They make a lot of promises they don’t deliver! It took me 4 months to get our ice maker and dispenser to work after 3 service calls. It finally works. I still have blue tape on 3 of my cupboard that have not been addressed, after several emails and text. They sell your home as a “smart home”. However nothing is set up in your home so you have to do the leg work to make it a smart home that you purchased. Garage floor is bubbling up, painter never returns your text to schedule. Washer has had issues spinning. Waiting for warranty work January 5.

We were very happy and are proud of where we live. The salesperson Vivian was awesome and helped us with any questions throughout the purchase. Eagle Mortgage we had our fair share of headaches with the rep we had, we felt she wasn’t 100% sure of some of the questions and concerns we had but we fought through it. The workmanship in the build is what’s concerning. We’ve had leaks, walls put up that we’re not measured out correctly, grout that wasn’t filled in, etc. Most of these things were pointed out during the walk through but the construction manager Fernando was very quick to brush it off ...

The process was super simple. The value for your money is not so great, I ran into some issues after closing with the home and was basically told it’s the quality. For example, the cabinet doors falling off, the doors peeling from the bottoms, there’s no fix it’s just the quality of the doors or the quality of the cabinets. Over $300,000 on a house and that’s the response I got.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. While I do not believe my home is a disaster, I do feel there is a culture of doing questionable work for the sake of turning a sale quickly and then returning to resolve the initial lazy and sloppy work. Our builder told us he was in our home quite a lot during the build, but he failed to faithfully audit his teams work. What the SINGLE MOST OFFENSIVE thing he did was cause damage to the doorway the day of our closing and was not responsive to fixing the damage. I feel like the materials were cheap. Like the paint. It’s horrible. It stains super easy and when you try to clean it up, the whole paint comes off the wall. The washer and dryer are so basic that the washer makes a very loud noise while washing and the dryer leaves all the lint in the clothes. When you put in a ticket for something to be looked at, they take weeks and weeks to respond and then you have to wait again weeks to have someone come out.

While Lennar may be fairly easy to work with to resolve problems, I feel there shouldn't be as many as I've encountered. Unfortunately I bought rather late in this community and it seems as though the builders were in a rush to get done. This shows in some of the sloppy work that was done and things that were caught in the final walkthrough. Some of these weren't corrected before closing and some seem to have fallen off that list altogether. Now I'll have to deal with them under the warranty.

From the start, salesman lied about what was included in HOA fees. There were many many construction defects with the home - from plumbing, to electrical to carpentry, appliances, tile, garage flooring etc. Lennar needs to spend more money on the various different trades so as to not have so many things that need to be repaired or replaced before homeowners move in and afterwards as well. The after home purchase was horrible. The loan process was the absolute best!

Accountability was the key issue with our build. Arriving at our initial pre-closing inspection, our Construction Manager was not there. He was on vacation and had not advised of another CM to take his place. MOST of our cosmetic walk through items were ignored. Larger items like cabinet replacements, holes in the walls, filthy tile grout.... all avoided. The hinges on most of our interior doors use multiple types of hardware, utilizing drywall screws, galvanized and Zinc screws. Please take your time during your walk through. Everyone is moving 100MPH to get you to closing and lots of fine details are left out. We made the mistake of doing our closing the morning of our walk through...the men were still in our home "completing" the last-minute items which were still not done. Once you close, they are not timely in sending people to your home to repair. You go with many days and hours wasted of no one coming or calling you back. You get the round around of calling A, B and C because they are no longer responsible for those items you now need repaired in your BRAND new ...

There are multiple hollow tiles in our home that move, that caused the ground to break, when we called out to get it fixed, they fixed the grout but not didn’t fill in mortar. Our stove/ microwave combo wasn’t installed correctly, it slammed down and broke the whole cabinetry. We were told it’s not safe to use anymore and now we are waiting for somebody to come out. During my initial walk through I found several issues to include a/c not working, toilet not working and several cosmetic issues prior to closing. The worst thing I found was someone had used and spilled something in my microwave and urine on my master bedroom toilet. Our experience continues to be exhausting and frustrating. We had a 9 page punch list on the first walk through which was not addressed by the closing date. Being in the house for almost two months we are still waiting to get things corrected that should have never been issues if the builder used common sense. The sales person was terrific and helped with the buying process. The closing was delayed by Lennar. The condition and cleanliness of my new home was poor. Empty bottles inside and out, paint job was awful. Paint everywhere with spots missed on the walls. There was paint on mirrors, on carpet, tile floors, cabinets, shower doors. No hot water, broken cabinets and fence behind the house is crooked and we lost footage. Lennar could have done better for the price we paid.
