This is my second experience with Lennar, first house had good quality in almost everything; the new house had a lot of issues and now is really difficult to get them fixed. I only got help from one person (Mr Lee). Also the way that they does the closing is annoying, my realtor had to get paperwork through the title company after almost two months because they never gave me a copy.

Terrible experience the base boards and the foundation of the home wasn't sealed. Some of the trims in the house have spaces and are uneven. Some areas of the house didn't get painted on the outside. So many gaps in the foundation of the home that bugs get into. Just horrible overall experience. I wouldn't recommend lennar to anyone.

Lennar was a great builder back in the day. The process was lengthy but that was expected. The wall paint is awful. The trim needs work and no one fixed the issues, which is unacceptable. No one will fix the issue since me and my wife signed the dotted line. Lennar knew of the issues. Tiles are not correct, the floor squeaks and they say it was done correctly. The rug isn't professional. My feet sink in the carpet to where I feel the hard floor. The lights on the ceiling fell and this is a new build, nothing should be giving me issues. The trim doesn’t meet together…..another issue that was brought to their attention; however it was not addressed. If I could rate responsiveness to the issues outlined in the wall through….. I rate a zero or negative 1. For a first time homebuyer, Lennar isn’t the ones to go to. Folks, do research prior to choosing a company to build your home. Sorry for the poor review but it’s my honest observations. The build happened so quick. With so many issues. Lights falling from the ceiling on a new build is poor building…… I’m not a builder but anyone that sees the quickness of this build say it’s terrible quality. Megan is the best she processed my loan other than her my experience the 2nd home purchase with Lennar was horrible he closing walk thru along with the new home orientation things were requested to be fixed and here we are o we a mother in our home and things are just being attempted to be fixed I would never buy form lennar again and hey forced a $10k on me for granite only in the kitchen and stainless steel appliances with I had no option on never again!

Forced into closing before house was completed or move in ready, over 1 month in and still having basic items needing completed or fixed. Poor craftsmanship on several items. Floor not level, sinks not mounted to wall, held up with only caulk, cabinets and drawers not completed, exterior and interior paint not completed or patchy, terrible cement sealing in garage. Stucco work is patchy

Lennar was great in the beginning answered all of our questions in a timely manner whether through emails or text! Our sales rep Ali was always available to answer any questions we had, and with us being new home buyers she walked us through every stage of the home building process and for that we are grateful. Megan our loan officer was also available and would answer any of our questions in a timely manner.However when it came down to the construction of our home that's when things changed. As our closing date approached we had concerns that our home would not be finished. It indeed was not.We ended up closing with the promise that all of our concerns would be resolved a couple of days after closing and they were not. For example, missing doors on cabinets, lighting in both bathrooms,vanity missing in second bathroom etc. The bottom line is that we would have never of closed knowing all of these items wouldn't be taken care of for weeks after closing. As I write this review their are still issues with the kitchen cabinets.The earliest they can come to fix them is April! Not acceptable! But what choice do we have? ... More

In my experience the sales effort and aggressive chase for wire transfers long before the house was anywhere near completion was unprofessional. A 1:00pm walk thru for a 4:00pm closing when the interior doors where still in the garage along with many poorly done items in and around the house. Closed the next day with many open items. Still today dozen or more items not done. Appointment for Dec.23, garage door not working correctly and very noisy still no show. Awakened by dripping water while in bed, leaking roof. Interior paint job is horrible. Many spots in paint and chips or missing grout in floor not addressed yet. Broken tiles, chipped doors, not yet fixed. I can see grout lines in ceiling that should never show. Front door does not close properly, bad trim work around doors painted over. Contractors leaving paint or other stains in driveway. Holes in patio concrete. Far to many issues to list. Still today after two months blue stickers all over house. Your service after sale is rated less than one star. I cannot trust you to stand behind your work. Your service after the sale should be as aggressive as your sales and wire deposit efforts. I would like to have gotten the same quality of workmanship that was in the model home. I'm sorry to say that didn't happen and even though they made many many promises to make things right, I know that it won't happen. They only make money by building new homes, not by fixing their mistakes. It makes me sad to know that the quality is not getting any better and they really don't care.

I’m very happy with the sales person he was super professional and helpful. Sales person was amazing but I am very disappointed with the contractor or who is in charge of the construction A lot of work was not done on the closing date of property and still not fix after almost 2 months for example,A few wall in the house have to be fix, plumbing part, painting still not done, few lights at the hall of the house still not installed.

