The process of the purchasing was not bad but a bit tedious. The family like the residence. On the negative side, there is no toilet paper holders, towels racks and medicine press installed in any of the bathrooms. Also in the master bedroom, the closet shelves broke. The sprinkler is not working. I will assume that spending money for a purchase this large, one should expect a better product. On the upside, the closet was fixed.

Overall was good experience from the initial purchase, finalizing paper work, inspection, and closing even though it was handle by various staff found all to be helpful. Concern had was not being able to change some things in the house but realized products in place were of good quality. Happy with purchase.

The whole experience was not what I imagined being my first time buying a home. There is a lot of poor communication. They lied about the HOA amount prior to locking you in on the mortgage. I have emailed and call multiple people but no one has got back to me to fix the issue. Logan is one of the saleman and I believe just want to make his commission so he will tell you anything so be careful. Do not trust anything the people from Lennar says. I personally should have listened when other warned me about them. You live and you learn. I do not recommend it at all.

The buying process was ok but Lennar Title was not very communicative and I needed to chase after any changes to be made or to get info. The house itself was exactly what I was looking for and had the basic items tastefully done. If there was an issue, Lennar would fix it, but knowing how to access them was tough and the info needed to be gathered from sales staff. There have been some things that needed correction. Mostly, they were taken care of timely. However, some were not, so that was frustrating. Information needs to be shared better with new residents in some type of all-in-one packet from financing to ARC to maintenance. My experience with Lennar was a bit difficult because the person helping me was not bilingual. But those who processed my loan the communicated very well in Spanish except the real estate in Lennar . I’m happy with my new home and I hope I can enjoy it without not problems. Guillermo

I was very pleased with the process of buying my home at Lennar. The sales agent Carlo was very knowledgeable and provide me a good rate on my new home with Closing incentives that made me make the decision to consider buying from Lennar. The mortgage lady Melissa was very accommodating and she offered me the best rate for my loan with the terms that I wanted. The loan process was quite fast, but the approval was a little lengthy I wasn’t sure when I was going to do the walk-through and the closing. The construction manager to discuss some items that I needed them to clean up before closing, but everything was taken care of in a timely manner. Overall, I’m very satisfying and pleased with the whole process in buying my new home in Tampa, where my family members live. From me being pre approved for my mortgage and through out the entire home buying experience, Lennar made my experience so smooth and effortless. Their mortgage team was quick and thorough and answered all my questions effectively. I recommend lennar and lennar mortgage everyday and to everyone.

We purchased following a short sale process. Everything was done exactly in 28 days as they initially said. Every night we were required to submit paperwork and was very stressful. Hopefully we had personnel that was just a text away. Usually they answered very quickly. The app was easy to use and convenient to submit requested info and scanned docs. Everyone was very friendly and helpful. Recommended.

So far my experience with Lennar has been amazing. I purchased in the Medley at Mirada and Joe. My sales person was absolutely patient informative and helpful. He explained everything and worked with me with three visits. Once I got under contract, everything went smooth. The communication was great with Lennar Title I paid cash so I did not work with any lender. Once I was doing my walk-throughs and moving in Eddie was so helpful and available during my walk-through they had crew around so everything that was found was handled right then in there which impressed me. After I closed, my moving truck was showing up there was a lot of workers vehicles parked across the street from me and I was able to let Eddie know and he had them move so the moving truck would not have any issues getting to my house. So far I’ve only had one item not a major ordeal that I just put in a work order for they contacted me immediately to find out exactly what was going on and then set up a time. The process of purchasing a new build villa was very easy. Lennar fulfilled all promises made and everything went very smoothly. They gave me a great rate and the mortgage staff were excellent and easy to work with also.

My first time looking at the 55+, I was very impressed. My salesman John Malone was patient with me since I was just looking and not ready to purchase. He checked in with me every few months to see where I was at with purchasing a home. When I was ready, he showed me the inventory that was available and I went to closing within a month. It was a great experience for me and I would not hesitate to refer others to him.

