afraid to lose. This caused us to sell our home early and move in with my parents so we would be ready because if we weren’t, we would lose that deposit. No consequences for Lennar not being ready, the unprofessionalism, or the horrible customer service. They moved our closing up a day because the hurricane was coming and agreed to fix some things that hadn’t been completed yet. They never did. They left us with dying grass they won’t replace now despite us taking great care of it. They are clearly building too many houses too quickly and don’t have the time to ensure they’re taking good care of the homes or the buyers. ... More

Home is substandard with poor workmanship. Lennar did not meet any of our expectations of a newly constructed home. Home was not finished by the closing date despite reassurance that everything would be done. We wanted to delay the closing until everything was completed but Lennar threatened loss of our 10% deposit if we did not close that day. Construction manager apologized and gave his commitment that he would personally make sure everything was done right but broke his promise the next day and said it was not his department or responsibility after closing.

My sales person was great. She was professional, timely and persistent . She emailed me consistently for 2 years before I purchased!

Quality and workmanship is poor.

Everyone who I had dealing were very helpful, polite and courteous . I had many questions and they answered them well and when they weren’t sure they would get back to me immediately and a special thanks to Vivian

The company executives are only interested in how many homes they can close on. Quality of home is lacking.

they are pushing these houses out so fast that a lot of things aren’t finished by closing and the final product is rushed. workers don’t take pride in their work and very sloppy. glue on floors, paint on tile and granite. Paint not even finished in some areas. no pride taken in their work and appears they are hiring people who don’t really know how to built. pieces being cut to small and still using those pieces. my cabinets have dents in them, like they had been dropped and still used. cracks in floor before moving in. door knobs don’t work right. sockets and lights put on crooked and not leveled. like they rushed the workers so much they just threw the house together. closing date was moved up. just rushed so they can get another up and sell it. I had a bad experience with overall delays and last minute changes.

Jennifer, our sales associate was great, from there we had a subpar experience--Overall I feel grateful and blessed as we are dealing with 1st world problems now, but......

Definitely test everything during your walk thru, because if you close and then call them about an issue they take forever to fix the problem. They tell you to do a submit a work order, then they schedule a virtual call then they send someone out. Then hopefully they send the right people out tht can actually fix the problem. Not a good experience with the sales manager and her forcing us to close on the house to meet month ends numbers when repairs and gas line leak needed to be fixed. They threatened that if we didn't close even though there were major issues that they would put us in default and we would have to pay late fees. For our initial walkthrough the home was a mess, wasn't cleaned and debris all over but wanted to close on time and blame us despite these issues

We bought a villa in December 2022 and were told that our move in date was late June, but that was changed to late August. For a second time it was changed to late October. We ended up purchasing a slightly larger home for a higher price. This experience put u under a lot of stress, but we are happy in our new home.

Lennar has combined the three most important things when building a quality home. First is design….modern, efficient and attentive to what the new home buyer really needs. Second is name brand quality….. Lennar purchases huge quantities of products which enables them to only use the best materials. Sherwin Williams, Carrier and Moen (not just faucets but even the disposal!)……just to name a few. Third is overall high value…because they use third party quality control they can insure a professionally finished, on time project. This all adds up to outstanding value. We are pleasantly surprised every day in our new Lennar home! ... More

Home was supposed to be completed in 5/2023 which is the reason we selected the property. We were then told it would close in June 2023. We coordinated the sale of our residence to coincide with the closing date in June. The closing was then pushed out to July 2023. We did a walk through of the property several days before the closing and marked numerous items that needed to be repaired (cracked tiles, cracked pavers, exterior issues, dead landscaping, missing sod in numerous places, missing blinds, bugs, not cleaned, missing caulking, drywall issues, holes in concrete, etc). We were told they would be completed by closing. Only a couple of the minor issues were completed. We closed because we had closed on the sale on our home and had no place to go. We were assured the items listed during the walk through would be completed asap. To date we still have a lengthy list on things that have not been completed and since moving in we have found more items. Not a pleasant experience since it seems that once you sign a contract and put down the deposit they do not communicate with you or misinform you. The lack of communication and lack of responsiveness throughout the company is shocking. ... More

Too many problems throughout the process. Starting out with many misinformation while dealing with the selling consultant. A significant amount of builder fee had not been told until after the down payment was made. Slow responses to requests throughout the entire process. Finance advisor was the worst, not being responsive, giving high mortgage rate and manipulating the closing disclosure to keep it high. I ended up paying a much higher closing cost than expected even after seller incentive. Lack of communication among different groups within Lennar, between Construction and Closing, Consultant, etc. My closing date was delayed 3 times. As the results, I have to put my furnitures and belongings in storage because the house was not ready as planned. That cost me extra money for pay for storage and a second move from there to the new home. I asked Lennar to help out with a small compensation, but was refused despite the fact that they caused these delays from not having the home available for closing in three scheduled closing dates. The final inspection was carried out despite the tiles was not even installed on the roof. At one time, one day before the scheduled closing, I drove to the site to verify if everything is ready for the home to be occupied, and found out the tiles were not even installed. But, no one from Lennar let me know about that. I found out myself because I did not trust them after being given misinformation and empty promises many times. Now, after moving in for more than a month, many issues found during the Orientation/final inspection still haven’t been taken care of. The saga continues. It’s felt like Lennar Management here may be out of touch or possibly don’t even care about providing and maintaining a reasonable customer service! It has been a terrible experience for us that leaves us a bad impression of this builder’s reputation from their mismanagement and bad customer services! ... More
