I really like the floor plan (Splendor) but did not get the elevation I wanted (really wanted a front porch). The premium lot is awesome, over looking the conservation area to the west (great sunsets). Sales personnel was good to work with and the construction of the house is very good. The closing was very efficient and the walk thru process was also efficient. Training and description of the technology in the house was very poor (I'm still learning about the technical items available in the house). When I closed I signed off on a list of items not complete or not completed properly. It's now January 2023 and not all the items have been addressed. I do understand that it was Lennar's end of fiscal year and also the holiday's but they could be a bit more efficient on getting these items complete. ... More

The sales rep was responsive and patient with all my questions as a first time home owner. Other than that I found the closing and move in process a disappointment. During new home walkthrough my house was a complete mess and not at all ready for closing. There was no paint or carpet, people were working where I was supposed to be inspecting, there were major electrical issues, the wash machine and dishwasher did not work, a worker even had food in the refrigerator and freezer. I was amazed at how much cracked and broken molding was in the house, and attempted to be covered up. Many of my concerns were addressed before celebration walkthrough. However it took over a month to get the key to my door in the garage and for a period of time my garage door was being opened by another home in the neighborhood, giving access to my home to anyone. There were things that we were satisfied with. In our final walkthrough some of the discrepancies were taken care, some were not. I understand the warranty section and having to wait until we got on the list to get those things fixed. But, the other stuff like touch ups that were marked with tape didn’t get taken care of. It’s not really a big deal because some of those things “we” as homeowners can fix on our own. But the things we pointed out that was wrong didn’t get fixed when we started moving our household goods in the house. The air conditioning units has been our biggest struggle. We registered them within the 30 days, but after that we had major problems. One AC until had its wires fried completely. And we were blamed by the technician, Bayonet, because he thought we were raising and lowering the temperature. That’s unsatisfactory because we had only been in the house a little over 30 days. The other stuff of having to redo caulking and fix broken towel hangers doesn’t bother as much. It’s the major electrical issues…HVAC, AC units that have me concerned. ... More

Be prepared to pay more than advertised. Option costs are not included in web pricing and every house gets option adds. Be prepared to pay more the day you sign a contract. Our home went up mysteriously $10K the night before we were scheduled to sign a contract. Dishonest business practice. Fit and finish is something to be desired. If you are OK with no screens on patio doors, no gutters, permanently mounted toilet paper holders too small to hold toilet paper rolls, poor concrete work, lowest grade carpet and padding you can find, no outside lighting over the garage door, a garage too small for most SUVs and pickups, a two-car garage that can really only handle one car, no storage whatsoever, crammed into 5 feet of separation between you and your neighbor on both sides, narrow driveways, and narrow streets, then this is the perfect home for you. Working with the sales agent was a pleasant experience. However, Lennar was rushing me to close on a home that wasn’t ready for move in and 2 months later I’m still chasing after people to fix things that should’ve been done prior to closing.

There are a lot of little things in the house that look rushed like floor tiles not level and raised in areas. Our staid have a good finger width gap between the wall and the stairs and the carpet was laid on top of it hiding the error but my 2 year old found it. The downstairs hot and cold were switched so the cold is actually hot and the hot is actually cold. When buying the house we seemed to be told one thing by someone and then another by someone else so the process was stressful when it could have been very streamlined. We were told by a couple of people who would take over in the process next and it always seemed different than what we were told. One or 2 people throughout the entire process would be much more beneficial and less confusing. Waiting until the day before we closed in the house to get approval for the loan is unacceptable and that practice needs to be better because some people give up their rentals they have when they get a move in date at 30-45days out. Underwriting shouldn’t take that long. If it comes down to manning then perhaps slowing down production would help ensure better craftsmanship and help the administration side of things as well. ... There is no follow up for punch list etc.

