Richard seemed like a glorified babysitter over workers but really knew nothing. Lee knew more .House was DEFINATELY not checked for problems and repaired before sale was complete.

Several items could have been made much better in this experience. From a quality standpoint every item, and there we a lot, could have been done the right way the first time and kept everybody's stress level down. Most items are as cheap as they can go, cabinets, closures..... We never got the trustworthiness we would have liked. We built in a 55 plus, and most of the time you just got an automated e-mail, hardly ever a person to explain, and they would come 5 at a time. The most important thing I would suggest to perspective buyers is to be at the home site weekly, address the concerns as you seem them and make sure you do not close on your home until all punch items are resolved. Also make sure you get your own home inspector.

The salesman was attentive, and informative. The closing agent did a good job on the documents. The construction seems sturdy; however, the interior finish was sloppy. Paint was splashed on the floor tiles and front door. Some interior equipment and appliances were poorly installed and cheap. Having to pay 4 different associations is burdensome.

The home provides good value for the price paid. The person I had for warranty issues did a GOOD job. However, other owners have had difficulty getting other point persons for warranty issues such as serious electrical issues to respond at all. The HOA, which is in charge of community concerns such as irrigation for new plantings, is close to unreachable. No phone calls to the HOA are answered: they go directly to voicemail. Phone calls are often left unreturned. It takes close to a month to get the HOA to approve or disapprove of home improvement plans such as having your lanai screened. ...

From the loan experience with seniors to not notifyng home owners that the layout of interior has changed, to many issues on the finish work of the interior. I wanted to let lennar to be aware of these problems so others can have a better experience. The build was rushed to close. The promotional incentive amount was changed drastically at closing which made me feel misled. The loan process was also stressful. Aside that everyone was nice, helpful and my loan officer handled road bumps professionally but that incentive amount made it a bitter sweet experience.

Somewhat lower quality and missing features compared to the one year old home we just sold. Sales person Navida was wonderful and very helpful. Negatives that stick out are the cheaper doors and windows, interior paint on carpet, doors, and light switches. Also, dead sod in the backyard. In addition, the delayed opening of the clubhouse and reclaimed water for irrigation are irritating. These are issues that will be addressed when we return in the fall. We love the look of our home location and of the community.

I really like the floor plan (Splendor) but did not get the elevation I wanted (really wanted a front porch). The sales rep was responsive and patient with all my questions as a first time home owner. Other than that I found the closing and move in process a disappointment. During new home walkthrough my house was a complete mess and not at all ready for closing. There were things that we were satisfied with. In our final walkthrough some of the discrepancies were taken care, some were not. I understand the warranty section and having to wait until we got on the list to get those things fixed. But, the other stuff like touch ups that were marked with tape didn’t get taken care of. Be prepared to pay more than advertised. Option costs are not included in web pricing and every house gets option adds. Be prepared to pay more the day you sign a contract. There are a lot of little things in the house that look rushed like floor tiles not level and raised in areas. Our staid have a good finger width gap between the wall and the stairs and the carpet was laid on top of it hiding the error but my 2 year old found it. The downstairs hot and cold were switched so the cold is actually hot and the hot is actually cold. The materials appear to be excellent; however, regardless of whether or not it's a new home, get yourself your own inspector--my guy found numerous items that should have been caught during normal QA by the builder. That being said, Lennar has been fairly responsive to my issues--almost all of which have been satisfied, which is greatly appreciated...timing aside. Ensure that you have someone clean-up after closing; Lennar told me this would happen after my closing but, based on my findings, it did not. Unfortunately, the workmanship and materials were severely lacking in our new home. We had multiple issues that could have been avoided if the proper time was taken. I feel as though the priority in this new community is quantity of homes built versus the quality of those homes. However, I will say that the responsiveness to the issues that were brought to their attention was, for the most part quick.

We had a James who was a great person to work with here in Florida. He was very responsive. Even when they moved him from us to someone else. He would still answer and or resolve any issues. As for the home itself keep in mind that what you see as a demo is not what you are getting. I was told we were being upgraded to quartz from granite. Only thing is was the thinnest quartz I have ever seen. So much so that I went to several countertop shops and was told they would not sell me such a thin slab due to concerns with quartz getting damaged. That leads me to think if they took a short ...

lennar is a good builder however I had many issues when I moved into the house regarding the creaking wood on the second floor, paint on the bathroom mirrors and the toilets were not working properly as well as holes in the wood part of the kitchen doors and cabinets
