Customer service from Lennar has to improve a lot compared to other builders. This Lennar home is my 3rd home in Tampa and had better customer experience from other builders. For eg: During mortgage approval, Lennar was not flexible to give me options to decide. the representative was very insisting on one option and was always late to respond to queries. another example is Lennar closed the home without appliances in place and took nearly a month to instal. I could not move to new home but was responsible for the mortgage. Also, without approval and after closing my home, the construction manager stored appliances of other homes in my garage. ... More

The sales rep was responsive and patient with all my questions as a first time home owner. Other than that I found the closing and move in process a disappointment. During new home walkthrough my house was a complete mess and not at all ready for closing. There was no paint or carpet, people were working where I was supposed to be inspecting, there were major electrical issues, the wash machine and dishwasher did not work, a worker even had food in the refrigerator and freezer. I was amazed at how much cracked and broken molding was in the house, and attempted to be covered up. Many of my concerns were addressed before celebration walkthrough. However it took over a month to get the key to my door in the garage and for a period of time my garage door was being opened by another home in the neighborhood, giving access to my home to anyone. There were things that we were satisfied with. In our final walkthrough some of the discrepancies were taken care, some were not. I understand the warranty section and having to wait until we got on the list to get those things fixed. But, the other stuff like touch ups that were marked with tape didn’t get taken care of. It’s not really a big deal because some of those things “we” as homeowners can fix on our own. But the things we pointed out that was wrong didn’t get fixed when we started moving our household goods in the house. The air conditioning units has been our biggest struggle. We registered them within the 30 days, but after that we had major problems. One AC until had its wires fried completely. And we were blamed by the technician, Bayonet, because he thought we were raising and lowering the temperature. That’s unsatisfactory because we had only been in the house a little over 30 days. Be prepared to pay more than advertised. Option costs are not included in web pricing and every house gets option adds. Be prepared to pay more the day you sign a contract. Our home went up mysteriously $10K the night before we were scheduled to sign a contract. Dishonest business practice. Fit and finish is something to be desired. If you are OK with no screens on patio doors, no gutters, permanently mounted toilet paper holders too small to hold toilet paper rolls, poor concrete work, lowest grade carpet and padding you can find, no outside lighting over the garage door, a garage too small for most SUVs and pickups, a two-car garage that can really only handle one car, no storage whatsoever, crammed into 5 feet of separation between you and your neighbor on both sides, narrow driveways, and narrow streets, then this is the perfect home for you. Post closing issues can be hard to address, set up appointments for, or have work orders finished correctly. Have to keep calling and reminding them about fixes.

Working with the sales agent was a pleasant experience. However, Lennar was rushing me to close on a home that wasn’t ready for move in and 2 months later I’m still chasing after people to fix things that should’ve been done prior to closing.

Construction manager was very responsive to our questions, post closing. Suggestion: at closing, all incomplete work documented and signed by Lennar rep. And buyers as done by GL homes. This would alleviate buyer anxiety.

Delays in construction. The quality is terrible. We were made to do a walkthrough of the townhouse when there was absolutely nothing ready. They took another 4 weeks to complete. If that was known to the folks working there why would they schedule and walkthrough and try to close just to show the numbers at the end of month? Had roof leak on the first rain after moving in. Great response to attend that but being quality builder this is not acceptable.

I wish communication with sales agent was easier. On several occasions, we had to initiate communication. Even if sales agent doesnt have answers, Im ok with that - but that needs to be communicated.

There are a lot of little things in the house that look rushed like floor tiles not level and raised in areas. Our staid have a good finger width gap between the wall and the stairs and the carpet was laid on top of it hiding the error but my 2 year old found it. The downstairs hot and cold were switched so the cold is actually hot and the hot is actually cold. When buying the house we seemed to be told one thing by someone and then another by someone else so the process was stressful when it could have been very streamlined. We were told by a couple of people who would take over in the process next and it always seemed different than what we were told. One or 2 people throughout the entire process would be much more beneficial and less confusing. Waiting until the day before we closed in the house to get approval for the loan is unacceptable and that practice needs to be better because some people give up their rentals they have when they get a move in date at 30-45days out. Underwriting shouldn’t take that long. If it comes down to manning then perhaps slowing down production would help ensure better craftsmanship and help the administration side of things as well. ... Hard problem I got communication with the staff

The purchase of the home from the agent and the mortgage lender were phenomenal. However, the quality of the work (still not completed) is a little disheartening. At this point I’m not sure if I would purchase another Lennar home.

Once I closed, things didn't get resolved as timely as I felt they should have. Still waiting for unresolved issues.

The houses were sloppily put together to meet a deadline. It shouldn’t be the owners job to make sure that the construction services and trades did their job right. There should be more quality control and checking of peoples work. Finding issues every day the longer we live here

Rushed incomplete 20k over original asking price did not meet their own deadlines

Overall I am now happy with my home, but it took a while to get there. The builder did not finish things that were promised to me at my final walk-through for closing date, and it has taken a very long time to get those things completed. The office staff at my community was great to work with, but I was not as happy with the building process.

Push to close to make quotas. Over two hours rate at title office. During final walk through the home was not ready.

I didn’t have the experience I was expecting. Very poor work quality, materials are not the best, paint was horrible, etc.

Several delays along the way.

Good design but poor quality of internal decoration

The process was smooth but after living here for a few month now.The workmanship and quality of materials and appliances are so poor.I have had several issues since moving in.My latest issue was leaking beneath my kitchen sink which damaged the flooring.

Easy to communicate with the sales

The price of the home is a was higher than I wanted to spend and the fact that the taxes will go significantly is discouraging. No one mentioned that when you purchase the home the taxes are based on the land not the house. After the house is built is when you get the real sticker shock

It seems like a lot of their products are very low grade. Many of our community representatives do not respond quickly and it takes multiple tickets to get response.

My husband and I chose Lennar because we were drawn to the "Everything Included" package and the community was very nice, quiet, and family oriented. Sadly when we got close to our closing date, the original construction manager quit and left MANY things undone. He failed to oversee some of the work done and the new construction manager had to come into MANY problems to try and get things going. He performed miracles, but in the end, beyond control we had some cosmetic things that were done with excellence. Painting was not clean and pristine, some base boards were damaged and simply painted over to hide it. And some were just not cut properly. These are things we will fix because we simply could not delay. I would recommend any buyers stay in close contact with the new construction managers so you point out any concerns. The new manager is very dependable. Unfortunately, we didn't have his oversight throughout our entire build process. So our ratings reflect the process and not the outcome. We probably will not purchase another Lennar home, but we are thankful everything worked out as best as it did for us. ... More