The materials appear to be excellent; however, regardless of whether or not it's a new home, get yourself your own inspector--my guy found numerous items that should have been caught during normal QA by the builder. That being said, Lennar has been fairly responsive to my issues--almost all of which have been satisfied, which is greatly appreciated...timing aside. Ensure that you have someone clean-up after closing; Lennar told me this would happen after my closing but, based on my findings, it did not. All in all, I'm happy in my new home and, generally speaking, am pleased (so far) with Lennar. As for the HOA and some ancillary things, you're on your own (based on my experience). ... More

We had a pretty good experience. We have purchased from Lennar before so we were better at advocating for ourselves this time. With any home builders you always want to have the product independently inspected and the issues on the punch list completed before you sign off and go to closing.

We had a James who was a great person to work with here in Florida. He was very responsive. Even when they moved him from us to someone else. He would still answer and or resolve any issues. As for the home itself keep in mind that what you see as a demo is not what you are getting. I was told we were being upgraded to quartz from granite. Only thing is was the thinnest quartz I have ever seen. So much so that I went to several countertop shops and was told they would not sell me such a thin slab due to concerns with quartz getting damaged. That leads me to think if they took a short cut on something you can see what other short cuts did they make that you can't see. Would I buy from Lennar again? Maybe but I would want a more detailed list of items being added to the home so you know exactly what you are buying. ... More

lennar is a good builder however I had many issues when I moved into the house regarding the creaking wood on the second floor, paint on the bathroom mirrors and the toilets were not working properly as well as holes in the wood part of the kitchen doors and cabinets

2 Months in and still working to have punch list items from a week prior to closing corrected. Fixed some small, simple items myself. Lennear Mortage had major issues, limited or delayed communication and issues they had were Lennar Mortgage created, they dropped the ball. Quality, low end builder grade appliances, carpeting, cabinets, etc.

This is our second Lennar home. That's why we came to them. The quality of the workmanship is not as good as it used to be. We felt that everything was rushed. Maybe they had deadlines to meet. The closing was another disaster. Very impersonal. Again pushy to get it done by a certain date. Wouldn't accept we wanted to wait even though we gave them a substantial deposit.

Buying this home started exciting but at the end there were no sparks. Closing process was rushed, lender required documents right at the time it was requested. It felt like I had to drop everything I was doing to provide them with what they needed. During the last walk through; day of closing things that were found incomplete/needing fixing/touch up by hired and Kenner inspector were not completed. Vendors were still coming through the house trying to fix things so that closing could take place. Just very rushed. Then had to drive to the appointment to sign closing paperwork. Many things that were supposed to be explained prior to signing were not explained, numbers were different. Didn’t even get the celebratory experience of pictures and whatever else that typically takes place when closing. It really wasn’t an enjoyable experience. At this point have not moved in as there are things that are still need to be done before officially moving in. ... More

Our initial encounter with an agent was good, stayed on top of things communicated well with us. It was by happenstance that we learned that our agent quit and it was obvious the replacement was less than thrilled to take over our sale. I now understand this agent has been less than supportive of other clients whom was their first point of contact rather than an inherited client. Finger pointing and zero accountability for jobs not done in a timely manner or of good quality was chronic. Value.... appliances were at entry level and with the investment would have liked better quality. 2 weeks into our home we purchased a new dishwasher. Went to pull out the unit and all pieces are plastic and no insullation.... with a house full of tile.... no surprise the noise was horrible when it ran. Sad to have to spend additional money to get what I feel should have been better quality up front. Communication between agent, lender, title company and site manager between each other was lacking in serious way. To find out the closing was bumped by an email rather than any representative from lennar is unprofessional. Especially when the emailed communication was not sent to us until late afternoon and people had already left for the day. Too much oversight and as more and more houses go up in the rate they are, there will likely be many more issues for future buyers if this doesn't get under control. This is not our first lennar home. We knew what to expect on some of the warranty stuff but we were not prepared for the treatment we got from our 2nd agent and the lack of accuracy of why delays were caused to move closing dates. If there are too many jobs for one manager to adequately cover, hire more people. We like our house. We love location. We are okay.... just disappointed with the building process this time. At this time it would be challenging to recommend lennar. I'm fortunate to have a husband that is handy in construction so immediate fixes that needed to happen he did.... couldn't afford to wait weeks as it related to irrigation and leaking sprinkler heads and valves that were brought to the attention prior to closing. Still waiting for sod replacement. Had they waited to place the landscaping AFTER the water meter was hooked up it would have prevented the grass from dying before we even closed. All of which we were promised would be resolved. Rest of the walk thru work has been completed aside from one thing. So I do appreciate that Again, we believed we went into the purchase with our eyes open but was not anticipating the challenges we were met with. I hope this review is met with the intent I meant. Some issues got resolved immediately, but others are taking a while.

