The Customer Care unit doesn't rate even a one star. Closed on July 7 and still waiting on warranty work to be completed two months later. Not one person will follow through on anything.

At the beginning of the purchase, everything went smoothly and fast. When closing came the house was inspected and a few things were defective. The workers had left broken tiles on the roof some were replaced but not all of them. The laundry room had a bad connecting outlet for the washer machine we had to replace. My refrigerator had no water nor ice coming out they promised it would immediately get fixed here We are two month later and no one has been able to fix it, Apparently the water hose was never connected to the water line under the kitchen sink. The front door knob and garage still have the temporary knobs used for construction. They claim they are still under order even after closing two months ago. I can’t access the bottom part we have no key access. We had to come in through the garage for the first couple of weeks until we figured out how to use the top part with code access. We spoke to the builder manager for help and customer care. Everything has been nothing but excuses no one seems to want to help. They still have me waiting… ... More

Home inspection personnel were not helpful and comprehensive during the inspection. Too much in hurry to get it done Much left unexplained.

If you are looking for a low-quality new home built by low skilled trades people Lennar is an option. Quality is below average, you are pushed to close regardless of the condition of the property.

Throughout the whole process, they were threats of taking the house. They were just extortion of making us pay more money just because they felt like it forcing us to use their lender even though their lender would never respond to me sometimes at all or I will take four or five days. The sales rep was very short and disrespectful. All around a horrible customer service. They acted as if we did not matter and if something didn’t work out, they could just sell it to somebody else. They didn’t want to help us work through any issues. I just wanted to try to take the house from us.

First, if you are looking for the Best Builder here in the Tampa area, Lennar absolutely build the BEST homes! My construction manager was the BEST I have worked with and this is my 18 New home since 1989!! She handled ever issue of preparing my home for closing extremely professionalism, expertise and empathy!!!! I can’t thank her enough! Best experience I have ever had with a builder.

The purchase was smooth and closing was wonderful. The house is beautifully designed but workmanship of tiles and crown molding could be better and more professional done. There appears no quality inspection to the work so many outlets has no power, the water stays in the shower seat instead of running off, granite joints not finished or missing seals, crown molding should be done in one continuous piece or the finish look as one piece. We didn’t have a dryer to use for a month after repotting the problem. Plumber came said it is GE problem and finally the connection was done in 15 minutes and it could be done before closing. Finally, I am still waiting for the keys to my front door and hoping I will get the right key one day. ... More

The sales person was awesome to deal with through the whole process and is the only person that helped me resolved major construction issues. The Lennar Construction Rep was not knowledgeable and lacked insight and dedication to resolve issues identified by me or a 3rd party inspector. Now I’m dealing with major and minor construction warranty issues with no follow up by a new Lennar Warranty rep. Seems like it’s a common thing.

1. poor communication within departments; no one takes ownership; it's a pass-the-hot potato mentality. We were told.. “to sign this” with no exceptions or you can't close, with issues pending. House was dirty with bugs and spider, paint in the rugs. 2. Day one range did not work, had to wait 3 weeks to get it fix, and no one cared. 3. Electrical issues, took you 31/2 weeks to get it fixed, and you knew it was a known issue. You could care less if we had power. 4. Loan officer's poor communication had to chase the officer down to lock in my rate. 5. Would not recommend

No construction updates, unfinished items still after closing, lost keys by construction crew. Phone calls to construction manager and sales representatives go unanswered.

Experience was overall great. Everything went according to plan. Home was delivered in a timely manner with just a few issues but that’s goes with any new home. Just wish the builder would have a pest control plan worked into their warranty at least for the first six months of ownership. Living here in Florida these bugs are no joke. Second new Lennar home and they didn’t disappoint!!

Repairs take too long. Have to wait for workers to arrive. Disrupts the day waiting on workers when you have things to do.

We closed on May 30, 2023, still waiting for the house keys, still waiting for the floors to be cleaned. (glue smeared on the floors) We have still not moved in, so hoping before July 30th the floors will be cleaned and we will have our house keys. Just in case I just bought a floor steam cleaner to get the job done. Also wondering how the hurricane shutters work..They need to have something like a New Home Ambassador to help the new owner and answer our questions. Like when is the trash pickup?

