Buying the home is the easy process, but once you are getting ready to close it's a rush rush process. You go through your walkthrough and point out items that need to be fixed prior to closing. You get to your final walkthrough and home isn't ready, but you are promised that by the time of closing all will be taken care of, NOT TRUE. You move in and repairs are promised, you are bounced around from one person to another to get no where, and you are inconvenienced by the mess and the delays. 1.5 month in the home and repairs are still not complete.

The experience was okay. Alot of frustration with lack of communication between the different moving pieces. We would see an issue and ask about it and the response was always, the inspections will show it and fix it... but they were never fixed. Now we have been living there a month and have submitted several requests to have things fixed under the warranty. We have had more no show appointments then actual people there to fix the problems.

Moving is really good but the responsiveness and the questions that were answered of the problems in the house after moving in was Lacking any real urgency or willingness to help navigate the issue

Lennar specializes in poor workmanships. They do the bare minimum. which is very disappointed.. They should invest in better subcontractors.

Overall it was an okay experience. Unfortunately the excitement that comes with buying a home for the first time was deflated a bit when arrived to our home. It was painfully clear that sub-contractors were not held to any sort of standard resulting very poor craftsmanship. QA/QC was not conducted to standard by Lennar’s construction manager. Interior paint barely qualifies as single coat, tiles uneven, large portion of kitchen and bathroom floors were not caulked, nails left protruding through cement in garage, gaps in drywall in utility room, sprinkler system barely covered by dirt in places….the list goes on. We closed remotely making it difficult to assess quality through virtual means, I find it hard to believe the Lennar reps did not notice these issues. It seems as though the Lennar reps knowingly avoided correcting these obvious issues prior to the final inspection. Since moving into our home we have observed the conduct of contractors and Lennar reps during the weeks and days leading up to other virtual closings in our community which only reinforced my belief that most members of the Lennar team do not act in the best interest of the buyer. I have no doubt that I will discover more issues as time goes on; we have only lived in the home for a few weeks. To be fair, Lennar reps were fairly responsive to concerns when we pushed the issue but the quality of work performed to “correct issues” was just as poor as the original work. Tips: Do NOT close remotely, Lennar will take advantage of it. Hire a picky third party inspector and stay attached to his or her hip during by phase inspections. Make sure the inspection package includes a “Warranty Inspection” around the 11 month mark after your closing to fully capture warranties deficiencies. Use your own lender, Lennar’s incentives disappear through crazy math at closing and you’re still stuck with a higher interest rate. Be very thorough during your walk through and insist on re-inspecting prior to closing. ... More

The only good thing about buying this home was the new home sales rep Brittney. She helped me with a lot of my concerns with Lennar customer service team and my issues with the community.

Overall happy with the house. Not happy with the process or our customer care agent.

They build their houses fast and rely on the fact you have a 1 year warranty to fix the things they messed up on. That is only the things you find. The workers try to cover up mistakes even when some are obviously wrong. POOR integrity on the workers and PM building the house.

I feel they rushed the preclosing inspection we marked a lot of items in the house thinking in a week when we do the closing day inspection everything would be done, we pulled up and there was a welcome home sign and balloons in the driveway. When we walked in very little was done so they have people coming and going to finish so we would close. It was totally rushed and mediocre job. The other upsetting thing was the backyard was not grades correctly and all around the back porch it floods. Still waiting for that to be corrected. They are building a house next to us and for 3 months there has been a 6 foot high mound of dirt in there backyard that we get to stare at when we are on the porch. We still have blue tape on kitchen cabinets where there are items that need attention. We called in September and the cabinet people said they are booked out till February. Although they are building homes that cabinets are going into everyday but they can’t take care of ours, Bottom line is Lennar needs to realize the customer deserves the attention of the builder till everything is completed. Home was behind build schedule on date of walkthrough, several unresolved issues with the home still need addressing even after 4 months living here.

We were very happy and are proud of where we live. The salesperson Vivian was awesome and helped us with any questions throughout the purchase. Eagle Mortgage we had our fair share of headaches with the rep we had, we felt she wasn’t 100% sure of some of the questions and concerns we had but we fought through it. The workmanship in the build is what’s concerning. We’ve had leaks, walls put up that we’re not measured out correctly, grout that wasn’t filled in, etc. Most of these things were pointed out during the walk through but the construction manager Fernando was very quick to brush it off telling us that’s how LENNAR does it! Anyway we closed and moved in 7/30/21 and to this date some of these issues have not been fixed. This leads me to my next gripe and most concerning, customer service. Before we filled out our new homeowner survey we would contact our rep Khari and she immediately took action to address our concerns. We did our new home owner survey and spoke very highly of her because at the end of the day it’s not her fault the third party contractors wouldn’t show up when they were supposed to or came but we’re told to fix something that did not need to be fixed. But now I can’t even get a hold of her or anyone to finish the issues that we have since purchasing our new home. ... More

While I do not believe my home is a disaster, I do feel there is a culture of doing questionable work for the sake of turning a sale quickly and then returning to resolve the initial lazy and sloppy work. Our builder told us he was in our home quite a lot during the build, but he failed to faithfully audit his teams work. What the SINGLE MOST OFFENSIVE thing he did was cause damage to the doorway the day of our closing and was not responsive to fixing the damage. When he finally sent workmen to repair the doorway, the workmen did a laughably embarrassing job. Lennar customer care and other Lennar management team members were in awe at what they saw. Customer Care associates were the bright note in an otherwise disappointing experience. The pond view behind my home has resembled a landfill and it was me alone that went out and pulled trash and construction materials out of the water. I truly understand the growing pains any new home and community can go through but there is an obvious vibe evident that management here is not on point. I do not feel Lennar cares. ... More

My first home buying experience was far from what I've learned to expect from Lennar. I won't use them again in the future. Buying a house is a big deal and I don't feel I received the level service we deserved.