Our experience was fine. Our sales rep started out really accessible and helpful but became impossible to reach as time went on and as he became tired of our outreach. The home is what it is, but we had no illusions. Most of it is fine, although we wish we had been able to make personalizations (would have been happy to have paid for them) for our new construction home… especially since it took longer to finish than initially planned. We’ve found a lot of places where the builder tried to save money and where subcontractors cut covers, but we expected that. We also have reason to believe that the subs left trash in the walls and urinated in the showers rather than use the portable bathrooms for the worksite. But I imagine that happens on most sites. Our construction manager was good, though, and stood by his word to correct things we identified. And the warranty team seems similarly stand-up so far. ... More

Overall experience with the purchase was not that bad actually was pretty good. There was lotta issues with equipment, including air-conditioning, washer, dryer, finishes and not working lights. It took a long time to get everything fixed although the air condition was pretty fast through Bayonet Plumbing, our air condition actually broke three times in one week. We had to get a new washer and because Lennar gives pretty basic appliances. We just had to upgrade to a front loader, which I think should be no-brainer to be included in the purchase as top loaders is just the stuff from the past. The plastic finishes on our appliances is very hideous. There is very little cost difference between stainless steel appliances and whichever garbage looking plastic that we got I also talk to fuel homeowners and the first thing they did is change their appliances because everyone thinks they’re just hideous. No one wants to have plastic looking appliances in their beautiful kitchen. The best experience we had was getting a mortgage with David. The process was just unbelievable and he was so fast and David was just on top of everything. He was just the best of the best. We can’t get rid of the smell of the paint from the house. ... More

I believe lennar is priced competitively in triple creek. You will miss out on some upgraded features but if your not afraid of some diy projects you can make it what you want and save a few bucks.

The experience went well for the most part. Our first point of contact (POC), Nicole, was OUTSTANDING! She was friendly, personable, attentive and resourceful. She communicated with us at every turn. Megan, our finance POC was also on point. She was resourceful, quick and responsive. Not giving 5 stars across is due to the condition of the home and the responsiveness to our requests/communications. Jarred, our POC for construction issues, was great only once. Getting a hold of him has always been a problem. We had a number of issues that needed attention. Most were handled quickly but not all. Voicemails and emails to get updated went unanswered...not what professionals want from other professionals. At this moment in time we have not been assured that all issues were corrected and we're 2 months out/past from closing. ... More

We were very pleased and impressed with our New Home Consultant. The buying process was handled efficiently and professionally through her. Unfortunately, the experience of dealing with construction issues has not been the same. Both the new home orientation and final walk-thru were very disappointing due to the number and nature of items needing attention, the cleanliness of the house, as well as the responses from the construction rep regarding these issues. A list was made by the construction rep at the final walk-thru and we were promised the items would be taken care of within days after closing. With issues unresolved almost six weeks after closing, issues were reported to the portal on Feb 7 and we are awaiting a response. ... More

Not a fun experience for us

Many issues with the home noted at or soon after move-in. Despite promises, some remain unresolved. Both warranty rep and construction manager do not responbd when contacted for assistance
