The home is beautiful but the amount of punch list items that we had at closing were unacceptable. From poor workmanship and a filthy home to unfinished kitchen cabinets, we have worked way to hard on getting our home right. And btw-it's still not. As hard as home warranty team tries to service us, the list is so overwhelming that they are swamped.

The appliances could have been better. The dishwasher was billed as stainless steel but is plastic inside. I had to deal with problems like cracked tiles that were grouted in even tho cracked, a dead tree in front and setting up the security by myself. Spectrum was the worst. After 3 appointments a troubleshooter was sent and all was done.

Lennar is nothing special. They claim to strive to build all homes as good as the model, but that's not the case. While the structure itself is good (according to our home inspector), the quality of everything after the drywall was installed is sub-par at best. Lennar throws these houses together and doesn't care about the finished product - they just want to get on to the next house so they can get paid. The lack of attention to detail by these tradesman is insane, and furthermore the fact that we had to identify certain things (such as a mismatched window, damaged cabinets) is crazy. We've had so many issues with the quality of the items and have had to put in numerous work orders. Some have been taken care of and others we were told Lennar doesn't handle after closing. It's hard to catch all the issues during the new home orientation when you only have 90 minutes to go through a 3000 sq foot home to mark issues. Our customer care rep, Rich, has been top notch and very responsive but he can only do so much because of Lennar's policies. I will also say that the GE appliances that Lennar selects are incredibly cheap. The dryer and range are ok, but the refrigerator is not great and the dishwasher feels like it's going to fall apart; it resembles a children's toy. They also chose a 3.8 cubic foot washing machine for a 5 br house. We already bought a new washer and sold the one from Lennar. Another frustration I have is Lennar didn't even install street lights in our part of the neighborhood, while Casa Fresca and West Bay have installed street lights in unfinished parts of the community. How Lennar missed this is beyond me. The main reason we went with Lennar was because of their warranty, which was significantly longer than West Bay and Casa Fresca. Other than that, it's nothing special. Not sure I'd build with Lennar again. As I told their higher up folks on the construction side, we weren't expecting a custom build, but we were expecting quality and things done right. That didn't happen here. Double check and get items repaired and/or fixed prior to closing.

Still waiting on walkthrough issues to be addressed.

Post closing issues can be hard to address, set up appointments for, or have work orders finished correctly. Have to keep calling and reminding them about fixes.

Delays in construction. The quality is terrible. We were made to do a walkthrough of the townhouse when there was absolutely nothing ready. They took another 4 weeks to complete. If that was known to the folks working there why would they schedule and walkthrough and try to close just to show the numbers at the end of month? Had roof leak on the first rain after moving in. Great response to attend that but being quality builder this is not acceptable.

The purchase of the home from the agent and the mortgage lender were phenomenal. However, the quality of the work (still not completed) is a little disheartening. At this point I’m not sure if I would purchase another Lennar home.

Rushed incomplete 20k over original asking price did not meet their own deadlines

Overall I am now happy with my home, but it took a while to get there. The builder did not finish things that were promised to me at my final walk-through for closing date, and it has taken a very long time to get those things completed. The office staff at my community was great to work with, but I was not as happy with the building process.

Push to close to make quotas. Over two hours rate at title office. During final walk through the home was not ready.

Several delays along the way.

The process was smooth but after living here for a few month now.The workmanship and quality of materials and appliances are so poor.I have had several issues since moving in.My latest issue was leaking beneath my kitchen sink which damaged the flooring.

The price of the home is a was higher than I wanted to spend and the fact that the taxes will go significantly is discouraging. No one mentioned that when you purchase the home the taxes are based on the land not the house. After the house is built is when you get the real sticker shock

It seems like a lot of their products are very low grade. Many of our community representatives do not respond quickly and it takes multiple tickets to get response.

The process is fast, but this tendency reduces quality. No buyers remorse, but be prepared to have to possibly deal with issues right after moving in to the home. For me it was replacement of the exterior water pressure backup spout, repairing a roof leak, and broken doorbell chime. I notice other minor things pointing to lower quality of work like crooked windows for example. But I am still happy with my purchase as any issue I encounter so far they do service eventually. I moved in 4 months ago.

Communication was horrible. Pretty bad and very stressful experience with the closing process.

Lennar employees we worked with were very nice and helpful throughout. My main complaint is the agent said we were getting certain amenities to the house such as the house being set up as a smart home. That wasn’t the case. There were other things we thought we were getting with the home but were disappointed when that was not so. I love our new home and our community, but the lack of knowledge of my agent displayed and the let down we felt put a sour taste in our mouths about lennar. And the end when we brought these things up during our final walk through, but said those types of amenities were for “luxury homes, in more upscale communities”. That comment stayed with me after we moved in, I started to notice, things about the house that appeared rushed and sloppy. Paint and plaster on the floors, tub, carpet. Random screws protruding from the ceiling. When I walk barefoot upstairs, there are certain places I can actually feel like a nail or screw that wasn’t drilled or hammered all the way through. I will be a little more detailed in how I inspect my next home when the time comes, especially if it’s a Lennar home. In all the process, communication was very poor. When we got to the inspection process we didn’t even got time to go through the entire house, cause they guy was in a time frame. During construction process we never got any updates of how the house was going.

Buyers must ensure the get the name and phone number of the upper management before closing. If it is possible to have a converzation with them. That is necessary in case any complaint is not answered by the immediate managers, one can raise the complaint to a higher level. At the moment I have several problems that only the administrator gives me an answer and no management is able to write or call me to tell me how to solve the case. They close my complaints without being resolved, they don't care if I agree or not.

make sure all items are completed and done properly because you have a great hassle trying to get them resolved with the 'Warranty/customer service dept". Also, really check the outside of your home for slope and drainage... it has been 4 months and the drainage/slop from and between homes has yet to be properly addressed. there are times we have a small bass pond between the homes. it seems there is always something else to blame vs fixing the problem! will strongly stray away from a Lennar build again.

They don’t fix things after you move in. Seems the house is cheaply made.

Construction inspections very low quality. Sloppy and lost trust in the inspection manager. Many cosmetic complaints and had to pull teeth for adjustments. Would recommend Lennar evaluating their construction manager and their definition of what quality is.

Great experience with Adrianne, our sales consultant. To this day, it is so special to see her in the community. She has stayed friendly with us and has graciously introduced us to our neighbors. We had some difficulties with construction following up on items. We were rushed to close on December 31 with several outstanding items; particularly landscaping agreements between Lennar and the HOA. The agreement was for the builder to clean up the "buffer" area between the lot line and the golf course. This took lots of phone calls and follow up from folks that are not part of your construction team. The area was mowed, but the agreed upon installation of pine straw has not been completed as of today. I also was not impressed with the quality of the build. You can tell people were rushed to do their jobs as painting was sloppy. There was a safety hazard with the glass shower that we had to have fixed. The support for the glass was being held by a drywall anchor, and fell out of ceiling pretty easily when the glass was removed. Some other small things that were not considered are; no light in the guest bathroom shower, the master closet door should have been placed to open on the opposite side to provide more working space and no vanity lights in the bathroom are just some of this issues we have uncovered. The appliances are cheap and will most likely have to be replaced in the near future, specifically the dishwasher and washer/dryer. Overall, we are somewhat pleased. I wish we could have been more involved in the build and had an opportunity to pick different levels of finishes. ... More
