The was a huge pressing for closing. Townhome was delivered with several issues. Two months after the closing, there are issues open yet. Do not recommend.

I am very disappointed in the quality of the kitchen cabinets. Not enough space and set too high.

I love the process and may buy again when there is good deal

We purchased our Lennar home in May, and when we did our final walk through a number of items were still not finished or were finished with poor workmanship. We were assured the items would be finished before our celebratory walk and they weren’t. I have found over 90 items that need to be addressed, some as serious as bad wiring, no electrical throughout the home, broken appliances, water heater not properly installed and the list unfortunately goes on and on. The house was left filthy after the build (debris left in the home, drywall dust on everything, dead bugs etc). We were once again assured at the final walk through that our home would be deep cleaned to address our concerns. Of course nothing was done. We asked several times and we’re told it would be addressed but instead we had to hire and pay a cleaning company to have it move in ready clean. When we tried to be reimbursed we were denied. We didn’t expect to have to pay hundreds of dollars to do their job for them. This is not our first new build but this is our first time dealing with this level of issues straight out the gate. We are not impressed with our experience with Lennars customer service/work order maintenance. Be prepared to spend your first year in your home addressing an insane amount of “finishes” issues. They flew through putting these houses up and missed numerous big and little details to the build. I’ve already reported 20 issues and we’ve lived in our home 1 week!!! Of course you don’t want last names.. everyone would give the same negative review for the same pitiful construction manager Aaron. There’s not point going on about my experience with Lennar, no one above cares to fix their problems. I just hope EVERYONE I share my experience with turns away from Lennar and saves themselves the headaches! Listen to your friends when they tell you stay away from a Lennar home!!!

The experience was not too bad but there were things we wish were clearer at the time we decided to sign in to buy the townhouse. Initially, the post we saw on Zillow said 100 HOA which we thought it was great. But after signing in we learned that it was going to be 220 HOA plus $99 CDD which was not in the post we saw. And after we purchased we found out the HOA was $270 instead so it's something a little disappointing because we could've been told from the beginning. The townhouse also was supposed to be done by February or March but it took them around 2 more months to get it built and delivered to us. We had to use special financing in order to qualify and also we got incentives for the purchase but all those numbers were pretty confusing and we still don't understand were the incentives went and how the 11k extra that had to be paid for the special financing worked to help. We're very happy with our new home and I believe somehow the incentives helped us but I would rate everything around 3.5 for not being clear enough with us to understand the numbers the way it should be. ... Every process of the closing process went smoothly even though I did it virtually. From the reading of the documents, signing and notarizing it was a pleasant and smooth process. Thank you Lennar!

From the loan experience with seniors to not notifyng home owners that the layout of interior has changed, to many issues on the finish work of the interior. I wanted to let lennar to be aware of these problems so others can have a better experience. The build was rushed to close. Jesse from lennar southshorebay medley is doing a great job he truly cares about helping and has made our experience much better

Started off with a leak before closing and it’s been 2 months after we closed and it’s still not fully rectified. It takes numerous follow ups on our part to get anything moving. The warranty team has been the only competent people during this process and I do thank Stephanie and Shaun. Neighbors next door smoke detector goes off at least once a week for hours showcasing the material in the homes isn’t great quality. HOA is impossible to get ahold of and annoyed when you do reach out with questions. Homes seem rushed and once it’s thrown together it’s pretty obvious the areas they just completely missed or completed incorrectly. ... More

All of the Lennar frontline staff, especially the new home consultant, Carlo, loan officer, Ilyssa, insurance agent, Maribelle, and especially the construction manager, Lacey, have allowed us to be at east throughout the process of buying and moving into our new home. The combination of their professionalism and hospitality helped us greatly enjoy our new home experience.

Loan officer was unresponsive, unhelpful, and didn't seem to know his job very well. After sell, he wouldn't respond anymore. Post settlement, my loan was immediately sold off, even though I paid it off in 3 weeks, it's taken me over a month to get it finalized, and still working on closing it out. Calling the mortgage number will guarantee you a 30-45min wait time every time. Other issues: House shown had more features than house purchased, master shower didn't even have a door in purchased home. Lennar recommended me to the contractor they used to do the rest of the homes in the neighborhood. Cost me $620 (even though I paid over $3k in "upgrades"), and contractor told us it was even a surprise to them, since they had about 50 extra doors that they purchased to do our house and the rest in our area. Warranty person doesn't answer texts after the purchase of home. pros: Building manager has been responsive, as well as the realtor we had on the Lennar side has been very helpful, even post settlement. ... The sales process went well. Good communication etc. on the other hand, Lennar support after closure is terrible. They do not promptly respond to issues nor take accountability of damages that you observe when you start living the house. I am still waiting for responses to several service requests. My impression is that they do not want to fix the issues.