The house has too many issues and it is taking too long to resolve them. It was not worth it to pay so much many for a hoy with a very poor workmanship. It has been five months since the closing and stood Lennar hasn’t fixed all the many things wrong in the house.

Closed in August, still waiting to fix more than 10 issues

There were several issues with our home upon move in which we were told would be taken care of. We had to continuously contact customer care and the construction manager to complete tasks that were not completed as promised. We had a ticket opened due to a cracked cabinet and back splash prior to closing date. The ticket was closed without being addressed or us being contacted. I had to continously reach out to customer care to figure out why the ticket was closed without the work being completed and they weren't able to tell me who closed the ticket or why. I purchased a new built and was promised during closing if there is any problem we will be out to fix it. A lot of below standards. 2 months in cabinets are falling off and apparently it’s a problem in the entire neighborhood along with drainage issues around the houses. No one wants to properly fix anything of or it takes months to get someone to come out to the house.

I was promised warranty work on my house and they even dropped off the materials. While the house next to me was getting constructed they got stucco on my house and they didn’t fix it. Greg the Knowologest was amazing. He got everything fixed for me and called me the next day. The new knowologest took over and is horrible. Before Greg let he said the GC would fix the paint and the GC never did. No the new knowologest said he not going to fix it. While buying the house the waiting until the last day to say they needed documents to close. They have 3 weeks and waited until the last day. The loan officer was very nice through the process. ... During my initial walk through I found several issues to include a/c not working, toilet not working and several cosmetic issues prior to closing. The worst thing I found was someone had used and spilled something in my microwave and urine on my master bedroom toilet. I was in complete shock and disgusted and the construction manager, Mark, was made aware of these findings prior to move in. The day of closing the house seemed in order but the toilet was supposedly being replaced and when I mentioned to the construction manager that the a/c was still on the same number he said it was fine and gave some poor excuse. He apologized for his staff using the toilet and microwave and that he was shocked as well and would have a conversation with his crew. When I finished closing on my house and was ready to move in I found that someone used my microwave again and left food in my sink, my toilet was still slow to flush and urine stain was still on the lid. To make matters worse my a/c was NOTA WORKING and my daughter and I slept hot our first night. When I called Mark the next day he told me it was no longer his issue and that I would have to contact warranty. I felt super blindsided. When the a/c guy showed up he realized it was unplugged. I’ve had to put in warranty requests just about every week to have them come fix things that should have been addressed prior to closing and I’ve found the worst construction flaws in my house. You would think the workers were drunk while putting this place together. So far my toilet has stopped working three times and the last plumber that came out found a huge chunk of TILE had been thrown down the pipe and the wax ring had fallen in the pipe as well which was causing the clogs. Worst home buying experience I’ve had. The only upside is my new home orientation contact, Sharmin, has been on top of things when I’ve put in requests and she’s been the only person that has cared about all the issues I’ve encountered and she has proven to care about me as a person whose hard-earned money went into buying this home. The sales rep could have cared less even when myself and my realtor brought these issues up to her nor did the construction manager nor his superiors when contacted. Buyer beware!! Our experience continues to be exhausting and frustrating. We had a 9 page punch list on the first walk through which was not addressed by the closing date. Being in the house for almost two months we are still waiting to get things corrected that should have never been issues if the builder used common sense. The issue costing us, is our AC is not working properly through out the house costing us high electrical bills. Light switches did not work, had to paint the entire house inside and out, seals on all windows had to be replaced, still waiting on hardware for the hurricane shutters. There is not enough staff to complete these issues for all the homes. We were never clear who the contact person was, the warranty person, contract manager, virtual Lennar contact (have two of them) or to reach out to the subcontractors directly. We are at the point where we don't want to say anything, for concerns the repair will make it worse, like matching the tile that needs to be replaced. We were not left extra tile of the same lot incase repairs are needed. I have designed and built homes before retiring, and the biggest issue is the building manager or general contractor is not managing the quality as the house is being built. If they corrected these errors as the house is going up, it's more cost effective then repairing after build is complete. ... More

This home buying experience has been a total nightmare. Everything from poor workmanship to electrical, plumbing, door issues, etc. We closed 2 months ago and still have multiple issues that have not been taken care of. In addition, we found out after we closed on our house that Lennar does not include screen doors on the patio doors! We purchase them from C&C window for $720.00. When they went to install them on the triple slider, they couldn't install because the door frame was installed incorrectly. C&C replaced the door jam and installed the screens but in the process ripped out a big section of drywall and Stucco that still hasn't been repaired. In addition to that I still have a list of 14 items that have not been corrected. Once they get your money, good luck with getting issues fixed. ... More

