Persistence is key when dealing with Lennar. Will receive push back if items are not on “List,” upon move in. If persistent, issues will be fixed. Patience is needed. Overall, love the home. Just wish Lennar handled things differently & utilized better quality materials.

The builder's sales team did not respond to buyer needs and concerns. The construction manager was only interested in getting home to close, not in correcting any problems, raised by buyer. Attitude of sales staff was "take it or leave it, too bad."

Lack of communication and responsiveness. Poor workmanship.

They make a lot of promises they don’t deliver! It took me 4 months to get our ice maker and dispenser to work after 3 service calls. It finally works. I still have blue tape on 3 of my cupboard that have not been addressed, after several emails and text. They sell your home as a “smart home”. However nothing is set up in your home so you have to do the leg work to make it a smart home that you purchased. Garage floor is bubbling up, painter never returns your text to schedule. Washer has had issues spinning. Waiting for warranty work January 5.

The process was super simple. The value for your money is not so great, I ran into some issues after closing with the home and was basically told it’s the quality. For example, the cabinet doors falling off, the doors peeling from the bottoms, there’s no fix it’s just the quality of the doors or the quality of the cabinets. Over $300,000 on a house and that’s the response I got.

We relocated from California to Florida in June 2021. We chose Lennar homes because we had a few friends in CA that purchased homes from Lennar and we fell in love with their homes. We were excited about our purchase until we moved into our home here in FL. Upon moving in, Dylan, the project manager at the Osprey Reserve Community, gave insight into how Lennar decided which items to include or not include. For instance, he stated that screen doors on the sliding door were no longer provided because Lennar was tired of replacing screen doors that were under warranty. Additionally Dylan explained that door bells were no longer included. His reasons were that 1) it allows homebuyers to install whatever type of doorbell they like and 2) it helped reduce costs to the corporation (at the expense of the homebuyer.) Dylan, lied for lack of a better term, and told us that although the door bells are not included, the door is prewired for homeowners to have them installed. This is not true. While decorating our house a nail was dropped on the tile in our flex room and we noticed a "pinging" sound when the nail hit the tile. A few days later in our kitchen something fell and again we noticed that "pinging" sound. We went to a carpet store in Ruskin and while shopping for carpet the we were telling the carpet installer about the tile in our home. He stated that the "pinging" sound means that the tile is hollow underneath. We then spoke to 3 additional people who work in the flooring industry. All 3 concurred that what we were describing means that there is a void under those tiles which can result in the tile moving or cracking and it should be repaired as soon as possible to avoid such happening. We proceeded to place a work order concerning the tile with the Lennar Warranty Dept. Hailie, the Lennar rep in the warranty dept. scheduled an appointment with the inspection tech to come out and see why we have 163 tiles that sound hollow underneath. (Again that 163 does not include any that may be in the family room because we excluded those tiles because we're planning on installing carpet there,} On September 22, 2021, Matt, the supervisor from Stewart's Flooring America came out to inspect the tiles. He claims that this hollow sound is normal which we find difficult to believe because 3 other flooring specialists say that hollow sound indicates improper installation. Matt, is the ONLY floor specialist who claims it is normal, and of course he would insist it was normal because to do otherwise would be agreeing that his company did shoddy work. Matt went on to say, sarcastically that if we wanted him to fix it he will for $15K. Another comment made by a Lennar Virtual Warranty Dept rep made us question the tile installation even more. His comment was "Well it sounds like they wanted to just hurry up and finish the job so they could go home." So as you can see even your representatives realize the work/craftsmanship is awful. We are fortunate that the tile flooring is really our only major problem with the house. There are many things that we are choosing to not make a big deal over but flooring is NOT one of them. We understand that the tile is guaranteed for 12 months but as we've stated to every individual we have spoken with about the hollow sounding tile, if it breaks one day past the warranty period we will have to fix it at our own expense. This is unacceptable since we know well within the warranty period that there is a problem. We also know that hollow tiles are more fragile and will be easier to break should something heavy fall on it. We should not be burdened with the potential cost to fix tiles that break after the warranty when we are all aware of the problems well before the warranty time expires. ... More

I feel like the materials were cheap. Like the paint. It’s horrible. It stains super easy and when you try to clean it up, the whole paint comes off the wall. The washer and dryer are so basic that the washer makes a very loud noise while washing and the dryer leaves all the lint in the clothes. When you put in a ticket for something to be looked at, they take weeks and weeks to respond and then you have to wait again weeks to have someone come out.

It seems like everything that needs to be fixed was something not covered. They do respond quickly but it’s nothing that they are responsible for

Don't like the fact that we don't have a pool and we are told that there is no time frame on when it will be completed. So we are forced to spend money on water parks and the lagoon so our kids to die from heat

Accountability was the key issue with our build. Arriving at our initial pre-closing inspection, our Construction Manager was not there. He was on vacation and had not advised of another CM to take his place. MOST of our cosmetic walk through items were ignored. Larger items like cabinet replacements, holes in the walls, filthy tile grout.... all avoided. The hinges on most of our interior doors use multiple types of hardware, utilizing drywall screws, galvanized and Zinc screws. The carpet installed in the house was the cheaper carpet initially, and luckily for us, our local realtor was aware of which carpet needed to be in. Initial carpet was a cheaper carpet typically installed in Lennars Townhomes. Many excuses were made. Craftsmanship was subpar, communication was super, accountability was trash. ... More

There are multiple hollow tiles in our home that move, that caused the ground to break, when we called out to get it fixed, they fixed the grout but not didn’t fill in mortar. Our stove/ microwave combo wasn’t installed correctly, it slammed down and broke the whole cabinetry. We were told it’s not safe to use anymore and now we are waiting for somebody to come out. It’s been two weeks now. Our Irrigation system has not worked ever and we’re being told that it’s not even covered by the warranty. No one seems to care that they sold us a faulty irrigation system. Not to mention all the other little things that could’ve been avoided if the house was built with attention to detail. ... More

The sales person was terrific and helped with the buying process. The closing was delayed by Lennar. The condition and cleanliness of my new home was poor. Empty bottles inside and out, paint job was awful. Paint everywhere with spots missed on the walls. There was paint on mirrors, on carpet, tile floors, cabinets, shower doors. No hot water, broken cabinets and fence behind the house is crooked and we lost footage. Lennar could have done better for the price we paid.

