I closed on the property 11/30/2019 but did not move in until 03/21/2020. I had heard from owners who had moved in before me that the quality of the water was awful. It smelled like rotten eggs. I expected this issue to be resolved by the time I moved in but it hasn't and I have to boil my water before I can use it. There are more issues but I don't have enough space to continue.

Don’t close on your home until your issues are fixed! They make you jump through hoops to get simple things fixed that should have been done right the first time and send contractors that have been drinking to your home with children in it. They make you feel like the bad person for wanting things done right when purchasing a brand new home. They tell you things will be fixed after closing but that isn’t true. We had to wash splattered paint off every surface of our new home and had to paint walls ourselves because the painters had been there 3 times and only made things worse by rushing ...

I closed on my new Lennar home at the end of May, 2019. Shortly after I moved in, there were several problems discovered, one being a water leak inside the home, most of the other issues were relatively minor. The customer relations team member assigned to me, Rick, has been amazing at responding to my tickets and working to get the problems corrected. However, the contractors that come out to fix the issues have been my biggest problem. They do not want to be flexible and only want to come M-F from 8-3, that is when a vast majority of customers are working. Since I have started a new job, I ...

Went through the walkthrough on a friday and were supposed to close on Wednesday. Get to the home on Wednesday for final walk and most of the punch list was not completed. Construction manager said he just checked the home this morning and saw things weren't done. So no follow up and no care for getting things right. Part of the roof needed re-shingled and told on the morning not doing it. No warning or heads up, fix was shoddy work also. ended up having to have a run in the roof re-shingled day after closing.

do not sign any sale contract until you are sure you get a fear deal, especially when home market is going down, I end out buying my home overprice, if you sign it and give a deposit, they won't give credit even if you see they are selling the same model home for 65k less of what you sign for.

The buying experience was ok . It was after the sale when you notice issues that the builder refuses to fix. Like grading issues and water problems that they won't address. It is very disconcerting

Overall, construction is very cheap, down to the electrical sockets which I have never seen the likes. The appliances are another issue. They will not last long. I have never seen this quality in a new build. Very disappointing. You could have done some better.

Overall did not have a good experience. Aaron and Lennar Title were amazing, but everyone else was extremely unresponsive and unprofessional. We were given an interest rate during our initial purchase agreement that later turned out to be nothing but a dream. They made promises they couldn’t keep, and it was nothing short of a nightmare. We also had a serious grading issue that we addressed during our walkthrough, and after badgering numerous people the day before our closing date because it still had not been addressed, we did not even know if we were going to close the day of or not until ...

When I read the Lennar builder site everything seems to be high end qualities. The loan officers and other personnel are great but the building quality and workmanship is cheap, lack of caring, and attention to details. It shows in the tiles uneven and not all full has adhesive, terrible caulking, painting is cheap and easily marked, cheap shower tiles with grout not sealed, cheap carpet, no shower doors, drain very slow, washer and dryer small and low end of GE, the water line was set up incorrectly and full of sand, sliding doors constantly have bugs and debris coming through, extremely ...

Before you close, take your time to look at the home with a magnifying glass because there are many careless mistakes, issues that it will overwhelm you after closure. You will not only be dealing with your move but also requesting repairs so many issues and keeping up with all the trades services that will have to come to your home to fix the issues. Ease look at painted walls, outlets, cabinets, appliances, garage door.... Please take your time because it will save you many headaches.

Lennar has nice layouts. Challenges are limited parking and landscape issues difficult to resolve between HOA & Lennar

Landscape issue not fully resolved as reported before moving in, which should have allowed for down pmt to be refunded. Pressured to close. Hoping that community involvement will make the home buying experience worth the investment. AM grateful for having been offered a reduction in price to accommodate seller motivation to complete present development.

I was familiar with lennar homes because family members had purchased homes with lennar. However the buying experience was less than ideal. The selling agent, lennar lenders, title company... none were on one accord. We kept getting conflicting information regarding the closing date, what we needed to close, etc. Once we moved in, we realized that issues that we were told would be fixed before closing had not been addressed. The stove did not work, a piece of the refrigerator was missing that was present during our walk through, the kitchen sink had scratches that were not present ...

I have a villa on Gable Dig loop. The single car garage could have been bigger. Drive way could have been bigger. Few guest parking spot could have been done for villa owner.its a 55+ community. No one would like to go to clubhouse to park the car for guest in Florida’s hot weather. Still builder can help building few guest parking spots on every street. These looks small issues but it’s not for 55+ people.

Lennar has been pushing for closing homes before they are completed. Quality controls are suboptimal. I will list issues that we encountered after closing. We were not provided keys to the front door for almost 4-weeks after closing. Door locks had to be replaced on Patio doors because the provided keys did not work on them. The Mater bathroom toilet, sinks and showers were blocked and needed plumbing work. The HVAC need work because Freon was low and the vents were not properly opened. The crown moulding had gaps that needed fixing. Multiple Cabinets had chips that needed replacement. Doors ...

We were excited to join Angeline community and are going to be snow birds January-March. We were told we would close in mid October. The close date was moved up to mid September and thus we had a purchase earlier than desired. We were also told the clubhouse would be ready by year end and it is not close to being finished. As a big exercise enthusiast and swimmer it has added expense and travel to our stay this winter. Quality of cupboards is not great, dishwasher is a cheap model. Also trying to get some work orders completed-we had 2 cracked tiles, lots of paint drips in the house after ...

We closed on May 30, 2023, still waiting for the house keys, still waiting for the floors to be cleaned. (glue smeared on the floors) We have still not moved in, so hoping before July 30th the floors will be cleaned and we will have our house keys. Just in case I just bought a floor steam cleaner to get the job done. Also wondering how the hurricane shutters work..They need to have something like a New Home Ambassador to help the new owner and answer our questions. Like when is the trash pickup?

Problems with the villa

The initial walk through was a disaster. Scheduling was received from Lennar and the salesman. After waiting close to an hour the sales office was contacted and someone came and said it wasn't on their schedule and they didn't have time. It was rescheduled and all the problems were not listed. Receiving the C/O was a couple weeks experience. It is very difficult to find who to contact for problems: for example. frost killed bushes in a villa's yard. The layout is nice, but getting attention to the problems is difficult. I still can't get the construction mess off the floors. The ...

Buying the home is the easy process, but once you are getting ready to close it's a rush rush process. You go through your walkthrough and point out items that need to be fixed prior to closing. You get to your final walkthrough and home isn't ready, but you are promised that by the time of closing all will be taken care of, NOT TRUE. You move in and repairs are promised, you are bounced around from one person to another to get no where, and you are inconvenienced by the mess and the delays. 1.5 month in the home and repairs are still not complete.
