The price of the home is a was higher than I wanted to spend and the fact that the taxes will go significantly is discouraging. No one mentioned that when you purchase the home the taxes are based on the land not the house. After the house is built is when you get the real sticker shock

My husband and I chose Lennar because we were drawn to the "Everything Included" package and the community was very nice, quiet, and family oriented. Sadly when we got close to our closing date, the original construction manager quit and left MANY things undone. He failed to oversee some of the work done and the new construction manager had to come into MANY problems to try and get things going. When I bought my house there was a lot of communication, they told me the water was included which was a lie, My house found roaches they offered me fumigation when I bought it and now no one appears to help me, when I need something I have to be sending emails to see who can help me.

We worked with Lennar for 3 Months just to find out we got approved for a loan 3 days before closing. Imagine not getting the loan and wasting 3 months of house hunting? When we were asked for documentation they were uploaded into the portal within hours. We were asked for those documents again days later as the representative wouldn’t be able to find it without me telling them where it was. This was not an easy process. My previous home purchase was seamless compared to this catastrophe.

The process is fast, but this tendency reduces quality. No buyers remorse, but be prepared to have to possibly deal with issues right after moving in to the home. For me it was replacement of the exterior water pressure backup spout, repairing a roof leak, and broken doorbell chime. I notice other minor things pointing to lower quality of work like crooked windows for example. But I am still happy with my purchase as any issue I encounter so far they do service eventually. I moved in 4 months ago.

Lennar employees we worked with were very nice and helpful throughout. My main complaint is the agent said we were getting certain amenities to the house such as the house being set up as a smart home. That wasn’t the case. There were other things we thought we were getting with the home but were disappointed when that was not so. The buying process itself went very smooth with Lennar. They kept us update to date on what to expect any were on target with time lines. However, the quality of the home is just not there. We noticed issues during the building process and even brought up a few and they weren't ever really addressed. We have uneven spots in the floor upstairs. Walls where you can bowing in the dry wall. In all the process, communication was very poor. When we got to the inspection process we didn’t even got time to go through the entire house, cause they guy was in a time frame. During construction process we never got any updates of how the house was going.

Buyers must ensure the get the name and phone number of the upper management before closing. If it is possible to have a converzation with them. That is necessary in case any complaint is not answered by the immediate managers, one can raise the complaint to a higher level. At the moment I have several problems that only the administrator gives me an answer and no management is able to write or call me to tell me how to solve the case. They close my complaints without being resolved, they don't care if I agree or not.

Went through the walkthrough on a friday and were supposed to close on Wednesday. Get to the home on Wednesday for final walk and most of the punch list was not completed. Construction manager said he just checked the home this morning and saw things weren't done. So no follow up and no care for getting things right. Part of the roof needed re-shingled and told on the morning not doing it. No warning or heads up, fix was shoddy work also. ended up having to have a run in the roof re-shingled day after closing.

do not sign any sale contract until you are sure you get a fear deal, especially when home market is going down, I end out buying my home overprice, if you sign it and give a deposit, they won't give credit even if you see they are selling the same model home for 65k less of what you sign for.

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.

Overall did not have a good experience. Aaron and Lennar Title were amazing, but everyone else was extremely unresponsive and unprofessional. We were given an interest rate during our initial purchase agreement that later turned out to be nothing but a dream. They made promises they couldn’t keep, and it was nothing short of a nightmare. When I read the Lennar builder site everything seems to be high end qualities. The loan officers and other personnel are great but the building quality and workmanship is cheap, lack of caring, and attention to details. While initially the salesperson at the development seemed professional and caring about our needs, as soon as a purchase contract was signed they were no where to be found. The followup from our concierge and construction manager were horrible. Felt completely as though we we a number, used only to get Lennars quarterly revenue booked and after that just dismissed. While the financing process had its challenges, the personal experience of working with the team was positive. However, it seemed that the sales department was somewhat misleading regarding the selection and purchase of the home. Construction inspections very low quality. Sloppy and lost trust in the inspection manager. Many cosmetic complaints and had to pull teeth for adjustments. Would recommend Lennar evaluating their construction manager and their definition of what quality is.

Great experience with Adrianne, our sales consultant. To this day, it is so special to see her in the community. She has stayed friendly with us and has graciously introduced us to our neighbors. Before you close, take your time to look at the home with a magnifying glass because there are many careless mistakes, issues that it will overwhelm you after closure. Buying a home can be very overwhelming and Lennar did well at streamlining the process. I just felt very misled after I signed the commitment letter and made my down payment. Things I were told were included were in fact not included. Things I was told would be addressed prior to inspections were not and were just brushed off as “easy fixes”.
