The house is supposed to be new and without problems, on December 9 I did the closing and there were some things to fix. The engineer in charge of the house promised that he would fix the house in a matter of weeks, as of today, January 31, the house remains the same and both the engineer and the customer service person are still missing without letting me know when they are going to fix it. the problems that the house has. The treatment that my wife and I have received in a matter of the house is incredible. It is unacceptable that they have a group of people working without caring about the things they do. Lennar homes tried to sell us the home which was 80% complete. They force is to close threatening to take away the deposit money. We had a 80 items on the to do list at the time of walk-through end since we have closed two months ago, I have had no luck in getting any of those items taken care

My experience with Lennar has been quite disappointing. Despite being promised that all pending tasks would be completed prior to closing, several important items were left unfinished. They were in a rush to close all the homes by November and there was no focus on completing the work before closing. The closet doors were not fixed, shower rods were not installed, the painting was not done to a satisfactory standard, and there were drywall cracks and partially painted lanai door. I would not recommend purchasing a home from Lennar. They did not demonstrate a customer-centric approach and their responsiveness declined once the closing was completed. Despite repeated attempts to follow up on the unresolved issues, the builder seemed disinterested in resolving the matter. I strongly advise against purchasing a home from Lennar. It may cost a bit more, but it would be worth considering other builders such as MI Homes or Pulte Homes. Dont buy from Lennar, EVER! They are cheapskates who cant do anything right, force you into closing early with promises of fixing things, but do not deliver. The material is cheap, the labor is crap, the multiple mistakes due to their cheap laborers is absolutely horrible. The home is not worth the price they charge AT ALL! I could have done a better job than their day laborers. Their construction manager Derrick clearly has no idea how to do his job or how to manage his workers to make sure they do it right. We have had nothing, but issues and we have only been in the home a month. The padding between townhomes walls is not enough, the padding under the carpet is none existent. We can hear everything! There is no sound proofing whatsoever, its like living in an apt again. The paint mistakes, the caulking missed, the leaking windows, tile floors installed incorrectly, the broken cabinets, and these are some of the issues we have that have yet to be fixed, The sales people have no idea what they are selling. No one in this organization communicates with anyone else. Sales people promise one thing, but that is clearly not what is done. House was a mess when we moved in. Walls needed repainting and when they repainted the workers got paint on carpet, tile, everything and it is not cleaned up yet. Our A/C has gone out 3 times and is still not fixed. No one from Lennar follows up when work order is put in. Finally, the HOA is charging us a late fee because Lennars title company sent them a faded check that HOA could not cash and cannot get a hold of the title company to cut a new check. I would not recommend to anyone to deal with Lennar.

It was a pleasure to deal with Phil during the whole process. I would recommend buying with Phil.

BAD COMPANY AND STAFF

The homebuying experience has been less than ideal. From putting in an offer on the house being told last minute that I can’t close due to a quote on quote SHA policy until my family member outlined the FHA guidelines did the sales team change their tune. The lender that was referred by Lennar again not great. I asked multiple times during the process for additional review of my good faith estimate, and was told I had to get back with the sales agent who never returned my emails. Chris who is on the construction side has been the only person to follow up and show any type of customer service. I did not close on my loan until November 30 after 10 PM after I demanded a mobile notary to come to my house due to the hick up with Lennar ‘s closing department. I was asked for the same document multiple times causing tons of stress for a newly divorced homeowner. The customer service with Lennar is by far the worst I’ve ever experience. This is my fifth home purchasing and I have never been treated so poorly the day of closing I did not even get the full experience as other homeowners with the red carpet roll out or even the banner and balloons. I notated the condition of my cabinets prior to moving into the house and here we are now at the end of January, and I’m being told my cabinets will not be fixed until May. The paneling of the cabinets are pilling off one of the actual doors is completely off the hinges, broken cabinetry in the kitchen and nothings been done to expedite this. Furthermore, I have not been able to hang up any clothes in my closet as my comply closet is completely broken and that was also outlined prior to closing. My backyard is a complete utter mess with holding water everywhere. I would like to have the great customer service. Everything was shiny and painted very pretty in the beginning. Unfortunately that was not the case. My move in date was pushed back multiple times, I was asked to close on the home prior to having the keys to the home. I found many errors during the walk through and was told the errors would be completed prior to my celebration. On celebration day the errors were not completed and I continued to find more defects, and was told to submit warranty tickets. My kitchen is still missing cabinet doors. Lennar gave me the keys to my house knowing the house was not ready and not build to standard. This is an extremely overpriced house and they sell it has if you are getting high-end finished and appliances and that is not the case. Very disappointed and upset. ... More

This is our third new home and has definitely been the worst of all three. The craftsmanship and details are lacking. The response from Lennar has been lacking and when they do respond, they say it isn’t covered or need to call another company.

Many issues found after move in. Quality issues should be addressed quickly.