Once you walk up the stairs and the upper floor. The wood squeaks, the paint job is mediocre. Once I moved in I started to notice wood clippings, where they just painted over them. So from one to ten in the satisfaction of my purchase. I give it a 3

While initially the salesperson at the development seemed professional and caring about our needs, as soon as a purchase contract was signed they were no where to be found. The followup from our concierge and construction manager were horrible. Felt completely as though we we a number, used only to get Lennars quarterly revenue booked and after that just dismissed. I wouldn't do it again.

Overall, the Lennar home includes several nice upgrades, but they will NOT add a thing, even if you are willing to pay for it. This is very frustrating. Secondly - and buyer beware on this - warranty service has been a nightmare. There is very little follow up once a warranty ticket has been initiated. The reps do not respond to e-mails or voice mails. Vendor appointments are missed completely with no warning or explanation. Other times, vendors arrive only to advise that the wrong part has been ordered, or that they are not authorized to make the repair corrected. Thirdly, on more than one occasion, I have been told that my issue is "a design item, not a warranty item" even though the "design" has resulted in mis-placed plumbing or lighting fixtures, or, in the case of the bathrooms, lighting that is not present at all due to a decision to eliminate vanity lighting in the homes. (How fun to try to shave at a dimly lit sink all the while getting soaked because the faucet oversprays.) All and all, buying a Lennar home is ok, as long as you have another $5-10,000 in your pocket to add lighting, replace faucets, etc. But if you truly want your home to be complete when you buy it, keep looking. ... Where should I start, the construction manager promised to complete several jobs and did not. They forgot to turn on the water to the fridge and had to wait for service. The person that installed the dishwasher, left the cap in the tubing and caused water to flood and backup in the dishwasher. Had to wait to have that serviced. Had to replace the carpeting due to have a sinus reaction, to find out the flooring underneath was un-level and had to pay to have concrete lay down. Now, the AC breaker keeps tripping and I come home to a muggy hot house.

I would have liked to be able to upgrade appliances before closing, have a fence put in before closing and have my lanai put in before closing. The only response from the sales rep was NO,

This is our third Lennar home and it will be the last! The quality of workmanship is very poor. The response to our issues is slow. A lot of promises were made. Even the mortgage side was a bit disappointing!

This has been a heck of a ride. The Lennar salesperson is great to deal with. Very charismatic and attentive. Unfortunately, as the salesperson, his work doesn't continue up to actual ownership and that is where the problem with Lennar lies. I highly suggest that if you buy from Lennar to get your own third-party inspector involved in the building process as soon as possible. There will be issues, trust me. Many of those will have already been singled out by the time if their New Home Orientation, where they promise that everything identified then will be fixed by the closing date. That didn't happen. It's been over a month, and there are still outstanding issues. The most frustrating one is how we informed that there were issues with the sod during this New Home Orientation process and the Lennar Warranty rep assured us it would just settle in and be fine, and that the sod would not be covered by warranty. But it was improperly installed, and that was identified before closing! So now I have to deal with dead grass, HoA citations because of it, and even though Lennar had been informed about it before we closed, they refuse to fix their improper sod work. We also have a grading issue that's been reported for a few weeks now. They insist that the construction manager will be in contact with us to assess it and fix it. No contact from him. We had a pretty attentive construction manager before closing, but they swapped him out after we moved in and the new one is non-existent. A whole bunch of things that should have been done in the period between the New Home Orientation weren't done. We're still waiting for a CO2 detector that they never installed. An unpainted wall that was identified during NHO took them about a month to get to, I'm still waiting for them to send their external painters to handle walls that were not properly covered outdoors. Their builders continue to build houses close by and they carelessly move their equipment around, which caused them to punch a hole in the curb on my house and Lennar refuses to do anything about it. This isn't even going into all the small defects such as broken cabinets, gaps in the walls, nails sticking out from the kitchen island, the incorrectly installed washing machine. Seriously, it seems like Lennar hires builders and contractors that are doing this for the first time in their lives and their warranty department will do everything in their power not to help. Home inspection personnel were not helpful and comprehensive during the inspection. Too much in hurry to get it done Much left unexplained.

Communication was not the best. The morning of closing, was told we might not get the home due to documents that were needed and not told to us until day of closing. Did not get a lot of information from Lennar rep. Thing that are supposed to get fixed still are not and can’t get ahold of correct person to do so. Will recommend due to beautiful homes but will no recommend due to lack of communication

Lennar makes a great final product… if it ever gets finished. Lennar forced us to move into our house early when there was a list of at least 28 items long incomplete. That includes broken cabinets and glass, holes in walls and electrical problems. We move in a month ago and have maybe brought the list down to 26 items. Lennar sold an unfinished product just so its management can receive bonus. Dirty business. Home once complete I’m sure will be beautiful.

In my opinion, lennar rushes through walk through and there is a lack of supervision while the house is being built. A house should only be allowed to be sold if perfect. Total lack of crafmanship....
