Very good overall with just a couple of concerns. There was a large dead tree that Lennar planted in our back yard. Before closing I asked for that tree to be examined and straitened. When we moved in I found that I had to straiten up the tree myself but also noticed that the tree still had no leaves. I opened a service request with the HOA but was told that the tree was dormant. The tree is dead and the branches snap off.

It was a horrible experience. I was told I would not need flood insurance and then I had to get it. My garage floor is full of cracks and no one will do anything about it.

While the sales team and quality team were excellent, the mortgage “process” (not the people) was very stressful. Lennar pushes to close quickly on inventory homes, and mortgages require many steps to complete, which means they do not give the buyer much time to produce documents, or information. They set the close date quickly and threaten to “lose your great rate”, if you do not meet the time demands for disclosure. They would not schedule my closing on a date I preferred, but on a date they wanted. I believe my situation would have been much more pleasant if these demands were more relaxed or if they had worked with my preferred dates. In the long run, the rates actually have come down so I was pushed for nothing and could have closed on a better date for all involved. Even the mortgage team was stressed to meet the deadlines. Was a great experience moving into our new home! We thank our construction manager Andrew for all his timely help ! Warranty group is amazing. All issues were resolved within a day or two. So far all very good. Thanks to all who work hard to make building a home a success

I was given incorrect information when I first looked at the house and decided to purchase! Upon my final walkthrough I found out a refrigerator wasn't included in the price. I was told all you would need to buy is a washer and dryer. I was also told there tile would continue from the master bath into the walk-in closet when I asked if there would be tile or carpet in the master bedroom walk-in closet. I had planned to have tile installed in both bedrooms so that was an unexpected expense! I also wasn't told that there's not in ground sprinklers in the backyard. I had questioned what they meant by irrigation wasn't included and was told it was just the electricity to run the sprinkler system not that there wasn't any sprinkler system in the backyard and I would have to use city water and a sprinkler to water my backyard! ... Had to repeatedly ask for some issues to be fixed. One BIG issue remains - we have drainage issue on our street where water and mud is sitting and not draining. All that mud is getting into our garage. I reached out to Lennar about this issue with ZERO response from them.

Easy purchase process. Very little repairs needed before closing. All Lennar Associates AND contractors (!) were very pleasant.

1. Purchasing process. We agreed to a price and began the process the next day they backed out and said oh well the price went up 30,000 sorry. This was after the agreement. A few weeks go by and they keep contacting me trying to get me to pay the higher price eventually after the market slowed they came back down to the original price but told me i had to close before end of day (it was 5pm we were up until midnight) 2. During the inspection dates were not communicated and the home was not ready for walkthrough, 3. During the inspection numerous thing were noted. AC return unit interior was missing paint, had damage, missing seals, chipped door. Railing to the stairs was loose/ not installed properly about half the interior doors had some kind of damage 2 so bad the entire siding all the way down had split off Blinds that were broken Oven was damaged (but did get replaced after mentioning it a few times) Door handles in the kitchen were different finishes The front door was mangled damaged to the bottom, scratches etc. 2 different kinds of paint used and mismatched in the stairway. Still has not been fixed 3 months later. different door handles for the master bedroom that still have not been fixed. Random lumps throughout the second floor under the carpet. Sprinklers aimed at driveway putting hard reclaimed water on your car. Most of the repairs done with made with painting over it, caulking over it, or gluing it. Fantastic community. My salesperson, Michele, went well beyond my expectations to ensure that I could purchase the perfect home.

As a first time homebuyer I like that everything I wanted was included in the home. I did not have to purchase any appliances or countertops. Everything was modern and the color scheme I was looking for. I love that the models I was shown all had open layouts. I had the opportunity to work with a great sales consultant and lender. My LENNAR team was always available and very prompt when I had questions or concerns.

The process of the purchasing was not bad but a bit tedious. The family like the residence. On the negative side, there is no toilet paper holders, towels racks and medicine press installed in any of the bathrooms. Also in the master bedroom, the closet shelves broke. The sprinkler is not working. I will assume that spending money for a purchase this large, one should expect a better product. On the upside, the closet was fixed.

Overall was good experience from the initial purchase, finalizing paper work, inspection, and closing even though it was handle by various staff found all to be helpful. Concern had was not being able to change some things in the house but realized products in place were of good quality. Happy with purchase.

The whole experience was not what I imagined being my first time buying a home. There is a lot of poor communication. They lied about the HOA amount prior to locking you in on the mortgage. I have emailed and call multiple people but no one has got back to me to fix the issue. Logan is one of the saleman and I believe just want to make his commission so he will tell you anything so be careful. Do not trust anything the people from Lennar says. I personally should have listened when other warned me about them. You live and you learn. I do not recommend it at all.

The buying process was ok but Lennar Title was not very communicative and I needed to chase after any changes to be made or to get info. The house itself was exactly what I was looking for and had the basic items tastefully done. If there was an issue, Lennar would fix it, but knowing how to access them was tough and the info needed to be gathered from sales staff. There have been some things that needed correction. Mostly, they were taken care of timely. However, some were not, so that was frustrating. Information needs to be shared better with new residents in some type of all-in-one packet from financing to ARC to maintenance. I am looking forward to the clubhouse being done to give everyone an opportunity to meet and greet! All in all, I am very happy with my new home! ... More

My experience with Lennar was a bit difficult because the person helping me was not bilingual. But those who processed my loan the communicated very well in Spanish except the real estate in Lennar . I’m happy with my new home and I hope I can enjoy it without not problems. Guillermo

I was very pleased with the process of buying my home at Lennar. The sales agent Carlo was very knowledgeable and provide me a good rate on my new home with Closing incentives that made me make the decision to consider buying from Lennar. The mortgage lady Melissa was very accommodating and she offered me the best rate for my loan with the terms that I wanted. The loan process was quite fast, but the approval was a little lengthy I wasn’t sure when I was going to do the walk-through and the closing. The construction manager to discuss some items that I needed them to clean up before closing, but everything was taken care of in a timely manner. Overall, I’m very satisfying and pleased with the whole process in buying my new home in Tampa, where my family members live. My LENNAR realtor Logan was wonderful, patient and knowledgeable, he was trustworthy and did not push for the sale, he gave me the facts and let me decide if this was the right home for me. From me being pre approved for my mortgage and through out the entire home buying experience, Lennar made my experience so smooth and effortless. Their mortgage team was quick and thorough and answered all my questions effectively. I recommend lennar and lennar mortgage everyday and to everyone.

We purchased following a short sale process. Everything was done exactly in 28 days as they initially said. Every night we were required to submit paperwork and was very stressful. Hopefully we had personnel that was just a text away. Usually they answered very quickly. The app was easy to use and convenient to submit requested info and scanned docs. Everyone was very friendly and helpful. Recommended.

So far my experience with Lennar has been amazing. I purchased in the Medley at Mirada and Joe. My sales person was absolutely patient informative and helpful. He explained everything and worked with me with three visits. Once I got under contract, everything went smooth. The communication was great with Lennar Title I paid cash so I did not work with any lender. Once I was doing my walk-throughs and moving in Eddie was so helpful and available during my walk-through they had crew around so everything that was found was handled right then in there which impressed me. After I closed, my moving truck was showing up there was a lot of workers vehicles parked across the street from me and I was able to let Eddie know and he had them move so the moving truck would not have any issues getting to my house. So far I’ve only had one item not a major ordeal that I just put in a work order for they contacted me immediately to find out exactly what was going on and then set up a time. I'm very happy with my house design and the local community. It's also close to shops and has lovely scenery along the area.