Move in experience was kind of a hustle. Need to identify al issues immediately and if find other problems must go through on line process that has not been paid attention to. I had to pay for outside people to address my issues.. sorry got into this situation.

This is my second experience with Lennar, first house had good quality in almost everything; the new house had a lot of issues and now is really difficult to get them fixed. I only got help from one person (Mr Lee). Also the way that they does the closing is annoying, my realtor had to get paperwork through the title company after almost two months because they never gave me a copy.

Terrible experience the base boards and the foundation of the home wasn't sealed. Some of the trims in the house have spaces and are uneven. Some areas of the house didn't get painted on the outside. So many gaps in the foundation of the home that bugs get into. Just horrible overall experience. I wouldn't recommend lennar to anyone.

Lennar was a great builder back in the day. The process was lengthy but that was expected. The wall paint is awful. The trim needs work and no one fixed the issues, which is unacceptable. No one will fix the issue since me and my wife signed the dotted line. Lennar knew of the issues. Tiles are not correct, the floor squeaks and they say it was done correctly. The rug isn't professional. My feet sink in the carpet to where I feel the hard floor. The lights on the ceiling fell and this is a new build, nothing should be giving me issues. The trim doesn’t meet together…..another issue that was brought to their attention; however it was not addressed. If I could rate responsiveness to the issues outlined in the wall through….. I rate a zero or negative 1. For a first time homebuyer, Lennar isn’t the ones to go to. Folks, do research prior to choosing a company to build your home. Sorry for the poor review but it’s my honest observations. The build happened so quick. With so many issues. Lights falling from the ceiling on a new build is poor building…… I’m not a builder but anyone that sees the quickness of this build say it’s terrible quality. Megan is the best she processed my loan other than her my experience the 2nd home purchase with Lennar was horrible he closing walk thru along with the new home orientation things were requested to be fixed and here we are o we a mother in our home and things are just being attempted to be fixed I would never buy form lennar again and hey forced a $10k on me for granite only in the kitchen and stainless steel appliances with I had no option on never again!

Forced into closing before house was completed or move in ready, over 1 month in and still having basic items needing completed or fixed. Poor craftsmanship on several items. Floor not level, sinks not mounted to wall, held up with only caulk, cabinets and drawers not completed, exterior and interior paint not completed or patchy, terrible cement sealing in garage. Stucco work is patchy

Lennar was great in the beginning answered all of our questions in a timely manner whether through emails or text! Our sales rep Ali was always available to answer any questions we had, and with us being new home buyers she walked us through every stage of the home building process and for that we are grateful. Megan our loan officer was also available and would answer any of our questions in a timely manner.However when it came down to the construction of our home that's when things changed. As our closing date approached we had concerns that our home would not be finished. It indeed was not.We ended up closing with the promise that all of our concerns would be resolved a couple of days after closing and they were not. For example, missing doors on cabinets, lighting in both bathrooms,vanity missing in second bathroom etc. The bottom line is that we would have never of closed knowing all of these items wouldn't be taken care of for weeks after closing. As I write this review their are still issues with the kitchen cabinets.The earliest they can come to fix them is April! Not acceptable! But what choice do we have? ... More

In my experience the sales effort and aggressive chase for wire transfers long before the house was anywhere near completion was unprofessional. A 1:00pm walk thru for a 4:00pm closing when the interior doors where still in the garage along with many poorly done items in and around the house. Closed the next day with many open items. Still today dozen or more items not done. Appointment for Dec.23, garage door not working correctly and very noisy still no show. Awakened by dripping water while in bed, leaking roof. Interior paint job is horrible. Many spots in paint and chips or missing grout in floor not addressed yet. Broken tiles, chipped doors, not yet fixed. I can see grout lines in ceiling that should never show. Front door does not close properly, bad trim work around doors painted over. Contractors leaving paint or other stains in driveway. Holes in patio concrete. Far to many issues to list. Still today after two months blue stickers all over house. Your service after sale is rated less than one star. I cannot trust you to stand behind your work. Your service after the sale should be as aggressive as your sales and wire deposit efforts. I would like to have gotten the same quality of workmanship that was in the model home. I'm sorry to say that didn't happen and even though they made many many promises to make things right, I know that it won't happen. They only make money by building new homes, not by fixing their mistakes. It makes me sad to know that the quality is not getting any better and they really don't care.

I’m very happy with the sales person he was super professional and helpful. Sales person was amazing but I am very disappointed with the contractor or who is in charge of the construction A lot of work was not done on the closing date of property and still not fix after almost 2 months for example,A few wall in the house have to be fix, plumbing part, painting still not done, few lights at the hall of the house still not installed.

The house has too many issues and it is taking too long to resolve them. It was not worth it to pay so much many for a hoy with a very poor workmanship. It has been five months since the closing and stood Lennar hasn’t fixed all the many things wrong in the house.
