I loved my representative. The quality of the workmanship is a different question. It felt like the bare minimum was done and I was left to catch all the mistakes, and there were many. One example is that my property line extended 5 feet further than any dirt work or landscaping was performed. The side of my yard is at such an angle and rough that you can’t walk on it. Last minute, and half dead sod with a grass that does not match the rest of the yard was laid the day before closing. The side of my house is a hot mess. All concrete is cracked to pieces. I thought they did a great job in the beginning of the process very responsive until the week of closing. Once I closed - moving from another state - with no idea of who to contact for utilities HOA etc. So disorganized and frustrating. Once that was figured out, all is good. Love the place so far! I did go through Lennar Mortgage and they did a great job!

The first walk through orientation and walk through before closing was not very good experience. This was our third home, second new construction, and have moved into five other houses due to moving (US Navy) duty stations. I was in Alabama waiting for the house to be completed and was told to come down for a first home orientation which showed me the house was not ready, garage floor was not painted, no shower glass, dirty house, rusty fixtures, paint on the floors, crappy texture application. The houses were sloppily put together to meet a deadline. It shouldn’t be the owners job to make sure that the construction services and trades did their job right. There should be more quality control and checking of peoples work. Finding issues every day the longer we live here

Take the time to check EVERYTHING on your walk-thru.... when an issue is discovered later (which is inevitable) it is difficult to get the problem addressed and fixed

NO the best quality materials. contractors made the construction too fast with many imperfections, bur overall, Im happy with the transaction and the seller conceptions that Lennar granted. and I will fix those issues on the way. ahhh…. HOA IS TOO EXPENSIVE, $289 is ridiculous fee for what they do, and not even cover the water.

The craftsmanship of the homes is questionable, especially given the speed with which they were built. There are some structural issues that Lennar has been slow to respond to, which is frustrating. The value is good but be prepared to have to deal with Lennar's slow post-closing repair process. The representative for Balm Grove - Rob - is unresponsive at best. Do better.

Too many different places that I had to ask questions from. Things need to be streamlined! I was never told a lot of the rules and expenditures I would have. I did not receive any paperwork and was never placed on certain lists. It was a very stressful situation for me. No guidance at all. I am told it probably happened because I paid out right and never went to a closing. Was done on my phone. The paperwork did not get to the different departments. During model walk thru or new home construction or during any time throughout the sales process did Lennar explain that SUV owners would find out they cannot fit a mid to small size SUV into a Villa garage. It's too narrow even if I push both side mirrors in.

Used cheap materials, and it shows. Why no gutters? Think where the water goes when it rains, and it rains a lot in florida. Appliances are cheap, who buys a side by side fridge? The walk thru with a Lennar guy made me feel like I was complaining when all I wanted was a good home, I think I deserve that for $350,000.

Customer service from Lennar has to improve a lot compared to other builders. This Lennar home is my 3rd home in Tampa and had better customer experience from other builders. For eg: During mortgage approval, Lennar was not flexible to give me options to decide. the representative was very insisting on one option and was always late to respond to queries. another example is Lennar closed the home without appliances in place and took nearly a month to instal. Construction manager was very responsive to our questions, post closing. Suggestion: at closing, all incomplete work documented and signed by Lennar rep. And buyers as done by GL homes. This would alleviate buyer anxiety.