Lennar's loan process was great! I moved across country and was on a roll getting everything moved in until it started raining here. I had a serious roof leak the first night it rained hard here which was only 2 weeks of me living in my new home. My third floor hallway was soaked with water and there was a small leak in my master bathroom. Water was coming out of my smoke alarm and ac vent in the hallway. I had to pretty much stop everything and postpone all my furniture and holiday plans to deal with this. And, I am still dealing with it a month out. Lennar's warranty team has been awesome so I am grateful for that! Very nice, responsive, and helpful (Lee and Bill). You would think the roof would be the most secure thing though especially in Florida. The leak in my master bathroom is still leaking and not fixed. I am still a little skeptical if the leak on my roof was actually fixed properly or just a temporary band-aid. Some of the workers they send out do not have the best communication. Some other quality issues; front and patio doors not sealed properly, paint peeling, bad caulking, bad tile work in the bathrooms. ... More

The overall homebuying experience was abysmal to say the least. The purchase was so invasive and overly personal regarding expense explanations. Robert R the senior loan processor and Steve A. were incompetent, unprofessional, and RUDE. Some examples: I was in the process of a divorce (hence the purchase), and some explanations were needed (I understand). Robert R. asked for an explanation of "downsizing" from one home to the next (mind you the size difference between homes was ~300 sq feet from 2700 to 2400). I explained to him via DocuSign that the downsizing was due to the divorce. He weaponized underwriting and said it was an "unacceptable" explanation. Excuse me? I worded in a superfluous manner to satisfy his needs. He then asked why I made more overtime this year than the previous year. I'm a police officer with access to arguably unlimited overtime. I provided an explanation via DocuSign stating I was going through a divorce so I had more time on my hands for overtime. He said “A divorce has never caused more overtime to be authorized in a work place” and demanded a letter from HR to explain why I was making more money!! The audacity is shocking and I'm getting annoyed just reviewing our previous correspondence. When he was provided with this letter, he then told my HR Director that his explanation was INSUFFICIENT! He had to supply him with a second letter of explanation. It was embarrassing and unnecessary. I relayed this to him and Steve A. who referred to him as a "bulldog" and "just doing his job". I can provide another dozen explanations, but I implore you to refer to all of our emails to get a grasp of how obnoxious and overly invasive they were. Thankfully I have the fortitude to deal with this because this would have absolutely pushed any number of prospective buyers over the edge as I almost decided not to purchase this home because of them. During the closing process, I was informed I did not submit documents to satisfy DTI issues. I had to screenshot the already submitted documents and highlight the areas on behalf of Steve A. and Robert R. I submitted 50+ documents for this loan. Furthermore, Robert R. essentially threatened me with homelessness the day before closing because he did not agree with Steve A. on my DTI over an RV payment, I was not able to pay off before closing. I explained my DTI was not even at 40% INCLUDING the RV and he said I would not be able to close on the home. After a heated exchange he apologized and said he misunderstood what I was paying off at closing. I submitted all of the appropriate documents showing I had paid off the debt required to have the agreed upon mortgage and figures etc. On closing day, I was up at 6AM to sign the closing documents remotely when I discovered the figures were not as agreed upon. I had movers, 3rd party installation companies, etc. set to come at 9AM. Nobody returned a phone call to me until nearly 10AM. Thankfully finance management team processed the loan with the documents already submitted. I didn’t get a “congratulatory” text on closing until 5PM. What was supposed to be an exciting day, albeit bittersweet given my divorce, was miserable. Steve and Robert’s total and utter incompetence stripped any joy from this day. This was the 4th home I’ve purchased in the last 10 years or so and it was the worst purchase and closing I’ve ever experienced or heard of. I show the emails and demands to friends, colleagues, etc. to gauge objectivity and everyone is in shock at the lunacy. I honestly hate that I supported this company because of how poor this experience was and I hope the right people read this so the next customers aren’t robbed of a fun and exciting closing day. If any of the phone calls were recorded, please listen to them and hear it for yourself. Steve was condescending and Robert was the rudest “professional” I’ve ever dealt with. The Christian in me forgives them, but they were truly awful. From the time I toured the model homes, signed the contract, lending process to the closing was such a streamlined experience. I decided to use Lennar's lender and I am glad I did. It was so easy and was always able to reach a live person to answer any questions. I believe the entire experience took less than a month. We are now in our new home and could not be happier.