Make sure you are getting the whole truth about the fees that are charged here. There are 3 different accounts: 1 - $180.00 the second fee is $237.01 the third B is $112.00. We were told everything was covered under the $180.00. But it isn’t so buyer be aware of what you are told. Next time I will get everything in writing with signatures. Trust me no one wants to make this mistake right.

Working with Lennar has been fantastic from start to close meeting timeframes to close and builders completing work. Notably, there were some issues with the craftsmanship in the home, which may be a result of meeting those aforementioned timeframes, and there was a broken pipe in the wall that leaked all over the garage and bottom floor, a broken sprinkler system, and a few other issues found, when or shortly after moving in. These issues were quickly remedied with the warranty requests and the home is finally to what we would expect.

This home was overrated, over priced and structurally changed from the model home. Therefore it is not worth mentioning how bad this experience has been. Quality and workmanship is livable and ok with final product, but not good or great. Many items need to be fixed or adjusted. I am concerned how it will be after one full year. This is not the normal quality standard in prior build purchases from Lennar. Unfortunately I will not recommend Lennar nor buy Lennar in the future.

I am very disappointed in the quality of work. There were so many issues with the house prior to my closing it was a very sad day by no means not a happy day. And still dealing with issues that should have been done right before closing. I would not refer anyone to buying a Lennar home in this community. Everyone that I have had the pleasure meeting has said that they have had nothing but problems. This is not a good thing coming from others and the workers say we do what we get paid for what does that tell you. Do Not Close until ALL building issues are signed off on. Dina is unresponsive and unqualified as a construction manager. Trades are not managed or construction work verified via a project plan Cosmetic defects are considered not important and are totally ignored. The amount of work order tickets that are required to be opened as a result of sales and Dina's non-responsiveness and follow-up is a full time job that falls on the shoulders of the buyer/home owner. HOA requires that Spectrum is utilized for TV/Internet, however Construction manager does not confirm or verify that the lines/cables are installed and working. It is necessary to use the internet for the home security system as well as submitting work orders; however, with no cables/lines this becomes a frustrating nightmare of "not my job" from Lennar. Appliances are not protected from dents and scratches and Lennar does not correct damaged appliances. Carpet and flooring are not protected while trades stucco, paint and others all walk through with dirty footwear, some wearing workbooks and others in slides and slippers. Drywall and Painters are part of an inexperienced 3rd and 4th party trade that Lennar contracts with and does not manage. Bayonet Plumbing does not have anyone pressure test the plumbing lines or verify their work. Associates are right out of trade school with zero experience and interior water damage becomes an issue and Lennar does not take responsibility for. Also, be aware, Lennar has the "right" per the selling contract to change ANYTHING without notice to the buyer by the sales team. This is inclusive of color of paint, tiles, cabinets, counters and even the structure of doors, closets and kitchen/shower/bathroom fixtures. Beware as Lennar is not the #1 home builder in Tampa Bay for a reason. If you should decide to go with Lennar for you next home, do not allow them to rush you through walk throughs and closings. ... Overall, the buyer needs to provide significant oversight to the quality product. We had over 96 items on the original punch list which happened approximately four weeks prior to closing. On the day of closing there still over 25 items not taken care of. Lennar needs to implement better quality control procedures.

House was not done at closing but was forced to close with no recourse. Once closed, was told to call the warranty depth. House was barely clean at closing. I still get emails requesting a signature on a document that I previously had signed 2 times. I've previously purchesed 2 new construction homes and thus was by far the worst. Not happy at all.

Our experience continues to be exhausting and frustrating. We had a 9 page punch list on the first walk through which was not addressed by the closing date. Being in the house for almost two months we are still waiting to get things corrected that should have never been issues if the builder used common sense. The issue costing us, is our AC is not working properly through out the house costing us high electrical bills. Light switches did not work, had to paint the entire house inside and out, seals on all windows had to be replaced, still waiting on hardware for the hurricane shutters. There is not enough staff to complete these issues for all the homes. We were never clear who the contact person was, the warranty person, contract manager, virtual Lennar contact (have two of them) or to reach out to the subcontractors directly. We are at the point where we don't want to say anything, for concerns the repair will make it worse, like matching the tile that needs to be replaced. We were not left extra tile of the same lot incase repairs are needed. I have designed and built homes before retiring, and the biggest issue is the building manager or general contractor is not managing the quality as the house is being built. If they corrected these errors as the house is going up, it's more cost effective then repairing after build is complete. ... More