I'd love to share photos of the subpar workmanship throughout the entire home. From cracked drywall and ceilings, uneven and poorly installed crown moldings and baseboards, sloppy painting, unfinished lanai patio and concrete areas, cracked garage floors, doors installed incorrectly, missing towel and toilet paper holders, chipped tiles, and the list goes on and on. Check your included options on your contracts and make sure you get everything on that list before you close. This will be my first and last Lennar home. Lesson learned!!!

Not a fun experience for us

This was my second time buying with Lennar, and I was very disappointed. My first property/purchase was very smooth and good quality, but this time around things were subpar. I understand that construction has become more difficult since the pandemic due to supply chain issues, but the quality of the work doesn't also have to suffer. There were many careless errors that happened during the construction process; it was obvious that very little care was taken by the construction team. The number of issues noted during the walkthroughs was very high and very disappointing. I did not get the keys until almost 3 weeks after closing due to the construction team addressing some of the issues noted but almost half of the issues still remain. Furthermore, I was also disappointed by the buying process. My sales agent was only responsive when it was convenient for him; when I had questions or concerns that weren't urgent, he ignored me. The closing process was also a debacle. Lennar title and the construction manager did a horrible job of obtaining the Certificate of Occupancy. The title company should not have scheduled closing prior to obtaining it since we could not close without it. Since there was a delay in obtaining the Certificate of Occupancy, the closing had to be postponed several times. Once we finally had the certificate, Lennar title obligated myself and my co-signer to complete the closing in a very short timeframe and on very short notice. It was a very stressful process buying with Lennar, and I don't think I will continue to recommend Lennar like I used to. ... More

The whole team is very efficient and the property is closed in time. The construction manager is very detail-oriented.

Worst experience i ever had in buying a home

The only positive I've had throughout my experience is with my Sales Consultant Joe Casinguay. The Construction side of Lennar is Horrible! Communication, Quality of Construction, Integrity, Pride is workmanship from their Trades is nonexistent! My first new construction experience and I will not do it again unless I'm my own General contractor. If you care about buying a quality home and having good communication with the builder, Do Not Buy from Lennar!!!!!!

Lennar was great in the beginning answered all of our questions in a timely manner whether through emails or text! Our sales rep Ali was always available to answer any questions we had, and with us being new home buyers she walked us through every stage of the home building process and for that we are grateful. Megan our loan officer was also available and would answer any of our questions in a timely manner.However when it came down to the construction of our home that's when things changed. As our closing date approached we had concerns that our home would not be finished. It indeed was not.We ended up closing with the promise that all of our concerns would be resolved a couple of days after closing and they were not. For example, missing doors on cabinets, lighting in both bathrooms,vanity missing in second bathroom etc. The bottom line is that we would have never of closed knowing all of these items wouldn't be taken care of for weeks after closing. This was the most unorganized build I have ever had. I used Lennar mortgage and title, thinking it would help communications. However, none of them seemed to communicate nor even know what the other was doing. I had unbelievable issues at every step. My closing was a disaster of miscommunication and they ended up missing 2 pages for me to sign. Then hounded me to sign the pages and fedex them. I have very obvious damages, which were just ignored until after closing and are now “warrenty”. Including a dropped dryer with the back dented in. The grinding noise made me call GE. These are just a few of my issues. The local warranty man makes me very uncomfortable as he keeps asking to be invited to my hot tub. ... More

The closing experience they have it on point, but responsiveness to issues is a failure. Still waiting on stuff from the exemption list to be fixed. Every time they say they are coming they just waste my time because they don’t show up and the response is just ohh well.

It’s all peaches and cream during the initial buying process. You get the sales pitch. You view the model homes. They are meticulous from ceiling to floor. You choose your home. The build begins. 5 months later your new home is ready to view for the first time. The New Home Orientation begins. The excitement builds. You arrive to see your driveway ripped up. Roof unfinished. Nothing mechanical working in the home. A/C. Hot water. Thermostat missing. 100 degrees inside. I could go on but it’s been exhausting reliving that day. Lennar blew it on making a great first impression. It’s been over 2 months and there’s still deficiencies waiting to get addressed. Lennar….do it right the first time…would be a building philosophy to adhere to. I thought my issues were a one of however mine are just added to the pile as many other residents have the same or worse. We’re trying hard to keep calm, carry on and be positive. Pay close attention during your walkthrough. We found many issues including: damaged cabinets, broken tiles, poor paint work, etc. Don’t ask for any deviations from there plan as they are generally not very flexible. Warranty team has been very helpful.

I have moved to three other new built houses in the past, this was the worse experience ever. From beginning to end- starting with the sales person, who did not know much, everything had to be asked to supervisor, she provided wrong information. I was told all the closing cost would be covered and it was not, I am still waiting for answers, since November 29th- closing date. My home was not completed when it was supposed to be, I had to move in to a house needed another week of work. As of now, there is still long list of items needs to be completed.