The promotional incentive amount was changed drastically at closing which made me feel misled. The loan process was also stressful. Aside that everyone was nice, helpful and my loan officer handled road bumps professionally but that incentive amount made it a bitter sweet experience.

I love my villa but very disappointed in the quality of work. To get things fixed takes forever I would say make sure you check every thing in your place before you sign on the dotted line.

Our experience was fine. Our sales rep started out really accessible and helpful but became impossible to reach as time went on and as he became tired of our outreach. The home is what it is, but we had no illusions. Most of it is fine, although we wish we had been able to make personalizations (would have been happy to have paid for them) for our new construction home… especially since it took longer to finish than initially planned. We’ve found a lot of places where the builder tried to save money and where subcontractors cut covers, but we expected that. We also have reason to believe that the subs left trash in the walls and urinated in the showers rather than use the portable bathrooms for the worksite. But I imagine that happens on most sites. Our construction manager was good, though, and stood by his word to correct things we identified. And the warranty team seems similarly stand-up so far. ... More

Somewhat lower quality and missing features compared to the one year old home we just sold. Sales person Navida was wonderful and very helpful. Negatives that stick out are the cheaper doors and windows, interior paint on carpet, doors, and light switches. Also, dead sod in the backyard. In addition, the delayed opening of the clubhouse and reclaimed water for irrigation are irritating. These are issues that will be addressed when we return in the fall. We love the look of our home location and of the community.

I bought a beautiful townhome on the water in south Tampa. Lennar promised a luxury experience, and the highest quality materials and craftsmanship. That was two years ago. Delay after delay after delay, finally we started the closing process. The build quality was terrible, and they were doing their best to minimize our concerns and rush the closing. They would just decide when our closing was, with no regard to our schedules. My “homebuyer consultant” Sonia was increasingly difficult to contact as closing approached. She lied about multiple things, and ultimately disappeared. Pretty certain their agenda was to get us to request our deposit back and move on. Nonetheless we pushed through and closed, only to find countless quality issues that one should never expect to find in a home of this price. The building manager Dan has been evasive and aloof, and even when he gets things done they are done poorly and incorrectly. So now I’m going through the warranty process to address all these issues, and it is a constant fight to get anything done. Long story short, Lennar has been a nightmare. The townhome is nowhere near the level of quality and luxury we expected for the price, and I’m one second away from filing a lawsuit. If you’re considering Lennar as your builder, you should reconsider. ... More

Laundry list of items not completed or completely incorrectly, shabby contractor work, cost cutting. Still waiting on one pending item to get fixed. First and last "Lennar" home I'll buy.

Overall experience with the purchase was not that bad actually was pretty good. There was lotta issues with equipment, including air-conditioning, washer, dryer, finishes and not working lights. It took a long time to get everything fixed although the air condition was pretty fast through Bayonet Plumbing, our air condition actually broke three times in one week. We had to get a new washer and because Lennar gives pretty basic appliances. We just had to upgrade to a front loader, which I think should be no-brainer to be included in the purchase as top loaders is just the stuff from the past. The plastic finishes on our appliances is very hideous. There is very little cost difference between stainless steel appliances and whichever garbage looking plastic that we got I also talk to fuel homeowners and the first thing they did is change their appliances because everyone thinks they’re just hideous. No one wants to have plastic looking appliances in their beautiful kitchen. The best experience we had was getting a mortgage with David. The process was just unbelievable and he was so fast and David was just on top of everything. He was just the best of the best. We can’t get rid of the smell of the paint from the house. ... More

Is the worse experience I had, water was coming inside the house when raining through the windows I reported to everyone and my husband had to fixed almost a month and nobody has follow up this issue. The house was with the tapes pending things to be fixed and dirty at the time of the walking through before closing. I am still waiting….BAD.

I think the quality of workmanship should have been better supervised because we found many mistakes/imperfections that I feel should have been caught during the building phase. As a first time buyer, I was able to identify a lot of mistakes and I am left wondering what else was shortcut on or simply subpar which I have not yet identified. Also, now that the closing has taken place, it seems difficult to reach any of those involved in the process prior. As questions/concerns appear, i believe it would be extremely helpful if someone or a small designated team were available to address such concerns. ... More

In General we got very good relations starting with the first visit with Mr Kevin, through signing contract , inspection with Mr rick and Miss Brittany. All was fine throughout the closing. Your people did very good job. Thank you and congratulations

Let's start with Lennar Lender - Regina Stacy was the one who provided her services and she locked our rate when we didn't ask her; she also mentioned that we could change it free of charge later, which wasn't true - she did nothing to help us lower the rate. This was the main the most negative experience that required a lot of stress and attention. Overall build quality is ok but could be better. For some reason Lennar chose white paint for the interior - I would like to know this person and let them how they are not away of the trends and practicality of using white paint inside the house. The second floor should also be built with blocks, not with wood. ... More

Overall experience was good. Like the villa. Some attention to detail a little lax,