My home buying experience was not pleasant. From the start representatives tried to force me to use Lennar financing and threatened that I could lose my deposit if I went with another lender. From there it got worse. My closings date was chosen by Lennar and it did seem like there was any coordination with the construction side. A week before closing I have my orientation and the electrical had not been tested so there were no lights or AC and the water had not been tested with we could do a proper walkthrough. The day before closing I spoke with a representative from the construction side and they told me the home wasn’t even 90% done yet. On my original closing date I arrived at the home to do a final walkthrough and there were holes cut out of my pantry wall because my water heater was leaking. The stove top was missing and my oven/ microwave was sitting on the floor. To make it worse. The plumber realized the fixtures on the bathtub were reversed. Since there is no way to access them he had to cut a hole in the dining room ceiling to access the supply lines. After that was fixed the turned the water on and water came gushing out of the ceiling. At this point the construction rep called his boss to look at the situation. I them received a call from the sales representative stating that they will give me $6500 towards my closing cost if I closed on that day but I wouldn’t be able to move in for 2 weeks. I replied that I would close only if they paid all closing cost at this point. They declined. The started the remediation to make sure no mold or water damage was evident. They had heaters and blowers on 24/7 for at least 4 days. I notified the sales representative that the electricity was switched over to my name 48 hours prior to closing as per the letter Lennar sent listing things that needed to be done prior to the closing date. The sales representative replied “ why did you do that. You haven’t closed yet”. So I send her a copy of the check list they sent me. Again they declined to do anything about it. I was stuck paying the electricity bill for the month that it took for them to get the house ready for the 2nd closing date. 2 days prior to the second closing date we did a final walk through and notated what needed to be fixed and today over a month and a half later I still have things that need fixing. ... Horrible craftsmanship for an upscale home it sucks for a 2600 sq ft home they screw the home owner and put in a 3 ton ac unit left exposed molding in kitchen cheapest kitchen upscale home my rear end biggest mistake I ever made buying from this builder the yard floods when it rains garage floor is already cracking I’m tired of typing you get the idea stay away

Please take your time during your walk through. Everyone is moving 100MPH to get you to closing and lots of fine details are left out. We made the mistake of doing our closing the morning of our walk through...the men were still in our home "completing" the last-minute items which were still not done. Once you close, they are not timely in sending people to your home to repair. You go with many days and hours wasted of no one coming or calling you back. You get the round around of calling A, B and C because they are no longer responsible for those items you now need repaired in your BRAND new house you purchased. I have already had a leak in my bedroom from our very 1st storm here and the person that was assigned to my case Illiana, at first told me my claim was going to be denied because we had a lot of rain! Who says that to someone that just spent several hundred thousand dollars!!!!! We didn't buy a tent, we bought a LENNAR trusted built home. Plus, you never want to tell someone flat out NO without giving them some options. The other frustration is they dont respond right away but when they do, they say we will be tomorrow at 10 and if you want this done, be there! Thats also not okay. People have jobs and jobs require notice. I just spent my whole day on Monday, waiting for someone to come from 8am-12am and no one arrived. I got a follow up call 2 days later letting me know the GC is going to come to my home today at 10am, again without asking if I am going to be home. So once again people, make sure you spend a lot of time in the home. Dont let anyone rush you. Print a checklist on line and bring with you and DO NOT close until all the work has been done. ... Many issues found after move in. Quality issues should be addressed quickly.

We were not disclosed the Villa fees upfront. House was not complete on closing day. As well as many repairs needing to be done upon move in.

finishing of corner areas and fine points sub-standard. shower had to be re-caulked after a few months. bath tub is noticably not square. i measured it 1/2" off. the dividing wall between shower and tub is also crooked. noticable gaps between floor and bathroom cabinets. House was not cleaned prior to move-in. Window holes are also not cut square. Just waiting for something major to break as AC units, washing machines, and crown moldings issues are already happening in other homes in the neighborhood. Side yard sod was destroyed during the installation of the next door house. Someone threw down some sod, but it's not as nice as before. My experience so far has been pretty OK, until I move into my home and see how they respond with taking care of items that are still outstanding as far as the punchlist goes and then I can give you my honest opinion but right now so far so good.
